President’s Message

Welcome to the 2013 Queensland Building Design Awards delightful magazine, which showcases the finest building designs in Queensland during the past year. The Building Designers Association of Queensland (BDAQ), is proud to present all the finalists and winners from this our 22nd presentation of these elite awards. The awards have been a large part of our history since their inception in 1992. During the past 22 years there have been many phenomenal winners and this year is no exception. BDAQ members have forged an enviable reputation throughout Australia for innovation, technique, and excellence. This year’s winners and finalists are from all over Queensland and exhibit the marvellous skills of our members, and their contribution to the building design industry. With many Building Designers struggling for financial survival in an industry devastated by the recent economic climate, the resilience and talents of Queensland Building Designers have never been more apparent. Categories include new houses and renovations in size and price ranges, commercial and industrial projects, multi-residential and special feature categories. Never before have the categories of affordable housing and environmental sustainability been more desirable.

The 2013 Premier Award has been awarded to a finalist in the New Homes category. The project utilised construction methods not common in residential projects including off form concrete (inside and out) and structural steel and concrete to achieve dramatic floor and roof cantilevers. To create a sense of lightness to the design, large format glazing was also employed. This coastal home features distinct public and private spaces. These were created by stepping the building down the site with spaces cascading at half levels. This is also a great example of a sustainable design. Vegetation and trees were kept where possible. Trees that were removed were cut and stored for future use in the wood burning combustion fireplace. Vegetation removed for construction was mulched and distributed across the bottom half of the site. With amazing Pacific Ocean, views this home definitely stands out and is a worthy winner of the Premier Award. I hope you enjoy the remarkable designs in this year’s magazine and join us in recognising the incredible gifts of Queensland’s BSA-licensed Building Designers. Congratulations to every award winner and finalist.

Callaghan Residence This home is defined by clearly articulated shapes, the rectangular white master ensuite box, flanked by the off form concrete ground floor ensuites, in a symmetrical composition, capped by the feature polycarbonate awning. Winner NeW HOMeS uP TO 250M²

Secombe Residence This home is designed as a lightweight, low impact residence reflecting post-modern style with “funky” signatures and interesting spaces. It is located on a difficult sloping and rocky site. The design is a perfect response to the spectacular site where expansive glazing punched into the walls was used to achieve the design brief of capturing extensive views of nearby coastline and tropical islands along with accompanying sea breezes. The perfectly selected colour scheme of basalt and granite rock makes sure the home blends with the natural setting. Winner NeW HOMeS 251 TO 350M²

The Lakehouse This design creates an affordable and sustainable home perfect for a growing family, an entertainer’s delight and a home office. A selection of different building materials that complemented each other was used to showcase building design to business clients. The water views to the north were easily accommodated by situating the office, kitchen, deck and master bedroom at the front of the house. The deck has been recessed and protected from predominant Southeast winter drizzle and freezing winters to allow year round use. The seven star house achieved a HIA GreenSmart accreditation. Winner NeW HOMeS 351 TO 450M²

Triangular House The shape of the house is remarkable with its angles not only creating interest externally but the lines are carried throughout the internals giving maximum visual impact. It has been designed to result in a creative and interesting holiday home in the Whitsunday Aviation estate. upon entry an open timber staircase extends over a tranquil pond, with river pebbles, that flows back to the pool and landscaped area. This divides the house between living and sleeping areas giving an immense feeling of internal space. A combination of blockwork and steel framed construction improved the stability of the house to suit the cyclone rating for the area. Local materials were sourced where possible to minimise the logistics to the isolated location.

Winner AFFORDABLe HOuSING – NeW HOMeS LeSS THAN $1100/M2 CONTRACT PRICe

Pebble Beach Drive The house includes four bedrooms plus study, an open plan living area and a media room plus a two car garage with golf cart accommodation as the site backs onto a golf course. It was built to a strict budget. The living and alfresco areas are located in the north-east corner of the block. This area is the best location to capture the south and north easterly breezes and morning sunlight. Living and meals areas open up to the alfresco through stacker sliding doors creating a seamless interaction between the indoors and outdoors. The front facade is a mix of render, Stria cladding and face brick. The multiple stepped front walls allow feature wall finishes highlighting the standard face brick.

Winner AFFORDABLe HOuSING – NeW HOMeS $1101 TO $1400/M² CONTRACT PRICe

McCann Residence A connection between this home and the surrounding landscaping has been created through the design which makes a striking statement from the street. Its bright white facade and garage with concealed door mean that the streetscape is enhanced. The open space in the home’s main living hub is simply stunning opening out to a covered alfresco area and lap pool. With lime washed ply ceiling, open doors and bush backdrop this home boasts a coastal ambience. Its chic design and quality build really is the epitome of beach side living. The building takes advantage of a northern orientation, achieving clerestory glazing and natural light to the key living areas.

