Kyle Stacey Jason Holmes Jason is Chair of Design Matters National. With over 25 years’ experience working as a building designer, Jason has continued further higher education studies whilst being lucky enough to have progressed his professional career in becoming a director of a design practice in the last 15 years employing over ninety people across three countries. Focused on overseeing commercial and retail design, he provides design services from concept through to onsite completion.

Kyle established Stack as a practice with an ethos of creating simple and enduring spaces that focus on only what is needed and matters most, alongside the principle that good design & sustainability are inherent elements of our work. Much of what drives Kyle’s approach to design has been influenced by his childhood experience living on the family farm in Quairading. He was President and Vice President of the Building Designers Association of Western Australia (now Design Matters National).

Tobias’s career path is grounded in both design and construction. Born in Southern Germany, he initially trained as an architectural technician and draftsperson before completing a Bachelor of Architecture and a Master of Architecture. From 2000, Tobias worked on residential and commercial projects across Germany and Asia. In 2006, he arrived in Australia and worked in Sydney.

After a stint working in New Zealand, Tobias then settled in Melbourne.

Tim is a comedian and a passionate advocate for architecture and design promoting its value in multiple forums.

Tim has performed his live Man About the House showing significant buildings throughout the world, at the Venice Biennale and London Festival of Architecture. His ABC TV series, publications, guest speaker engagements and role as a provocative design commentator have made design accessible to a wide, diverse and appreciative audience.

Paul Rojas Paul is a Partner at Rostron Carlyle Rojas Lawyers. He drives the firm’s development, growth and innovation.

Leading the Commercial Litigation practice, he has extensive experience in major Supreme and Federal litigation for commercial clients, including government agencies, insurers, lenders and insolvency practitioners.

Vivian Khan Vivian joined Rostron Carlyle Rojas Lawyers as an Associate in March 2025.

Vivian has experience in litigation and commercial work across boutique firms and in-house roles. She has a strong interest in commercial litigation and insolvency, acting in complex matters for individuals, businesses, corporations, directors and shareholders.

Louis is a Business Development Manager with Peninsula, specialising in Employment Relations and Workplace Health and Safety for Australian businesses. With extensive experience supporting SMEs across multiple industries, Louis helps business owners navigate complex HR, Compliance and Psychosocial obligations with clarity and confidence. Known for his practical guidance and relationship-focused approach, he works closely with leaders to build safer, more resilient and compliant workplaces.

Gori teaches Building Design at Victoria University. With 10 years’ experience in the architecture industry, she has spent the past five years teaching at TAFE— where she discovered her ikigai. Gori completed a Bachelor of Architecture and a Master of Technology (Environmental Planning) overseas, as well as a Certificate IV in Training and Assessment from Victoria University. She is currently studying a Graduate Certificate in Adult and Vocational Education and Training at Deakin University. Outside of work, Gori enjoys volunteering, creating sourdough breads, and exploring new places with her son.

Ludo Campbell-Reid Ludo is a globally recognised city strategist and urban design leader with over 30 years’ experience shaping cities across South Africa, the UK, New Zealand and Australia. As Auckland’s first Design Champion, he led a 13-year, design-led transformation of Tāmaki Makaurau from “urban shame” to global acclaim. He has since held senior executive roles in Melbourne, including at the City of Melbourne, and he now advises mayors, ministers and city leaders worldwide.

Peter Lombo Peter graduated at RMIT University in 1986 with an Associate Diploma of Architectural Technology and founded Archsign in 1988. His passion for collaboration and rapport with his team deliver the best quality in design and value for clients. His direction is prominent in the quality assurance of the design, documentation and construction phases, including the ongoing coordination with client representatives, project managers and consultants. Peter is a Director of DMN, a member of the Building Practitioners’ Board (BPB), and he has received a number of awards for his work.

Adrian Smithwick Adrian is a building designer, energy assessor and Partner at Peter Jackson Design. With extensive experience in design, documentation and thermal performance assessment, he has built a reputation specialising in heritage renovations, modern contemporary beach houses, rural homes and special needs houses. Adrian joined Peter Jackson Design 24 years ago, and the practice has won 85 industry awards over 30 years.

Adrian is dedicated to blending architectural artistry with smart functionality.

Arnal Shyam Arnal is a Specification Consultant for AWS (VIC/TAS). Blending 10 years of industry expertise with a genuine passion for architecture and design, Arnal delivers informed, design-focused support to architects and designers. Holding a Bachelor of Architectural Studies from New Zealand, his interest in architecture and design evolved into a deep appreciation for how thoughtful detailing and product selection shape the built environment.

Vanda Correia Vanda is the National Marketing Manager for Weathertex, an Australian manufacturer known for their sustainable, better than zero 100% natural weatherboards and architectural wall panels. With extensive experience in the building industry across manufacturing and retail franchise as well as banking, Vanda brings a versatile blend of marketing, business strategy, CRM insight, passion and a forward-thinking approach.

From the CEO

A Year of Strength, Resilience, and Collective Impact As we reflect on 2025, it is impossible to overlook the economic headwinds that confronted Australia’s built environment sector. Yet, in a year defined by uncertainty, Design Matters National and its members stood strong. Our community of building designers, energy efficiency assessors, and other built-environment professionals not only held firm — it advanced with purpose, resilience, and unmistakable impact.

DMN continues to be Australia’s largest industry association representing this sector, and our influence has only grown. We remain the largest of the three Authorised Accreditation Organisations under NatHERS, a decisive confirmation of DMN’s leadership in accreditation, advocacy, and professional standards. In a challenging market, this leadership mattered. It empowered our members, strengthened our voice across government, and ensured that high-quality, future-focused design remained front and centre in national conversation.

Across the country, engagement reached new heights. Member participation in working groups surged, with practitioners shaping critical discussions across Education, Planning, Practice Notes, WA Registration, and the TASC NatHERS group. Our newly-launched Summer Kick-off sold out in record time, and the Building Design Awards program delivered its strongest year yet — a sold-out East Coast awards night, and growing representation from across the country.

The momentum didn’t stop there. The True Zero Carbon Challenge attracted an unprecedented number of teams — more than the previous two rounds combined — and our Auckland Study Tour also sold out, reflecting the industry’s appetite for global insight and peer connection. DMN’s CPD program continued its upward trajectory, delivering a record number of webinars with total event participation increasing by 15%. In TAFEs throughout Victoria, Western Australia, and Tasmania, our student and graduate engagement flourished, underscoring DMN’s commitment to the next generation.

Partnerships also remained central to our success.

Long-standing sponsors including James Hardie, AWS, Wood Solutions, Webber Insurance, Home Base continued their valued support, while new partners such as NATSPEC, Bondor, Town Planning & Co., Weathertex, Reclaim Energy, and Hero Software expanded DMN’s ecosystem. Our collaborations with Sustainable Builders Alliance, Architects Declare, and AIRAH further strengthened our industry reach.

Our advocacy efforts were equally significant. From a seat on Victoria’s Building Regulations Advisory Committee (BRAC), to WA’s push for mandatory building designer registration, from South Australia’s energy policy discussions to a submission to the Productivity Commission - National Competition Policy 2025, DMN was active and influential in every jurisdiction. We provided formal submissions in NSW and worked closely with the Queensland Government on the Modern Homes Standard Technical Forum. At the national level, our involvement through ACIF, ASBEC, and the National Building Products Coalition ensured DMN’s voice was heard in major conversations on standards access, productivity, and housing sustainability.

These achievements are shared by many. To our members — thank you for your professionalism, resilience, and trust. To my incredible DMN HQ team, Board of Directors, volunteers, partners in the TAFE sector and the BDQ, and to the clients who engaged DMN practitioners throughout 2025 — your support has been instrumental.

Together, we reaffirmed DMN’s position as the nation’s peak body and the trusted voice for Australia’s built environment community. Here’s to another year of progress, leadership, and collective strength in 2026. Have a wonderful festive season.

From the Chair

Honouring Our Past, Strengthening Our Future As I step into the role of Chair of Design Matters National, I do so with deep gratitude and a profound sense of responsibility. It is an honour to follow in the footsteps of someone whose dedication, integrity, and belief in our profession have shaped DMN into the robust national organisation it is today.

On behalf of our entire community, I extend my sincere thanks to outgoing Chair, Mr. Peter Lombo. Peter has been a member since 1993 — more than three decades of unwavering commitment to the built environment, the profession and importantly to the people who practise it. His passion for this industry has never faltered. Over the past 10 years on the Board, including three as Chair, Peter has guided DMN through significant transformation: the evolution from BDAV to Design Matters National, the appointment of three CEOs and four Presidents or Chairs, and the ongoing development of our association into a truly national voice for building designers, energy efficiency assessors, and other built environment professionals.

Peter’s contribution has been extraordinary. His record tells the story: 82 Board and Committee meetings, nine AGMs, 15 Design Awards events, 32 regional gatherings, nine study tours, and countless conversations — all undertaken with purpose, generosity, and belief in the value of our profession. Peter has represented us across Victorian Government committees, served on working groups, and strengthened ties with partners such as Building Designers Queensland.

As he steps aside as Chair, while continuing on the Board for another year, he does so with confidence in the organisation’s future and the team that will carry it forward. We thank him for his leadership and for the legacy he leaves.

