Both what you say and how you say it can make all the difference in having the best possible conversation. Here are four of our best tips on setting yourself up for success. Start early. If you start conversations before action is required, there’s far less pressure on everyone involved. Begin by talking generally about preparing for the future, without the need to land on a solution. Go through the ‘what ifs’, approaching it as a casual discussion where multiple options are on the table. Take small steps in multiple conversations, keeping the demeanor low-key and calm. If people get upset or emotional, it’s time to take a break. Be inclusive. While you may have to make the ultimate decision on your own, it’s critical that everyone in the family is heard and included. If others aren’t thinking realistically, bring up specific changes or challenges, discussing collectively how to approach these issues. If they’ve taken the time to answer thoughtfully, that means they take feedback seriously. 2) Check the community’s Facebook or Instagram page. Frequent updates and photos of activities indicate a strong activities director and program. 3) It’s essential to see communities in person. Visit at different times of day to see the range of activities. Be wary of a community that limits you to preplanned visits. Look at the physical environment. This will be home for your loved one. Is the environment warm and inviting, or does it feel institutional? What’s in the common
area? Are activities the main focus, or is the living area dominated by a TV? Ask about programming. What does a typical day look like? Ask to see the activities calendar. Is there a mix of activities to engage the mind, encourage social interaction and maintain physical mobility? Is there a dedicated activities director? If you’re seriously considering this community, ask to meet them. Talk to the staff. How you’re treated is a good indication of how your loved one will be treated. CHOOSE WINDOWS AND GLASS New modern windows can enhance the appearance of your home or commercial building property. They can also increase its value. Weighing the functionality, aesthetics, placement, price and efficiency can be challenging because there are many things to consider. Understanding the terminology used to describe various windows and their efficiency will help you make your decision. Here are common words and phrases you are likely to encounter: WINDOW GLAZING The actual glass in windows is called glazing. Many homes and older buildings have a single pane of glass within each frame. Although common, it’s not energy-efficient. Double-glazed windows are a popular option. There are two panes of glass in a frame. The gap between the panes acts as a layer of insulation. It improves the window’s ability to maintain the building’s temperature and helps with soundproofing. Occasionally newer structures will have triple-glazed windows. They are more expensive, but they also provide additional insulation and soundproofing benefits. R-VALUES R-values measure the resistance that heat flows through a window’s glass panes, either entering or leaving. Higher R-values mean more energy efficiency. U-VALUES U-values are the inverse of the R-value. It tells you the level at which a window conducts heat. The lower the U-value, the better. 20 HOW TO GUIDE 2018
LOW-E AND UV FACTORS Low-emissivity, or low-e windows, are one of the latest innovations in the energy-efficiency market. A coating on Low-e glass filters UV or ultraviolet produced by the sun. UV is a radiant factor that heats the space inside your home. The more UV that is filtered the cooler your home will be. CASEMENT WINDOWS When energy efficiency is a key concern, casement windows are the best choice. This simple high-and-crank design lowers air seepage. When the wind pushes against the glass, the seal becomes tight and reduces leakage. Casement windows are hinged on the sides. When the windows have top

hinges, they are called awning windows. Hoppers are bottom-hinged windows. Hinged windows must be maintained, as the seal erodes over time. When left unchecked, the erosion can make the window less energy efficient. OTHER FACTORS Large differences between interior and exterior temperatures create annoying condensation on glass. Always choose a window appropriate for your climate. Window placement is another factor when building a new structure or remodeling/renovating. Consider the building’s position and location as they relate to the sun. Windows facing the south let in more heat than north-facing windows. Properly placed, a window can increase a structure’s passive solar efficiency.
Extreme temperatures cause frames and seals to deteriorate more quickly. Windows using warm-air technology and adequate spacers reduce temperature fluctuations, placing less strain on seals and framing. Before beginning any improvement project to your home or business, understand the building codes in your area. You may need a permit to do a major window-replacement project. If you don’t have the required paperwork in order, you might have to pay a fine and remove the work that’s already been done and start over. Knowing basic terminology and concepts before you shop for windows will save you time and money in the long run, and leave you more satisfied with your project. GET A VA HOME LOAN For those with eligible military service, the VA Home Loan Benefit – which never expires – provides a tremendous option to refinance or purchase a primary residence. All things being equal, a person using this benefit will generally qualify for more home loan than with other available loans. MYTHS There are many “myths” that prevent people from using a VA loan, but all of the following are true facts regarding the VA home loan benefit: It’s not just for first-time buyers; you can use it multiple times; it is possible to have more than one VA loan at the same time; there is no limit on the loan amount – with a small down-payment/equity it can be used above the VA County Loan Limit; it’s possible to use it after a shortsale or foreclosure on a prior VA loan using remaining entitlement; the seller is not required to pay the veteran’s closing costs; the veteran may pay for repairs; there are no non-allowable fees, only fees that are limited. BENEFITS Benefits of a VA loan include lower interest rates than conventional loans; zero equity required (with full entitlement) up the VA county loan limits (loans above the limit require a small down payment); no mortgage insurance; easier to qualify; shortest time to get a loan after a short-sale, foreclosure or bankruptcy; limitations on closing costs; no pre-payment penalty; and the ability for any qualified buyer (not just a veteran) to assume the loan at a later date. If you have military service (you don’t need to have served over-seas or in combat), you are most likely eligible to 22 HOW TO GUIDE 2018

