How sellers save money with roof cert Question: Dear Kari, I just received a great offer on my home for sale.

My home passed all the inspections except the roof. The roof is only 12 years old. The buyers are saying that there is a roof leaking and they want a whole roof. I told the buyers in the beginning that this is not a new home. It's a 34-year-old property.

Now the buyers and I are at an impasse. Any suggestions would be greatly appreciated.

Answer: Sounds like you're in a sticky situation, however, a roof certification may be the answer to what's troubling you and the buyers.

This common situation is often debated depending on if you are on the buyer’s side or the seller’s side of the home purchase.

However, a roof certification can be a solution for both sides. From the seller’s view, even if one could afford a new roof a common point may be, “Why should I give the buyers a new roof? My home is not new, so let the buyer put the new roof on." On the other side of the coin, from the buyer’s point of view, they may be thinking, "We are totally maxed out with all the closing costs, so why should we accept an old, leaky roof?"

the home with a new roof because that is the condition of the current market or whatever their reasons are. However, there is a solution to this problem that doesn't require the seller to shell out thousands for a new roof. This is referred to as a roof certification and typically will satisfy the buyers and buyer's lenders requirements for the condition of the roof prior to the loan funding. During the process of obtaining a roof certification the roof will be inspected by the roof certifier. The roof certifier goes through a complete checklist specifically in the following areas: • Condition of the roof and age • Ridges and caps • Condition of drains, downspouts and gutters • Flashing around roof pipes, chimneys, vents, valleys, etc.

In the event work is required, work must be done before certification will be issued. A written estimate of any necessary work will be created and will require a signature from the party paying for

During the process of roof certification, the roof will be inspected by the roof certifier., who will go through a complete checklist of areas, including condition and age of roof, gutters, chimneys, and more. the work. The 3 main factors lenders consider Buying a new home is an exciting milestone.

While finding the right home is essentia l, t he mo s t i mp or t a nt s t ep toward homeownership is making sure you're ready to apply for a home loan.

Applying for a mortgage is not something people do every day, so it's natura l to have questions.

There are several factors that help determine a loan decision, along with strategies you can follow to help position yourself for the best loan at the best rates.

A ngela Patterson, Va n d e r b i l t Mo r t g a g e director of Credit and Credit Services, explains the three factors that have the biggest influence on any loan decision.

Credit Your credit is a critical factor for lenders making a loan decision. They will learn more about your credit history and credit score by pulling a credit report.

A credit report shows how well an applicant has repaid any loan or credit obligation. Usually lenders look at the most recent pay history and look for debts with a high balance.

While score is important and will most likely have an impact on the interest rate offered, the detailed pay history plays a significant role in whether an

applicant is approved or declined.

Does this mean if you have a past blemish on your credit you will be denied a home loan? Not necessa rily. There a re ma ny fac tor s lender s consider.

"It is very important to our team to call ever y applicant," says Patterson.

"Our customers are more than just a credit score. We want to understand their journey and provide the financing program that best fits their situation."

Income and debts Determining your ability to repay the debt on t i m e e a c h m ont h i s impor ta nt to a lender when making a loan decision. A debt-to-income ratio, or DTI, is one of the tools lenders use to determine your ability to pay.

Two things need to be calculated to know this percent: monthly income and the existing credit obligat ions t hat a re pa id monthly.

Lenders typically use verified gross monthly income, your pay before taxes, when determining an ability to repay. Gross monthly income includes a p a y c he c k f r om a n employer, plus any money you may receive in government aid, child support or pensions.

Quick and simple ways to make a front door pop Visitors’ impressions of a home are often dictated by the home’s entryway. Just as one may judge a book by its cover, the same can be said about the impression that a front door and entryway can create, regardless of how accurate that impression is.

Making certain changes to an entry way can go a long way toward improving curb appeal.

Entryways also can set the scene for a home’s interior. Whether one chooses to be classic or bold, modern or traditional, there are various ways to quickly transform a home’s entryway.

Bold front door color: Color can dramatically enhance an entryway. Painting an existing

door or replacing it with a more vivid option can do the trick. The DIY Network says certain colors stand out as favorites. These include turquoise, yellow, red, indigo, orange, and black. The door color should complement the other shades of the home, such as those on siding and trim.

Custom walkway : Guide guests right to the front door with an attractive (and safe) walkway. Stamped concrete or decorative paver blocks may fit the bill. This walkway can extend to the street or to the driveway.

Contain plants: Landscaping around the entryway should be neat and well-tended. Overgrown plants or shrubbery may give off

an air of neglect. Container plants and carefully curated shrubs can create a neat and inviting aura.

Highlight the address: Make sure the home can be found easily with bold and decorative house numbers. Consider two different address signs: one illuminated and easily viewed from the curb, and another closer to the front door.

Inspectors disagree over water heater code Dear Barry: The home we are buying is brand new and was just approved by the city inspector. To be on the safe side, we hired a home inspector for a detailed review. He advised a plumbing repair for the water heater, but the city building inspector disagrees with him. The water heater is installed in the garage, and the discharge pipe terminates about a foot above the floor. The home inspector says this pipe should terminate outside the building, according to code. The city inspector says the code allows the pipe to “terminate at other approved locations,” and he says this can include the garage floor. He also said the garage floor is acceptable because it is sloped to promote drainage toward the driveway. Whose opinion is right?

Dear Larry: This is one of many code requirements that give r ise to debate a mong bu i ld ing of f icia ls a nd home i nspectors, a nd there isvalidity to both points of view. An essential thing to keep in mind is that the plumbing codes and building codes are def i ne d a s m i n i mu m standards.

The discharge pipe on the water heater is connected to the temperature-pressure relief valve.

The purpose of the relief valve is to release steam and hot water if the fixture shou ld ever overheat.

Before relief valves became a requirement in the 1960’s, an overheated water heater could literally explode.

When the relief valve sends hot water through the discharge pipe, it is i mpor t a nt t hat it be expelled where moisture damage is unlikely to occur. With this purpose is mind, t he locat ion of choice is outside the building. However, the plumbing code allows the pipe to “ter m i nate at ot her approved locations,” and many building officials agree that the garage floor is an acceptable location for this purpose.

If you consider the intent of the code, which is to prevent moisture damage to the building and to persona l proper t y, “ot her approved loc at ion s” should be places where water damage is as unlikely as it would be if the pipe
