Question: Dear Kari, My husba nd just received a job transfer to another state. We have the means to rent out our current home while buying a home in our new area. This is quite the quandary for us as we never thought of being in the rental business. We have friends that have made out quite well w it h t heir proper t ies.

Could you please offer s ome a d v ic e on t h i s topic?

Answer: Thank you for your fantastic question. I would first like to applaud both of you for not making a hasty decision. Renting out your home is a good option if there’s a chance you’ll want to live in your h om e a g a i n a t s om e poi nt i n t he f ut u re.

T h i n k i ng t h roug h t he pros and cons of renting versus selling can be a daunting task yet profitable i n t he long r u n.

Deciding to keep your home while renting it out verses selling and moving on can be quite the q u a n d a r y. O w n i n g a rental property has the ex pectat ion of a longter m i ncome sou rce along with continuing to build up on the home’s equity. However, taking t he role of a la nd lord comes with some heav y responsibilities.

Let's look at some factors to consider: • A re c u r rent home pr ices on t he upw a rd swing?

• Consideration of the local market conditions for the needs of rental homes.

• W hat is t he goi ng monthly rental rate for homes like yours?

• W hat’s your home’s condition?

• Will you be able to cover the mortgage if you are unable to rent it out?

• Will you be able to pay for a l l t he proper t y ’s u p k e e p a n d maintenance?

• Can you manage the property or are you going to pay a ma nagement company?

• A re you w i l l i ng to rent t hroug h a n agent and at what costs?

• Along with the mortgage payment there will also be propert y ta xes, additional homeowners’ i n s u r a n c e a n d ot h e r m i s c e l l a n e o u s expenses.

• Issues such as repairs, replacements, surprises, such as a new hot water

heater, chimney repairs, appl ia nces i n need of replacement and all other ongoing maintenance need to be considered.

• After a tenant leaves, there are typically costs such as interior pa inting, over a l l clea n i ng, carpet repair or carpet cleaning all add to the expense of the transaction.

• Advertising and weeding through all the rental applications, rental histor y a nd bac k g r ou nd checks on tena nts ca n add to t he ex penses incurred.

• Can you afford a mishap such as the tenants not pay ing t he rent on time?

• Know all the tenant's r ig ht s a long w it h t he renting restrictions and the owner disclosures.

• There is a chance that t he tenants may cause damage to your home.

• Being a landlord can be time consuming and an emotionally draining ordeal.

• How do you go about ev ict i ng a tena nt who fails to pay and what are t he possible lega l fees involved?

Ready for snow and ice?

Are you ready if a blizzard hits tomorrow? While smaller snowstorms certainly create a level of frustration for homeowners, large storms require preparation to stay safe and comfortable. Families don't want to be caught off guard in the event of a large snowstorm. A loss of power can reduce your access to water, food and light. Homeowner worried about shallow foundation Dear Barry: I'm worried about my house. Last week, I was told the foundation violates the building code because it doesn’t extend deep enoug h i nto t he ground. If the building department finds out, I'm afraid they'll make me build a new foundation.

What do you think I should do?

Mike Dear Mike: Mu n ic ipa l bu i ld i ng departments are typically not in the business of policing the legal conformity of existing buildings.

Their primary function is to enforce code compliance in new construction, additions, alterations, and demolition work.

Budgeta r y const ra ints and limited personnel le ave t hem w it h fe w resources for much else, let alone the oversight of established homes.

Exceptions sometimes arise when complaints are made by neighbors. For example, someone might notify the building department when a non-permitted addition blocks their view; or blatant safety violations involving electrical wiring, gas piping, or a fau lt y ch i m ney m ig ht ra ise concer na mong observant persons living nearby. It is unlikely, however, that a shallow foundation would offend or even attract the attention

The fact is, non-complying conditions of one kind or another can be found in nearly all homes. That is one of the reasons homebuyers hire home inspectors. For your local building departments to exercise this level of discovery would require a bureaucrac y t he si ze of t he Pentagon, with massive taxation to provide requisite funding.

Unless you have evidence of settlement, such as la rge cracks in t he building or doors and w indows out of a lignment, your shallow foundation is unlikely to be a serious problem. However, when you eventually sell t he propert y, you w ill need to disclose this cond it ion to prospec t ive buyers.

Saving heat during the cold snaps

Brrrrr... It’s cold out there! If you’re wondering how high your energy bill will be while tr ying to keep warm this winter, perhaps a few of these tips will help you find some Ways To Save your heat.

The average household spends $ 250 a yea r on heat i ng water. Check the temperature on your water heater. Keeping it at 120 degrees or less will help save you some green. A nd, while you are checking on the temper at u re, br i ng s ome insulation with you and wrap that heater up!

You c a n save about two percent of your heating bill for each degree that you lower the thermostat (if the turndown lasts a good part of the day or night). Turning down the thermostat from 70 degrees to 65 degrees, for example, saves about 10 percent. What do you keep your thermostat at?

overnight and during the day while away. During the evening, when everyone is home, we set it at 64 degrees and/or light a fire.

By sealing holes around pipes, w iring, vents or recessed l ig ht s w it h spray foam or caulk, you can save up to 10 percent of your a nnua l energ y bill. If you have access to under your home or your attic, get in there and make sure pipes are sealed up coming into and out of your home, as well as

checking interior connections.

Be sure your ceiling fans are running in a clockwise direction during the winter. You can tell if your fan is running clockwise by standing under it and looking up at it. Once you know it is running clockwise, run it at a low speed.

This will bring the warm air from the ceiling down towards you.

For those of you who are using portable heaters, here is a safety tip for you.

Keep a three-foot buffer zone around your portable space heater at all time to prevent fires and , never leave your heater unattended while you’re sleeping or away from home.
