Fire preparedness in the home

Today, out of my living room window which provides a full south western view of the valley, I spotted smoke from a fire that had just started in Newcastle. I called 911 where the woman on the line said, “Oh the fire at Maple and I-80 in Auburn?” I live directly up the hill from where she was speaking of, so my stomach immediately felt like it had been punched. However, from my view and nose, there was no evidence of a fire at Maple and I-80, so 911 transferred me to the Fire Department which confirmed that there was no fire at Maple & 80, but definitely a fire in Newcastle, east side of the freeway. As I write this column, the fire is out. A big "thank you" to the prompt response of the Fire Department.

thinking about fire preparedness. The topic has been approached before in this column, and it’s happening again today. When I heard “fire at Maple & I-80” it prompted me to think about how prepared I was for a fire and realized I’d get a C- if grades were being handed out. I have read we no longer have a fire season, it is a year-round threat and something we all need to be ready for. Are you prepared if a fire was to threaten your home, your family (including pets)

and your valuable items?

If the answer is no, then perhaps now is a good time to sit down with your family to discuss a plan should a fire threaten you. A plan to include some of the following: what to do in a fire to stay alive; an exit strategy from the home; a meeting place to go to once you are out of the home; items that you need to take with you and items you want to have should you lose your home. These are just a few considerations.

Do you have a spare set of clothing packed away somewhere? A set of spare toiletries packed away with those clothes? Where are your valuable documents?

It may seem like a big chore to do right now, prepare for a fire when it isn’t necessary, and everyone is so busy with life. But imagine what a chore it will be

just finding something to wear for you and your family if a fire ever followed through on its threat to your home — let alone deal with all of the institutions and paperwork.

Have you prepared your home so that a fire may pass by without burning it down? There is no guarantee that preparing for a fire will prevent one from hitting your home, but it will certainly decrease the chances.

Preparing your home includes an appropriate defensible space for the area you live in. Depending on where you live, your defensible fire space can be 30 feet from the home, or the property line, whichever is closer, or if you are in a rural area, 100 feet from the home.

be cognizant of what you can cut and clear and what you can’t. CAL FIRE has a great website with all kinds of information on fire safety and prevention, including defensible fire space.

Owning a home is a big deal. It is also the place we feel safe and most comfortable. Keeping that requires some work on our behalf as homeowners, or even landlords of homes and is something some us may need to work on.

There are many Ways to Save your family and your home from a fire; hopefully you can take some time to learn about the ones that pertain to you, and implement them. It doesn’t have to happen overnight, but it can be something you start to work on a little bit at a time and in a week or two,

you can sleep at night — just a little better — knowing you have done all you can to save those that you love around you, as well as your home and all the valuables and memories, it holds.

Let’s make a commitment to each other right now. That commitment being we will have a full fire preparedness plan in action at the latest by Aug. 15.

Survival tips for living in a newly listed home You’ve worked hard to get your home ready.

Problems with water under house Dear Barry: Since the last rains, I've had swampy soil under my house, with ponds and puddles in several places. Many of my neighbors have the same problem, and some have had serious building settlement and other moisture-related damages. Fortunately, my house doesn’t seem to have had any water damage or foundation problems, but I’d like to prevent possible damage in the future. I've heard that added ventilation helps to keep the ground dry under a building, so I've installed screened vents between the crawlspace and the garage. Does this sound like an adequate solution, or could the problem be more serious?

Matt Dear Matt: Problems with site drainage are common in many neighborhoods, and water in the crawlspace is a typical symptom. However, your attempted repair does not address the cause of the problem and has actually created an additional issue.

When the soil under a building is damp or moderately wet, cross ventilation, as required by the building code, is usually a sufficient remedy. In cases of excessive ground moisture, especially when there are ponds under the building, the water

Unfortunately, the vent openings you have installed between the sub-area and your garage pose an entirely new problem. Each of these new openings is a fire-safety violation because it breaches the firewall between the garage and the dwelling. This is an important reason to hire a qualified professional to address your drainage problem.

To determine how water is getting under your home, the property should be evaluated by a geotechnical engineer to determine the drainage characteristics of the site and the most practical way of

altering the direction of water flow. In some cases, drainage improvements can be as simple as changing the slope of the soil to redirect the water flow away from the building.

Sometimes, French drains are needed around the building to enable buried rocks and piping to channel water to a more desirable location. Sometimes, it is even necessary to install sump pumps under the house to remove surface water by mechanical means.

As for ventilation of the subarea, vent openings in the exterior walls may be sufficient for normal levels of ground moisture, but if high levels of humidity due to excessive ground moisture occur under a house, mechanical vent fans are sometimes needed.

In addition to addressing site drainage and subarea ventilation, you should also have the crawlspace thoroughly inspected for moisture damage. Although no damage

has been apparent to you so far, a qualified home inspector may find conditions that have not yet been discovered. For example, there could be soil erosion, softening of the concrete, moisture condensation of the wood framing, dryrot resulting from moisture condensation, or rust damage affecting framing hardware, air ducts, electrical components, etc.

can often occur without causing adverse effects.

Most drainage problems are not serious in nature, but they can have serious consequences if not addressed in time by qualified experts. So have your property and subarea professionally evaluated, and be sure to eliminate the vent openings in your garage firewall.

Paint like a professional in 5 easy steps Nothing transforms a home quite like a fresh coat of paint. In fact, painting your own house is one of the smartest and easiest DIY upgrades a homeowner can accomplish on their own.

"Summer is the ideal time to tackle a painting project, as the warmer temperatures lead to faster drying times, and you can comfortably leave the windows open for better ventilation," said Megan Youngs, Product Manager at DAP. "Just remember, a little bit of preparation goes a long way toward creating a professional look that will last for years to come."

Before reaching for a paintbrush, follow these paint preparation tips from the experts at DAP.

In addition, going over the area with sandpaper will help uncover any cracks, holes or dents that could diminish the final look of your project. Another pro tip is to shine a bright light at a low angle across the surface to spot any problem areas. After you have sanded or scraped the area, wipe it down with a damp cloth to remove any dust or residue.

Don't forget the details

Paint adheres better to a smooth, clean surface. While living room walls may only need a dry dusting, kitchens and bathrooms, where dirt, grease, oil or mildew can build up, need extra attention. Wash surfaces with soap and water, rinse well and allow them to fully dry. For bathrooms, remove mildew by applying a solution of one-part bleach to three-parts water and allow the solution to sit for 20 minutes. Then scrub the mildew with a soft-bristle brush, rinse the surface and allow it to dry.

Be sure to wear safety glasses and rubber gloves when working with this bleach-and-water solution.

Anyone can paint over a wide, smooth surface, but it's the attention to detail around windows and doors that truly separates a mediocre job from the pros. Use painter's tape to protect window sills, molding, baseboards, door hinges and the ceiling perimeter, taking your time to ensure that every corner is properly protected. These areas are also prone to gaps and cracks. Remove any loose or cracked caulking from windows, doors and trim, and apply a fresh bead of sealant for a smooth, sealed surface.
