• Beach Baker are delighted to be retained by MDL Marinas, to secure two key positions, of Estates Manager and Estates Surveyor. • We are seeking an Estates Manager ideally RICS qualified with a minimum of 4 years+ post qualification experience and an Estates Surveyor with a minimum of 2 years+ PQE. • The successful candidates will be responsible to the Head of Estates and have proven experience working in commercial property, have a

demonstrable track record in Property and Estate Management and hold a good understanding of Landlord & Tenant. • For the effective estate management and development of the marinas, the Estates Manager and Estates Surveyor will need to ensure that a

high quality of customer service is provided to the marina teams and MDL's tenants to ensure the profit potential of each estate is maximised. • A key part of both roles is to be an active member of the management team and to contribute to business planning and the overall success of the MDL Estates. • The Estates Manager and Estates Surveyor will present regular reports and advice papers to the Head of Estates as required.


• The effective management of the allocated marina estates. • Identification of opportunities for asset optimisation. • Approach tenant enquiries and the letting process with energy and pace. • Use your skills to identify opportunities for income growth and value creation.

• Strive to improve the quality of service to MDL's marina teams and tenants, seeking continuous improvement in customer care.


• Prepare annual rent, insurance and service charge budgets. • Ensure the timely collection of arrears (rent, service charge, insurances etc.) for each marina estate. Ensure prompt, appropriate action is taken when

debts occur. Work closely with the Credit Controller to minimise debts. • Review all tenant applications for consent to assign, sublet & licenses to alter. • To keep the property database up to date. • Audit the information held for your estates and update changes when required.


• Promptly action Rent Reviews and Lease Renewals in accordance with Landlord & Tenant Act (where applicable). • Maximise rental uplift and/or secure deals which are in the best interests of

good estate management and MDL. • Provide the MDL Accounts Team with accruals to ensure the proper and accurate budgeting of the Estate.


• Co-ordinate and distribute budget/reconciliation reports for tenants and deal with all queries. • Working with the Property & Development Manager;

review the Planned Preventative Maintenance (PPM) strategies for your marina estates, with the objective of

value protection / enhancement of MDL’s assets. • Oversee reactive or proactive repairs and maintenance of your estate where required.


• Manage MDL’s leasehold interests to ensure compliance.

• Seek out opportunities to add value to the estate and grow rental income.
