Homeowner can’t find source of foul odor Dear Barry: For the past two weeks, a strong foul odor has permeated our guest bedroom. We were sure that an animal had died under the house, but the sub-area has been thoroughly inspected and nothing was found. Each day, the smell seems to grow worse and soon will be unbearable.

If nothing can be found in the house, beneath the structure, or in the surrounding shrubbery, what can we do?

Brian Dear Brian: Detecting the source of an elusive building odor can be challenging and perplexing. The best approach is to fully examine the immediate area while considering all potential causes.

A common source of noxious odors in homes is faulty venting of the drainpipes.

Waste-water pipes are required to be vented to the outside of the building, usually above the roof, to prevent sewer gases from entering the house. When there are problems with waste-water venting, sewer gas odors inside the home can be very offensive. However, because you compare the stench in your guest bedroom to that of a dead animal, sewer gas may not be the problem.

Finally, there is another possibility, getting us back to the attic. A common inhabitant of that part of a building is bats. If you have never smelled the odor they can create without even dying, you don’t

know what you’re missing. It’s enough to drive you out of your house.

Those are some of the most common answers to your odor mystery. So resume your search, and good luck.

4 tips to mitigate home improvement costs Construction material costs in 2018 are up about 10 percent compared to last year, according to U.S. Bureau of Labor Statistics data, and some raw materials, like crude petroleum, are up nearly 50 percent.

Labor is also getting more expensive as construction workers are in high demand due to the skilled labor shortage.

So, as a homeowner getting ready to start a project, what can you do to mitigate these rising costs?

1. Don't delay

Building materials are projected to get even more expensive and the project backlog for some contractors across the country is up to three or four months. Waiting to start the process of a home repair or improvement, especially a needed one like a new roof, could push off the repair for months due to the contractor's schedule, and only cause the project to get more expensive as building material costs continue to rise.

2. Look for low-cost quality products

Home improvement isn't the place to cut cor-

ners by buying the cheapest supplies, but in many product segments there is a low-cost leader — a product or brand comparable in quality to more expensive brands, but offered at a lower cost to provide the best value per dollar.

3. Choose a reputable contractor

Don't cut corners when hiring a contractor. Even if it may be more expensive upfront, or result in a longer waiting period for work to start, hiring an experienced local contractor with a good reputation can save thousands of dollars in the long run.

4 ways to prep your home for winter When you start feeling those first hints of winter, the instinct to get ready kicks in. Most common causes of insurance claims

The value of homeowners insurance is often thrust into the national spotlight when natural disasters happen. The devastation and financial loss they can cause reinforces the importance of making sure you have adequate insurance coverage to rebuild if disaster strikes your home. In 2017 alone, the U.S. was struck by 16 separate billion-dollar disaster events, resulting in a record-breaking $300 billion in damage, according to the National Oceanic and Atmospheric Administration.

While most Americans don't experience large-scale natural catastrophes, millions of homeowners do experience some kind of property loss each year and need to make an insurance claim. The most commonly reported homeowners insurance claims are the result of events that can occur at any time.

Water damage claims are most common

"Water claims are the ones we see most often," said Christopher O'Rourke, Vice President of Property Claims at Mercury Insurance. "While certain perils are seasonal, water damage can occur any time of year. It's important for homeowners to conduct routine maintenance of appliance hoses and water pipes to make sure there aren't cracks or leaks and, if any are detected, have them repaired or replaced immediately.

According to the National Highway Traffic Safety Administration, more than 20,000 people require medical attention every year because of crashes involving trailers towed by passenger vehicles.

These recreational outings don't need to go sideways - nor does whatever you may be towing. Here's a safety checklist to ensure you are towing trailers, boats and campers the right way:

The next step is applying the safety chains, which need to be rigged to the tow vehicle. Avoid the common mistake of rigging the safety chains to the hitch or ball mount itself. Safety chains are federal law and will keep the trailer from drifting in the event the trailer coupling separates from the ball mount.

Light it up:

An often-forgotten element on the trailer towing checklist is making sure the trailer's tire pressure is at the right level. In addition, inspect tires for wear or trauma — and be sure to have a spare.

No matter what you're driving, communicating with other vehicles is paramount to safety — and that means having properly working brake, tail and turn signal lights. Before departing, sync up the trailer lights with the tow vehicle and test it so that other motorists will know your actions.

A starting point to towing is knowing the pulling capacity of your vehicle, as too much weight can cause a load of problems, no matter how much power your engine has.

On the towing vehicle, avoid using a ball mount and hitch that is rusted, cracked, corroded or poorly designed — anything that can compromise its integrity. A safe answer is applying a new hitch, like the Ultra-Tow Complete Tow Kit from Northern Tool + Equipment, which is a durable and easy solution to pull whatever you're towing.

Bottom line: Always reference the "coupling to tow vehicle" section of your vehicle manual to make sure it is done right.

Fire damage is a major concern

While water claims are the most common, fire damage is another possible concern for homeowners and can be caused in several ways. The National Fire Protection Association reports nearly half a million structure fires occurred in 2016, resulting in $7.5 billion in propert y da mage, a nd wildfires ravaged California in 2017, leading to one of the year's billion-dollar disaster events.

O'Rourke suggests controlling the things you can and mitigating against the perils you can't.

"Most home fires happen when people are inattentive or negligent. These fires are preventable if people don't leave things like lit stoves, fireplaces, candles or portable heat sources unattended. You should also refrain from

"Wi ld f ires ca n be extremely scary and dangerous and there is often little warning when they sweep t h roug h a rea s, leaving homeowners little t i me to protec t t hei r homes. Most of this work needs to be done before a fire erupts. Homeowners can mitigate against this risk by keeping their yards free of dry brush, grass clippings and twigs, keep tree branches trimmed and bushes pruned. They should also make sure their roofs and gutters are clea red of leaves a nd debris."

Theft can be costly

Theft doesn't necessarily pose a threat to the physical structure of a home, but it too can be

costly and it often leaves homeow ners feel i ng scared and violated. The FBI's Universa l Cr ime Report estimates 1.5 million burglaries occurred in 2016 - with residential properties accounting for 69.5 percent of t hese offenses.

Homeowners can help safeguard against theft by taking simple, but often overlooked precautions like ensuring doors and windows are locked, and not leaving spare keys in easy-to-f ind locat ions.
