Which is the better investment: old or new home?

Houses of a certain age can offer tremendous appeal. To some buyers, the romantic mix of a gracious interior, clever period details and the commanding presence of a marble fireplace can be irresistible. To others, the lack of electrical outlets, quirky floor plan and outdated kitchen appliances will be a turn off.

While aesthetics is a major purchasing consideration, other factors, like purchase price vs. true cost and future marketability should be weighed in kind.

Purchase price vs. true cost Older homes may require a considerable investment to repair or upgrade systems like the HVAC, plumbing or electricity. Appliances may need to be replaced and structural issues may be lurking in the basement or behind the layers of paint in the dining room.

Before buying an older home, an extensive inspection should be conducted, building permits should be checked and the title should be carefully scrutinized for any outstanding liens, easement s, enc roach ment s, or agreements of use. Lastly, older homes often have beautiful

years, ask yourself if you can foresee any issues that may compromise the desirability of the property to a buyer. In short, when you buy a property, always consider your Exit Strategy.

Homeowner worried about asbestos Dear Barry: W hen we bought our house, the home inspector told us that the asphalt floor tiles in the kitchen might contain asbestos. At the time, we weren't particularly concerned. Now that we are remodeling, our contractor refuses to remove the tiles because he is not licensed to handle asbestos. He explained that asbestos tile removal is ver y expensive, and we're trying to keep this project w ithin a strict budget. Are these tiles really hazardous? If so, what should we do to get rid of them?

The essentia l point to remember is that asbestos f ibers are only unsafe when released into the air.

In the case of floor tiles, the fibers are encapsulated in a solid medium.

Unless the tiles are cut, sa nded, or ot her w i se da maged, t he f ibers remain trapped in the m ater i a l a nd do not become airborne. If the tiles on your floor need to be removed, the manner in which they are handled will determine whether any asbestos fibers are released.

Dear Barry: Last year we purchased a fou r-yea r-old home.

During the following winter, several of the dualpane windows became foggy due to leakage. We were very surprised that this could happen in such a new home and are wondering if a guarantee on the windows might still be in effect.
