• Got cats? I’ve saved t he best for t he last… wood pellets for cat litter.

It is the easiest, bestest, cleanest way (at least in my opinion) for your cat to go potty. I have owned cats all my life and this, my friends, hands down, is the best solution, ever.

How to avoid the buying traps of a slowing market Real Estate, like other financial markets, tends to run in a cycle of about eight years. Now that it appears we are in the slowing phase of the current cycle, properties that were priced away from the market are showing reductions. Multiple offer situations are less frequent and sellers are more willing to consider buyer concessions.

As a buyer, you can see that the trend is turning in your favor.

Here’s how to surf the trend and get the home you want at a fair price.

1. Before you put in an offer, address the basics.

Get pre-approval from a creditable local lender. Local lenders will have local knowledge and tend to employ appraisers who are familiar with the area. This can be a help in getting a fair opinion of va lue f rom t he appraiser and hopefully smooth the loan approval process. Note: With your financing in place, you’ll know what you can reasonably afford.

Bonus tip: If you want to increase the appeal of your offer, go the extra step and get underwriter approval. This will expedite the loan process and flag to the seller that your loan application has a very low chance of being denied.

2. Zoom in on your ideal neighborhood Identify the neighborhood that best fits your criteria, i.e. schools, commute distances, amenities, etc. Remember, you will probably hold the property for at least 7 years and you should consider buying in an area that best suits your needs. Not the area that looks like the best deal.

3. Think ahead: Will I be able to sell this property in the future?

Sure, bargains are tempting.

But even at a reduced price, a property with a weird floor plan may be a fixer in disguise. Or a property adjacent to a busy intersection or set deep into the back of large subdivision may not be a real value.

4. Offer a fair price Price is a major consideration of any offer, but terms can be just as important.

Buyers often think cash is the k i ng at negot iat ion table.

However, to a seller the total dollar figure may be more important than a lower all-cash offer.

4 insurance myths and misconceptions dispelled

There are several myths and misconceptions that exist when it comes to insurance. For example, true or false? It costs more to insure red cars.

The answer is false. Car color has no impact on i n su r a nc e prem iu m s ; however, factors like your driving history, annual mileage driven, the cost of your vehicle and other things w ill affect how mu c h y ou'l l p a y f or insurance.

Insurance is one of the most useful investments you can make to help safeguard your belongings and financial assets, but it's important to know what you're purchasing.

Here are four things you should know about auto, homeowners or renters i n su ra nce pol icies to ensure adequate protection in the event of an unforeseen or unexpected loss.

1. Myth: Auto insurance covers all vehicle-related issues Most states require drivers to carry auto liability insurance. This coverage provides financial protection if you're found to be lega lly responsible for causing injury to another person or their property. It doesn't cover damage to your vehicle, however, or items stolen from your vehicle, or damage from a storm or vandalism.

If your vehicle is older, however, and it has been completely paid off then comprehensive insurance may not be the right coverage because a vehicle's value decreases with age. Consider whether the savings of not having comprehensive insurance are enough to offset the risk of potentially havi ng a la rge repa i r or replacement bill," says Kev in Quinn, Vice President of Auto Claims at Mercury Insurance.

2. Misconception : Homeowners insurance protects against damage from all natural disasters Homeowners insurance covers losses or damages to your house and personal belongings in the event of a fire, sudden flooding caused by a broken pipe, theft and even objects falling from the sky like airplane debris. It also provides liability coverage if

visitors suffer injuries on your property, and it can extend to events off the premises as well like if personal property is stolen from your vehicle.

"Genera lly spea k ing, homeowners insurance is desig ned to help you rebuild your home and replace personal property if it is damaged or stolen," says Christopher O'Rourke, Vice President of Proper t y Cla ims at Merc u r y Insu ra nce.

"However, you may need to purchase a separate flood insurance policy to protect your home from f loods, because t hese events are usually not covered by a homeowners policy."

