How does the Government shutdown affect real estate?

Over the last year we’ve seen the real estate market slow down. Houses that are mispriced or poorly presented are lingering.

As the government shut down continues, it has softened consumer confidence, slowing the market further.

According to Lawrence Yun, chief economist with the National Association of Realtors, “For ordinary Americans, the shutdown adds to economic uncertainty about their future,” B u y i n g a h om e i s a high-anxiety transaction, and by adding another complexity to it with possible delays in [the transaction], it hurts the economy and hurts consumers.”

But there is some good news. With the exception of USDA loa n s, most transactions should go smoot hly. In addition, you can be sure Realtors and Lenders are doing ever ything they can to facilitate the timely completion of your real estate transaction.

As to impact the gover n ment shutdow n i s hav i ng on rea l estate a c t i v i t y, h e r e i s a n overview.

1. Fanny Mae and Freddie Mac These agencies are not funded by the government. They are self-funded from proceeds of their loan related activ ities.

affect their ability to process loans. However, they do require verification of employment before they will approve a loan. If a federal worker or contractor’s employment cannot be verified by the lender, a n FH A loa n may be denied or delayed.

2. FHA/VA Loans The Federal Housing Agency (FH A) and t he Veteran’s Administration ( VA) a r e u s u a l l y not effected by government shutdow n s. F H A may have fewer workers which may delay loan processing. The VA is self funded a nd shou ld not be affected.

3. USDA Loans New USDA loans will not be processed during the shutdown. If you had one in process before the shut dow n, it may be delayed. If you were considering this type of loan, contact your lender and ask for alternative financing ideas.

4. Federal Flood Insurance This is not affected due to legislation that was

In most cases, Social Security Numbers have to be verified before a loan can be approved. This process has been impacted by the shutdown. If your lender cannot get verification of your social

Plastic houses Last week I heard a report on the radio that the plastic China has stopped accepting for recycling is now going to Malaysia. And, since Malaysia is not equipped to handle the amounts of plastic, it is being burned or buried. There are reports that by 2050, there will be more plastic in the ocean than fish.

When I was in Peru recently, I volunteered in Machu Picchu for four days working with the Park Rangers. On the last day, we filled 45 gunny sacks with plastic bottles we had pulled from the jungle. It was quite an accomplishment and an eye opener as to how long plastic will last. The jungle was growing over the trash we had discovered, engulfing it. We pulled trees that had rooted and huge snails and snakes that were calling the plastic pile home.

All plastic waste made me start to think: are there people out there using plastic to

buildhomes or do some kind of good with it? After all, it’s durable and there is plenty of it, right? Also, with the fires, floods and landslides, building supplies are in demand, causing prices to be higher than they may have been a year or so ago with traditional building maerials.

So using plastic may be an inexpensive way to build a home. With that thought i n my he ad, G oog le, YouTube and I spent an evening together investigating what people are doing when it comes to plastic and homes.

The one thing these companies have in common it seems is they shred the plastic, which seems to make it easier to work with.

These companies have one more thing in common: they are thinking of Ways to Save our environment. Are you considering building a new home? Groundwater f lows into the trench because the spaces between the rocks provide an unrestricted pat hway, as compared w it h compacted soil.A perforated drain pipe at the bottom of the trench conveys the water to alocation well away from buildings on the property.

To ensure that a French drain w ill continue to function for many years, it is essential to prevent sand and soil from filling the spaces between the rocks. Gradual intrusion of sediment can eventually impact a French drain so t hat it is no longer functiona l. This is the rea son for l i n i ng t he t r e n c h w i t h a c l ot h membrane.

If you build a French drain yourself, remember to use a cloth membrane specifically made for that

purpose. Drainage cloth is manufactured to withst a nd bu r i a l w it hout decomposi ng. Ot her types of material will have limited longevity.

As a final precaution, have your drainage problems professionally evaluated by a licensed geotechnical engineer before you install a French drain.
