Tips for updating an old house Editor's note: Last week, we ran a column looking at the pros and cons of buying an older home, like a fixer upper, versus buying new construction. For the next few weeks, we will be running c olumn s b y Ms .

While older homes may have t heir undeniable charms, they are not for everyone. If you adore the grid pattern of the original glass windows, you may have to put up with a draft in the winter and higher cool i ng bi l ls i n t he summer.

Ev en w it h a ne w er HVAC system, rooms may be difficult to heat evenly or floors may vary several inches from one end of the room to the other.

Unless it has been recently restored and/or remodeled, an older home usually needs work.

Here are some tips to help you for mu late a working plan to address the unique needs of an older home.

The foundation is another critical item to rev iew a nd test. In California, homes should have an anchor bolt to secure the house to the foundation. This part of the California Housing Code was adopted in 1948 to help prevent a home from shifting during an earthquake. Note: if the foundation is compromised, it may be the root cause for sagging floors!

So it’s best to check.

Other important items to inspect are house systems (electrical, heating, air and plumbing), possible mold infestation and deteriorated insulation.

Pull together your team While there may be a number of projects you can execute on your own, it’s a great idea to consult with an architect or restoration/remodeling expert to review your plans. They

Buyer's find unexpected mold Question: Dear Kari, My wife and I finally found a home that we could agreed on. We made our offer and it was accepted by the seller. Spa heater affecting flames on kitchen stove Dear Barry: Whenever I'm cooking, if the spa heater turns on at the patio, the flames on the kitchen stove become sma l ler. Now t hat I’m selling the property, the buyers’ home inspector reported this as a defect and recommended that we call a plumber. Do you know what could be causing this problem?

Clyde Dear Clyde: At least half of all backyard spas are installedw it hout t he benef it of professiona l expertise, and this can lead to problems of one kind or another. Amateur spa installations may be acceptable with all-electric systems, because one only needs to plug in the power cord.

However, when unqualif ied people insta ll gas piping and gas-burning equipment, code violations and other unsafe conditions often result.

The problem you describe with your stovetop burner indicates that he total BTU demand in your home may exceed the capacity of your gas meter, or some of the gas piping may be u ndersized. Most residential gas meters are designed to deliver between 175 and 250 cubic feet of natural gas per hour. This capacity is based upon the average fuel demand for most homes, assumi ng t he presence of a

range, oven, water heater, and furnace. When a spa heater is added to t he e q u at ion, t he e x c e s s demand may require that a meter of higher capacity be installed.

Most residential gas meters are designed to deliver 175 to 250 cubic feet of natural gas per hour. When a spa heater is added, the excess demand may require that a meter of higher capacity be installed.

Dear Bill: A good case could be made for requiring home inspectors to verify that all kitchen appliance circuits are rated at 20 amps, but to date, this is not a condition typically included in home inspections. There are severa l rea son s for t h is omission.

Many electric service panels, especially in older homes, lack adequate label-

ing of the circuit breakers.

Inspectors who check these panels often have no way of knowing which breakers are wired to the kitchen circuits. Even when breakers are labeled, it is common for the labeling to be incorrect.

In the absence of sufficient labeling, the inspector would have to switch off the breakers to determine which are connect-

ed to the kitchen outlets. If problems of any kind were to result in the process of turning breakers on and off (such as a breaker that will not reset), the inspector would be liable for the repair work. Additionally, s w itc h i ng of f c i rc u it breakers can raise the ire of sellers because of the effects this may have on electric clocks and computers. For these reasons,

The case for insuring the little things The gift-giving season is upon us once again !

W hether you're buy ing your loved ones a new pet, some fancy jewelry or t he latest mobi le phone for the holidays, one thing is for sure — t hese g i f ts come w it h costs and complications that can add headaches i n t he lon g r u n . For instance, new pets will inevitably need visits to the vet, electronic devices are often accidentally damaged, and valuables such as jewelr y, a r t or cameras can get stolen or misplaced frequently.

Therefore, this holiday season, investing in pet insurance, device insurance and valuable persona l proper t y i n su rance is the thing to do, so that the "little" things in life do not turn into big problems when things don't go quite as planned.
