I hate my real estate agent. What can I do?

You have been working with your Realtor, Jamie, for about six months, visiting open houses and scouring the internet for deals.

Finally, you are in escrow.

The worst part is over. Or so you think.

From spea k ing w it h knowledgeable friends, your Realtor and lots of reading on the internet, you feel confident that you have the knowledge and resources to sail through escrow.

What you may not have planned or anticipated happens…. After signing the deal, your Realtor doesn’t return your calls promptly. When you do talk, the conversation is vague and requires her to

check on the most basic details. This has you puzzled. She has faded from the bright advocate you met six months ago to a deal facilitator who is lackluster at best. What can be done to correct the situation and why does this happen?

There can be a number of reasons.

1. The Rea ltor may h ave s e ver a l e s c row s closing at once. Or there may be an exceptionally complicated escrow or deal participant that is monopolizing her time and energ y. Note: This may be a temporary issue that will correct itself.

2. If the Realtor is both t he list ing a nd selling agent, she may have to monitor her responses to a ny dea l-related question so t hat she is not favoring the seller or the buyer with information that would favor one side over the other.

3. Some Rea ltors are

great sales people but are dreadful when it comes to details.

4. For some reason, a per sona l it y cla sh ha s arisen between you and your Realtor. You talk but nothing gets done. You feel she isn’t listening to you or doesn’t care what you have to say.

This sounds distressing, but t here is good news.

If your Realtor works for an established broker age f i r m, t he best thing you can do is to contact t he ma nag i ng broker. Discuss the situa-

tion and ask the managing broker or their designee to handle the deal.

Remember, your agreement is with the brokerage firm and not the individual Realtor.

My advice is twofold: Before you get i nto a dea l, ta l k at leng t h to your Realtor. They need to understand your concerns a nd you need to understa nd t heir st yle and level of experience.

As you inter v iew Realtors, you’ll find the very best ones are great c om mu n ic ator s. T he y can talk and reason with the all interested parties in a deal: seller/ buyer/ lender/escrow of f icer/

vendor s. I n add it ion, they need to know and understand the mechanic s/paper work of rea l estate dea l a s wel l a s Ca l i for n ia Rea l Estate Law. Second ly, work w it h a n established brokerage f ir m in your a rea.

Ty p i c a l l y, t h e y h a v e valuable local resources and the legal and technical knowledge to do the job right the first time.

What's the best way to clean your my blinds?

Winter can be a good way to take care of items inside your home t hat need addressing. Betty wrote in wondering what the best way is to clean her plastic/vinyl blinds. First, I don’t have blinds, so my disclaimer is that I haven’t tried any of the methods I w ill be w riting about.

Howe ver, I d id some research and found several ways to clean blinds. I hope that one of them works for you, Betty!

The first method is to put a pair of rubber gloves on, eit her su rg ica l or household clea n i ng gloves, then put a sock over the glove, preferably a fairly loose fitting glove.

Then soak your hand in rubbing alcohol and start wiping down the blinds. I imagine white v inegar would work as well if the rubbing alcohol seems too toxic. When finished cleaning, either fill the tub with water and rinse them or run under the shower and hang to dry. the second method is to drape the blinds over your clothes line, spray them down with your preferred cleaning mixture and scrub with a new/unused toilet brush. When finished, spray down and hang to dry.

The third method is to fill the tub with your preferred cleaning mixture and soak the blinds for as long as needed, adding more hot water if necessary.(As far as

cleaning mixture, people recommended using dishwasher soap, a mix of ammonia and water or even laundry soap. My first rule is to always try to use something that is effective and kind to the environment, so vinegar and water with baking soda if needed, would be my first go to.)

Take that unused toilet brush and scrub them after they have soaked for a while. Then rinse and hang.

The do-it-yourself car wash was another idea.

Using the car brush and their detergent. It was also suggested you can give them a “light waxing” for a nice finish! Rinse and hang dry.

Another method was to take the blinds out onto the lawn in a closed position. Using baking soda or Borax with warm water, scrub the blinds, rinse then hang dry.

T he one t h i ng t h at seems consistent when it comes to cleaning your blinds is to clean them regularly before they get too bad. You will need a br u sh, good clea n i ng solution, a place to clean

Use a mop to get to the hard to reach spots when washing your walls.

Signs a home is overpriced are: the home has been on the market more than the average DOM (days on market), have had few showings, and received no offers or too low of offers. When a property is priced too high, sometimes it sends the signal to either the agents or buyers that the seller may be unreasonable or just testing the market. It also shows that they may not be a serious seller that may also be too emotiona l l y at t a c he d t o t he property.

One of the first questions that comes out of the buyer’s mouth is always, “How many days has it been on the market?” This is what the buyers use as a gauge or a benchmark because in their mind, if it has been offered on the market for a long time and no one has purchased it, they might follow that t rend a nd move onto another property. In some cases, when a property is sitting on the market for a long time, even buyer’s agents w i l l wonder i f something is seriously wrong with that particular property. The agents may avoid this property if

there are others that are similar and more reasonably priced to show their buyers. Ultimately, this will reduce the likelihood that the home will be sold.

Today's buyers are savvy, and they look for the best price along with the best condition. Buyers won’t waste their time looking into homes that are priced too high for their value. Agents typically do not show overpriced homes because agents do not get paid for how many homes they show, but how ma ny homes they sell.

Sometimes when a price reduct ion occu rs t hat home will receive multiple offers due to buyer’s competition. In some situat ion s, t he s el ler h a s received more than their reduced price. The decision to reduce the asking price is always the seller’s decision. It is w idely known in the real estate industry that the longer a property sits on the market without selling, the less money the seller will receive in the end. One exception to this would be if you are in an upwardly moving market. I hope this information serves to help you.

How to fix an unusual leak in a tile roof

Dear Barry: My tile roof is leaking in an unusual way. No moisture is getting into the house, but I've seen water running from beneath the tiles at the edges of the roof. When I bought the house, my home inspector said water was likely to lea k a rou nd t he vent pipes. He advised repairs, but I didn't think much of it at the time. Since then, I've noticed that the metal fittings around the vent pipes are installed differently than on my neighbor’s roof. I asked a roofing contractor about this, and he said my home is older and the roof was installed according to older sta nda rds. He sa id repairs are not necessary if water is not getting into the house. Does this sound acceptable to you?

Dan Dear Dan: The sheet metal fittings around the vent pipes are called flashing. The purpose of flashing it to promote water runoff over the surface of the roof, rather than under the tiles. The old method for f lashing the pipes was called single flashing. With that method, water was allowed to dra in under t he t i les, unless mortar was packed around the pipes. This was considered to be an acceptable roofing method because the waterproof membrane under the tiles was expected to prevent

requirement, but it is the only sensible way to flash a tile roof.

Unfortunately, this method was not always reliable because leaking could occur where nails penetrated the waterproof membrane. Furthermore, the membrane could become deteriorated w it h age, which would also enabled leakage.

During the past 10-20 years, double-flashing has become the standard of the industry, not because of changes in the building code, but because tile manufactures have upgraded their installation specifications and because the roofing industry has recog n i zed t he need for change. Double-flashing, a s t he na me i mpl ies, involves t wo sepa rate f lashings on each pipe: one beneath the tiles and one that overlaps the tiles to promote drainage over t he t i les rat her t ha n beneath them.

Unfortunately, there are still some roofing contractors who usethe old, single-flashing method, but double-flashing is clearly the more effective and reliable method of installation. It may not be a legal