Mobbs Renovation The new oversized galley style kitchen with central table creates a space which has been maximised to accommodate a great lifestyle. The design integrates high end energy efficient appliances to the new kitchen. A new garage and entry has been created along with a connection to the outdoors. A new shaded deck provides much needed outdoor living space which links to the refurbished kitchen, living and dining areas through bi-fold doors. Neutral tones and dark high gloss tile flooring give a sense of contrast to the overall space. Warmth was added by using timber bi-fold doors and hardwood decking. Pool Pavilion This renovated pool area includes a new two storey pool pavilion incorporating space for a pool table, wet bar with refrigeration, a built in BBQ, decking area and recreation. The whole space is based on open plan design and large bi-fold doors to welcome the outside in. Good use of a variety of materials ensures that an interesting and aesthetically pleasing building resulted. This is a modern indoor/ outdoor entirely functional living space made for entertaining and recreation for family and friends.

Reynolds Residence What started as an average Queensland Gable tucked onto a narrow site in the middle of one of the oldest areas in Toowoomba has been transformed into a private urban oasis. The new extension included utilities, living, kitchen and dining areas as well as a new master bedroom complete with a walk in robe and ensuite. It has created space for a family. The centrepiece is the protected northern courtyard directly adjacent to the kitchen. The sloped skillion roof and large openings between the kitchen and outdoor living areas seamlessly connect the interior and exterior spaces. Joint Winner ReSIDeNTIAL ALTeRATIONS/ADDITIONS MORe THAN $600,000

Firth Residence The transformation of this worn out multiple gabled Queenslander that was small, pokey and did not suit the family way of life or take advantage of the extensive city views to the south was remarkable. It remains of traditional character to suit the surrounding homes but has been redesigned to become a large family home with space to grow. It has cleverly zoned interiors and outdoor living space that overlooks a nature reserve to the rear of the property. The kitchen, which is the hub of the home, is connected to the dining area, the covered deck to the north and the eating terrace to the east. Kennelly Residence A holiday rental in its former life, this house has been transformed into a generous multi-level holiday home for the entire family. The low maintenance home features clean contemporary lines with an emphasis on product and material durability. A laser cut screen detail is a feature of the mid level landing that provides access and a link between the three levels. The upstairs living area that features raked ceilings, maximised views, and extensive natural light and ventilation creates a welcoming meeting point. The minimalist streamlined kitchen is in white palettes with timber panel accents and feature lighting above the island bench. Winner MuLTI-ReSIDeNTIAL PROJeCTS uP TO 6 DWeLLING uNITS

Grosvenor Apartments The design solution for this project created three distinctive residences, each appealing to different buyers. The units all address the significant views of the city, Storey Bridge, Hamilton Harbour, and surrounding suburbs, but only available from a third storey. The problem posed by the town plan restricting development to two storeys and 8.5 metres height was overcome by creating a rooftop deck for units 1 and 2 and by burying the ground floor of unit 3 to an extent where a third level could be added. The design and material selection reflects quality and makes a statement. All three units were sold within weeks of coming on to the market.

Ivy Lane A selection of low maintenance aesthetically pleasing materials for the facades to give a warm friendly feeling to the gated community is a feature of this development. The colour palette also helps to accentuate the overall feel that the client was trying to achieve. The units are appealing to everyone due to the combination of traditional roof lines mixed with modern products and colours both inside and out. A well-presented unit development that has met the client’s expectations and budget has proven to be popular with the majority of being sold either prior to or not long after completion. A big selling point was the bright open spaces that characterise the units.

‘Monterey’ Apartments The design featuring two separate buildings allowed excellent vehicular and pedestrian access to and within the site. It also allowed all units to have a street frontage aspect and for the pool to be positioned clear of the basements. The buildings feature extensive roof terraces for the four penthouse units, each having direct access from internal to the units. They have large basements incorporating extra cars and storage areas and direct lift access to the units. Voids to access areas provide natural light to the rear of middle units and simple building forms create an aesthetically pleasing outcome. Winner PeTeR MODINI MeMORIAL AWARD FOR COMMeRCIAL BuILDINGS

