Buyer Doing Selfie Home Inspection Dear Barry: The house I'm buying is about 15 years old, and I've decided to do the home inspection myself in order to save money. One of the things I noticed is t hat t he clot hes dr yer exhaust blows into the attic, and nearly half the attic is covered with lint. When I asked the seller to vent the dryer to the exterior of the building, he said that lint in the attic is advantageous because it increases the amount of insulation. How should I regard this rebuttal? Darren Dear Darren: It sounds as t hough your seller is ex haling some lint and hot air of his own. If he wants to provide some additional attic insulation, ask him to install another layer of fiber glass. Conventional attic insulation consists of materials that are non-flammable, such as fiber glass or chemically-treated cellulose. Laundry lint consists primarily of cotton and synthetic fibers, which are highly f lammable. Therefore, the continued accumulation of laundry lint in the attic should be regarded as a fire hazard. An additional problem with venting a dryer into the attic is moisture condensation. Dryer exhaust contains the water that has been extracted from

wet laundry. When this steam is blown into the attic on a cold winter day, condensation on the wood framing can lead to dry rot damage and mold infection. So don’t take any steam from the seller with regard to the clothes dryer vent. The dryer should be vented to the exterior of the building, as required by code. With regard to inspecting the home, it would be wise to retain the services of a q u a l i f ie d home inspector, someone with years of inspection experience, rather than trying to inspect the home yourself. The findings of a competent home inspector will more than compensate for the inspection fee. You can take that to the bank. Dear Barry: A home i nspector recent ly removed t he grills from the forced-airheat registers in my home and noticed that the air ducts are coated with a thick layer of dust. I suddenly realized that my family has been breathing this disgusting filth, a revolting prospect to say

Question: Dear Kari, My husband and I will be selling our home, and we do not want a lock box, because we have t wo small dogs that are always trying to get out the front door and we both work long hours. Our Realtor said he would not list our home without one. My husband thinks this is because he is young and lazy. Our question is do we really need to have a lock box to sell our home? Is this a real estate law or is our realtor making up his own rules? Answer: To answer your question in short, there is no law or rule that requires you to have a lock box to sell your home. Now let’s take a look at our lock box system as it has greatly improved over time. Our modern Supra system brings efficacy to the real estate profession with a sense of security to home owners. The lock box is a metal box that attaches to the front door knob or another secure place near the property. Inside the box is a hollow area where the key to the house is stored. The two ways to gain excess inside this lock box is for authorized agents only. They will need to use their Supra active key or the app on their smart phone, which is connected

to the SupraWeb data system. This is for only authorized users. Once the lock box has been opened, then all the data on the agent is recorded immediately — such as date, t ime, na me a nd license number. The listing agent and the Board of Rea ltors now has t his information. This is not
