This Notice is to inform you of a public hearing to determine whether or not the following project should be granted under Title 16 and/or 17 of the Monrovia Municipal Code:

APPLICATION: Conditional Use Permit (CUP2023-0001)

PROJECT Applicant is requesting a Conditional Use Permit

DESCRIPTION: to construct two new two-story, detached single-family dwelling units at 607 East Lemon Avenue. The property is located in the RM3500 (Residential Medium Density) zone. ENVIRONMENTAL This project is Categorically Exempt from the DETERMINATION: California Environmental Quality Act (CEQA) §15303, under Class 3. Class 3(c) consists of constructing limited numbers of new small facilities or structures such as a store, motel, office, restaurant or similar structures on sites zoned for such uses in urbanized areas if not involving the use of significant amounts of hazardous substances where all necessary public services and facilities are available and the surrounding area is not environmentally sensitive.

NOTICE IS HEREBY GIVEN that the Planning Commission will hold a public hearing for the proposed request:

A The Extension will not further change the environmental impact findings of the adopted IS/MND, therefore pursuant to Section 15162(b) of the CEQA Guidelines no further CEQA review is required.

B. Extension of Architectural Design Review No. ADR 18-22, Conditional Use Permit No. CUP 19-03, Minor Administrative Modification No. AM Minor 19-22, and Protected Tree Encroachment No. TRE 20-04

Project Description: A request for another one (1) year extension to all the entitlements that were approved for a new two-story, 44,192 square foot senior living care facility that includes memory care. The facility will have 80 rooms. The project was approved by the City Council in 2020.