Office Tenancy This studio and commercial development was proposed on a vacant lot on Newmarket Street, Windsor. It incorporates well designed architectural features to ensure a visually and aesthetically pleasing gateway to the Windsor area. Internally and externally the complex achieves a contemporary and sophisticated design combining high quality finishes and detailing throughout with a strong emphasis on space and natural light. The architectural outcome is a landmark building that would enhance the long term value of the property. Tilling Timber Headquarters The warehouse distribution centre and state office for a major structural timber supplier includes 6,500 square metres of open bay warehouse and 10,000 square metres hardstand area. The complex has high level surveillance over the entire site and has been carefully planned to effectively isolate heavy transport, staff and visitor car parking and forklift movement to ensure maximum safety throughout. A fire engineering solution was required to link the five open warehouse bays with an eight metre wide awning. The awning provides weather protection for the open warehouse. Winner PuBLIC BuILDINGS AND SPeCIAL STRuCTuReS

Church of Christ, Toowoomba North The central foyer area features an expansive glass facade on the northern side which fills this space with an abundance of natural light. The foyer is the central entry point leading to the worship area on the right, function and meeting rooms on the left and flows out onto outdoor recreational area on the north side. The building presents as a modern style building with well-balanced scale and aesthetic appeal. The layout of the building provides for exceptional linking and interaction of the spaces whilst still being able to be used independently. Winner COMMeRCIAL INTeRIORS

Office Building, Maroochydore This project included renovation of an existing building previously designed by the same designer. In addition the owner had purchased an adjoining block with a view to extending the building. The completed project doubles the gross floor area of the building even though the additional site area is only half the area of the original. The striking central main foyer creates flexibility in use of the tenancies and provides an aesthetic feature. The exterior is enhanced through articulated facades and effective shading devices. The outcome is an enhanced building presence expanding on the original building’s reputation

Affordable Sustainable Display Home The house has the appearance of a conventional project home but with hidden environmental features. It is a sustainable home suited to mainstream buyers which was launched at Sustainable House Day 2012. This home is designed to encourage other builders to do similar projects. It was easy to construct and manage, and is healthy for families. It was designed for the tropics achieving a 9.5 star energy rating. The many sustainable features make this a low operational cost family home with minimal power cost while remaining cool even in tropical summers.

Winner SuSTAINABLe BuILDING DeSIGN - COMMeRCIAL BuILDINGS

Maleny Community Centre Refurbishment This project has developed a visionary design to support the Maleny community for the next 100 years. The new covered colonnade, piazza and park with local artwork have enlivened Maleny’s streetscape. New commercial shops and offices have provided income to ensure long term viability of the centre. The Visitor Centre was designed as self-funding business and is thriving by selling event and venue tickets and local goods. The Blackall Range Wood Carvers worked over 1500 man hours to create the stunning four metre high entry doors which depict a Maleny rainforest scene hand carved in local Red Cedar. The two storey sky lit atrium foyer opens directly onto the footpath, inviting people into the building and up the stairs.

Botanica Circuit This five bedroom home blends into the surrounding bush and suits the sloping block. The design incorporates three separate pods. each living area was carefully linked creating a semi u-shape residence allowing for a comfortable, indoor and outdoor flow to the alfresco and pool area through large twin stacker doors. This ensured privacy and quiet ambience and offered the beautiful setting of a bush backdrop, largely screening out the western sun. The home is open and airy, with lots of light. It looks different from others in the street and is protected from the busy roadway. The designer was asked to create an open planned and spacious living environment that could be enjoyed by a small family with older children, while still delivering a comfortable and connected feel when the children are away. The home is a perfect response to the brief and worked with the added complications caused by its role of replacing a flood damaged home previously occupied by the family. This meant that new flood levels were taken into account, the footprint was limited by utilising an existing slab and footings and working within a budget restricted to the insurance settlement.

This beach house was designed to perfectly fit the Queensland climate. It was worked with 600m² sloping site to showcase cased home designs that can be sustainable even on sites with significant slope. The energy efficient design features incorporated into the home focus on giving endless years of pleasure to the user while having a low impact on the environment. The home has an open feel and a breezy design based on the Traditional Queenslander ethos of air flow rather than a cold climate closed envelope design requiring mechanical cooling, heating and ventilation.

The indoor and outdoor living areas are perfectly integrated in this modern, two storey home which has a heavy focus on sustainability and the use of recycled material. To achieve an energy efficient result, the design features appropriate orientation, selected energy efficient lighting, earthwool insulation and louvre windows perfectly placed to maximise natural cross- ventilation. Thermal mass in the form of charcoal coloured core-filled honed blocks are placed to absorb warmth from the winter sun to naturally warm the home in the cool of the night. extensive recycled timber completes the sustainable features of the home.