As I take on this role, I do so with the experience of a quarter of a century as a building designer and with the same steadfast passion for this industry that Peter has embodied. I have always believed — and continue to believe — that being a building designer, an energy efficiency assessor, or another built environment professional, is not merely a job, it is a livelihood — a craft. We are the authors of the built environment. The ability to shape our built environment and influence the places where communities live, work, learn and grow is an extraordinary responsibility. But it is also an immense opportunity — an opportunity to create environments that enrich lives and contribute to the sustainability and resilience of our cities and regions.

I thank the Board for entrusting me with this position. I step into it with respect for the organisation’s history, appreciation for the people who have built it, and commitment to sharing my experience for the benefit of every DMN member.

Design Matters National has never been stronger, but there is still a lot of work to do and with skilled members, an active Board of passionate professionals, dedicated staff, and a network of partners across the country, we are well positioned for the challenges and opportunities ahead. STORM has been in use since 2006, to assess stormwater quality impacts of development and provide treatment measures to comply with stormwater quality objectives. STORM is referenced throughout Victoria’s Planning Schemes and is commonly accepted as one of tools to show compliance with local planning policy and with Clause 52.18 Stormwater Development in Urban Development of the Victorian Planning Provisions.

Blue Factor is an online tool with similar objectives, which also produces a score to measure whether proposed stormwater treatment methods can achieve a minimum score of 100 in relation to both water quality and volumes. It is intended for smaller developments up to 1ha in area that does not include internal roads. More complex projects may use the MUSIC model.

New Widespread Tree Removal Triggers Across Victoria Planning Scheme Amendment VC289 came into force on 15 September 2025. The amendment creates a new Clause 52.37 (Canopy Trees) provision, which introduces a new planning permit trigger to remove, destroy or lop ‘canopy trees’ in most residential zones, right across Victoria.

The transitional provisions, at Clause 52.37-9, confirm (among other things) that the new requirements do not apply to removal, destruction or lopping of a canopy tree associated with the construction of a building or the construction or carrying out works in accordance with a permit, if the application for that permit was made before 15 September 2025.

Our reading of this exemption is that your existing permit applications, lodged prior to 15 September 2025 are exempt. However, practitioners should be aware that any amendment to your application(s) under s.50, S50A or s.57A will reset the statutory-clock and enliven the new requirements of Clause 52.37.

New Applications The new Clause 52.37 will apply to applications or amendments to applications lodged after 15 September 2025. When preparing new applications, practitioners should be aware: Clause 52.37 defines a ‘canopy tree’ as being: •

Greater than 5 metres in height and

•

Having a trunk circumference of greater than 0.5 metres and

•

Having a canopy diameter of at least 4 metres.

The provision makes an important distinction between ‘boundary canopy trees’ and regular ‘canopy trees’, with ‘boundary canopy trees’ being defined as: •

A canopy tree (as defined above) within:

•

6 metres of the narrowest street frontage of the lot; or

•

4.5 metres of the rear boundary of the lot

Practitioners should be aware that STORM is no longer available for new projects, although can be used for existing applications or amendments to approved developments where the tool has already been used.

In October 2025 the online STORM tool used for assessing Water Sensitive Urban Design (WSUD) performance for development proposals was retired and replaced with Blue Factor.

There are a number of exemptions that apply.

However, permit applicants should be aware of the significant impact this latest amendment may have on your applications.

Water Sensitive Urban Design Tools: STORM to Blue Factor

A planning permit is required under clause 52.37-2 to remove, destroy or lop a canopy tree in the Mixed Use Zone, Township Zone, Residential Growth Zone, General Residential Zone, Neighbourhood Residential Zone, and Housing Choice and Transport Zone.

Little bits that can make a big difference to your town planning outcomes.

If the table of exemptions contained at Clause 52.37-8 specifically states that a permit is not required.

This table includes scaled-down exemptions like those contained within Clause 52.17 (Native Vegetation) and is likely to be of limited assistance to most applications. It does, however, exempt pruning of up to 1/3 of the foliage of a canopy tree for maintenance only, provided it is not the trunk that is pruned and that the pruning does not reduce the tree height to less than 5 metres or the canopy diameter to less than 4 metres.

The removal, destruction or lopping of a canopy tree (other than a boundary canopy tree) identified for assessment in an application to which clause 54, 55, 57 or 58 applies and the tree is not removed, destroyed or lopped until the permit is issued.

Our reading of this second permit-exemption is that a regular canopy tree identified in a planning permit application that requires an assessment under Clause 54, 55, 57 or 58 is exempt from the new Clause 52.37 requirements.

However, ‘boundary canopy trees’ do not benefit from this exemption and will require an application and assessment under Clause 52.37, if your application includes their removal, destruction or lopping.

3.

The removal, destruction or lopping of a canopy tree (other than a boundary canopy tree) if the site is developed with an existing dwelling.

This third exemption once again removes regular canopy trees from net of Clause 52.37. However, the removal or lopping of ‘boundary canopy trees’, on regular single-dwelling-sites will trigger an application and assessment under Clause 52.37 .

Application Process Clause 52.37-6 spells out the information that must accompany an application to destroy, remove or lop a canopy tree under the new provision including DBH, height, canopy spread, and species of tree(s) to be removed or lopped as well as details of any new/replacement trees. We expect these information requirements will regularly require the involvement of qualified arborists to identify tree species and provide assessments on health and stability, where such characteristics are to be used as a justification for any removal or lopping.

Clause 52.37-3 outlines ‘Canopy Tree Requirements’ and specifies that the number of trees on site should meet the minimum canopy tree requirements in the table below. The requirements can be met by a combination of both new and existing canopy trees:

However, no permit is triggered if one of the following three permit-exemptions apply:

Practitioners should also note that all other permit triggers, relating to vegetation removal or lopping, contained within provisions like the Significant Vegetation Overlay, Environment Significance Overlay and Clause 52.17 (Native Vegetation) continue to independently apply.

It is also noteworthy that any application under the new Clause 52.37: •

Is exempt from 3rd party notification and review rights;

•

Is a class of VicSmart Application, subject to Clause 71.06 and

•

Limits the extent of Council’s (and VCAT’s) considerations, pursuant to Clause 52.37-4

Final Word We perceive the largest burden the new requirements will pose for permit applicants is the new requirement to seek planning permission to remove ‘boundary canopy trees’, within 6 metres and 4.5 metres of the site frontage front and rear setbacks, respectively, as part of your multi-dwelling or single-dwelling-extension applications.

Like all new provisions, these will take some time for all stakeholders to get their heads around the changes. If you would like to discuss these new provisions in more detail, please do not hesitate to contact our office.

Changes to the VCAT & Scheme Amendment Processes The Consumer and Planning Legislation Amendment (Housing Statement Reform) Act 2025 came into effect on 25 November 2025.

The changes affect processes around planning panels for planning scheme amendments, planning permit processes, VCAT proceedings and other matters. The effect of the changes are summarised below:

VCAT Proceedings The Amendments allow the Tribunal to: •

Provide reasons for a decision in the form of a summary of the key issues, if the Tribunal affirms or varies a decision-makers’ decision

•

Treat two or more objectors as a group, if their statements rely on similar grounds or raise similar issues. In that situation, the Tribunal can appoint one or more of those objectors as a representative of the group, with that person’s consent

•

Actively manage proceedings through various measures including:

-

Fix timetables for hearings

-

Use appropriate dispute resolution

Give directions to ensure that a proceeding is conducted promptly and efficiently

Identify at an early stage the issues involved in a proceeding

Strike out or dismiss all or any part of theproceeding that in the Tribunal’s opinion lacks substantive or objective merit and has no real prospect of success

Confine the proceeding to particular matters in dispute

Planning Scheme Amendments The ability of a person to request a council to prepare a planning scheme amendment will be formalised and the Council will be required to advise the person and the Minister of their decision on the request. If the Council decides to not progress an amendment request it will need to provide reasons.

•

The Planning Minister can elect to continue a planning scheme amendment, or part of it, if the amendment has been abandoned by the Council, in which case the Minister becomes the planning authority.

•

A new low-impact pathway for less complex amendments has been created. These will still go to public consultation but do not require a planning panel hearing to resolve submissions.

•

Panels only need to consider relevant submissions – a planning authority must not refer frivolous or vexatious submissions to a planning panel

•

Panels can direct experts to hold a conference and/or prepare a joint expert report

•

Where proforma submissions have been made to a planning scheme amendment, either the submitters or the Panel can nominate a lead submitter

•

Panels will be able to consider matters solely on written materials if it is satisfied that it will not need to consider a major issue of policy

Conduct all or part of a proceeding entirely on the papers Impose a time limit on a party for making submissions Prohibit or limit cross-examination of a witness at a hearing

Changes to the Planning Permit Application Process

New Exemptions to the Metropolitan Planning Levy

Regular permit applicants should be aware that the Consumer and Planning Legislation Amendment (Housing Statement Reform) Act 2025 (that came into effect on 25 November 2025) makes the following changes to the planning permit application process:

Under recent changes to the Planning and Environment Act 1987, permit applicants will be able to avoid paying the Metropolitan Planning Levy in circumstances where:

•

Responsible authorities (mainly Councils) will be able to take an initial information review in the first 5 business days of receiving a planning application, to check if the supporting information and application fee has been provided. The supporting information includes: -

Any prescribed fee

-

Information required by the planning scheme

A copy of any relevant restrictive covenant and information clearly identifying each allotment or lot benefitted by the covenant

•

If after a request the information is not provided, the application will be considered void and of no effect. Where Councils make an information request within 5 business days of receiving an application, the date specified for the applicant to provide the information must be at least 5 business days but can be longer.

