snake and Newcastle roads come together. There’s always people traveling there.”

How likely are roof tiles to break?

Dear Barry: My new home is currently being built, and I’m trying to decide what kind of roofing material to install. My last two homes had asphalt shingles, and they were never a problem. My building contractor say I should choose tile roof because it lasts longer than shingles. He says tiles also look better and are more fire resistant.

These are good points, but I’m worried about having to replace broken tiles every time some workman, such as the cable TV guy, has to walk on the roof. Do you think asphalt composition shingles would be more practical?

A quality tile roof should provide you with years of trouble-free service, if installed over a high-quality underlayment by a competent roofing contractor. Once it is installed, I wouldn't march an army over it, but as long as those who must walk on the roof do so with care, tile breakage should be very rare.

Gale Dear Gale: Excessive heat in an attic can shorten the longevity of composition roof shingles by causing premature evaporation of the oils in the asphalt. Maintaining lower temperatures in your attic can forestall this drying process, and that can extend the useful life of your shingles. Increased ventilation typically has that effect,

As long as you are replacing your roofing, ask your contractor to provide ridge venting. This allows hot air to vent directly through special gaps in the ridges. That will keep your attic significantly cooler, and it will do so noiselessly and without adding to your monthly electric bill. Another effective way to cool your attic, without vent fans, is to install turbine vents.

These are more commonly installed on commercial buildings but are also effective on residential roofs.

Will my deck have room for a hot tub? And other questions answered As the major outdoor living trend sweeps the nation, decks are getting bigger. But with television shows featuring 3,000-square-foot monster decks, the average homeowner is left to wonder, "Just how big of a deck do I need?"

Frank Pologruto, owner of Decks & More in Atlanta, said it all comes down to how homeowners intend to use their space.

Each "zone" of the deck will require a general square footage.

"People want somewhere to cook, and then eat, and then have a conversation, and you start adding up these areas and you realize you can't do all this in a 16-foot by 12-foot deck," said Pologruto.

Outdoor kitchens and dining areas are growing in popularity and require significant space.

A grill with some counter space for cooking and a large table and chairs for dining will take up around 320 square feet of deck.

Seating - 250+ square feet

Adding a seating area, whether a quiet morning coffee spot or an after-dinner conversation pit, will require more space. A conversation area for about six people will add 256 square feet to the deck. Adding a fire element to the seating area will require not only the space for the actual fireplace or fire pit, but also appropriate distance be-

tween the fire and any seating.

Pool or hot tub - 150+ square feet

Homeowners looking to include a water feature like an inground pool or hot tub can expect it to require additional deck space. A four-person hot tub could take up as many as 100 square feet of deck, but Pologruto cautions homeowners to build in plenty of room to walk around, and enter and exit the hot tub, bringing the total to between 150 and 200 square feet.

Parties - 15 square feet per person

Pologruto said homeowners should determine how many people they expect to host on their deck and estimate about 15 square feet of deck per person. To comfortably fit around 20 people, the deck will need at least 300 square feet of open space.

"Remember though, if you plan to have 50 people over, they won't all be out on the deck at the same time, so plan for your deck to hold about 30 people," he said.

Cost

With the added square footage comes a bigger price tag — $25,000 to $250,000 depending on the size.