This is a modern style home with character and personality, taking full advantage of the city views and the prevailing summer breeze. It complements the slope of the land whilst maximising floor area of a home designed for entertaining while using cost effective materials. The design ensures a strong street presence with a wide frontage and the garage at the rear of the property under the upper level to get away from the standard panel-lift door at the front of the home. An open plan style with high windows makes the living and veranda area a very inviting place to sit and relax while enjoying the views and breeze.

This is a distinctive design for a home which incorporates a hair salon with powder room. It also includes good indoor and outdoor living areas. These comprise of kids retreat, theatre room, large patio entertaining area, two bathrooms and five bedrooms. efficient use of space ensures that the design meets the clients brief in an affordable home. The cool, tropical feel suits the relaxed North Queensland lifestyle and a unique design to suit the creative flair of the owners. extensive use of louvers captures breezes to enhance cooling and natural air flow to minimise the need for artificial cooling in the tropical climate.

A connection between this home and the surrounding landscaping has been created through the design which makes a striking statement from the street. Its bright white facade and garage with concealed door mean that the streetscape is enhanced. The open space in the home’s main living hub is simply stunning opening out to a covered alfresco area and lap pool. With lime washed ply ceiling, open doors and bush backdrop this home boasts a coastal ambience. Its chic design and quality build really is the epitome of beach side living. The building takes advantage of a northern orientation, achieving clerestory glazing and natural light to the key living areas.

This two storey contemporary residence has three bedrooms plus study, double lock up garage and open plan living/dining/ kitchen with a separate living area all on a very small block. The kitchen needed to be a central part of the design and act as a gathering place. The design sets itself apart from the surrounding contemporary styles of architecture but also is sympathetic to the existing material palette so that uniformity can still exist within the estate. The design makes the most of water views that appear towards the eastern and northern aspects.

Modern colours and mixed external finishes with dominant James Hardie cladding products have resulted in this home full of design ideas and principles which have fulfilled the needs and desires of the client. It is a modern family home that makes the most of views and is environmentally friendly. The top level was designed for quality time for the whole family with an open area including dining, kitchen and family room with seamless connection to the balcony which becomes the feature of the house. The result is a great looking and functional home over three levels on small corner block.

This grand residence positioned in a developing beachside community caters for the needs of an expanding family. It captures the ocean views from living areas. All living areas are north facing to capture breezes and maximise ocean views while the raised entrance provides a sense of grandeur and also functionality by breaking length of staircases. The split level design allows privacy and separation of living zones. Panoramic ocean views are showcased by a corner window feature in main bedroom and large bi-fold doors that merge the interior/exterior spaces of the upper deck.

The clients required a home with four bedrooms with separate parent and teenager retreats, as well as a separate lounge for cosy winters, an office and a large deck/ entertainment area. The result is a distinctive pavilion style home with centrally positioned common areas linked majestically by glass walkways to the teenagers and parents retreats. The home was built on a slight ridge on a large property allowing the best orientation for the summer breezes and to capture the best views. This is a luxury home that is also practical and low maintenance as well as brilliantly liveable.

This was the first house in Brisbane to achieve the 9.5m height above ground level, as defined in the Brisbane City Plan 2000. It achieved the requirements of site orientation, topographic issues, subterranean services as well as the Character Code requirements for houses located within a DCP and the January 2011 Flood event. The requirements actually contribute to a unique design resolution for this functional family home. The design provided functionality, creative use of space with feature walls, alcoves, niches and strategically located dropped ceilings to define spaces within an open plan environment.

The main roof is a simple skillion that has been raised to its maximum height and combines with the minimum boundary setbacks to create a three dimensional building envelope complying with Town Planning requirements in which the entire building resides. A six metre fall away from the street dominated the initial design process, and a split level option was adopted, with the garage and entry being as close as possible to street level. The contemporary design with a modern facade is a perfect haven for a family and allows for exciting views of the city skyline.

This majestic property is situated on the banks of a picturesque lagoon and views over the water are a key element in the design. A sense of grandeur has been achieved through an open plan design where the internal spaciousness reflects the panoramic views of the exterior. Spaciousness and a feeling of relaxed luxury to complement the unique surroundings of this acreage property have been achieved through good design. A separate ‘wing’ was created as a guest retreat on the far side of the deck. The two-way bathroom services both the retreat and deck areas.

The front of the house has spaces over multiple levels, both externally and internally, allowing the house to coincide with the natural contours of the site and adjoining sites. This not only reduces earthworks, but also separates the spaces and the use of the spaces. The ground floor living area is dominated by a two storey void which faces north. Large windows allow light and concnection to the exterior, while privacy from the neighbouring house, which cannot be seen either the ground or first floors, is maintained. The rear of the ground floor living space has two floor to ceiling cavity sliding stacking doors which connect the inside with the external entertaining and pool areas.