3. Myth: Renters insurance is unnecessary Renters insurance is very affordable; however, only 41 percent of renters purchase it. And without renters insurance, you'll have to pay out of pocket if your personal belongings are damaged in a fire or are stolen.

"Without the proper insurance, however, they're putting themselves and others at risk if they get into a collision, because your personal auto policy doesn't cover you when you use your vehicle for commercial purposes. This includes driving for Uber or Lyft, or

even pizza delivery.

Buyer worried about Radon Gas in home Dear Barry: After buying my home, I had new carpets installed.

When the old carpets were removed, I noticed many small cracks in the concrete slab floor. I called my home inspector to have a look, and he assured me that this is normal for a slab and is not a cause for concern. What bothers me about the condition of the slab is the possibility of radon gas enter i ng through the cracks. I'm not even sure what radon is but I read that it is dangerous and that a concrete slab is a barrier that prevents radon from entering the building. My fear is that the cracks will expose my family to radon. Does this sound like a serious problem?

Charlie Dear Charlie: Slab floors do not prevent r adon i nt r u sion because nearly all concrete slabs have cracks. In fact, even when no cracks are visible, there are infinitesima l ones t hrough which radon can enter.

That being said, here are the basics regarding radon contamination.

Radon is a radioactive gas that is emitted from t he soi l i n va r y i ng amounts, depending on the geological characteristics of the locale. Radon is produced by the atomic decay of uranium, a component of such common rock formations as granite

and shale. Its presence is so common that ambient radon levels are omnipresent in the outdoor air throughout the world.

Radon gas does not pose a serious health threat unless it occurs in higher than normal concentrations. When a building is constructed over soil that emits radon gas, high concent rat ions ca n occur inside the structure. In bu i ld i ngs w it h ra ised foundations, radon gas can escape through the foundation vents, rather than entering rooms within the building. In buildings with slab foundations, radon can enter the rooms directly through cracks in the slab.

The belief that concrete slabs provide protection from radon intrusion is a fallacy because radon particles are submicroscopic in size. Reliance on a slab to screen them out is about as effective as using a chicken wire umbrella to stay dry in a rain storm.

Again, this is because all concrete slabs have cracks, many of which are too small to be observed with the naked eye. From the perspective of a radon

folks might not know that this agent represents only the builder's best interest and gets paid from the bu i lder. T he bu i lder's agent’s job is to get the builder the most money in the fastest time frame with the least amount of holding costs. The builder's agents are well skilled and may practice high-pressure tactics to get the buyers to sign the contract.

They will not point out any drawbacks of a property or poor home locations, such as backing up to a future busy road. The builders agent is obligated by law to the keep the builders' best interest in mind, not the buyers. Therefore there is no one to look out for the buyer’s best interest.

Here comes the exciting news: Most home builders pay for the buyers to have their own real estate agent.

Some buyers believe using the builder's agent and not having their own agent will save them money.

They also believe that it will possibly get them a better deal cut on the price.

This is not the case. The builder is in the trade of making profits and has previously allotted marketing dollars to pay each buyer's agent a commission.

Legally a buyer cannot receive a commission or a discount passed to the buyer unless the buyer is a real estate agent. If you are not using your own real estate agent, t hen t he builder simply receives

Developed by the Builders Hardware Manufacturers Association, the BHMA Certified Secure Home label makes it easier for homeowners to find the right lock for their specific needs.

Only products with this label have been rigorously certified to the highest performance standards when it comes to security, durabili-

ty and finish. BHMA is the only organization accredited by the American National Standards Institute (ANSI) to develop and maintain these standards. Products without the Secure Home label are not assured to have been tested and certified by a third-party laboratory.

Before shopping, know what type of lock you need.

Consider the following: How much security do you need? Will the door be used frequently? Will the protective aesthetic finish be exposed to the elements?

When you are ready to make your selection, it is important to check the ratings. Once a lock or deadbolt is tested to ANSI/BHMA standards for security, durability and finish, it is given a rating of Good (C), Better (B) or Best (A) in each area based on its performance during testing. The rating system is defined by pro-
