Laundry water drains into backyard

Dear Barry: The home I'm buying has a bootlegged drain pipe for t he w a sh i ng machine, as reported by m y h o me i n s p e c t or.

Instead of draining the laundry into the septic system, the pipe extends to a garden area in the back yard. The seller says he's been draining his washer this way for years and that all his neighbors do the same. I called the local building department, and they say it's illegal to drain gray water onto the ground.

Should I continue to drain the washer to the back yard or connect it to the septic?

Geoff Dear Geoff: Home owners with septic systems often drain their laundry water into their gardens. Although the practice is prohibited by code, it is generally regarded as a necessary

trade-off to protect the continued performance of the septic system. Laundry detergents and bleach are commonly known to have damaging effects on the bacterial ecology of septic systems. "Friendly" bacteria in the septic tank are necessary for the decomposition of solid waste matter. Laundry chemicals can kill these bacteria, causing the system to become clogged with undissolved solids. Therefore, clandestine drainage to the back yard landscaping is a simple way to avoid sewage problems.

An added advantage to this illegal practice is that plants generally respond favorably to detergents, because the phosphates seem to work well as fertilizers. However, biodegradable detergents would be advisable in such cases.

If you want to drain the gray water legally, without adversely affecting the septic system, an underground leach field or sump pit can be installed in the yard.

Dear Barry: When I installed my back yard hot tub, I ran a galvanized steel gas pipe below ground from the gas meter to the spa heater. Now that I'm selling the property, the home inspector says the gas pipe lacks a corrosion-proof coating. I told the inspector that galvanized pipe is corrosion proof, but he disagrees.

Dear Hank: Hot tub systems are often installed by homeowners, rather than by professional contractors or technicians. As a result, the gas piping is frequently installed in violation of plumbing and mechanical codes. The most common problem in this regard involves buried steel gas lines.

The galvanized coating on steel piping is considered to be rust resistant, not rust proof. This is why older homes with galvanized water lines often need to be repiped. After 30 years of continuous contact with moisture, galvanized steel can become severely r usted, of ten resulting in leakage. Buried galvanized pipe is acceptable when used as a water conduit, because leaking

Initially, when looking for a home, your agent will provide you with listing i n for mat ion f rom t he MLS. Here you'll see a full description of the home, including photos. Some listers will also list information about an HOA, its fees, and what they cover.

Typically, CCRs will also accompany HOAs. This isn't always the case, but it tends to be the norm.

So, you are in your yard doing some ga rdening and a buyer comes along and asks you if there is an HOA in your neighborhood. You say yes and answer the questions (that you can) that are asked of you. When an offer is accepted and escrow is opened, your escrow officer will order documents from the HOA. The fees vary as well as the length of time it will ta ke to complete a nd receive the documents.

Isn’t it the agent’s job to show the listing?

Question: Dear Kari, My husband and I just recently decided to stop throwing our money away on renting. We decided to t a ke t he plu nge a nd become proud homeowners. We have hired an agent that we feel comfortable with. However, we also have called some of the listing agents on the forsale signs and had those listing agents show us their listing. The problem came when one of these listing agents called us back to find out if we would like to make an offer. We said that we will be discussing that with our agent. At that point the listing agent became extremely angry on the phone. My question is, isn't it the listing agent's job to show their listing?

Answer: To answer your question in short, yes, it can be one of the listing agent's jobs to show their listing. Now we can take a more in depth look at this situation. In Ca lifor nia, agents a re allowed to practice dual agenc y. In shor t, t his means an agent is allowed to represent the seller and also the buyer in the same transaction (this is just one form of dual agency).

With this thought in mind when you, the buyer, asks a listing agent to show you their listing, they may assume you are going to write the offer with them.

In this situation, it means the agent will receive the listing side of the commission and the buying side of

While it may be an agent's job to show a listing, she may then expect to write the offer, as well. the commission. This is what is referred to as double ending commission.

Now t hat t he listing agent has showed t he home to the buyer, this can be a sensitive issue.

The major problem in this situation could be referred to as procuring cause, in which the agent who ultimately caused the buyer to purchase the home.

This is when commission disputes may arise.