The home is set on a raised platform to be level with the levee bank to ensure that occupants and visitors have a full appreciation of the view over the MacIntyre River to the south. The home has four bedrooms including a guest suite, living areas and study along with a gym area and gentlemen’s lounge and outdoor entertaining area. The design suits the local climate and includes insulation, orientation and natural light and ventilation as well as energy efficient appliances. This home is a country style homestead with a modern touch and high quality fittings and finishes.

This resort style pavilion home with a grand entry takes full advantage of its large site. The pavilions are arranged symmetrically to create a sense of space and functional zoning for a large family with young children. The beautiful views to the front of the block have been incorporated into the design by the position of the main living area, main bedroom and the alfresco areas. The luxurious master bedroom has a large ensuite with his and her walk-in robes. A built in kitchen and pizza oven make the massive alfresco area perfect for family gatherings and entertaining.

The clients’ brief asked for Tuscan inspired home with a complementary interior. Key traditional elements such as the roof tiles, columns, arches and rafter tails are incorporated into the design and the interior reflects the earthy textures and colours familiar with the Tuscan style whilst maintaining modern amenity. A courtyard was used to let light into the internal areas and to promote breezes flowing through the house and the courtyard added to the Tuscan feel of the house. The internal courtyard features a Banksia tree which when mature, will provide shade and respite from the summer sun.

This two storey home with basement car park and cellar has a modern feel and makes the most of water views. The first floor open plan kitchen, dining and living area integrates with the large alfresco area making for perfect indoor/outdoor living and functional entertaining or just family recreation. Four bedrooms including the large master suite that enjoys great water views are located on the second floor. The client was impressed with the outcome which met all the requirements of the brief.

The location of the site along with great views, large shed and a pineapple farm, created the idea of “The Modern Homestead”. It is a place that satisfies all the criteria for everyday living, entertaining and a relaxed atmosphere while achieving a luxury feel. The open plan kitchen, dining and living area opening onto the large alfresco with barbeque station and bar provide for relaxed living and entertaining. The prevailing breezes are captured in summer by extra large sliding doors in the living areas and flow through the home using the wide passageway.

Wygani House is an affordable contemporary residence of lightweight construction, especially designed for the owner who is permanently disabled. The specification of the property blends in well with the surrounding bush and riverside location being efficient in functionality with no wasted space with ample room for growth and would easily currently cater for a family. There are three double bedrooms with the master having a walk in robe and ensuite wet-room for easy wheelchair access and a sliding door leading onto the private timber deck. The other two bedrooms have built in robes. The modern designer family bathroom also has good wheelchair access.

An efficient design was achieved through eliminating the wasted space and hallways. The hallways were replaced by alcoves as room entry points. No two bedrooms are adjacent on the plan. This ensures privacy for all family members. An almost completely open plan design has been achieved in the social living spaces. The use of raked ceilings that flow through to patio spaces gives a sense of spaciousness while providing additional cooling features. The designer has created a distinct design with a rural look for a home which showcases the beauty of its surrounds.

All sills were recessed flush with the inside floor. The extension includes timber louvres for privacy and cross flow ventilation. This also creates a ‘solid’ corner for furnishing, as space is tight and openness is required. New high flush walls were painted white to brighten the area and reflect light. The design ensured that minimum demolition was required in achieving a maximum result.

The renovation project is part of a major rejuvenation of a tired 90’s home. The original layout was a rabbit warren of halls, angles and mistakes and the finishes, which were a prime example of the use of cheap fittings and poor workmanship, required a major overhaul. The tired and out-dated kitchen was demolished. The resulting innovative use of the existing space created a spacious and modern kitchen which is user friendly. The project meant erasing the old layout incorporating moving structural walls, removing and replacing entire floor space, re-plumbing and re-wiring the zone, re-waterproofing and re-bedding the new layout, working in with the existing window locations.

To increase rental yield and asset evaluation on minimal budget, it was determined that a modern transformation would deliver the best property value increase over a traditional extension. For a modern, updated look creating a point of difference over neighbouring properties a skillion roof was used to create unique shapes with the home’s exterior. A smaller pitched skillion roofline forms a covered walkway providing a clear weather proof path to the entry and softens the vertical angle of the carport roof support, privacy screening was used to shield cars against elements and improve security. The result is improved liveability with the introduction of more natural light to living areas.

