Attic access violates garage firewall

Dear Barry: We want to use our attic for add it iona l storage space and were planning to install a folding ladder in the garage ceiling for access. This seemed like a good idea until a home inspector told us that a folding ladder may violate the firewall between our garage and home. Two of our neighbors a lready have folding ladders in their garages, so we're wondering if there is really a need for concern. What do you advise?

Jay Dear Jay: Built-in folding ladders have become popular as a convenient means of attic access, especially for storage space above garages.

T h e p a r t it ion w a l l between a house and an attached garage is typically rated for one-hour fire resistance, to slow the spread of a garage fire into the dwelling. If the garage attic and house attic are not also separated by a firewall, then the garage ceiling becomes part of t he f ire-resista nt construction.

The access cover on a folding ladder is usually a mere piece of ¼-inch plywood. When installed in a garage ceiling, this thin wooden membra ne replaces a portion of the f i re-resista nt d r y wa l l, t hereby compromising the fire separation.

One solution is to install a firewall in the attic, between the garage anddwelling. However, your local building department may approve other methods of correction, such as attaching fire-rated drywall to the cover on the folding ladder. Before proc e e d i ng , c on s u lt t he building official in your area to ensure compliance with applicable fire-safety standards.

Built-in folding ladders are a convenient means of attic access, especially for storage space above garages. But, they may violate firewall separations. my clothes dryer is causing two annoying problems. First, I'm tired of hav i ng to remove l i nt from the vent screen on my roof. At least once a month, I have to climb onto the roof to remove the lint. Second, there is a large water stain on my garage ceiling that often becomes wet when I run the dryer. Is this normal, and what can I do about it?

Dear Jim: These dryer vent problems are common, and for t u nately, t here a re some very simply solutions. Next time you climb onto the roof to clean out the vent screen, take the screen off and throw it a w a y. T h e U n i f o r m Mechanical Code specifically prohibits the use of screens on clothes dryer exhaust outlets. Screens on dryer vents inevitably become clogged with lint,

How to save your septic system While your septic system quietly works away, it can easily be forgotten. It can also be a mystery to people who are new to the Foothills and don’t understand how a septic system works or what they need to do keep it running smoothly.

If you have questions or concerns about your septic system, be sure to go to a professional. My recommendation is Navo and Son. They are local, very knowledgeable, reasonably priced and stand by their work. For detailed information on septic systems, go to www.navo.com.

There are several types of septic systems. For the sake of simplicity, I will focus on the standard system which basically consists of two tanks and a leach field.

If you use a garbage disposa l, pla n on hav ing your tank pumped a little more often due to the solid waste going into your system. It is recommended to not have a garbage disposal if you have a septic tank, but that isn’t always the case so be wise about what you put down

How cash-out refinancing can turn into a costly mistake After years of making reg ular mortgage payments, it feels good to watch your net wor t h make upward progress.

That's especially true if your house is also gaining va lue. With a grow ing amount of equity comes peace of mind, knowing you have the option of tapping into it when you want.

Whether it's time for a new roof or you need to consolidate debt, you may see a traditional cash-out mortgage refinance as the ideal tool to access the money you need. However, if you're considering a cash-out refi, you may be unaware of some of the pitfalls, or you may not know about the alternative solutions that might work in your financial favor.

With a cash-out refi, homeowners can borrow against the equity in their home by taking out a new mortgage loan. This new loan includes the original loan balance and the additional amount borrowed

against the equity.

"On the surface, a cashout refi loan appears to be the better option because these tend to have better interest rates compared to other types of loans, especially credit cards and per sona l loa n s," say s Wendy Harrington, chief marketing officer at Figure Technologies, a company that offers lending solut ions to homeow ners.

"However, these can end up cost ing more t ha n homeowners expect, and it's important to take time to understand what comes with the territory."

Harrington offers three things all homeowners need to consider before they opt for a cash-out refi loan: Interest rates are rising: After enjoying historical lows, mortgage interest rates have reached 5 percent, the highest in eight years, according to the Washington Post. With a cash-out refi, homeowners face trading their lower interest rate for a higher one.

Less convenient than other loan products: The application and approval process for a cash-out is any thing but efficient, thanks to time-consuming activities like property appraisals and in-person closings. In all, the loan process can ta ke anywhere from 30-60 days.

Additional fees: Bor rowers of ten don't realize that cash-out refis come with closing fees for such things as appraisals, title searches and credit reports, adding another layer of cost to the loan.

A smarter solution that can potentially spare borrowers thousands in interest cost, according to Harrington, is a home equity loan. Instead of starting over with a new mortgage, you'd simply take out a separate loan against the equity in your property. This option lets you keep your mortgage interest rate.

To make things more clear, here's a comparison of how the two loans could affect a homeowner like

A cash-out mortgage refinance is a good tool to access money. However, it does come with some drawbacks homeowners should consider. you.

Let's say you took out a $175,000 mor tgage si x years ago at 3.625 percent interest. A f ter ma k ing mont h ly pay ment s of $798, you r ba la nce is $153,365. Now you're looking to do some renovations and pay off some credit card debt, and you need to borrow $75,000.

With your home valued at $ 300,000, there's more than enough equity.

With a cash-out re-fi loan, you'd "reset" your mor t g a ge b a l a nc e at $228,365 with an interest rate of, say, 5.75 percent interest. That brings your mont h l y p a y me nt t o $1,333, but in 30 years, when the mortgage is paid off, total interest comes to $287,225 (that's the interest you paid on your origina l mor tgage a nd t he interest you'll pay with the refinanced loan).

With a $75,000 home equ it y loa n, you may receive a higher rate, but it applies to a much smaller loa n a mou nt . I f y ou secured a home equity loan at 9.0 percent APR,

your monthly payment for your mortgage and equity loan combined would be slightly higher at $1,559.

However, the term of your equity loan is 15 years, and your mortgage is still on track to being paid off in 24 years. In all, your total interest payments come to $174,238 (original mortgage plus home equity loan).

Bottom line: In this scenario, a home equity loan comes out as the better f ina ncia l decision, because not only are you finished paying six years earlier, you would save $112,987 in interest alone.

Why some sold homes come back on the market Question: Dear Kari, I have listed my home for sale with my Realtor that I have known for years. After we filed out the listing paper work, she made a comment that has stuck in my mind, which was that a great deal of sales fall out and the sellers must start all over again.

My question is what would the proper reasoning be of why my home sale might not go well and have a chance of falling apart?

Answer: When a buyer and seller make an agreement on a home sale, all parties are hopeful that everything goes well all the way to the closing table. Yet t here a re sometimes issues t hat may arise that can cause a home that is currently under purchase contract to come back on to the market. I would like to share with you some common reasons that a home sale may fail, such as the following: • Something on the home inspection report that spooks the buyers.

• Mold is discovered in the home.

• An unknown or undisclosed
