Comparing methods for exterminating termites Dear Barry: A friend told me that a ter m ite i n spec t ion i s required by law when you sell a home. Now that I'm preparing to put my house on the market, I need to know if this is true. Also, I've heard that termite companies use different methods of extermination and am wondering which technique is safest and most effective. What do you suggest? Bob Dear Bob: Inspection for termites and other wood-destroying organisms is a common practice in nearly all real estate transactions, not because of laws or ordinances, but because banks and mortgage companies routinely demand termite disclosure as a prerequisite to issuing a loan. Lenders have a vested interest in the general integrity of the dwellings that secure their mortgages, because the value of a building ensures them against loss in the event of foreclosure. The influence of these lenders, rather than government regulation, has made termite i nspect ion a com mon practice in most real estate sales. As for which extermination method to choose, this can depend on the type of termites in question, and some methods a re matters of debate within the termite indus-

With this method, a building is thoroughly enshrouded in a tightly sealed tent and then filled with toxic gas. The termite industry gives every assurance that building occupancy is totally safe after completion of the fumigation process, but it seems reasonable to question the likelihood that all vestiges of

Grey, cool and gone: what’s hot in home décor 2019 L i ke fa sh ion, home décor reflects its time. Over the last 10 years or so, cool gray color schemes have dominated new construction and remodels. As we begin to look back at 2018, we can see that the gray color palette was a reflection of the tech-centric time, like the hip pastel look of the 80s or the millennial obsession w ith faux finishes. A recent article in Forbes Magazine interviewed several interior designers who see this new look as a step towards the measured use of saturated, vibrant color in one room or adorning a single wall. We are four days into the new year. Are your resolutions you’ve made for yourself still being honored? I hope so! Have you ever considered making a New Years resolut ion for your home, i nstead of you rsel f ? Which, essentially ends up being a resolution for you and/or your family anyway, right? Here are the top 10 New Year’s resolutions homeowners have made in the past. By writing this column, I have been motivated to do a few of these things, I hope you find the same…if needed. 1. Declutter: Remove a few pounds from your house by cleaning out the garage, rooms and closets. Organize and give-away what you don’t need or use anymore. 2. Make a Cleaning Plan: Finding more dust bunnies in the house lately or wondering when the last time you really scrubbed anything was? We are all on hectic schedules making it easy to put houseclea n i ng on t he back burner. Take a moment to think about what kind of person you are and what your schedule is. If you’re a weekend warrior, set aside a weekend on your calendar at reasonable

intervals and get the job done. 3. Ban shoes from the house: Think of where your shoes have been. Now think of them being in your home. Shoes can track in bacteria and pesticides. They can also dirty the carpet and scrape your floors. The one caveat here is if you do ban shoes, especially in the winter, have something like washable fluffy socks for your guests to wear. 4. Get energy efficient: If you haven’t already, swap out your old lightbulbs for LED lights. There is some rebate money available for replacing single pane windows, duct/air sealing, furnace, air conditioner, i n su lat ion a nd more. These are some of the Ways to Save energ y in your home. 5. Do a “Health” Check on Your Home – Check under faucets to make sure nothing is leaking. Check the exterior of your home for evidence of termites, carpenter bees and ants.

Are there some areas that need a touch up on paint? Does the roof have moss on it? Taking care of these items can save you money and time down the line. 6. Perform a fafety audit: Be sure your smoke detectors are in working order and be sure you have carbon monoxide detectors as well. Check electric cords for fraying and replace any damaged cords. Get your water tested if you have a well and lastly, have your home checked for radon. It’s most likely you won’t have any, but why not be safe? 7. Pay extra on your mortgage payments: If you can, try and pay an extra mortgage pay ment throughout the year. See if your bank will let you switch to bi-weekly payments. These actions are supposed to reduce the length of your loan. I try and pay a lump sum directly to my principal at the beginning of every year. The idea behind this is your monthly mortgage pay ments being made throughout the year will now be applied to a smaller ba la nce, t herefore reducing the length of your loan. 8. Ignore t he bank's offers to take out a Home Equ it y L i ne of Cred it (HELOC): Are you continually receiving offers in

The possible impact of co-signing Question: Dear Kari, My daughter and son-inlaw have asked me to co-sign on a loan so they can buy their first home. The way it was described to me makes the process sound so easy. They have assured me that I would not have to make any payments, not even one penny. I would appreciate any insights you might have on this matter so that I can give an informed yes or no. Answer: Many parents co-sign for their children to help them obtain their first home. The need for a co-signer takes place when a lender feels that the applicants are not a good risk or there is too much uncertainty of a risk to qualify for a mortgage on
