An escrow company is a neutral third party, which facilitates and acts upon mut ua l i nst r uct ions received from the buyer, seller and any other parties involved in the transaction. Escrow officers generally work within a tit le compa ny. Escrow begins with a buyer’s and seller’s agreed upon purchase contract, along with the buyer’s “good faith money,” being deposited into a newly open escrow

Unfortunately, it is not uncommon for mistakes to occ u r on t he f i na l escrow documents. A dili g e nt R e a l t or s h ou l d request i n adv a nc e a copy of the final closing documents for rev iew.

This way there w ill be enough time to fix any errors before the closing

date.

Next the title/escrow c ompa ny receives t he buyer’s f ina l pay ment (from either the buyer or the buyer’s lender).

Many buyers and sellers are concerned about being out of town on the closing date. No worries, because a ll the documents are signed well in advance.

Now the escrow should be ready to be recorded at the county recorder’s office.

Plastic, plastic, it's time to go away Plastic is now being identified by many countries as something that needs to be cutback on and even eliminated.

No one has measured how much plastic has been manufactured since its inception, but we can say with certainty that it is being produced faster than ever before. Roland Geyer, an industrial ecologist at the University of California, Santa Barbara, decided he would take on the task. When he did, he was shocked at what he found. Eight-point-three billion metric tons of plastics is what he determined has been produced so far.

What does that amount translate into? Let me put it in layman’s terms: it can cover an area the size of Argentina which is the eighth-largest country in the world and can cover it,

Plastic is made to never go away. It breaks down into tiny pieces, ending up in our soil, the ocean and our sources for drinking water. Forty-two percent of plastic is made for packaging, with its second-largest use being construction, at about 20 percent. Plastic fibers such as polyester, is one of the fastest-growing uses.

Unfortunately, most plastic gets thrown away.

In the U.S., three-quarters of discarded plastic ends up in landfills or is just

lost to the environment.

More new plastic is manufactured every year than what is recycled, growing at 8 percent a year, outpacing any other manufactured material.

So, what can you do to help eliminate our world getting wrapped up in plastic? There are simple Ways to Save our planet by using less plastic, here are a few: • Use a water filter at home and drink from your reusable water bottles. Not only will you be cutting down on your use of plastic, you will be saving a ton of money as it is proven using your own water will save you hundreds of dollars a year.

• Take your own bags to not only the grocery store, but to any store where you shop. Try to buy products made with recycled plas-

tic or no plastic at all, it’s a difficult task but one that can be accomplished.

Last weekend at the Western States Endurance Run, we re-used cups at the aid station, rather than plastic. Our goal is to become more friendly for the environment at this event and it was nice to see a lot of participants, crew and spectators bring their reusable water bottles. At the kitchen where we served dinner, breakfast and lunch we provided water in bulk with paper cups. For the amount of people who drank water, most were filling their bottles rather than using cups.

Home inspector wrong about safety glass Dear Barry: Our home is about 50 years old. When we bought it, our home inspector said the sliding glass door did not have safety glass, and he advised us to replace it.

Last week, we hired a window washer, and he showed us the safety glass label at the lower corner of the door. Fortunately, we discovered this before spending a lot of money on new glass. How could this have been missed by our inspector?

Leslie Dear Leslie: There are a few possible reasons for this discrepancy. For example, the safety emblem on the glass may have been obscured by dirt or film on the day of the inspection. On the other hand, the home inspector may have assumed, based on the age of the home, that the glass was not tempered. Assumptions are risky and unwise when performing a home inspection.

Inspectors should never assume.

Another possibility is that the sliding glass door was not safety glass when the home was built. The original glass may have been broken and replaced before you bought the home. What often happens in such

Dear Barry: I converted my attic to additional living space to make two extra bedrooms. At the time, I thought that everything was done to code, but now I’ve learned that the ceilings are too low, and the windows are too small to comply with fire-safety requirements for a bedroom.

What I want to know is this: are code requirements different for attic rooms, and if not, how will this affect me when I sell my home?

Brian Dear Brian: The codes that regulate ceiling heights and bedroom window dimensions are the same for attics as for other locations in a home.

Hence, your converted rooms do not comply as legal bedrooms and cannot be represented

as such when you sell the property.

However, replacement of the windows is probably not too difficult to accomplish. Alteration of the ceiling height would be much more challenging, but might be doable, depending upon your roof

layout. You might consider applying to your local building department for an as-built permit. This would afford you the opportunity to bring the added bedrooms into compliance, which would certainly increase the value of your home.

If you leave the rooms as they are, your only obligation at the time of sale is to fully disclose the current status of the rooms to your buyer.

Transforming a vacant lot The other day, my friend Kathy and I were walking back from the Saturday Farmers’ Market in Old Town, when we saw a great place to grab some shade.

Sitting down, Kathy said, “They have done so much with this. Just a couple of years ago, this was an eyesore, a forgotten, weedy lot.”

I was immediately, struck by the numerous times, I had driven or walked by and never really paid attent ion to The Vetera ns’ Garden on Lincoln Way. Now, it was in full bloom and booming!

The garden was alive.

Resplendent flowers and abundant vegetable bins framed a glowing background to the bustle of volunteers prepping the area for the evening’s big fundraiser. That’s when we bumped into Donna Arz. Donna saw opportunity in a vaca nt lot. W hi le e v e r y on e e l s e s a w a weedy lot, Donna saw a retreat — a place for healing. This is not surprising, as Donna has a gift for healing. For a number of years, Donna has worked with traumatized Veterans and their families. From this experience, Donna created a program that she calls “The Forgotten Solider." It’s an Integrative Health Services Program, directed to those who seek an alternative approach to traditional medicine.