Council can only make one request for information under this provision. If a planning application is made void under these provisions, the permit applicant is entitled to a refund of the planning application fee. If this 5 business day process is not taken by Council, the standard further information request procedures apply.

•

The Planning Minister may issue guidelines to clarify the matters a responsible authority must consider when determining to grant a permit, to assist in identifying who may experience material detriment and therefore how notice (advertising) should be given to.

PICKLED GOOSE: A Four-part Story of Design Discipline, Sustainability and the Quiet Beauty of Living Small In a housing landscape shaped by planning constraints, rising energyefficiency standards and ever-shifting client expectations, small-scale living is rapidly moving from niche curiosity to mainstream aspiration. It’s a shift exemplified by this year’s standout project — winner of the 2025 DMN National Residential Building Design of the Year Award, the West Coast Residential Building Design of the Year Award, and Best West Coast New House ($300,000–$500,000).

The home has become a touchstone for how compact Australian living can deliver sustainability, liveability and uncompromising design quality. In this interview, we ask: how can small-scale living evolve from exception to expectation?

PART 1. Behind the Design: Why the World Needed a Pickled Goose On a quiet, tree-lined pocket of Shenton Park on Whadjuk Noongar Country, framed by towering lemon-scented gums and the rugged native bush of Kings Park just a few steps away, sits Pickled Goose — a 127m² home that has become an unexpected national touchstone for designing small, living light, and putting energy performance at the centre of residential design.

For designer and homeowner Kyle Stacey, Director of Stack (@stack_ design), the project was never intended to become a benchmark. “We just designed what we needed — no more, no less,” he says. “Pickled Goose wasn’t about creating an architectural masterpiece. It was about proving that with tight parameters and a realistic budget, you can still produce something that feels great to live in every day.”

Kyle (aka Goose) and his partner Carli Harford (aka Pickle), along with their enthusiastic Chief Hole Digger, Pippa, purchased the block in late 2021. A dilapidated cottage stood on the site — if it could be called standing. “I poked my finger straight through the weatherboards,” Kyle recalls.

“Renovating wasn’t feasible, so the goal became preserving as many of the native trees as possible and building something small, efficient and responsive to the site.”

The result was a home that pushes back against Australia’s obsession with size. “Most people’s only affordable option seems to be project homes — and those homes are huge,” Kyle says. “CommSec reported in 2024 that Australians are building the biggest new homes in the world. But if one plan is 235m² and another is 130m², the bigger one has to sacrifice something to cost the same. Pickled Goose challenges that entire mindset.”

With a compact footprint of 127m² on a 406m² block, the home is designed as a kind of contemporary bush pavilion: open, flexible, deeply connected to landscape and grounded in affordability. Kyle’s upbringing on a farm subtly influenced the architectural language. “The simplest structure I know is a farm shed,” he says. “Not that Pickled Goose is a homage to a shearing shed, but it borrows from what they do well and some of the charm from their raw materials — polished concrete, Custom Orb, Silver Top Ash — they all feed into something quietly Australian.”

With three mature native trees retained and another seven new mature trees planted around the site the home isn’t just nestled in landscape, it becomes part of it. “We’ve got this tiny block, but it feels like we live in a pocket of bush,” Kyle says. “I wanted that feeling of isolation you get on a farm — that little reset every time you sit on the couch and look up at the trees.”

Pickled Goose is not a lofty design gesture. It is not sculptural, extravagant or delicate. Instead, it represents something far rarer: an achievable, affordable, replicable model for good living — and a quiet reminder that design, at its best, focuses not on what is possible, but what is necessary.

PART 2: A Design Challenge: From Rising Costs to Uncompromising Pragmatism From the outset, Pickled Goose was shaped by constraint — financial, spatial, climatic and ecological — and it’s this discipline that ultimately defined its clarity.

“The biggest challenge was cost,” Kyle says. “When you’re your own client, you have to ask yourself constantly: do we actually need that? It’s the only way to keep a project like this feasible.” At the time of building, the home cost approximately $410k, but construction inflation in Perth has risen 7–8% year-on-year. “The exact same build now could be closer to $500k,” he notes. “Two years, almost a $100k jump.”

The physical site delivered both opportunities and complications. A narrow 10m × 40m lot, north-facing, and dotted with five mature native trees — a landscape Kyle and Carli were determined to protect.

“We designed around every tree we possibly could,” Kyle says. Two significant paperbarks and a tall Eucalyptus Nicolli became design anchors, shaping setbacks, window placement, and the decision to create a northern courtyard to draw winter sun deep into the plan.

This sensitivity to landscape ran parallel to uncompromising pragmatism.

“We always try to keep existing houses,” Kyle says, “but sometimes a home

is simply beyond repair — structurally, thermally, or financially.” The original cottage failed every test. Demolition allowed a fresh start, but not a blank cheque. Every decision — from materials to planning — served the triple mandate of cost, clarity and carbon.

The brief they set for themselves was deliberately blunt: • It needed to do what we would need over the next decade • Make every space flexible • Design for a future small addition if required • Prioritise natural light, passive heating/cooling and garden connection “They might not seem very fun or romantic principles for designing your home,” Kyle admits. “But with a tight budget, they help you make hard decisions.”

With so many variables predetermined — orientation, vegetation, width, budget — the form of the house had only a narrow spectrum of solutions. A simple, easily constructed building envelope was inevitable. “We realised early on the exterior didn’t need to be a showpiece. The garden would become the hero,” he says. “Our job was to design the canvas.”

This level of restraint is rare, especially for designers building their own home. Yet it’s restraint that allowed innovation: a thermal “esky” structure; carefully selected low-embodied-energy materials; a footprint significantly smaller than market norms; and a plan that opens entirely to the outdoors, blending the house into a semi-enclosed pavilion.

As Kyle puts it: “People visit and say the house looks small on paper, then they walk through it and say it feels bigger than they need. That’s the power of designing for necessity instead of excess.”

PART 3: Sustainability: How the Designer Put Energy Efficiency First

3. Material selection guided by carbon, cost and character

Pickled Goose’s most powerful message is that energy efficiency isn’t an add-on — it’s the organising principle. The home achieved an 8.4-Star NatHERS rating, and Kyle notes it could have reached above 9 Stars. “But that would have meant reducing window sizes and the stacking door,” he explains. “We weren’t willing to compromise daylight or connection to the garden for a number.”

• Fibre cement (James Hardie Easylap) as the cost-effective workhorse

For energy assessors and building designers, the home represents a case study in big-picture sustainability, broken into three pillars: footprint, solar-passive performance, and material selection.

1. Footprint as the first act of sustainability “A smaller home uses fewer materials, produces less waste, and leaves more room for trees,” Kyle says. At 127m², the house is roughly half the size of the current Australian average. The compact plan also enabled the retention and replacement of significant mature trees — improving shade, microclimate, and biodiversity.

Kyle took a strictly pragmatic approach: • 80% timber frame, for cost and low embodied energy • 20% brick, treated as both structure and interior finish

• Silver Top Ash timber cladding placed strategically for character • Zincalume Custom Orb referencing WA’s cottage vernacular • Fly-ash Greenstar concrete with up to 80% cement reduction “Materials had to reduce carbon, reduce time, or reduce cost. Bonus points if they aged beautifully,” Kyle says.

The sustainability of the landscape was equally deliberate. The design by Bonnie Stacey Landscapes (@bonniestaceylandscapes) and installation by restored the block with natives that stabilise soil, support wildlife and cool the microclimate.

Ultimately, sustainability in Pickled Goose isn’t an aesthetic. It’s a performance engine — one that proves small, well-designed homes can surpass the comfort of far larger dwellings without mechanical dependence.

2. Solar passive design as everyday comfort The home’s performance is remarkably consistent: • Average internal temp: 22°C • Average lows: 20°C • Average highs: 26°C • AC used: ~4 days total each summer (none in the first mild summer) • Doors and windows open: 70% of the year This stability is delivered through carefully layered thermal mass and insulation: • Polished BGC Greenstar (Low carbon) concrete slab acting as thermal battery • Internal stack-bond brickwork adding high mass • External walls of fibre cement, Zincalume Custom Orb and natural timber — forming the “esky” shell • North-facing glazing sized to soak winter sun and exclude summer heat • Courtyard pulling northern light into the study and centre of the plan “The building envelope is essentially a giant esky,” Kyle says. “It locks in stable temperatures and keeps external extremes out.”

A future stage will see solar powering the in-slab heating, closing the loop between passive and active systems.

PART 4. Happy Home: Why the Design Works Despite its rigour and restraint, Pickled Goose never feels austere. It feels deeply lived-in, generous and calm — qualities that arise from the interplay between plan, landscape and daily ritual.

“My favourite thing is lying on the couch and looking straight up into the tree canopies,” Kyle says. “On a clear night you see stars; in winter you watch the rain race across the glass. It’s like a tiny reset every time.”

The home’s success stems from the way its compact floor plan interfaces with pockets of garden. Each bedroom, living space and the study has an outlook designed not for views outward, but inward — into layered native planting. “Narrow lots create really special moments,” Kyle says. “You can’t see beyond the boundaries, so it feels like you’re living in your own pocket of bush.”

Entertaining also informed the plan. The stacking doors transform living/ dining into a pavilion that spills outdoors — a design tested annually at “Hozmas”, Kyle’s birthday week celebration, where guests drift between inside and out without noticing the threshold.

Inside, interiors emphasise warmth, tactility and the raw beauty of the materials. Furniture and objects by Innerspace, Cisco & The Sun, and furniture salvaged/restored by Kyle and Carli layer the rooms with personality and longevity.

