Down Down, Interest Rates Go Down On Tuesday the Reserve Bank of Australia (RBA) announced its latest reduc*on to the cash rate to 0.1 of a percentage point. This has never happened before and shows how serious the RBA is to help the economy recover from the Covid recession.

Obviously, this is not good news to self-funded re*rees, but it is good news for the real estate industry as it has a beneficial effect on affordability and a posi*ve impact on consumer confidence. Various industry groups responded immediately with the Real Estate Ins*tute of Australia (REIA) president Adrian Kelly saying the decision “will definitely benefit home buyers”. He went on to say that housing affordability had already improved for the June quarter and if the interest rate cut is passed on, a further reduc*on would occur.

The head of CoreLogic’s research sec*on, Tim Lawless, believes it’s “highly likely” that mortgage interest rates will con*nue to fall. “Historically, cuts to interest rates have fuelled housing market ac*vity and generally aligned with upwards pressure on dwelling prices,” he explained. He believes that the interest rate cut combined with federal budget ini*a*ves and state incen*ves, such as stamp duty concessions and building grants, are likely to reduce the impact of upcoming events such as the winding back of the JobKeeper program and the banks ceasing their home loan payment deferral program.

Locally we are already seeing a very posi*ve market. Since the New Year’s Eve bush fires, we have seen a strong demand for rental and sales proper*es. If a property is priced appropriately it is not uncommon for it to be sold within the first few weeks of coming onto the market. This should give both buyers and sellers a level of confidence that we have not seen in the market for a number of years.

Close to zero interest rates will be a shot in the arm for real estate NOVEMBER 3, 2020

Today’s decision to drop the record-low cash rate to virtually zero will provide property markets around Australia with a significant shot in the arm for the remainder of 2020, according to Angus Raine, Execu*ve Chairman, Raine & Horne.

The cut to a rock bo om low of 0.1% is also the first *me the RBA has altered monetary policy on Melbourne Cup Day since November 2011. The RBA adjusted the cash rate on consecu*ve Melbourne Cup Days between 2006 and 2011.

“Today’s announcement augurs well for Australian property in the New Year, as it’s sure to give those homeowners who have been siQng on the fence since the beginning of the pandemic the confidence to make a move to sell,” said Angus. “The cut is also *mely given some of the banks are winding up their loan deferral programs this month.”

Deep spring market The facts are that most markets around Australia have a shortage of proper*es for sale - yet buyer demand is high, Angus noted. Apart from low interest rates, the big spending Federal Budget in October along with massive state government infrastructure projects have provided buyers with more confidence, according to Angus.

“Strong buyer demand is forcing days on market down to near record lows. For example, it’s taking just 21 days to sell a property in Sydney, and about the same in Darwin. This type of data is giving plenty of vendors around Australia the confidence that they s*ll have *me to sell before Christmas.

“Also, don’t forget if you’re planning on selling by Christmas, an auc*on can speed up the process, and send a posi*ve message to curious and eager buyers that you’re serious about selling.

“A shortage of lis*ngs has been holding back the market as many buyers have been unable to find a suitable property despite the swag of government incen*ves and record low-interest rates.”

Looking ahead, Angus predicts the rate cut will encourage even more buyers to turn up to open homes and auc*ons in metropolitan and regional markets between now and Christmas.

“We also believe that a)er a short fes*ve break, market ac*on will pick up speed again from 5 January given improved buyer confidence.

Angus added, “I’d also urge all the lenders to help the RBA and the government with some heavy li)ing by passing on as much of the 15-basis point cut as possible to borrowers.

RAI announces new body to help drive Na onal Awareness Campaign The Regional Australia Ins*tute (RAI) will today officially launch the Regional Ac*vators Alliance (RAA) – a new body designed to help create its Na*onal Awareness Campaign aimed at driving popula*on to the regions.

RAI CEO Liz Ritchie says today marks a significant milestone in the Campaign to promote the opportuni*es to live, work and invest in Regional Australia.

“This Campaign is a once in a life*me impact project that the RAI is incredibility honoured to be developing. Promo*ng Regional Australia is a shared responsibility, and RAA members will be at the forefront of this powerful na*onal movement to change the narra*ve,” Ms Ritchie said.

“Today, I am delighted to welcome RAA members to the table, I know that their passion, insights and knowledge will be invaluable and they will help to amplify the Campaign reach. In addi*on, they will also provide a direct connec*on to driving local campaigns in the regions – this is vital,” Liz Ritchie said.

The latest September job vacancy figures show a new record of more than 50,000 roles currently adver*sed in Regional Australia. The regional parts of some states have seen a 25 percent increase on this *me last year, which was prior to COVID. This is in stark contrast with our mainland capitals which have reported a 27 percent decrease.

Deputy Prime Minister and Minister for Infrastructure, Transport and Regional Development, Michael McCormack, will officially launch the Regional Ac*vators Alliance via Zoom at noon today.

“I have always said regional Australia is big enough in which to get a good cup of coffee, but small enough to care – and now is the *me to make the move,” the Deputy Prime Minister said.

“There are jobs, there is a be er lifestyle and there is the opportunity to build a fresh start – Regional Australia is the best place to live, work and raise a family,” the Deputy Prime Minister concluded.

RAA is made up of 36 representa*ve organisa*ons from across the country. These include local Councils, Regional Development Australia regions (RDAs), economic development groups and industry representa*ves.

“Regions need people to fill jobs, grow businesses, and invest in their communi*es. We know the COVID experience has changed the no*on of how we work and this presents an incredible opportunity for us,” Ms Ritchie said.

The RAI is analysing popula*on movement from our capital ci*es to the regions – a trend that has already been set over a decade as outlined in our Big Movers Report released earlier this year.

“We are seeing that many areas are repor*ng significant drops in regional rental vacancies figures, with some going below 1%,” Ms Ritchie said.

“Interest in Regional Australia is certainly significant at the moment and with the help of RAA, we will create a strong brand campaign to elevate the regions even further, “Liz Ritchie said.

The RAI has today announced that communica*ons agency Redhanded has been selected to help develop the Campaign. It will gauge the sen*ment of metropolitan Australians through qualita*ve research and will focus on the development, implementa*on, and evalua*on of an integrated marke*ng communica*ons campaign.

“The project has been backed by the Federal Government, with funding allocated in the 2020 Budget. We thank the Federal Government for suppor*ng our vision,” Liz Ritchie said.

The Na*onal Awareness Campaign also has the support of the Regional Australia Council 2031 (RAC2031). All aspects of the project will focus on RAI evidence-based research rela*ng to four key pillars: Jobs, Popula*on, Liveability and Leadership.

“Regional Australia is ready to grow, and RAA will play a cri*cal role in this transforma*on,” Liz Ritchie concluded.

The Na*onal Awareness Campaign will be launched in early 2021.
