South Coast Property Specialist (Carlene Franzen) Tips: How Will the Budget Impact Real Estate?

The real estate industry relies heavily on a posi"ve consumer confidence level. This is mainly because selling and purchasing property generally involves the largest monetary transac"on that people will be involved with during their lives. If people are not feeling confident, they are generally very reluctant to engage in a major financial transac"on.

This week’s federal budget has generally been well received by the real estate industry because of the government’s announcements to boost consumer confidence and kickstart property ac"vity.

The Real Estate Ins"tute of Australia’s president Adrian Kelly has commended the “solid support” for real estate agencies and their customers. He said bringing forward and backda"ng stage 2 tax cuts will improve borrowing capacity and housing affordability. “This comes at a "me when the outlook for interest rates will remain low un"l at least 2023,” he said.

In addi"on, “the Australian government’s focus on crea"ng employment and genera"ng re-employment through various budget measures is welcomed by REIA and is good news for tenants, investors, home owners and those wishing to sell”, Mr Kelly commented.

A statement from Treasurer Josh Frydenberg outlined that addi"onal new first home buyer opportuni"es places would be available from 6 October 2020, to support the purchase of a new home or a newly built home. The First Home Loan Deposit Scheme (FHLDS) allows eligible applicants to purchase a home (within certain price restric"ons based on loca"on) with a deposit of just 5 per cent, without paying lender’s mortgage insurance. Originally, 10,000 places were made available in the FHLDS for the 2020–21 financial year, with all 5,000 non-major lender quota places filled within the first three months of the financial year. The Real Estate Industry is however disappointed that the government didn’t take the opportunity to extend the program to all proper"es, not just newly built homes.

So, we suppose it is “full steam ahead” (as usual) in the property market.