“Every decision had to serve daily life first,” Kyle says. “Spaces are flexible, storage is generous, surfaces are low-maintenance. It’s all the unsexy stuff that makes a house feel good to live in.”

At its heart, Pickled Goose is a prototype — a small home proving big ideas.

What does winning the 2025 DMN National Residential Building Design of the Year Award mean to you?

“It’s great recognition from peers — especially for a project that’s simple and comparatively low-budget.”

What advice do you give emerging designers tackling their first major project?

“Tricky one. A couple of rules I would say to my younger self now: - Get a really good brief from the clients - If you don’t get one then be uncompromising about it until you do.

- Have a clear process and make sure everyone knows what it is - Be clear about budgets - If they don’t know, then set one, and then set aside 10% as contingency - Just for inflation and scope creep - Talk to the trades and craftspeople that will build the house - They know far more than you, they will teach you how to do things better and work with you to make things work.

- Reach out to other Designers & Architects - You would be surprised how much they’re willing to have a chat and help out - Go spend some time on site labouring - Help the chippies stand up wall frames, be a brickies labourer for a day, etc. What you learn is invaluable.”

What lessons did this project teach you about sustainability and affordability?

“Sustainability isn’t an add-on, which is how a lot of people see it. The way we see it though is at its core a home is a shelter, so it needs to be effortlessly comfortable. Carefully observing passive design principles and choosing the right materials for the right job means it doesn’t need to cost more.”

What are you most proud of?

“Probably the sum of all its parts; everything works the way we intended. Every now and then Carli will notice something that she hadn’t noticed previously (even 3-ish years in) – something that works well, or how light or a view was framed. Hearing her surprise and wonder when she notices each of these new little things each time (even after living in Pickled Goose for 3 years) would be up there for one most rewarding parts though.”

Designing with Place: Ross MacKinnon on Crafting Homes That Breathe with the Landscape ‘Yarran’ has made an extraordinary impact in this year’s Design Matters National 2025 Building Design Awards, securing an impressive suite of accolades that recognise both its technical mastery and design finesse.

Taking home the East Coast Residential Building Design of the Year, Best New House (Over $3.0mill.), Awards for Excellence in Documentation and the Use of Bricks, Steel and Timber, the Past Presidents’ Award and the Giselle Grynbaum Award for innovation, and the coveted People’s Choice Award, ‘Yarran’ stands as a benchmark for contemporary Australian residential architecture.

In this interview, we sit down with Ross MacKinnon from MacKinnon Design, the designer behind ‘Yarran’ to explore the ideas, challenges and creative decisions that shaped this award-winning home—and to uncover how a singular design vision evolved into one of the most celebrated projects of 2025.

DMN: How did you approach the site — and what was its biggest influence?

Ross MacKinnon: We were involved in selecting the site on behalf of the owners, so from the beginning it was about recognising what the land was already offering. The biggest influence was the landscape itself — the wide-ranging views to the Victorian high-country landscape, the north-facing aspect, the meandering seasonal creek, and the centuries-old red gums.

Positioning the house close to the creek edge and north orientation in proximity to these landscape features enabled a design response capturing the essence of ‘place’.

DMN: What were the biggest aesthetic or functional priorities?

Ross MacKinnon: Passive solar design principles drove the orientation, the built form, the roof pitches and deep roof overhangs, to protect the indoor spaces in summer by way of an angular steel portal frame structure. Dark thermal masonry walls were designed along the lengths of the east and west bedroom galleries, assisted with zoning and compartmentalisation, to store energy all seasons.

The central courtyard and pavilion style layout design was critical to protect the house perimeter, create microclimates, protect outdoor spaces, and promote cross-ventilation internally. Indoor–outdoor connection was key to enable accessibility and circulation throughout.

Aesthetically, natural timber cladding and soffits were important to us — locally sourced, soft in tone and colour, and a breathable fabric that spoke to the landscape.

DMN: Is there a particular moment or threshold in the home that you feel defines the project?

Ross MacKinnon: A defining moment for me is walking through the front door and feeling that immediate quiet and peace. Stepping inside brings you straight into the heart of the home, and the view to the steel colonnade to the east is right there at the Main Entry. It feels intentional and sets the tone of monument and has become one of my favourite experiences of the home. As you move along the passage, the connection to the landscape unfolds at the glass link.

Another is standing at the two large gum trees on the creek and looking back toward the built form of the house. This was always a key vantage point that spoke to the vision of place from the beginning, and now the presence and connection of the house to the landscape is unmistakable and clear.

DMN: What compromises—or creative pivots—did you make during the design process?

Ross MacKinnon: We removed the reverse brick veneer in the bedroom wings to save money, and we reduced the thermal wall brick skins from three to two. The sliding windows that were originally designed to disappear into the south wall in the living room became openable sashless double hung windows instead. The external timber shutter sunscreens were also pulled out for now, though the steel framing remains in place so they can be added later.

We removed the long Pond water feature at the entry, replaced the standing seam roofing with ‘trimdek’ and shifted its colour from black to white, and we simplified the steel-framed living room cabinetry. We also let go of the Japanese-themed courtyard arbours.

Importantly, none of these changes compromised the original building form or the core vision.

DMN: What’s one subtle detail you hope design-savvy readers notice?

Ross MacKinnon: One detail is the rhythm of the building. Every portal frame sits precisely on a grid line, and that alignment creates a pattern that carries through the entire structure. It’s not loud or showy, but it gives the house its compositional and monumental strength — a sense of intention behind how each element relates to the next. That rhythm is what holds the architecture together, from the way the portals read in sequence to the way the spaces feel as you move through them. It’s a subtle detail, but for me it’s one of the most important.

DMN: What does receiving the Best East Coast Residential Design Award mean to you?

Ross MacKinnon: It’s a significant award, and we’re genuinely honoured. To be recognised by the judges and by Design Matters Australia, and to be standing alongside so many incredible designers and projects from across Australia — that means a lot. We’re grateful, honestly. It’s exciting for the whole team.

We work away at something like this with a strong vision, a bit of courage, and a lot of trust in the process, but you never expect recognition on this scale. So to have the judges acknowledge the project gives us a real sense of value, and a confidence to keep doing what we’re doing. It reinforces that staying true to our design principles, and backing our instincts, is the right path forward.

DMN: What direction do you see Australian residential design taking in the next decade?

Ross MacKinnon: I see it moving toward innovation and a real pivot in response to our changing natural environment and climate. Designers will have to think more critically about resilience — how homes deal with heat, fire risk, water, and increasingly unpredictable weather patterns. That includes smarter use of the natural landscape as well as the realities of growing urban environments.

Prefab modular systems, micro-homes, multigenerational living models, and efficient factory-based manufacturing will all continue to grow, not just as cost responses but as sustainable, low-waste construction methods.

Planning laws will keep evolving to meet population pressures and climate challenges, and designers will need to engage in-part with solutions such as modular builds, AI, and 3D-printing technologies as they become part of how we deliver housing affordably and efficiently.

Homes are likely to become smaller, more efficient, and more adaptable through good design principles and practices.

Our responsibility is respectfully creating living environments by design, that responds to landscape opportunities, challenges, to climate conditions, country, and community cohesion, rather than relying on outdated development models of typical suburban expansion.

Fox Friday Richmond – Transforming Industrial Heritage into Warm, CraftDriven Hospitality Fox Friday Richmond is a standout example of adaptive reuse, where a former industrial workshop has been transformed into a character-filled brewery and hospitality venue that celebrates craft, community, and transparency. The project was recognised at the 2025 Design Matters National Building Design Awards, taking home National Commercial Building Design of the Year, East Coast Commercial Building Design of the Year, and East Coast New Commercial $2m+.

In this interview, Tobias Münch of placeformspace shares the big ideas behind the project, from integrating the client’s brand into the spatial experience to creating defining architectural gestures like the glazed brewery wall and the retractable-roof hall. He reflects on the challenges of converting industrial infrastructure into a high-performing, flexible commercial venue and highlights the subtle design details that give Fox Friday its warmth and authenticity.

From strategic circulation and operational efficiency to the use of honest, tactile materials, Tobias explains how the project balances functionality with a welcoming, human-scale environment — a hallmark of his practice.

DMN: What was the big idea driving this commercial project?

Tobias Münch: The core concept was to transform an industrial workshop into a warm, character-filled brewery and hospitality venue that celebrates the craft of beer-making. We sought to maintain the authenticity of the existing structure while introducing a layered, welcoming environment that could flex between production, social gathering, and community events.

DMN: How did you integrate the client’s brand or culture into the physical environment?

Tobias Münch: Fox Friday’s brand is rooted in transparency, craft, and a genuine connection to its community. This was expressed architecturally by keeping the brewing process visible and central, using honest materials, and creating spaces that feel approachable and communal rather than overly polished. Large fox Friday lettering and logo was integrated into the façade design but the branding was kept to a minimum internally and limited to the bar front only. It embraces rawness and quality, just like the beer.

DMN: What moments of the project - spatial or conceptual - do you consider defining?

Tobias Münch: The retractable-roof hall and the glazed wall to the brewery are defining moments. Together, they establish a strong relationship between production and experience. The kitchen hood and its little brother, the fireplace hood, create 2 corresponding interior design elements. The façade screen is another key gesture, unifying two disjointed buildings and creating a memorable, adaptive street presence.

DMN: Commercial spaces have to work hard. What were the major functional challenges?

