Troubled by ongoing maintenance Dear Barry: Since we bought our home, we've had an endless stream of maintenance problems. The house is only about five years old, but everything seems to be going wrong. For example, two of the faucets started leaking. Then one of the toilets became clogged.

After that, the front door began rubbing against the jamb, making it hard to close. Last week, I noticed a number of cracks in the stucco at the rear wall of the house. And finally, this morning, the dishwasher started making a weird noise. This is the first home we've ever owned. We hired an inspector before buying it, but none of these problems was disclosed in the report. What can we

Francine Dear Francine: If the problems on your list were serious or unusual, 98 percent of the homes in America would be lemons. In fact, the symptoms you have noted would tend to make your home as normal as mine. If faucets, doors, dishwashers did not require periodic maintenance, that would be a noteworthy abnormality.

Simple repairs, such as changing the washer in a leaky faucet, are skills worth learning.

It might even be an ominous sign of impending calamity: the calm before the storm, as it were.

A common misconception among first-time homebuyers is the expectation that home ownership is a turn-key operation, that a well-built house in good condition will tend to remain that way without timely offerings of effort by the owners. Home ownership, in a sense, should be viewed as a part-time hobby, one that requires ongoing participation and weekly contributions of time,

money, and sweat.

Although a home may appear to be an inert and inanimate construct, it often assumes the character of a nagging child or a demanding beast, persistently calling attention to sundry squeaks and leaks, aches and breaks, and intermittent surprises of various sizes.

As newly initiated homeowners, it may be time to buy yourselves a set of handyman tools and a book on routine property maintenance.

Don’t try to tackle any serious issues such as electrical problems or conditions involving gas-burning fixtures. Items of that nature should be delegated to licensed experts.

However, simple repairs, such as changing the

washer in a leaky faucet, are skills worth learning.

You have embarked upon the lifelong pastime of home ownership. Acquiring the basic skills of this avocation will increase your pride of ownership, save you worthwhile sums of money, and keep you from over-responding to minor routine defects. It is an ongoing process of learning. Enjoy the journey.

Dear Barry: The home I just purchased has a hollow-core front door and no other outside doors.

I thought front doors are supposed to be solid-core and that a back door is required. Nothing was mentioned about this by our home inspector. Do these conditions

sound like building code violations?

Brad Dear Brad: A single family dwelling is required to have one exterior door only, and it must be at least 36 inches wide. No back door is required unless the building is designed to be occupied by ten or more people.

There is also no requirement that the front door be solid-core. To provide added security, the use of solid doors has become standard for most homes, but this is not a requirement in the building code.

Remodeling to age in place? Make changes where it matters most American household demographics constantly change. With kids grown and moved out, many adults are considering remodeling to meet their future needs. According to the AARP, 87 percent of adults age 65 and older want to stay in their current home and community as they age.

Fire safety is one way to save our land It’s the time of year for wildfires. As this column is being t y ped, t he County Fire is at 5-percent conta inment a nd was at one point growing 1,000 acres per hour! My home is on a hill, facing w e s t- s ou t h w e s t . O n Saturday night I could see the entire ridge on fire — yes, from Auburn.

It was a reality check to be able to see a fire over 70 miles away.

This prompted me to write about the top ways fires are started with the intent to help you find Ways to Save your family and/or your home from being the victim of a fire.

According to the National Park Service, 90 percent of wildfires in the U.S. are started by humans.

Here a re t he com mon causes of wildfires.

1) Campfires. This may be obvious, but be sure to keep your fire tended. It is important to have an eye on the fire at all times as we all know fire can be ver y unpredictable.

How much will it cost to replace the roof?

How can there be thousands of dollars difference between contractor bids for similar home improvement projects on neighboring homes? And how can homeowners get an idea of what a new roof will cost?

In general, labor for a new roof should make up 60-65 percent of the cost and most of the remaining cost, 30-35 percent, should be the cost for materials, according to Rick Taylor, a longtime roofing contractor now working as a training manager for TAMKO

Three-tab asphalt shingles are some of the most economical options, but tend to have shorter warranties than the more popular laminated architectural shingles. And not all laminated shingles are created equal. Unique or specialty styles, like the added dimension of Heritage Vintage shingles or the extra-wide cut of Heritage Woodgate can also affect the final cost, and may come with a longer warranty than standard cuts.

Whether the roof is a "complete tear-off," or a "layover" will also affect the final bid. If a contractor must remove all existing shingles before installing new shingles, the labor and disposal costs will increase. Doing a layover is more economical, although homeowners need to discuss with their contractor what local building codes require and implications for the manufacturer's warranty. TAMKO, for example, provides a limited warranty and arbitration agreement when laminated shingles are applied over one layer of three-tab shingles.