The client wanted to update and extend their existing residence and modernise the external and internal appearance while keeping in character with the existing home with a new study, lounge, computer nook, defined entry and porch with separate guest bedroom, rumpus, bath and alfresco area. The main extension to the residence has been constructed on slab with matching floor heights to provide a sense that it has always been there. The alfresco and rumpus pod has then been constructed on elevated stumps and timber floor to hide the existing rainwater tank.

The existing home had only two bedrooms and the owner’s required extra space and accommodation for family when they visited. They also wanted to integrate their home better into the existing vegetation. The house is entered via a separate towered entry. The spacious foyer not only has a high louvered system of ventilation that allows hot air to escape. entry to the secluded bedroom and ensuite, situated in the northeast corner of the house, is via the series of connecting rooms or via an external balcony on the north. The foyer provides entry to the renovated dining and kitchen and opposite to a living room and sunken family room complete with fireplace.

The existing Queenslander was raised, built in underneath and an additional bedroom and bathroom were included on both upper and ground floors of the home. A key component of the design was to retain the classic Queenslander look. The old kitchen was demolished and repositioned at rear of the home with an 1800mm servery timber bi-fold window extending out to the rear deck. Walls were removed and new openings positioned so that natural light and flow-through breezes rejuvenated the interior. To keep the Queenslander feel, the original VJs, cornices, picture rails and lead light windows retained.

The property was severely damaged during the cyclone Yasi. The extensive damage included all exterior masonry block perimeter walls which meant a rebuild from the slab up was required. The design included a new layout taking into consideration the qualities of the site. The central interior space contains kitchen and living using a central axis with an opposite axis for opening alignment to ensure good crossventilation and natural airflow enhanced by the use of louvre windows and large openings. The new home is designed for the modern cyclone rating and energy efficiency controls.

The renovations to include a self-contained, long stay guest area, a better protected deck which is more accessible from the kitchen and a rumpus room near the pool with a bathroom. The existing building was contemporary and situated in a character area and with the front yard taken up with a drive and carport and an existing pool to the rear, position for extensions was restricted. The extension includes a guest wing and private balcony on the upper floor and rumpus room and generous bathroom to service the pool on the lower level. This was connected to the main house via a stair link.

The client required an extension with more living area, music room, more bedrooms, lap pool, separate study, decent bathrooms and ensuite and gourmet kitchen all in an open plan design with good natural ventilation. The result is a complete transformation with a rear addition providing all the requirements plus a viewing deck over raised pool. The existing house has also been renovated for guest, study, music room and undercroft and huge garage. The whole building is naturally ventilated using remote controlled awning windows making air-conditioning largely redundant.

This is contemporary renovation that blends seamlessly between new and old spaces. Rejuvenation of the Queenslander look included detailing and use of traditional construction methods, using casement windows and tongue and groove timber features. energy efficiency strategies of capturing breezes and orientation on the block were employed to maximise the efficiency of design. An independent living area including wet bar was incorporated into the lower level and included a kitchenette, laundry and bedrooms. The resulting design included all modern conveniences while respecting and restoring the home to its former glory.

entertaining areas with feature pools are focal points of this duplex providing a lot of fun for kids. No fencing was provided between dwellings to give feeling or large open space and it works because they are occupied by siblings and their families. Light wall colours externally with feature cladding, window hoods, and full height feature blades contribute to modern living appearance that attracts young families. Cross flow ventilation has been achieved with appropriate positioning of windows. Smart use of space and good layout ideas have contributed to achieving the desired outcome for two families who wanted to share a same block of land.

These cabins act as stages from which to view the mountains and spectacular outdoor setting. Floor to ceiling glass walls designed around a simple grid of steel portal frames effectively merge inside and outside spaces. Concealed blackout blinds transform the open glass pavilion into a private retreat. Like the interior, exterior detailing seeks to simplify the appearance. Gutters are concealed, balustrades are simple and transparent, and columns are subtly articulated. ‘Glass on Glasshouse’ cabins have proved popular with visitors and have been rewarded with titles of “Best B & B” and “Most Romantic Property.”

The six two bedroom units were designed for the climate including energy efficiency, good relationship between indoor and outdoor living areas and natural light and ventilation. The units have energy efficiency ratings ranging from 6.0 to 7.2 stars. All external walls and the ceiling have been well insulated and each unit is plumbed to a central rainwater tank to minimise water usage. The use of double hung and sliding windows and stacker sliding doors ensure the units are naturally well lit and ventilated. All living areas face north to achieve optimum orientation.

These units are to be rented out for long term income not sold off for short term profit so basic, durable construction materials that have long will term durability, ease of maintenance and proven performance against impact damage in high wind (cyclone) events have been used. An uncomplicated open plan living area predominates, with kitchen, laundry space and bathroom positioned centrally between the living area and the bedrooms at the rear. The buildings present a coherent, co-ordinated presence to the street with mono-sloped roofing sections and columns that mirror each other across a future central boundary.

