3 ways to prepare for any weather event No matter where you live, the weather can be unpredictable any time of year. Storms can disrupt your family's routine, but a little preparation can mean reducing the stress that unexpected weat her events ca n cause. Preparing for storms or other weather conditions just takes a few practical, proactive steps that can save you time, money and give you peace of mind.

Prep your family.

Make sure everybody in the family is equipped with everyone's phone numbers (not just on phones), in case batteries go dead or service is inaccessible.

Create a practical plan for what to do if school buses are delayed or canceled, or if Mom and Dad can't get home from work on time. Designate safe places for everyone to go or meet in the neighborhood during a weather emergency. Make sure older children who may be home alone know where to find emergency supplies such as f lashlights if the power goes out before parents can get home, so they feel confident about handling any unexpected situation.

A generator is a good investment for extreme weather condition. Also recommended is checking tire pressure frequently.

Prep your car.

Invest in the best tires, and ensure that they're in tip-top condition to protect you and your family during icy or snowy weather. Check your tire pressure to make sure the PSI is at optimal levels recommended by your vehicle's manufacturer, since tire pressure can decrease a round 1 PSI per ever y 10 degrees the temperature goes down. Make sure you have a

good spare tire. Keep your vehicle gassed up when temperatures are colder, to prevent gas line freezing, and make sure you're caught up on maintenance such as oil changes, safety inspections and manufacturer recalls. Make room in your trunk for emergency supplies like jumper cables, a first-aid kit, blankets and a safety flare, in case you are stuck in your car for any length of time.

5 tips for combining households when you say ‘I do’ Getting married means a whole lot of changes, not the least of which could be moving to a new house or apartment. W hether you're getting a brandnew place for the both of you or one of you is shifting all your earthly possession s to joi n you r spouse, it's a good idea to take proactive steps to make crossing that new threshold a little easier.

Here are a few tips for taking some of the stress out of moving day - for both of you.

Declutter.

Before mov i ng, go t h roug h you r possessions, as individuals and then as a team. Even if you're moving to a larger space, it's better to start fresh with items you know you like or need, and it w i l l save you mov i ng things you don't really want to keep. After you've each d isca rded old, unused or disliked items, take inventor y of common household items to see if you have duplicates.

Do you both have toasters, blenders, a full set of silverware? Decide as a team which of them you prefer. If the other is still in good shape, donate, recycle, or if too old and damaged, discard.

Plan ahead to save.

Whether one of you is moving or you both are, you can save a lot of mon-

ey by doing t he move yourself. It's remarkably easy to rent a truck, and you don't need a commercia l license. Driv ing a moving truck isn't difficult, but it is different from driv ing a car. Be careful to use your mirrors to nav igate turns, avoid sudden lane changes or stops and make sure to allow extra time. Plan ahead by reserving your truck at least two weeks in advance.

Pack smart.

Not h i ng hu r ts more than moving your prized possessions, only to find them damaged when you arrive at your new digs.

Your best bet is to pick up sturdy boxes, strong tape and bubble wrap at your truck rental store so that you know everything you pack will arrive at your new home in the same condition as when you packed it. You can also get labels to use on your boxes so you k now which items belong in the kitchen, the bathroom or the bedroom.

Be space conscious.

You'll need about 150 cubic feet of space for the furnishings of each room in your current home. In other words, a 12-­or 16-­ foot rental truck should accommodate the contents of most small apartments or condos. When loading a moving truck,

Which comes first: the ring or the house?

A s Cupid a i ms h is a r r o w a t t he 14t h of Febr ua r y, some of my clients are asking a very good question: “Should I get that beautiful Ti f fa ny r i ng or put a n offer in on that sweet litt le cot tage ? ” W hat comes first?

Here’s the thing…

It’s pretty easy to buy jewelry. It is a lot harder to find a home you can afford.

My advice: Buy a modest ring and put your full attention on buying that cute cottage.

W hile “t he ring” is a beautiful symbol of your commitment, it pales in comparison to the benefits of home ownership.

But, don’t k id you rsel f. You r f ia ncée w i l l never forget his deal. Be smart. DO NOT suggest it if you are not willing to follow-through.

Once you have addressed the ring issue, you need to take another look at your finances a nd a sk t he quest ion : “how do people manage to buy their first home?”

T he secret… put a plan in place and stick t o it . He r e a r e s om e ideas to get you started.

1. Look at your Cash flow and make a realistic budget.

How much are you and your beloved able to cobble together at the end of the month? Take that amount and add in your rent. That will give you a very rough idea of a realistic mortgage payment. Or use a percentage like 25% of your wages/ income. While it may be painful cutting out those delicious trips to your favorite Bristol, your budget is your priority!

2. How much do you have in savings?

This is a very big question. If the answer is zero, your job is two fold.

First, you need to figure out a way to generate additional income. Go for that promotion. Find a second job. Or start an internet business. Second, aim to save as much as possible at

least 10 percent ever y month.

3. Is there anyone who can “gift” uou a down payment?

O ver t he yea rs, I’ve worked with a number of buyers who were given t he dow n pay ment for their home by their parents or relatives as an early inheritance. This has a lot of benefits. It allows the “kids” to use their inheritance without having to deal with probate or navigate disputes that can arise from the division of the estate.

While jewelry can be a strong statement of love, a deeper statement can be saving toward a home.

4. Get creative!

In the late 1970’s, GFCI protection became mandatory for outlets in bathrooms, building exteriors, beneath buildings, and near pools and spas. In the early 80's, garage outlets were added to the list. For a home built in 1984, those would be the applicable standards. In the late 80's, requirements were expanded to include all outlets within six feet of a kitchen sink, and in the

mid 90's, GFCI rules began to include sinks at wetbars and laundries. At that time, kitchen outlets further than six feet from the sink were also added to the list.

If the outlets in your home comply with older requirements, upgrading to current GFCI standards is strongly advised. After a ll, electrica l safet y is more important than rigid legal compliance.

Lorne Dear Lorne: Anti-siphon sprinkler valves are a form of backf low protection for your water supply. Their purpose is to prevent contaminated water from flowing back into the plumbing system in your home. The absence of anti-siphon valves indicates that your

i r r igat ion system was installed by someone who lacked adequate plumbing knowledge.

The irrigation pipes in your yard retain standing water when the systemis not in use. This water can become stagnant, harboring bacteria and other micro-organisms. It is also possible for fertilizers and weed killers to drain back into open lawn sprink lers. In t he event of back-siphonage, non-potable water in the irrigation system could pollutethe potable water sup-

ply. For this reason, the Uniform Plumbing Code requires that all irrigation lines be equipped with anti-backflow protection.

These should be installed by a licensed plumber or landscaping contractor.

It is also required to have anti-backf low fittings on hose faucets, but these often turn out to be a troublesome nuisance.
