Does the Property Market Need More S*mulus?

The Domain group has recently reported that “Australia’s rapidly rising property prices are 3pped to get a further shot in the arm if responsible lending laws are relaxed next month and buyers can poten3ally borrow more money”.

Last September, Treasurer Josh Frydenberg announced plans to unwind the responsible lending laws in an effort to encourage the flow of loans and boost the economic recovery from the COVID-19 recession.

This would make it easier to get a home loan and speed up the home loan approval process, which had become a difficult process under the current credit rules.

The Domain ar3cle reported that “At the 3me of the Treasurer’s announcement, house prices in most capital ci3es were showing li*le to no growth and reports had emerged of Australia having suffered its deepest economic contrac3on since the 1930s.

“But by December, the Australian economy had bounced back, declaring itself technically out of recession, and na3onal house prices leapt to record highs — by the end of 2020, the median house price in Sydney was an all-3me peak of $1,211,488, Melbourne’s at $936,073, Brisbane’s at an unprecedented $738,000 and Canberra’s at $855,530.

“And they’re 3pped to keep rising through 2021. On Wednesday the Commonwealth Bank forecast an 8 per cent rise in the median house price over the year. Analysts say the relaxa3on of lending laws, slated for some 3me next month, will fan the flames further.”

Most people in the industry believe that if credit is easier to access then it is likely to push up house prices. We believe that the market in our area is s3mulated quiet enough at the moment so it will be interes3ng to see if the Treasurer pushes ahead with the reforms or puts it on the shelf for a while.