The development incorporates townhouses with a mix of duplex, triplex and quad designs over two and three stories that maximise solar aspect, natural environmental aspects and create a cohesive built environment. By using the natural topography of the site, multiple townhouse design outcomes were achieved which offered owners a broad range of style, layout and view. All were designed to maximise the best solar aspect whilst taking advantage of the internal site and city views. The townhouses all incorporate open living spaces that spill onto outdoor entertaining areas to take advantage of the views.

This premises was designed to complement the existing streetscape and set a benchmark for future development in surrounding area. Being a narrow site, challenge was to design a building that had character and street appeal adequately addresses parking and access issues. Internal polished timber stairs lead from the reception to the upper meeting room. The stairs were designed to create a standout feature balanced by square glass panels staggered up the wall around the stairs. The two buildings complement each other to create a quality development.

This project included renovation of and existing building previously designed by the same designer. In addition the owner had purchased an adjoining block with a view to extending the building. The completed project doubles the gross floor area of the building even though the additional site area is only half the area of the original. The striking central main foyer creates flexibility in use of the tenancies and provides an aesthetic feature. The exterior is enhanced through articulated facades and effective shading devices. The outcome is an enhanced building presence expanding on the original building’s reputation.

A stand-alone showroom with up to 20 cars internal display capacity, sales desk for four to five salespersons, reception and waiting areas, management offices, boardroom, new car delivery room, customer lounge and amenities and staff facilities are housed in this impressive building. Significant external vehicle display, elements comply with Lexus International Standards. The showroom design has produced one of the largest Lexus showrooms in Australia.

The building materials were selected for thermal properties, aesthetics and long life in service and the existing structures are now insulated to assist internal temperature control. The internal colours and materials enhance and invigorate the new working environment and reflect the community as a whole. externally the existing brickwork has been painted to change the original ‘red brick box’ appearance and to provide some similarity to the adjacent buildings.

The development includes 48 rooms (Melati), restaurants, bars, swimming pool, childcare centre, conference rooms, wedding chapel, day spa, meditation areas and a private guest zone to accommodate the owners with four separate guest suites with a private swimming pool and entertainment pavilion.

The building houses reception, showroom and offices to the front and the warehouse to the rear. The whole building appears to be one rather than an office attached to a warehouse. The building is a true example of sustainability and alternative energy sources with 5kW solar delivering over 80% of its production into the grid system. A wind turbine is also installed. The workspaces are all well-lit and ventilated with louvres used extensively and air-conditioning not necessary.

The design preserved the exterior of the iconic building but completely renewed the interior. The result is a total re-cycling of a one hundred and eight year old building into a thriving Rural Supplies business headquarters and distribution centre whilst maintaining the building’s original character and features.

A new, impressive reception area and waiting lounge has been created. A new five metre long purpose designed reception counter with scratch proof glass top has been incorporated. An area previously used for storage has been transformed into an attractive and comfortable call-centre and a new storage area with full height racking has been developed. Fully detailed cabinetry designed to be functional yet deliberately bold, with recessed lolly tray as a fun focal and discussion point has been included.

The building is in character with the existing school buildings which used a traditional block veneer and suspended slab construction style. A series of interlinking operable walls were designed to transform eight general learning areas into one large multi-functional space when required. Careful consideration had to be put into the structure to accommodate the system. The designer worked closely with the structural steel consultant to ensure that the steel portal frames became a part of the design. Angular designs and appearance grade finishes to the steel allowed it to become a standout feature of the building.

Herberton Historic Village- Bridge Designer: Max Slade Max Slade Building Design Phone: (07) 4091 2099 Email: maxslade@bigpond.net.au A unique pedestrian bridge that utilises and features local materials, personnel and history was designed for the Herberton Historic Village. It was designed to use local timber and materials and replicate the construction principles of a bygone era. The pylons are based on the original tin miner’s pulley gig and metalwork was designed by a local blacksmith who works regularly at the village. Deck units were fabricated onsite with local timbers and then lifted directly into place. The project provided a unique experience for all trades involved and an exciting project for the apprentice carpenter on site

This project has developed a visionary design to support the Maleny community for the next 100 years. The new covered colonnade, piazza and park with local artwork have enlivened Maleny’s streetscape. New commercial shops and offices have provided income to ensure long term viability of the centre. The Visitor Centre was designed as self-funding business and is thriving by selling event and venue tickets and local goods. The Blackall Range Wood Carvers worked over 1500 man hours to create the stunning four metre high entry doors which depict a Maleny rainforest scene hand carved in local Red Cedar. The two storey sky lit atrium foyer opens directly onto the footpath, inviting people into the building and up the stairs.

