The age of artificial intelligence (AI) is upon us. In a blink-of-time, Amazon’s personal assistant Alexa has gone mainstream with an eye-popping number (100 million) of users. Soon self driving cars and augmented virtual reality will be commonplace.

As we look at the famously slow-to-change world of real estate, it’s likely that the industry is about to go through some profound changes.

While the pre-internet days of a book and a key (i.e. only MLS member real estate agents had access to listing information and properties), is long gone, new technology is surfacing that is changing our post-internet landscape: artificial intelligence.

Today, well qualified buyers can easily get competitive bids from mortgage lenders with just a click of a mouse. MLS information and county assessment records are read i ly ava i lable a nd on-line “discount” brokers are mushrooming. But all of this pales in comparison to t he potent ia l of Adva nced Persona l Assistants ( artificial intel-

How to keep pests out of your chimney As temperatures drop, many people will start spending more time in the warmth of their homes.

Animals don't have the luxury of extra heating and take whatever refuge they can find, making chimneys a convenient place for pests to seek shelter. The team at Terminix has some helpful information to share so that homeowners can be better prepared to address critters that find their way into chimneys.

What kinds of pests can end up in your chimney?

If you hear rustling or scratching coming from your chimney, some type of rodent may be the culprit. Your visitors could be squirrels, which are excellent climbers and can be found in all sorts of places within your home, from attics to crawl spaces to

wall voids. Or your chimney might become the den of choice for a female raccoon birthing her young.

Rats are yet another option. Norway rats can enter this area of your home from the ground f loor and nest on little shelves inside your chimney. And while roof rats, a different species of rat found mostly found along the coasts, are more likely to nest in your attic, they can also find their way into your chimney.

Rodents aren't the only animals that can end up in this space, either. Flapping sounds or chirps indicate that a bird may be nesting in your chimney. It may not look much like a tree to you, but to certain species of birds, your house's chimney could look very similar to the hollow trees in which they like to build their nests.

How do you keep pests out of your chimney?

Ideally, you'll want to set up some preventat ive measures to reduce the chances of a mother raccoon or other pest in your ch i m ney. Insta l l i ng a chimney cap can help keep birds, raccoons and ot her la rge pests out.

When it comes to pests like rats and mice, you should focus on sealing smaller entry points, as a rat can squeeze through a hole the size of a quarter! The size of homes sold went up as well as t he average sales price. We saw a 10 percent increase overall in prices year to year. I had to do a double ta ke on t he December sa les prices. New roof affecting forced-air system Dear Barry: Last year we replaced our tar-and-gravel roof with asphalt shingles, and the strangest thing happened after that. Whenever we have hot weather, the forced-air furnace in our attic turns on. The only way we can get it to stop running is to shut off the circuit breaker in the electrical panel. Our home inspector found nothing wrong with the furnace, so we’re perplexed. How can we solve this annoying problem?

Doug Dear Doug: When the new shingle roof ing was insta l led, changes may have been made that are causing your attic to become hotter than before. If the new roofing is a darker color than the old

roofing, there could be increased heat absorption from the sun. It is also possible that the roofing contractor blocked or eliminated some of the attic vents. Whatever the cause, excessive heat in the attic could be affecting the temperature limit switch in your forced air furnace.

The purpose of the temperature limit switch is to turn the blower on or off when the interior of the furnace is above or below 150 degrees Fahrenheit.

Excessive heat in the attic could be activating this

switch.

It is also possible that the switch is faulty or out of adjustment. This means that it could be turning on when the attic is at temp e r a t u r e s b e low 15 0 degrees. If so, the switch may need adjustment or replacement. This should b e de t e r m i ne d b y a licensed HVAC contractor.

By the way, since you are now on your second roof, this may be a very old furnace. So be sure to have the entire system evaluated for function and safety.

If overheating of the attic is the problem, increased ventilation is adv ised.

There are several good ways to vent an attic, but the most effective means is a combination of eave and ridge vents. A competent roofing contractor can advise you accordingly.

When the blower is running, the rush of air at the intake grill is terribly loud.

According to our home i nspector, t he blower velocity can be changed

Therefore, it is unlikely that you will experience any adverse consequences if you reduce the blower speed of your forced-air system.

If you check the manufacturer's rating plate on your furnace, you will observe a listing of temperature ranges for each speed setting. For low blower speeds, the range is usually between 40 and 70 degrees Fahrenheit. This means that the temperature of the heated air blowing from the room registers should be 40 to 70 degrees hotter than the air that is drawn through the intake grill. This is something you can check w it h a thermometer.

To be sure that this is done correctly, have the s y stem checked by a licensed HVAC contractor before proceeding with any changes.

How much home can I afford?

Question:

Dear Kari, My son just got married and now he and his wife would like to buy a home. He asked me how he will know how much house they can afford. Therefore, my question to you is how do lenders decide on how much house one can really buy?

Answer:

T he c on sider at ion of home ownership can be an exciting endeavor, however, it comes with several unknown questions. Questions such as what is the real deal on home ownership and what costs specifically are involved?

To begin, a lender must make a good-faith effort to determine that you

have the ability to repay your mortgage before you take it out. This is known as the “ability-to-repay” rule. In making the calculations of what buyers can afford they typically follow a guideline with your debt-to-income ratio, or DTI. To calculate your debt-to-income ratio, add up all your monthly debt payments such as the potentia l house payment, taxes, insurance, plus all of your other obligations, for instance car payments, student loans,

credit card debts plus any other debts. Next, divide that number by your gross monthly income. Your gross monthly income is usually the amount of money you have earned before your taxes and all other deductions are taken out. This number is one way lenders measure your ability to manage the payments you can make every month to repay the money borrowed.

This debt to income ratio will play a large role in being able to qualify for a mortgage. It’s the percentage of your income that goes toward paying your monthly debts, and it helps lenders decide how much you can borrow. The DTI is just as important as your credit score and your job

stability.

Another consideration will be the type of loan product that is to be selected such as is it a conventional loan, a government backed loan, etc. This and the consideration of the amount of the down-payment are all important factors when buying a home.

The optimal debt-to-income ratio is 36 percent and below. The highest debt-to-income ratio is usually 43 percent that a home buyer may have. Borrowers with low debt-to-income ratios have a better chance of qualifying for a better mortgage rate. Please note that every lender’s underwriter takes each situation case-by-case. Some lenders will grant an exception that allows the homeowner

to work with a higher debt to income ratio while other lenders will not.

Start by asking yourselves these questions: • Do I have a steady source of income with my job for two or more years?

• Do I have a good record of paying my bills on time?

• Do I have money saved for a down payment and closing costs?

• Are the payments on my outstanding long-term debts manageable?