Tobias Münch: The biggest challenge was the adaptation of a former industrial workshop-never intended for public use-into a high-performing hospitality venue. Issues of light, access, acoustics, and circulation were addressed through strategic openings, structural adjustments, and flexible spatial configurations. Other challenges were in finding a balance between back-of-house operations and seamless customer flow.

DMN: How did end-user behaviour influence your design decisions?

Tobias Münch: We observed that brewery visitors often move fluidly between tasting, socialising and observing production. This informed the

open, connected layout, the central fireplace as an anchor point, and the flexible hall that can expand or contract depending on crowd size. Comfort, visibility and casual movement shaped every decision.

DMN: What is the big or little detail, gesture, that sums up the project?

Tobias Münch: The glazed brewery wall perfectly captures the essence. It makes the craft visible, bridges the gap between maker and visitor, and makes brewing a shared experience. It symbolizes, as well as literally creates, a window into the brand.

DMN: What commercial design trends do you see emerging and gaining momentum?

Tobias Münch: Adaptive reuse continues to be on the rise, as does the use of honest, raw materials, and multi-use spaces that perform efficiently across changing conditions. There’s an increasing appetite for venues that feel authentic, tactile, and intimately connected to their origins rather than stylised or interchangeable.

DMN: How do you balance innovation with practicality in commercial settings?

Tobias Münch: By rooting each notion in durability, operational logic, and long-term flexibility, innovation comes through spatial configuration, material honesty, and user experience rather than through experimental elements that may date quickly or complicate operations.

DMN: What does this award recognize about your practice and your approach?

Tobias Münch: It acknowledges our commitment to the transformation of existing buildings into purposeful, character-rich spaces. It also highlights our ability to meld industrial heritage with human-scale warmth, creating environments that feel timeless and intriguing.

DMN: What would you like clients and peers to take away from your body of work?

Tobias Münch: ...that amazing commercial spaces don’t need a blank slate but rather grow from respect for what’s there, insight into the behaviour of real people, and design that’s authentic and long-lived. Our work creates places that feel lived-in, inclus ive, and deeply connected to their purpose.

Turning Constraints into Creativity Fresh from being named the winner of the 2025 West Coast Commercial Building Design of the Year Award and the New Commercial up to $2 million Award for Spencer Street Offices, husband-and-wife team Sam Lefroy and Emma Back of Merge Design reflect on the meticulous thinking, collaborative culture, and client-first values behind their award-recognised commercial project. From transforming an obstructive high-voltage power pole into a defining design feature, to crafting uplifting, people-centred workspaces, the duo share how their boutique practice continues to push boundaries while staying true to their philosophy of thoughtful, cohesive, and deeply considered design.

DMN: Hi Emma and Sam, what problem or challenge was at the centre of the Spencer Street Offices project?

DMN: What is one insight about commercial design you wish more clients understood?

Merge Design: The biggest challenge with this new build was the high voltage power pole directly in front of the site. Our design intent was to minimise the visual impact of the power pole - both on the facade, as well as for the people moving around the building and looking out onto it. To address this, we designed a HVG Zintl batten feature screen to wrap the entire front façade. Not only does this draw attention away from the power pole, but the shape of these rhythmic white fins is designed in such a way that we were able to really play with what we wanted to feature and what we wanted to hide. The screen curves to reveal pockets of greenery and link the office space to the streetscape, then it curves into a more solid screening element to conceal the power pole from view. So, whilst the power pole was not ideal, as always, we find that what challenges us really encourages creative thinking and we land on a far better design outcome because of it!

Merge Design: We find that the majority of our commercial design clients are so busy running their businesses that they don’t have the time or headspace to devote to knowing the ins and outs of their project like a residential client typically would. They put a lot of trust in us and allow us the space to do our thing and it is really is such a joy to work in this manner.

We put a lot of time and care into forming the initial client brief and getting to know as much as we possibly can about their business, their staff and their clientele to ensure we are able to then take all of that information and really run with it and create their dream space that enhances their work culture and resulting productivity. So, I suppose, our clients don’t actually need to understand more as they are busy and they can focus on what they specialise in, knowing that we are taking care of it for them!

DMN: How does the culture at Merge influence your design approach?

Merge Design: Merge is a small, dedicated design firm consisting of husband & wife team - Building Designer, Sam & Interior Designer, Emma.

We have intentionally kept our business small as we want to focus on less projects with our full attention. Our clients only deal with the two of us and we create such fantastic client relationships with this hands-on everything approach. We collaborate on every project so the building design and interior design blend seamlessly as one cohesive design solution, where the finer details are considered very early on in the planning stage. We believe this allows us to create buildings and spaces that really maximise the potential of our clients’ project.

Being partners in business and life, we find that work creeps into after-hours too – it’s quite normal for us to be discussing projects late at night together!

We genuinely love what we do, and we live and breathe it. We feel so lucky to be able to do this together; to understand the challenges of our industry and to experience the excitement and satisfaction that comes with it too.

DMN: How did you balance efficiency, cost, and design expression?

Merge Design: Design expression is always important to us as we want our projects to provide a unique solution and enhance the built environment in which they exist. However, it is even more important to meet our client’s brief and budget, so this means using budget wisely and focusing spending money on the most prominent areas where it is going to be seen and appreciated. In this case, we focused our budget on the curved façade batten screen and to the Northern courtyard which creates a central point that all the office spaces look out onto. We then kept the remaining building as a simple linear floor plan, in tilt construction to keep it economical and efficient.

DMN: What part of this project pushed your design thinking the most?

Merge Design: Again, it would have to be that pesky power pole dominating the front façade and how to best integrate it into our design! Another element that encouraged intensive thought was to meet our client’s desire to create an improved office culture through the design of the internal

workspace. We spend so much time at work and so we truly believe the importance of good design and how it affects our well-being and mood. A functional space that is calming, aesthetically pleasing and has connection to natural light and outlook to nature is also going to benefit the productivity levels, so it is a win-win solution for both the client and their staff. This theory was applied here, with a central Northern courtyard providing greenery and natural lighting to the main office zone, high ceilings and open sightlines allowing a feeling of space and connectedness, and a neutral calming palette with warm timber tones to soften the space. Each design decision focused on how we could improve the experience of the occupants in the space – the cold, sterile and depressing office is a thing of the past!

DMN: What values guide your team when approaching new commercial work?

Merge Design: We value our clients more than anything and so at the forefront of our minds is how to best accommodate their needs and create a beautiful and functional space that allows them to work efficiently and happily. We also look at how we can best orientate the building to create an energy efficient space that again provides a comfortable work environment with low running costs.

DMN: What does this recognition mean for Merge and your own professional journey?

Merge Design: It’s always really nice to know that we are creating work that resonates with people and we are very grateful for the recognition from Design Matters. After 16 years in this industry, we have put so much time and effort into fine-tuning our design process and our documentation work, so it’s really rewarding to see how this translates into successful outcomes both on site with our clients and achieving recognition in our industry too.

Prefab Power: Reinventing the Australian home Once dismissed as cheap and nasty ‘kit homes’, prefabricated housing is experiencing a renaissance. Faster build times, higher quality, and increased sustainability are pushing prefab from the margins to the mainstream. Design Matters National CEO Danielle Johnston checks in with two key industry figures for their take on the latest developments.

The Fast Slow project, a collaboration between the University of Newcastle and industry partners, is exploring how prefabrication can be combined with earth-based materials and DIY building to make sustainable homes more accessible to everyone.

The new face of prefab Prefabricated construction has always carried baggage in Australia. For decades, the term conjured up images of portable classrooms, temporary mining accommodation, and flat-pack compromises. But according to Damien Crough, CEO of prefabAUS, that reputation is fading fast.

“There are three main benefits of prefab housing: speed, quality and performance,” Damien says. “Most of our members are delivering homes in around 16 weeks, on average. Doing things in a factory obviously allows for greater control and tighter tolerances, so you’re getting better quality. And you get a building that performs better, because gaps that create air leaks are minimised.”

Industry consultant Matt Gee of Leading Hand Project Management tracks the prefab industry globally, and he agrees. “Homeowners are already benefitting from prefabrication, often without realising it. Any time a building component is manufactured offsite and brought in – like windows, kitchen joinery, steel elements or roof trusses for example – that’s prefabrication.

The real question is about balance: how much of the house is built and assembled onsite versus offsite. The more we shift into controlled manufacturing environments, the more savings and efficiencies homeowners enjoy.”

That shift is well underway. Australia’s construction industry, long tied to onsite building, is now leaning on prefab to deliver homes faster and smarter.

Why sustainability loves prefab For sustainability-conscious homeowners, prefabricated construction has another powerful advantage: energy performance. Damien is quick to stress how prefab simplifies the path to a low-energy home. “The ability to design in high performance and low energy use is significantly improved when you’re working with standardised components,” he explains. “I recently worked on an extension to my own 1961 brick veneer home using structurally insulated panels. The difference in speed and performance was unbelievable. You don’t get the draughts; you don’t get the heat loss. The old house needed foam sprayed underneath just to make it liveable.”

The numbers speak for themselves. According to Damien, “The capital cost of purchasing a home is only around 20 per cent of its total life cycle cost.

The real expense – about 80 per cent of the total – comes from running the home. Prefab allows us to lock in sustainability up front, minimising those ongoing costs.”

Matt highlights how the shift to a 7-Star minimum energy rating under the National Construction Code is accelerating change. “In a factory environment, it’s easier to meet and exceed these standards. You get better air sealing, continuous insulation, and reduced infiltration – all critical to comfort and energy savings. What used to be seen as an optional upgrade is now becoming the norm through the manufacturing process.”

