Help! Our realtor refused to work with us Question: Dear Kari, My boyfriend and I were referred to his mom's realtor. We met with him at his office. Next we were asked to sign a contract called an Exclusive Buyer-Broker A g r e eme nt . We w er e shocked about the idea of bei ng locked i n to a one-person agreement.

We told him we needed some time to think about it. Could you tell us if this is common practice?

Answer: To answer your question in short, some realtors will only work with buyers that agree to sign under a n E xclusive B u y e r - B r o k e r Ag reement. T h is decision is up to the individua l rea ltor’s discretion and practice.

Let’s look at why some rea ltors may have t his policy. Realtors only get paid a commission when a home sells and closes e s c r ow. T he y do not receive a salary as they a re i ndependent contractors. In fact, it is quite the opposite as Realtors pay out-of-pocket for all t hei r bu s i ne s s c o s t s , board fees, dues, errors and omission insurance, extra car insurances, gas, perhaps a desk fee, website fee, administration fees a nd severa l more business expenses.

W hen a homeow ner de c ide s t o s e l l t he i r home, they hire a realtor

their hard work. Worst of all it has cost that realtor all that effort and money when t hey cou ld have been helping out a committed buyer and received just compensation for their efforts.

When you place a plastic beverage container in a recycling bin, you are an important part of the product's life cycle, helping that packaging to be used to make something new, over and over again.

What’s the big deal about home inspections?

Dear Barry: My real estate agent keeps harping on home inspections. She insists that I get one for the house I'm buying. The last time I purchased a home (1975), nobody mentioned anything about inspectors (which saved me a few hundred dollars), and things worked out just fine without one. Keeping your home safe during the holidays Are you in the throes of decorating your home for the holidays? Or, have you already done so? Even if it's the latter, were were you thinking about safety?

It's not exactly the top issue on our list when we're putting up the tree, installing lights, or making t hose g ingerbread cookies. But, nor should it be forgotten. Especially when we love to build cozy fires on cold nights like these, we need to be careful about how and where we decorate our homes.

With this in mind, here are some Ways to Save you and your home from any potential hazards during this holiday season.

If you have a live tree in your home, be sure to always keep the trunk in water. Try to buy fire-resistant or flame-retardant ornaments. Keep the tree away from any ignition source such as your fireplace, burning candles or any type of space heater. If you use lights for decorating, make sure the cord is