In the event you like the home the listing agent has shown you, and you write an offer with your own agent, then the listing agent will now only receive a commission on the listing side. Next the listing agent receives an additional offer from a completely different agent that fol lowed protocol a nd took their time to show the property to her own buyer.

This offer may look better to the sellers and their listing agent. Keep in mind that all agents are human and no one likes to feel used or taken advantage of by a buyer or anyone.

Now the sellers have two similar good offers setting in front of them, perhaps the listing agent shares with the sellers how both buyers came to view their home. In some cases this may tip the charts in favor of the buyer's agent who

showed t he home themselves.

Another thought is the listing agent is the homeowners’ biggest advocate and contractually obligated to get the sellers the most money with the best terms for their property.

For example, when the listing agent is showing you their listing usually folks will chat with the agent even if it is light. In this event, if the listing agent gains some important information such as you can actually pay more than the asking price, this cou ld act ua l ly work against you.

To be clear, t here is nothing wrong with asking the listing agent to show you their listing, however it is in everyone’s best interest to be upfront with the agent if you will not be writing an offer with them on their listing, t hen t hey w i l l not be expecting a dual commission.

Tips for selling a home in a buyers' market

Whether it’s a job transfer or the birth of a baby, homeowners can’t always choose when they need to sell their property.

In a buyers’ market, a property should be priced to draw buying interest.

Property attributes like h i g h l y-r a t e d s c h o o l s should be highlighted in the marketing presentation; if possible, the property needs to be move-in ready.

Sellers also need to keep an open mind and be willing to sweeten the deal for the buyer. Depending on the buyer's needs, the right seller concession can make the deal work for everyone. Here are some tactics that have worked for my sellers.

Offer to cover closing or moving costs Rather than concede a price reduction, sellers should consider covering t he closing or mov ing costs for the buyer.

For buyers on a tight budget, the amount of cash needed to cover closing or moving costs can be

a deal breaker. For these buyers, having immediate access to thousands of dollars may be much more va luable t ha n a pr ice concession.

Here’s why: A five- to ten t housa nd-dol la r reduction on a 30 year, 5 percent fixed-rate loan would amount to a modest-mor tgage pay ment reduction of about $27.50 to $55 a month. In this scenario, the cash upfront b e c om e s a p o w e r f u l inducement to finalizing the offer.

Offer to leave appliances, window treatments, or chandeliers Typically, first time buyers do not have appliances. Conveying those items with the house is a value to them. For other buyers,

leaving the custom window coverings or a prized item like the perfect chandelier can make all the difference.

Offer a credit at close for repairs Older or family homes often need new carpet or minor repairs. By giving the buyer a credit at closing, the buyer chooses the carpet or supervises the repairs to their satisfaction. This action relieves the seller from satisfying a potentially picky buyer.

Mo r e i m p o r t a n t l y, I believe this tactic helps to move the buyer into an owner’s mindset.

Offer buyers a “weekend on the house” Sampling is one of the most effective sales tools.

S ome bu y er s w a nt a chance to try before they buy. Take a weekend trip out of town and let AirBnB do the rest. This is a very effective tactic for a resort property like a Tahoe ski cabin.

First- time buyers do not have appliances. Leaving those in the house is a big value to them and gives you a leg up.

Reduce the price If the property is not selling, do not fall into the trap of gradually reducing the price. Take the hit. Move the price so that more buyers will see it.

For example the home is listed at $465,000. Don’t reduce it to $462,000. You will interest more buyers if

you price it $449,000, as t hei r l i m it m ig ht be $450,000. Be sure to look at all your costs. Holding out for that ten thousand dollars may cost you that much in expenses… Every month the home is on the market, you are responsible for the mortgage, taxes, insurance and electricity.

4 bed bug hotspots you haven't considered The term "bed bugs" might make you shudder and picture a mattress teeming with the bloodsucking insects, but don't be fooled; the name is a bit of a misnomer. W hi le almost 70 percent of bed bug infestations are associated with beds or items fou nd nea r beds, t he insects don't limit themselves to those spaces. Bed bugs are experts at hitchhiking and can be found in common spaces like movie theaters and public transportation.
