This is a unique and exciting opportunity to join a well-established and trusted organisation that manages a diverse portfolio of commercial, rural, and residential assets. The Llanarth & Llanover Newport Estate places strong emphasis on building long -term relationships with advisers, occupiers, and the wider community, recognising these partnerships as key to sustained success.


LLANARTH & LLANOVER NEWPORT ESTATE Llanarth and Llanover are two distinct yet historically interconnected estates located in Monmouthshire.

Llanover Newport Estate

: A mixed portfolio comprising of

office, industrial, retail and residential properties. In addition, the Estate has interests in minerals and renewable energy schemes and a substantial portfolio of garages, ground rents and grazing land.

Existing tenants include local businesses and local public bodies. Llanarth

Estate

: A Historic mixed rural estate

encompassing agricultural land, forestry and residential properties.


THE ROLE Reporting directly to the Estate Director and working closely with the experienced Estates and Finance teams, the Estate Manager will be responsible for delivering comprehensive estate management services across the Estate. The role involves collaboration with a dedicated in-house team and external advisers, including surveyors, solicitors, and other professionals. As a key member of the Executive team, the Estate Manager will ensure the delivery of coordinated and effective solutions across all areas of the Estate’s operations.


KEY RESPONSIBILITIES Provide professional expertise and advice on commercial and residential property matters, as well as other estate-related matters, ensuring efficiency and cost -effectiveness. Identify opportunities to maintain and enhance the value of Estate assets.

Maximise revenue through timely negotiation and implementation of rent reviews, lease renewals, and lease restructures. Ensure tenant compliance with lease terms, covenants, and relevant property deeds. Oversee all acquisitions and disposals through to completion. Appoint and supervise external consultants as required. Maintain awareness and compliance with all Health & Safety requirements. Undertake site searches, option appraisals, and feasibility studies, including negotiations for acquisitions. Prepare estimates for budgeting purposes and collaborate with the Finance Director to produce Estate budgets and cash flows. Prepare reports and briefing papers; attend Estate and Trustee meetings as necessary.


THE CANDIDATE We are seeking a capable and motivated individual with the following attributes: •

Ideally MRICS -qualified Chartered Surveyor

with a minimum of 5 years

post -qualification experience . •

Proven ability to manage a varied portfolio and multiple ongoing projects.

•

Strong relationship management skills with colleagues, clients, and stakeholders, contributing positively to a professional team environment.

•

Ability to work independently, using initiative and sound judgment.

•

Full UK driving licence and access to a car for business use.

•

Proficient in MS Office (Word, Outlook, Excel) and ideally GIS systems.

•

Experience managing a small team.

•

Highly accurate and detail -oriented, with excellent organisational skills.

•

Methodical, proactive, and able to meet strict deadlines.

•

Flexible and adaptable, with the ability to multitask effectively.

•

Commercial awareness and innovative thinking, with a willingness to suggest improvements to processes, customer service, quality, and safety.
