Ways to save household water use Do you know how many gallons of water you use per day? Most people don’t know, and that includes yours truly. With a new bill signed by Governor Jerry Brown, by 2022 the indoor water standard will be 55 gallons per day, per person. According to the USGS, United States Geological Services, the average usage of water per person, per day in 2016 was 80-100 gallons per day. That’s a bit of a difference from 55 gallons.

The goal of this bill is to get Californians to think of water conservation as a lifestyle rather than a trend. What do you do to save water around your home? If you have some creative things you are doing at home to save water, please write in and share them with us.

save a lot of water. Old shower heads use 5 gallons per minute where a low flow head uses 2 gallons. The USGS says that the highest use of water comes from flushing toilets with baths and showers next. So, if you don’t already have a low flow toilet, shower head and faucets in your home, changing them out will instantly make you a water saver without having to think too hard!

While you are in the shower, turn the water off while you suds up or put a bucket in the shower

Being mindful of your water use can help save water. and water plants. Is your household small? If so, flushing the toilet Every time may be something you can change. There was a saying in Marin County back in the 70s when they had a severe drought, "If it’s yellow,

let it mellow, if it’s brown … flush it down." This is something you want to use your judgment on but it will save water.

Simply being mindful of your water use can help save water. Turn the water off while brushing teeth,

soaping your hands, shaving your face or legs and washing dishes and wiping your counters. Be sure your dishwasher and washing machine are full when running them. Be sure to teach your children and grandchildren

about water conservation, be the example.

There are many Ways to Save water, these are just a few, easy ideas. I hope they will get you thinking about what you can do to save water in your daily activities. Our reservoirs may be full but this past year did not provide the amount of water we need. Relying on Winter to consistently replenish our water supply seems to be something we aren’t able to count on anymore. We need to start with ourselves and then teach those around us that water is a precious commodity and needs to be treated as such.

Buyer challenges accuracy of home inspections Dear Barry: It seems to me that home inspectors often report so-called defects that turn out to be no problem at all. For example, when I purchased my home, my home inspector reported a roof defect that was later refuted by a licensed roofing contractor. The valley in my roof is penetrated by a vent pipe that has sealant but no flashing. The home inspector said this is a defect that could cause roof leakage. The contractor who installed the roof said that vent flashing in a valley is only required in

cold climates where snow and ice are prevalent. How can I trust home inspectors, when their reports are so unreliable?

Bill Dear Bill: Here is some valuable two-fold advice: Find an-

other roofing contractor, and thank the home inspector for alerting you to an important roof defect.

The roofing contractor’s opinion in this case is surprising and unusual because it is a bad practice in general to have penetrations of any kind in a roof valley. All roof penetrations have the potential for leakage, which is why flashing and sealant are always necessary. This is particularly important in a valley because the high volume of water that flows through a roof valley

makes leakage worse when it occurs.

The use of flashing at roof penetrations is never an option. It is required in all cases, regardless of climatic conditions, and it is of particular importance in a valley. The very idea that snow and ice are the only forms of weather that call for flashing on pipes and vents is ludicrous. Flashing is meant to keep out all forms of moisture, regardless of whether it is liquid or ice.

Another important aspect of this situation is your automatic assumption that the contractor’s opinion was correct and the home inspector was at fault. Obviously, there are times when home inspectors make mistakes in their findings, and those occurrences should be addressed. However, when opinions between home inspectors and other experts are at odds, it is always best to give each side the benefit of the doubt by seeking further information.

Rather than assuming that home inspectors “report so-called de-

fects that turn out to be no problem at all,” it is always best to seek clarification before passing judgment on an individual or an entire profession. In this case, you might have informed the home inspector that his findings were being questioned. He could then have offered proof of his position or have admitted that he was wrong in his findings. He might have shown you some persuasive evidence from the building code or from the Steep Roof Manual, published by the National Roofing Contractors Association. You might also have consulted your local building department to see whether they allow pipe penetrations in roof valleys and whether they require flashing on all roof penetrations.

