Prep your home for winter now, save money later As I write this column, a brief rain shower has just passed through our neighborhood. It's the first of many. This is the time of year to start prepping your home for the coming winter months. Here are a few things you can do that will save you time and money down the road.

If you haven’t been on your roof yet, either get up there now or hire someone to get up there for you.

With all of the distressed oa ks, t here have been leaves falling all summer.

Our rain gutters (which are deeper than most) were packed to the brim with leaves. Before any heavy rains come down, be sure to clean your roof and gutters of any debris.

This is a great way to add longevity to your roof.

causing dry rot that is not visible to the eye. This can create a lot of unnecessary repair and expense down the road.

Another life-extending tip for your roof is to clear the moss from it. Leaves that sit on your roof, when wet, will create a fungus/ moss that can cause your roof to deteriorate more quickly than normal. We scraped the moss off of our roof when we were blowing the leaves off.

If you haven’t had your chimney swept in the past year or so, now is a good time to do it.

Changing your air filter on your HVAC unit will help it to run efficiently.

This can also be a good time to have your HVAC unit serviced.

Shut off your sprinkler timers. If any watering needs to be done, you can do that manually. Also, if you have law n / ya rd maintenance equipment you will not be using, now is a good time to drain and store them.

Reverse the rotation of your ceiling fans. For winter they should be rotating clockwise. Best way to tell which way they are rotating, I have found, is to stand under them and look up.

Be sure any exterior pipes have insulation on them. This can save you a lot of hassle if we have a big freeze.

The real cost of co-signing a mortgage Question: Dear Kari: My 25-year-old son has asked me to co-sign on a home mortgage loan for him. He tells me that the bank associate said this is a common practice. I have always been a homeowner myself and it would bring me joy to see my son own a nice home. He assured me that I would not have to make any payments. Is this a good idea and is t here a ny t h i ng else I should know?

Answer: Many parents co-sign for their children to help them obtain their first home. The rea l estate market is experiencing this practice more often.

This is because the lenders have tightened their g uidelines, a long w it h their “qualification belts.”

The need for a co-signer

takes place when a lender feels that the applicant is too uncertain of a risk to qualify for a mortgage on their own. This could be as simple as the lack of credit history or job history.

Hav i ng a qu a l i f ie d co-signer makes the lender feel more confident in giving the mortgage loan, as it reduces the risk of default on the mortgage, since another person (you) are now also responsible. By adding a co-signer it will strengthen the deal so that the lender can say yes instead of a blatant no.

Crucial information for co-signers to know: Both the co-signer and the primary mortgage applicant w i l l h ave c om m it te d equal responsibility for the full repayment of the loan. It is good to know that cosigners do not hold ownership interest in the property. Lenders are not required to inform the co-signer about any late payments on the account.

Typically, the co-signer is only contacted when the primary borrower is in danger of defaulting on the loan. In the event of a foreclosure it will appear on the co-borrower's credit also.