take advantage of this benefit. You just need to ask a lender who is proficient in handling a VA loan. You want a lender that does several VA loans per year (just being able to do the loan doesn’t make a loan officer ‘proficient’). ELIGIBILITY General eligibility requirements are

currently serving on active duty at least 90 days; veterans with other-than-dishonorable discharge and served 24 months, or 90 days during war time/181 days during peace time. Keep in mind these are “general” guidelines and time requirements vary depending on era of service. Those serving in the National Guard or Reserves and have never been called to active Title 10 Orders are eligible after six years of participating service. To see the service requirements for your specific era of service, go to benefits.va.gov/homeloans/purchaseco_eligibility.asp. This benefit is open to Army, Navy, Air Force, Marines, Coast Guard, Reserve and National Guard, spouses of un-remarried veterans who died while in service or from service-connected disability, or the spouse of a veteran who is MIA or a POW.
QUALIFYING – TWO STEPS Step one: Determining if you are eligible to use the benefit. To do that, a proficient lender, electronically connected to the VA, will request discharge papers or – if on active-duty, a statement of current service from you – and order a Certificate of Eligibility (COE) directly from the VA on your behalf. The COE tells the lender whether your service qualifies you to use the benefit. Step two (like any other loan): Comparing qualifying income against current debts, the lender calculates the amount of house payment allowed. For a home purchase, the lender uses that payment to calculate the approved purchase price and loan amount and issues a pre-approval letter. That letter tells your real estate agent the price range of homes to show you. Bottom line: When you are in need of a home loan, do not make assumptions; find a proficient VA lender and…just ask!

Body art has become so popular that it’s now considered mainstream for many generations. The centuries-old practice of using ink to decorate your skin is increasingly seen as a powerful means for people to express themselves artistically. This explosion in popularity means there are more choices than ever for where you can get a tattoo. Here are some things to keep in mind when picking a tattoo artist and shop: CLEANLINESS The most obvious thing you need to look for is whether the studio is clean, and you can tell a lot about that just by looking around. See if the studio looks sanitary and well-organized. Any furniture in the tattoo area that comes into direct contact with a client being tattooed should either have a sterilizable surface and or have a disposable cover that is changed between each client visit. The tattoo artist should use clean sterile packaged, single service tools and equipment for every customer. To be certain, you can ask them to open the needle in front of you before using it. They should also use freshly portioned and separated ink for each client to help and avoid spreading infections. LICENSED Every state and county has different rules and regulations for tattoo studios, and you need to do your homework to find out what those regulations are where you live. Believe it or not, there are some studios that will open up without a license and without doing the proper training to ensure a sanitary environment. CREATIVITY Once you’ve ensured the studio is safe and licensed, then comes the fun part – choosing a tattoo design. Check out the portfolios in the studio to see what kind of designs you can expect and make sure it’s up to your

It’s not a good idea to pick the cheapest tattoo studio. Like with anything else in life, you get what you pay for, and low-cost studios may be cutting corners somewhere or may not have the best artist for you. You just don’t want to
use a studio that’s known for being the cheapest in town. Ultimately, because tattoos are designed to be permanent, you want to pick the best artist you can find – even if it’s expensive. They should run their business in a clean, sterile way – with about the same cleanliness of a surgeon – but also have true artistic talent. TEND TO LAWNS AND GARDENS THIS FALL Autumn is gardening season. That statement may not seem right to those who think of the spring as the peak time to care for lawns and gardens. However, autumn is an ideal time to get into the garden and ensure that flowers, trees and garden beds will over-winter successfully. A number of things make autumn a prime gardening season. The cooler days of fall enable gardeners to spend ample time outdoors without the threat of blazing heat. In addition, soil harbors a lot of residual warmth in autumn. Also, the colder temperatures haven’t yet arrived in autumn, nor have the leaves completely fallen, making fall a prime time to assess what’s already in the landscape, what needs pruning back and where to address planting for next year. Gardening enthusiasts can focus their attention on these areas this fall. PAMPER PERENNIALS As annuals and perennials start to fall back, mark the spots where perennials are located so they can be easily identified later on. This way, when planning spots for spring bulbs or other spring layouts for next year, perennials won’t be overlooked or covered over. PRUNE SHRUBS Look at shrubs and trees and cut out dead or diseased wood. CLEAN UP BORDERS Weed and tidy up borders and lawn edging. INSTALL PAVERS OR ROCK WALL Embrace the cooler temperatures to work on labor-intensive projects, such as putting in a garden bed, retaining wall or walkway. 26 HOW TO GUIDE 2018
REMOVE SPENT SUMMER VEGGIES Take out vegetable garden plants that have already bloomed and borne fruit. RAKE AND COMPOST Rake the leaves and gather grass clippings to add to the compost pile. PLANT SPRING BULBS Get tulips and other spring bulbs ready for planting so they’ll burst with color next year. DIG UP HERBS Relocate herbs like parsley or basil to

indoor gardens. Otherwise, strip all leaves and freeze for storage during winter. CONSIDER MUMS Chrysanthemum plants are perennials. While they look beautiful in pots, if planted, maintained and winterized, they can bloom every fall. FERTILIZE THE LAWN Fertilizing in autumn helps ensure grass will stay healthy throughout the winter. ADD MULCH AND COMPOST TO THE GARDEN Replenish spent soil with mulch and compost so garden beds will be revital-
ized for spring planting. PRUNE HEDGES Tidy up hedges, as they won’t be growing much more this year. CLEAN AND STORE EQUIPMENT Clean, sharpen and oil all equipment, storing lawn and garden tools properly so they are ready for spring and not lying out all winter.