This 60-square-metre two-bedroom modular dwelling by JMB Modular Buildings is a display home “designed to break every stigma around prefab and modular building, proving they’re not restrictive, boring and ‘just a box’,” explains JMB’s Rachel Briggs. It meets the requirements for the Victorian government’s small secondary dwelling planning permit exemption. Built to a high architectural standard, the home features polished concrete floors, cathedral ceilings, recycled red bricks, and premium finishes. The polished concrete slab was poured and polished offsite and delivered along with the rest of the building – without a crack.

Demand rising

Breaking down barriers

Prefab homes aren’t just ticking regulatory boxes; they’re winning hearts.

Damien says demand is climbing rapidly. “Our member companies are currently growing at about 30 per cent per year, on average. Speed of construction is the most important factor driving that growth, but people are also recognising that these homes are significantly better performing. In a world where labour shortages and affordability pressures are constant, prefab makes sense.”

For Damien, however, the biggest breakthrough isn’t technological; it’s financial. “To be honest, the most exciting recent development is what the banks are doing,” he says. “For years, finance models were designed around onsite builds. That made it difficult for funds to flow to prefab projects. But when the Commonwealth Bank joined prefabAUS, they changed their lending policies to allow the funding of up to 80 per cent of the value of prefab contracts while they’re still in the factory. That’s blown the doors wide open. Non-bank lenders are following, too. Without funding, you can’t grow the industry. With it, prefab can flourish.”

Matt agrees, noting that “The market isn’t just driven by compliance. It’s about comfort, healthier living, and long-term savings. Prefab used to mean compromise. Now it’s about high-performing, sustainable housing that stands up against – or even outperforms – traditional builds.”

Tech on the horizon Ask what’s next, and both experts point to technology.

Damien sees robotics and 3D printing – also known as additive manufacturing – reshaping construction. “We’ve got companies in Australia developing new systems, from overhead gantries to mobile printers onsite.

With the recently announced $270 million Cooperative Research Council (CRC) funding for additive manufacturing, we’ll see real breakthroughs.”

But he stresses that design must lead the way. “At the end of the day, it all comes down to design. If you design for manufacturing and assembly, or digitisation, then the technology can follow. That’s where the real transformation will happen.”

Matt frames it through ‘Modern Methods of Construction’ (MMC), an umbrella term borrowed from Europe and Asia that includes prefab and modular construction, but goes further. “It’s not just about products, but about smarter connections, logistics, and lean manufacturing – like in the automotive industry,” he says. “Artificial intelligence is the real disruptor.

From design optimisation to production planning, AI will potentially reshape how we deliver homes.”

Matt sees scale as the next frontier. “Prefab housing is still largely focused on single dwellings, but the real opportunity is in medium density: townhouses, apartments, and mid-rise projects. That’s how we address Australia’s housing crisis sustainably. If government and market interest align, it could be transformative.”

A smarter future Prefab’s rise reflects bigger questions about how Australians want to live.

Housing affordability, sustainability, and resilience to climate change are pushing homeowners to think beyond traditional bricks and mortar.

Damien believes the time has come. “The drivers are all there: affordability, speed, sustainability, performance. With finance and policy shifting too, prefab is no longer an experiment. It’s a serious, scalable solution.”

Matt sums it up: “Prefab is about building smarter, not just faster.

Australians don’t need to settle for ‘cheap and cheerful’. They can have homes that are comfortable, sustainable, and future-ready. That’s the real promise of prefabrication.”

In the lead-up to Slow Lane, taking place on Sunday 4 January 2026 at Torquay Common in Victoria, DMN sat down with celebrated broadcaster and design advocate Tim Ross to explore why Australians are rethinking the way they live, build and connect. As part of the Nightjar Festival Series, Slow Lane brings together leading voices on tiny homes, second dwellings and resilient retrofits, encouraging audiences to look beyond size and focus on quality, sustainability and community. In this conversation, Tim shares insights from the event’s thinkers and changemakers, discussing how small-scale living, planning reform and humancentred design can shape a smarter, more connected housing future.

DMN: Hi Tim, building designers are constantly navigating planning constraints, energy-efficiency targets and client expectations. From what you’ve seen in the Slow Lane program, how can small-scale living be integrated into mainstream Australian housing without compromising sustainability or design quality?

Tim Ross: What I’ve noticed with Slow Lane is that tiny homes and second dwellings only become “compromises” when they’re treated like side projects. When they’re treated like proper architecture, they shine. The magic happens when we stop seeing them as little add-ons in the backyard and start seeing them as smart, elegant answers to the way Australians actually want to live.

We’ve got so much underused space in our suburbs — big backyards, odd pockets of land, older homes crying out for a smaller companion. If councils can move past the idea that small equals scary, and we design these places with the same care we’d give a big architectural commission, small-scale living can slot into the mainstream beautifully and sustainably.

DMN: Presenters are discussing retrofitting existing homes for resilience.

From conversations with teams like Altereco Design, what practical strategies should designers and assessors be encouraging clients to prioritise in 2026?

Tim Ross: The future of housing resilience isn’t the futuristic stuff. It’s the bread-and-butter work that fixes the thermal envelope. Every designer I’ve spoken to comes back to the same three things: insulation, shading and airtightness. None of it is sexy, but all of it works.

The smart approach is helping clients understand that they don’t need to rebuild their whole house to get meaningful gains. Seal the gaps, shade the western sun, improve the roof insulation, streamline the ventilation and get rid of the last gas appliance. If designers can guide people to start at the envelope and work inward, the rest takes care of itself.

Tim Ross: Honestly, the living part seemed easy for most of them. The truly difficult bit was the red tape. People choosing tiny or off-grid homes often have to navigate rules written for a completely different way of living. An energy system that works brilliantly can suddenly be held up by an insurance clause from the 1990s. Composting toilets that meet every environmental test still get bogged down in outdated approvals.

For designers, it’s a reminder that you’re not just creating a building. You’re guiding people through a system. The more designers understand that system, the better they can help clients avoid the pitfalls and keep their projects moving.

DMN: Slow Lane focuses on connection, place and community. How can designers and assessors integrate those values when creating compact, high-performance homes in denser or climate-sensitive environments?

Tim Ross: It starts with paying attention to the story of the place. Every site has a personality — the light, the wind, the neighbours, the way the street works — and compact homes thrive when they tap into that rather than ignoring it. If you let the local conditions guide the design, the home feels generous even if the footprint is modest.

The real superpower is community. A small home becomes richer when it’s part of something bigger, whether that’s a shared garden, a well-designed street or even a cluster of like-minded neighbours. Designers and assessors can keep reminding clients that sustainability isn’t just technology or compliance. It’s how well a home supports the way people live together over time.

DMN: Thanks for your time, Tim. See you in Torquay in the New Year!

DMN: As someone who champions design culture, what barriers are stopping councils, builders and communities from embracing energyefficient small homes, and how can design professionals help shift perception and policy?

Tim Ross: There’s still a lingering belief in Australia that bigger equals better and smaller equals settling. It’s the Great Australian Dream with a measuring tape. Councils often worry about “overdevelopment” and some builders aren’t keen to change habits that have served them well for decades.

Designers can break through that by letting people experience small, high-performance homes firsthand. When someone walks into a beautifully resolved compact home that’s cool in summer, warm in winter and actually feels good to be in, the conversation changes instantly. Quality trumps floor area every time. Once communities start responding positively to these examples, councils and builders tend to follow.

DMN: The event includes lived-experience voices from tiny-house and off-grid living. What surprised you most about the challenges these residents face around compliance, energy systems or waste and water management?

Are Legal Costs Tax Deductible for Your Business?

By Paul Rojas, Partner, and Vivian Kan, Associate, Rostron Carlyle Rojas Lawyers Legal costs are an inevitable part of running a business in Australia, whether you’re negotiating leases, collecting debts, responding to ATO audits, or handling employment disputes. When it comes to tax, the key question is not simply whether the cost is “legal”, but rather its purpose, timing and character.

Australian tax law framework Australian tax law under section 8-1 of the Income Tax Assessment Act 1997 (Cth), allows deductions for losses and outgoings incurred in gaining or producing assessable income, unless they are: 1.

Capital in nature

2.

Private or domestic

3.

Specifically excluded (e.g. certain fines or penalties).

This general principle serves as the foundation for evaluating legal costs deductions.

Deductable (revenue) legal costs Expenses related to the day-to-day operations or directly connected to income-generating activities are generally deductible. Common examples include (but not limited to): 1.

Debt collection or contract enforcement

2.

Employment matters (e.g. workplace disputes, Fair Work claims)

3.

Tax disputes (e.g. ATO assessments or audits)

4.

Commercial leases (related to business premises)

5.

Ongoing regulatory compliance

The ATO’s Taxation rule TR 93/29 is about deductions allowable for ‘home office’ expenses. In particular, it explains, when an area of the home is considered to be a private study, when an area of the home is considered to be a place of business, what deductions are allowable in each case under section 8-1 of the income tax assessment Act 1997 (Cth) and how they should be calculated, and the deductibility of repairs under section 25-10. It also deals with the capital gains tax implications on the disposal of a main residence for which office expenses have been allowed.

Non-deductible (capital) legal costs (and key exceptions) As a general rule, legal expenses of a capital nature are not deductible under section 8-1. These are costs incurred to establish, acquire or protect enduring assets or long-term business structures.

Common examples include (but not limited to): 1.

Business establishment: incorporation costs, trust deeds, or goodwill acquisition

2.