The brief for the new Service Centre involved the design for a brand new facility on an existing car sales site. The centre was to be a stand-alone facility. The ground floor required a half-a-storey step between the administration areas and the workshop. This allowed vehicular access into the workshop from the rear. The spacious staff facilities and training room are on the upper level above the reception/ administration zones. A key component is the natural light and ventilation brought into the workshop reducing the need for ongoing artificial lighting and ventilation requirements.

The furniture was carefully selected to be light weight and movable, with a combination of upright and recline ability. Health care fabrics were used to upholster furniture and much consideration was given to selecting material that would perform well but reflect the qualities expected to be found in a private residence rather than typically used in health care spaces. A traditional aesthetic, and classic architectural detailing was carefully incorporated throughout the building.

At the entry of this residence a grand timber spiral staircase takes pride of place with full height void and windows looking out to the tropical garden. New Guinea Rosewood doors and windows are used throughout to enhance the warmth of the house and set the scene for the resort theme. Spotted gum flooring gives the richness of colour needed to tie all of the timber colours together within the house. The kitchen back wall is fully integrated and flows into the living room, separated by a frameless picture window looking into a feature Zen garden with a Bonsai tree as the focal point.

The front of this house has spaces over multiple levels, both externally and internally, allowing the building to correspond with the natural contours of the site and adjoining sites. The multiple levels at the front of the house allow single level areas, with common use, at the rear of the house. Dining, family, kitchen, outdoor entertaining, and pool areas are all at the same level as the backyard, which has had no excavation. The ground floor living area is dominated by a two storey void which faces north. High/low windows allow light and connection to the exterior, whilst providing privacy from the neighbouring house.

The interior design brief for this home was to distinguish the interior design with the exterior by creating a warm comfortable neo-classical interior to contrast the clean modern lines of the external fabric of the residence. The interior selections combine to formulate a sense of grandeur and timeless elegance. The planning provided functionality, creative use of space for feature walls, alcoves, niches and strategically located dropped ceilings to define certain spaces. The warm palette of the two key elements American Oak Timber flooring and Maron Scurro Marble provided the basis for the interior design colour scheme.

The six two bedroom units were designed for the climate including energy efficiency, good relationship between indoor and outdoor living areas and natural light and ventilation. The units have energy efficiency ratings ranging from 6.0 to 7.2 stars. All external walls and the ceiling have been well insulated and each unit is plumbed to a central rainwater tank to minimise water usage. The use of double hung and sliding windows and stacker sliding doors ensure the units are naturally well lit and ventilated. All living areas face north to achieve optimum orientation.

These cabins act as stages from which to view the mountains and spectacular outdoor setting. Floor to ceiling glass walls designed around a simple grid of steel portal frames effectively merge inside and outside spaces. Concealed blackout blinds transform the open glass pavilion into a private retreat. Like the interior, exterior detailing seeks to simplify the appearance. Gutters are concealed, balustrades are simple and transparent, and columns are subtly articulated. ‘Glass on Glasshouse’ cabins have proved popular with visitors and have been rewarded with titles of “Best B & B” and “Most Romantic Property.”

The home is set on a raised platform to be level with the levee bank to ensure that occupants and visitors have a full appreciation of the view over the MacIntyre River to the south. The home has four bedrooms including a guest suite, living areas and study along with a gym area and gentlemen’s lounge and outdoor entertaining area. The design suits the local climate and includes insulation, orientation and natural light and ventilation as well as energy efficient appliances. This home is a country style homestead with a modern touch and high quality fittings and finishes.

The clients required a home with four bedrooms with separate parent and teenager retreats, as well as a separate lounge for cosy winters, an office and a large deck/ entertainment area. The result is a distinctive pavilion style home with centrally positioned common areas linked majestically by glass walkways to the teenagers and parents retreats. The home was built on a slight ridge on a large property allowing the best orientation for the summer breezes and to capture the best views. This is a luxury home that is also practical and low maintenance as well as brilliantly liveable.

This is a modern style home with character and personality, taking full advantage of the city views and the prevailing summer breeze. It complements the slope of the land whilst maximising floor area of a home designed for entertaining while using cost effective materials. The design ensures a strong street presence with a wide frontage and the garage at the rear of the property under the upper level to get away from the standard panel-lift door at the front of the home. An open plan style with high windows makes the living and veranda area a very inviting place to sit and relax while enjoying the views and breeze.