When disputes over roofing conditions arise, factual conclusions are important because you don’t want to have a leaky roof.

Is a seller required to respond to my offer?

Question: My husband and I had our Realtor write up a full price offer on a home we liked very much! The problem is the seller will not respond to our good offer. Our Realtor has phoned, texted, and emailed the seller's agent several times, but still no response. Now our offer time-frame has expired. We would like to know if this is illegal or unethical for this situation of "No response?"

Answer: To answer your question in short, "NO," it is not illegal or unethical. In fact, the seller does not have to respond to your offer at all. However, most agents do not practice this and a nonresponse is extremely rude.

Once a seller receives a written purchase offer on their home, it can be accepted as written, rejected outright, countered, or have no response at all. Let's look at a few reasons that a seller may choose to not respond to an offer on their home.

• Perhaps the sellers received too many showings and think their asking price is too low.

• Seller has already accepted a better offer.

• Seller has decided not to move.

• Seller found the buyer's

DECK: Simple steps to a new outdoor surface to enjoy this summer continued from 8 ima l ma intena nce, wood-alternative decking is resista nt to fading, staining, scratching and mold and, unlike wood, re qu i re s no s a nd i ng , staining or sealing. Just an occasional soap-and-water cleaning is all that is needed to retain a "likenew" appea ra nce a nd durability for decades.

Ready to resurface?

Fol low t hese si mple steps to a new deck surface that you can spend less time maintaining and more time enjoying:

Step 1: Examine the substructure

Before removing any boards, check your deck's foundation. Start from the ground up by examining the footings, posts and joists. Pay close attention to the condition of the wood. Soft wood indicates rot and should be replaced before proceeding. If the

existing framing and subst r uc t u re a re s ou nd, you're good to go.

Tip: To help ensure your substructure lasts as long as your new composite deck boards, use a protective tape, such as Trex Protect, to sh ield wooden joists and beams from moisture that can lead to rot and the loosening of deck screws and fasteners.

Step 2: Remove old deck boards

Remove any ex isting railing and begin prying up t he nailed deck ing boards, leaving the substructure and framing in place. Start from the outside and move toward the house so you have a solid, safe platform from which to work.

Step 3: Level it out

To ensure a level surface for the new deck boards,

make sure the joists are f lat and even with one another. If any joists are bowed, you may need to plane or cut them.

Step 4: Install new deck boards

Begin lay ing out the new composite boards.

Starting near the house, face screw the first board to the frame. Closely follow the instructions for spacing from the manufact u rer's i nsta l lat ion guide. As you progress, check the spacing between the house and the deck boards to make sure they stay pa ra l lel w it h t he house. Correct variations a little at a time over several rows to avoid large, tapered gaps.

Step 5: Complete with railing

Measure for each post location, and cut placement holes with a jigsaw.

Resurfacing a deck doesn't have to be an impossible task.

Then, drop the posts into the holes and bolt them securely. Slide sleeves over the posts and assemble

Back to campus? 7 quick tips for a manageable college move In many areas of the country leaves are turning, apple orchards are attracting crowds, football teams are starting practice and nighttime is bringing a chill to the air.

For better or worse, that means college students' thoughts are turning to studying and everything else that goes with campus life.

This year, some 15.2 million students are slated for enrollment in America's public and private post-secondary institutions, up from 15 million last year. If you're a student or parent, that means it may be time to transport key belongings to a new

living space.

That process can be emotionally bittersweet, even without the logistical challenges of packing, carrying, unpacking and installing multiple loads of gear. Fortunately, forewarned is forearmed, and there's much you can do to make the process easier for everyone involved.

Consider the following suggestions for making a move to college efficient and friction-free.

1. Be selective

When packing, use your college-provided checklist as a guide, setting aside the essential items needed to make your first term