Business acquisition or disposals: legal fees on share or asset purchase agreements

3.

Title or ownership disputes: litigation over land or significant business assets

4.

Corporation structuring: preparing shareholder agreements or long-term financing arrangements.

While not deductible under the general rule, several important exceptions exist: 1.

Start-up and business-related capital costs (section 40-880): certain start up legal costs (such as establishing a business entity or raising equity) may be deductible over five years, and small businesses may be entitled to an immediate deduction for eligible expenses.

2.

Borrowing expenses (section 25-25): legal fees directly connected with raising loan funds are specifically deductible, spread over the shorter of the loan term or five years.

3.

Lease document expenses (section 25-20): costs for preparing, registering or stamping a lease or related assignment/surrender are deductible where the property is or will be used to produce assessable income.

For other capital-type legal costs, deductibility is denied under section 8-1, but many such expenses may still be included in the cost base of an assessment for capital gains tax purposes (see sections 110-25 and 110-35). This means they can reduce taxable gains on a future disposal.

Case law guidance: the capital v revenue divide In the Herald and Weekly Times Ltd v Federal Commissioner of Taxation, legal expenses defending defamation actions were deductible as they formed part of ordinary newspaper operations.

In Magna Alloys & Research Pty Ltd v Federal Commissioner of Taxation, legal fees defending directions against criminal charges were deductible because they were incurred in the ordinary course of business.

In Hallstroms Pty Ltd v Federal Commissioner of Taxation, the High Court held that the test is the advantage sought, if protecting profits or current income, the costs is revenue, but defending or acquiring enduring rights is capital.

Practical tips Legal costs can be complex when it comes to tax deductibility. The following practical steps can help Australian businesses manage and maximise their tax position: For Australian businesses, legal costs intimately tied to operations, income productions or compliance are generally deductible under section 8-1. By contract, capital oriented legal expenditures are non-deductible but may offer capital gains tax benefits.

Who Designs Australia’s Homes?

A Balanced View

Recent commentary notes that fewer than 10% of Australian homes are designed by architects. The headline risks implying the remainder are “less designed”. That is simply not the case.

Building designers are qualified, regulated professionals who deliver a large share of Australia’s housing—particularly renovations, alterations and small-to-medium new builds. We work to the same National Construction Code, planning schemes and energy standards, carry professional obligations, and are accountable for health, safety and performance outcomes.

As the national association for building designers (and all built-environment professionals), Design Matters National sets and upholds standards through education, CPD, a code of ethics and peer engagement. We welcome robust discussion about quality—but it should be evidence-based, respectful and outcome-focused, not framed as one profession versus another.

Architects make a vital contribution to our built environment—especially on complex, public and culturally significant projects. Many of us collaborate daily with architects, sharing knowledge and lifting outcomes together. This is not a zero-sum profession.

Psychosocial Hazards: Why They Matter and How to Manage Them

What are psychosocial hazards?

In today’s evolving work environment, mental health and well-being are as critical as physical safety. For building designers and built environment professionals, the pressure to deliver innovative, sustainable solutions on tight timelines can create unique psychosocial risks. Understanding these hazards, and how to manage them, is essential for fostering healthy, productive workplaces.

• Role ambiguity – Unclear responsibilities, especially in multi-disciplinary projects.

Psychosocial hazards are aspects of work that can cause psychological harm, such as stress, anxiety, or burnout. Under Australia’s Work Health and Safety (WHS) laws, businesses must identify and manage these risks just as they would physical hazards. Common examples include: •

High job demands – Unrealistic deadlines, complex compliance requirements, and client expectations.

Creative roles also carry an emotional load, designers invest deeply in their work, making criticism or last-minute changes particularly stressful. For sole practitioners or small studios, isolation and financial uncertainty can amplify these risks.

Members celebrate at Design Matters National Awards parties in Perth and Melbourne Design Matters National’s 2025 Building Design Awards delivered two unforgettable celebrations of design excellence, community, and creativity— one on each coast.

Australia’s leading designers joined together to celebrate the Awards, announcing this year’s winners at West Coast and East Coast parties in Perth and Melbourne.

Over 300 guests flew in from NSW, Queensland, WA, SA, and Tasmania to attend the Awards which were the biggest gatherings of building designers in Australia in 2025.

The West Coast Awards in Perth set the tone with welcome drinks in the courtyard of Perth Zoo before MC Blake Williams took the stage, backed by live music from Gemini. CEO Danielle Johnston and Chair of the Board Peter Lombo opened the evening welcoming members, guests, and partners to the annual celebration.

The Perth program kicked off with the hotly contested Excellence Awards, followed by presentations of the James Hardie Award and the New Commercial Award. Part two of the ceremony recognised standout projects across alterations and additions, interior design, dual occupancy, rural, and

kitchen and bathroom categories. The third and final announcements honoured the region’s top new home designs, before revealing the major winners: Merge Design as West Coast Commercial Building Design of the Year, and Stack as West Coast Residential Building Design of the Year.

As the formalities concluded, the band struck up and the party began in earnest. The dance floor quickly filled, with celebrations carrying on until last drinks were called and the lights lifted at 11pm—closing a night that showcased both the strength and spirit of Western Australia’s building design community.

On the East Coast, Melbourne hosted the 2025 East Coast and National Building Design Awards in an historic wharf shed on the Yarra River’s south bank. MC and comedian Dave O’Neill brought his trademark energy, while keynote speaker Stefan Preuss, Associate Victorian Government Architect, inspired the room with reflections on design leadership and future-ready urban environments. New Chair Jason Holmes officially welcomed guests before a riverside welcome reception, three-course dinner, and live-musicled festivities set the stage for the highly anticipated awards.

The east coast winners were announced at pace, with honours spanning emerging designers, excellence awards, commercial and residential categories. MacKinnon Design was named East Coast Residential Building Design of the Year, while placeformspace took out the East Coast Commercial title. The night then crescendoed with the National Awards: placeformspace claimed the 2025 National Commercial Building Design of the Year for its Fox Friday Richmond project, and Stack secured the National Residential Building Design of the Year with Pickled Goose—rounding out a year that firmly cemented the calibre and creativity of Australia’s leading building designers.

A Week of Inspiration: DMN’s New Zealand Study Tour Shines

By Adrian Smithwick, Building Designer & Energy Efficiency Assessor, Peter Jackson Design There’s something uniquely satisfying about seeing an idea evolve into reality. Twelve months ago, Danielle and I began discussing an alternative to the traditional two-week, long-haul international architectural study tour. We imagined something more accessible: a shorter, focused experience centred on a single city or region, offering high value without the extensive travel.

That seed of an idea grew into our New Zealand study tour, which came to life this October.

We opened the tour with welcome drinks in the hotel bar before heading to dinner nearby—an easy, enjoyable way to meet our group of 20 colleagues and set the tone for the week ahead.

Tuesday began with a private walking tour led by Ludo Campbell-Reid, the urban design champion whose vision helped sculpt modern Auckland. His guided exploration of three revitalised districts offered rich insight into planning and regeneration, a truly inspiring start. A fine dining lunch followed with special guests Sir Bob Harvey and Pam Ford, both long-time collaborators of Ludo and key contributors to the Auckland we see today.

Our afternoon took us to Long Bay, where DMN major sponsor James Hardie hosted a tour through the master planned community showcasing diverse housing and materials. The day concluded with a traditional Marae visit, complete with a welcoming ceremony, dance and storytelling. We were privileged to be joined by Te Ari Prendergast, architect of the Marae’s main building, who shared the cultural and design significance of the space. A traditional Hangi dinner rounded out an unforgettable evening.

Wednesday opened with a private commercial architecture tour of the Britomart Precinct, hosted by Philip Negus of AWS sister company APL. Highlights included the extraordinary ‘Homeground’ building, where Nicholas Stevens of Stevens Lawson Architects walked us through the project’s social mission and architectural ambitions. At the Levy Building, Adam Mercer detailed the sensitive conservation and adaptive reuse of a heritagelisted former tea house.

Our final Britomart experience was an unscripted, highly engaging 90-minute exploration led by Dajian Tai of Cheshire Architects, covering everything from the historic Chief Post Office to the Britomart Hotel and Commercial Bay. After lunch at Canting, we headed to the Courtyard House by Guy Tarrant—a masterclass in responding to a challenging site with clever planning, solar design and inventive detailing.

That evening, six of us visited the immersive “All Blacks Experience” at SkyCity. Despite not being a rugby devotee, I found it genuinely captivating— and being nominated team captain for our simulated run onto the field made it even more memorable. The Haka, performed via full-scale projection, was nothing short of spine-tingling.

Thursday started with an early ferry ride to Waiheke Island. There, we were fortunate to tour two remarkable homes: Cowes Bay House by Cheshire Architects and Cliff House by Herbst Architects. Hearing directly from the designers while standing inside their work was a rare privilege. A relaxed lunch at Wild Estate Winery and an exhilarating zipline ride across vineyards and forest completed the day—despite my dislike of heights, I volunteered to go first to ensure I didn’t back out. I’m glad I did.

Friday saw us join ADNZ’s architectural day tour, travelling alongside 40 New Zealand colleagues. Lively conversations covered everything from planning hurdles to the state of the NZ construction market. We visited Moroki Apartments, a build-to-rent community with a strong focus on sustainability and cultural connection; the iconic Bunker House at Piha Beach, which challenges every expectation of a “beach house”; and Clark House in Muriwai

by Architecture 27, framed perfectly by vast ocean views. The day wrapped up in a Kingsland sports bar with food, drinks and a comedy set—plus an impromptu stroll around Eden Park discovered just behind the venue.

