The Hidden Benefits of Buying a Home in the Fall I was getting a coffee at Baked and Brewed the other day when I bumped into my friend, KT. After chatting for a few minutes, my favorite topic popped up: real estate. KT started to tell me about her friend who was looking at getting into a property in Auburn. She hadn't seen anything she loved and had given up. Now that the busy holiday season is just around the corner, she didn’t want to deal with the hassle of moving. 5 yard updates for a fall weekend If you love spending time in your yard, the colder weather can cause the blues. Here's an easy fix: get a head start on spring and use the fall weekends to complete a project that will enhance you r ya rd. By spr i ng, they'll be ready for your finishing touches! Zen garden: Building a free-standing, minimalist zen garden is a simple but powerfully effective way to add beauty and texture to a lawn or patio. To get a head start in the fall, plan where you'd like to set that rectangle of tranquility in your yard. Once that's measured and marked off, you can rent a sod cutter to almost effortlessly remove t he g ra ss. Before t he ground freezes, give that rectangle a stone border, and cover with a tarp. When spring comes, the foundation of your zen space will be ready and

waiting for you to add plants, shrubs, gravel, lanterns and maybe a statue or two. Pond: This fall, choose a sunny spot in your yard to build your pond, and then rent a tool, like a mini-excavator, to move the dirt and even carve out the terraces. When that's done, add your sand layer and w ater proof l i ner a nd install the pump. Finally, arrange the rocks to create a beaut if u l a nd natur a l-look i ng per i meter that's waiting for water and plants. Patio and p ergola : Patios are far less expensive than decks to build and easier to maintain and repair. You can also add a pergola to create a beautiful space for outdoor dining and entertaining. With the help of a rented post hole digger, you can have the posts in place before t he snow flies.

Wide beds along property lines can create a privacy buffer between you and the rest of the world and increase the curb appeal of your home. Preparing the bed in the fall means less dirt work in the spring, so you can spend that time getting plants in the ground. If you decide you want the bed to be bigger, just rent a walk-behind skid steer a nd get t he job done quickly. Fire pit: Nothing's better than sitting around the fire with friends and loved ones. Fire pits are the ideal fall project because you c a n st a r t enjoy i ng it almost right away. Rent a cement mixer and a paver saw for custom-f it ted pieces, and enjoy!

Copper Pipes Leaking Under House Dear Barry: During the past year, our hot water pipes have de velope d fou r le a k s under the house. With each occ u r rence, t he ground area below the bu i ld i ng ha s bec ome soaked, causing moisture damage to the subf loor. The plumber who repaired t he lea ks found sma l l holes in the copper elbows, and he blamed the circulation pump on our water heater.How cou ld t his have happened in a custom home that is only seven years old, and what can we do to resolve it? Audra Dear Audra: Circulating hot water systems have become increasingly popular in recent years because they eliminate the inconvenience of waiting for hot water to arrive at the faucets. Most circulating systems function for many years without any major problems, but in some cases, microscopic air bubbles in the water supply can cause erosion of the internal pipe surfaces, resulting in eventual leakage, especially at the pipe elbows. This problem occurs most often in hot water systems that have high-velocity circulating pumps. High-speed pumps often create a churning effect, causing the air molecules

in the water to spin.These minute bubbles act as abrasive particles against t he pipe su r faces, a s though a sand storm wereocc u r r i ng w it h i n t he water lines. Plumbers who install circulating systems are advised to use low-speed pumpswherever possible. Another preventive measure would be to install heavier-gauge water pipes. Residential water lines typically consist of type M copper.When circulating pumps are installed, type L or type K pipes, which are thicker gauges of copper, are advised to prevent wear and leaks. Another alternative is to use PEX plastic pipe, which has become the material of choice in most new residential construction. Now that your plumbing system is worn and prone to leakage, it may be necessary to replace all of the hot water pipes.This will have to be determined by your plumber.