Saturday offered a leisurely start before our visit to “339,” the home of architect Dave Strachan. Concealed from the busy road by an enclosed courtyard entry, the house blends solar passive design, acoustic considerations and thoughtful privacy strategies. Dave then generously gave us a tour of his nearby office and workshop—a fascinating insight into a practice willing to custom-build components to achieve design intent.

The afternoon was ours to explore: markets in the city square, a scooter ride along the waterfront, and a few souvenirs (including Kiwi Poo chocolate for the kids). Our farewell dinner at Metita, in a private dining room with dedicated service, was the perfect celebration of a successful week—a warm final chapter before most of us flew home the following day.

Looking back, the New Zealand study tour was an exceptional blend of architectural discovery, cultural immersion and genuine camaraderie.

Access to every designer whose work we visited made the experience uniquely enriching, and the group’s enthusiasm and good humour carried through each day.

A special acknowledgment must go to Danielle Johnston, whose dedication made the tour possible. Her persistence in reaching out to architects across the Tasman secured extraordinary access, and her organisation, hospitality and on-the-ground care—right down to coffees, snacks and logistics— ensured the week ran seamlessly. Measuring the success of city design, one footstep at a time

As part of the recent Design Matters National NZ Study Tour, I had the privilege of guiding a group of Australian design leaders and energy efficiency certifiers through the heart of Tamaki Makaurau - Auckland, a city that, just two decades ago, was widely regarded as a cautionary tale of car dependency, fragmented governance and disconnected public life.

Today, Auckland tells a very different story.

“He aha te mea nui o te ao? He tāngata, he tāngata, he tāngata” translates to “What is the most important thing in the world? It is people, it is people, it is people”.

The walking tour followed a simple narrative arc: crisis, challenge, decision, delivery, outcome. From the regeneration of the waterfront and the restitching of the city centre through shared spaces and public realm upgrades That shift unlocked everything that followed. and active transport and frequent bus network adaptations, to the City Rail Link and the transformation of Auckland’s Transit led future and Queen On the tour, we explored: Street’s pedestrian renaissance, Auckland’s journey is not one of quick fixes or aesthetic upgrades. Instead, it is the result of sustained political courage, • How temporary interventions became permanent civic assets design-led thinking and long-term investment in public life.

• How street reallocation reshaped economic confidence and pride What makes Auckland such a powerful learning laboratory is not that it avoided mistakes, it didn’t, but that it was willing to confront them directly.

• How integrated transport investment changed land-use behaviour For much of the early 2000s, the city was defined by sprawl, traffic congestion, a hollowed-out city centre and a disconnected waterfront. It was a city that had been designed for rush hour traffic. The turning point came when urban design, transport and economic strategy were finally aligned around a single idea: that people, not vehicles, would define the future of the city. A Maori proverb sums this approach up beautifully.

And how political leadership sustained reform across election cycles

The conversation continued beyond the streets themselves. Over lunch at the Sofitel’s La Marée restaurant, the group was joined by Sir Bob Harvey, former Chair of Waterfront Auckland, and Pam Ford, General Manager of Auckland’s Economic Development Office. Their reflections added a rare governance-layer perspective to the day, speaking candidly about the political courage, institutional reform and long-term discipline that underpinned Auckland’s transformation. It was a powerful reminder that successful urban change is as much about leadership, trust and sustained decision-making as it is about design and infrastructure.

For participants, this was not a technical exercise in planning controls. It was a live demonstration of how clear narrative, long term thinking, courageous governance and disciplined delivery over consecutive political cycles can change the trajectory of a city. Never perfect but progress nonetheless.

One of the most rewarding aspects of the tour was seeing how these lessons landed with the group. As Melinda Ryan reflected after the day: “Ludo shared the story behind Auckland’s evolution, its challenges, its bold decisions, and the unwavering vision that shaped it. The way he articulated the city’s journey from concept to implementation, and then connected that to the tangible outcomes visible today, was genuinely inspiring.”

Another attendee, Vanda Correia, described the experience this way: “I walked away not only inspired but deeply impressed by the breadth of Ludo’s global experience and the impact of his work in shaping Auckland and other major cities.”

What these reflections capture is not just the success of Auckland itself, but the power of storytelling as a professional tool.

Cities do not change through diagrams alone. They change when technical rigour is paired with a compelling narrative that politicians, professionals and the public can all understand and commit to.

For Design Matters National members, the tour reinforced a central truth of contemporary practice: urban design today sits at the intersection of politics, economics, climate response, health and community wellbeing. The broader design profession’s opportunity, and responsibility, is not simply to design better places, but to help shape the institutional conditions that allow great places to emerge and endure.

As Australian cities now grapple with density, transport reform, cost-of-living pressures and the need for climate-resilient urban form, Auckland’s experience offers both encouragement and caution. Transformation is absolutely possible, but only when vision is matched with governance, and aspiration with delivery. Vision without a budget is an hallucination and budget without vision is a waste.

The conversation that unfolded across the streets, laneways and waterfront of Auckland will continue well beyond this tour.

And that, ultimately, is the real measure of its success.

Streets, Stories, and Skylines: DMN Study Tour Explores Auckland with AWS/APL

Levy Building Next up was the Levy Building, presented by Adam Mercer (Mercer and Mercer). Many of us were struck by the building’s layered history: a 1930s Art Deco refurbishment, a WWII-era YWCA refuge, and now a revived heritage commercial space that blends original fabric with contemporary use. Adam led us through the internal stairwell — peeling paint, worn tiles, timber fittings and all — showing how careful restoration can preserve authenticity without freezing a building in time. It was a terrific example of Auckland’s waterfront story told through adaptive reuse.

Auckland has a knack for packing big ideas into a tight, walkable footprint.

On the recent AWS/APL study tour with Design Matters National (DMN), our group covered the CBD on foot, following a compact loop of projects Britomart Precinct and Hotel Britomart shaping the city’s architecture and everyday life. Hosted by Philip Negus Our final stop was the Britomart precinct with Dajian Tai (Cheshire (APL New Zealand) in partnership with AWS Australia, the tour paired Architects), whose practice has guided much of the precinct’s master standout buildings with an even better format: each stop was presented planning. Dajian unpacked the area’s evolution — from early proposals on site by the project’s lead architect. Hearing the thinking behind the to the long game of aligning culture, commerce, transport, and public work, while standing in it, made the day feel less like a tour and more like life. Auckland Study Tour: Whānau in the Making

Twenty enthusiastic souls signed up to explore Aotearoa.

Little did they expect to leave connected as a whānau with beautiful memories of shared experiences.

We began by drifting into the Hilton, bags rolling across the quiet floor, each of us arriving with our own reasons for seeking inspiration— designers, educators, a town planner, a developer, a builder, and a scattering of beautifully curious minds.

At Bellini Bar, glasses lifted, Kia ora loosened the air— a soft greeting that untied the first knots of unfamiliarity.

Saint Alice welcomed us next, a rooftop glowing above the harbour, where the water shimmered like an opening chapter we were all stepping into.

Morning made travellers of us again.

With Ludo we walked the city’s veins, learning how Auckland breathes, how its streets hold stories, how liveability is crafted, not by luck.

Lunch at La Marée folded us together at a long table, with the honour of Sir Bob’s company.

Then the Marae— Te Māhurehure, where the pōwhiri gathered us in, Karakia grounding us, Waiata rising through the rafters until we were no longer visitors, but embraced into whānau by the aroha humming in every gesture.

On Britomart’s pathways, we traced textures of timber and steel.

Home Ground showed us how architecture can cradle healing.

Exploring Design, Culture and Connections: Reflections from the DMN NZ Study Tour

Taking part in the Design Matters National Study Tour in Auckland was a fantastic, enriched experience, offering an exceptional blend of architectural insight, cultural immersion and professional connections. Beyond the tour itself, it also provided a valuable platform for Weathertex to engage with specifiers, designers and industry leaders in a meaningful way, gathering insights, promoting our sustainable cladding and gaining feedback that continue to shape how we support the design community.

The tour officially started with a vibrant introduction to Auckland’s evolving urban fabric through a guided walk led by Ludo Campbell-Reid, renowned urban designer and former Head of Design for Auckland Council. Ludo provided a compelling narrative on the city’s transformation and the critical role of people-centred design in shaping resilient, inclusive urban environments. His passion, depth of knowledge and charismatic storytelling set an inspiring tone for the days ahead. We had a wonderful opportunity to connect over lunch with Pam Ford from Auckland Unlimited and Sir Bob Harvey, former Mayor of Waitākere City and long-time advocate for creative and sustainable urban development. Their insights into Auckland’s economic direction and cultural identity added meaningful context to the built projects we would explore throughout the tour.

We immersed in a cultural experience at Taumataokupe, where we were welcomed with a traditional hangi dinner and a powerful haka performance, followed by an engaging discussion with local hosts and a Māori architect.

This experience highlighted the deep connection between culture, community and architecture - a reminder that meaningful design is grounded in place, history and people.

The tour was well organised by Design Matters National, with special thanks to Danielle Johnston for her warmth, professionalism and seamless coordination.

Equally memorable were the opportunities to connect with the Auckland ADNZ team and spend time with New Zealand members, whose openness and enthusiasm added great richness to the experience. A spirited afternoon of ziplining at EcoZip Adventures on Waiheke Island brought a touch of adventure to the tour, showcasing the natural beauty that so strongly informs the region’s architectural approach.