The prog ra m assists vetera ns to overcome trauma and reintegrate into civilian life. It was never intended to be a replacement for traditional medicine. Rather, as the veteran David James noted, it’s “ER for the soul."

She approached the owners with her idea and an agreement was struck to lease the lot annually for one dollar in exchange for its clean up. The city was thrilled to have it cleaned up and the owners saw a wonderful opportunity to support Auburn. Within a short time, Donna and the owners, a retired local dent i st a nd h i s w i fe worked out an owner-financing plan to transfer the ownership of the lot to the nonprofit.

Over the years, volunteers, individuals, local artists, businesses and the C it y of Aubu r n h ave stepped up to provide generous donations of financial support and materials to make the garden what it is today, a shining example of a community coming together.

A place of community We are a small city, but a great one, too. Yes, there are “hipper” places to live.

An alternative that is also easy to work with, and that provides continuous insulation, is rigid foam panels.

Among the rigid foams, expanded polystyrene (EPS) provides the highest insulating power per dollar. EPS panels are simple to cut to size, without creating mess, are recyclable and can be installed throughout your home. One of the EPS brands available at home improvement stores is Insulfoam R-Tech insulation.

2. Basement and crawl space

In addition to insulating your attic, it’s important to make sure the bottom part of your home is energy-efficient.

For most of the U.S. other than the hot Gulf Coast region, “it’s cost-effective and wise to install basement wall insulation,” wrote Martin Holladay on his “Musings of an Energy Nerd” blog. As in the attic, rigid foam insulation boards can readily be cut to size and installed on basement walls. While insulation can be applied to the inside or outside of a basement wall, for existing homes it is typically much easier to install it on the inside wall. This avoids having to move dirt away from the foundation and back-fill once the insulation is in place.

While you’re insulat-

ing your basement, be sure to also insulate any crawlspaces, including both the walls and ceiling of these areas.

3. Garage door

“Garage doors notoriously are un-insulated,” said David Stassi, field technical support manager at Insulfoam. “Fortunately, readily available DIY insulation kits allow homeowners to insulate their garage door in less than an hour, for less than $100.” Even a beginning DIYer can do the job, as you simply cut the insulation panels to size with a knife and straightedge, and flex the panels into place between the garage door’s horizontal rails.

The panels remain firmly in place without messy glues or awkward tape.

4 unusual homeowners claims that really happened Homeowners insurance is a practical investment to help protect you, your family and your property in the event of unforeseen and unexpected losses. Traditionally, it's associated with fire damage, burst or leaking pipes, or stolen property, but occasionally it covers unusual events that make for sensational news stories and viral videos.

Here are four claims homeowners never thought would happen to them.

1. Bear B&B

Bears are notoriously curious and intelligent creatures that also have an acute sense of smell.

People who live in areas with bears for neighbors must not entice them with the aromas of food. Keep doors and windows on ground floors closed and locked while cooking or if you leave the house. A bear can easily get through the screen of an open window or manipulate a lever-like door handle to enter your home and cause significant damage.

"Encountering a bear inside your home would be a very frightening experience," said Christopher O'Rourke, vice president of property claims at

Mercury Insurance. "Safety should be your first priority, so call your local police or animal control station to have them help you with the situation. You can worry about any potential damages after the animal leaves the residence, because your homeowners policy will most likely cover any damage to your home (though not your personal property), unless of course the bear is a family pet."

2. The sky is falling

China's Tiangong-1 space station plummeted back to Earth and made its re-entry into the atmosphere earlier this year, breaking apart over the southern Pacific Ocean.

The odds of debris from the space station hitting you were less than one in 1 trillion, according to the Aerospace Corporation.

If it had hit your home, though, homeowners insurance would've covered it.

3. The house is stolen

Yes, you read that correctly. Your homeowners insurance will cover the entire house, not just the contents inside, if it is stolen.

O'Rourke explained, "We had an insured who

ticle in Golf Digest magazine, nearly 40,000 golfers are admitted to emergency rooms annually after being injured while playing, most by errant golf balls and flying club heads.

Recreational golfers can also cause a lot of damage to personal property.

If you live on a golf course, your house has probably been hit many times by errant shots — breaking windows, damaging roofs and leaving divots in exterior walls.

So, who's responsible for these injuries and damage?

"Simply put, the golfer who hit the shot is responsible," said O'Rourke.

"There is good news, however, because recreational golfers would be covered by a homeowners, condo owners or renters insurance policy for damage or injuries that result from the wayward shot."

How to attract pollinators to the garden and help them thrive It's been in the news for years now: the decline of pollinators such as honeybees and butterflies, and how it's upsetting our world's healthy ecosystem. We need pollinators for the growth of many of the foods we eat each day - according to the Natural Resources Conservation Service, some scientists estimate that one in three bites of food we take result from the work of pollinators. Berries, apples, oranges, almonds and scores of other foods, not to mention flowers, rely on pollinators. If they disappear, those foods will fade along with them.

So, why are pollinators declining? They can't find enough food because their

habitats are disappearing.

Fortunately, we can all help protect pollinators.

Ortho, a leading brand in lawn and garden, recently teamed up with the Pollinator Stewardship Council for a consumer education campaign, "Bee Responsible," aimed at helping home gardeners protect the pollinators in their yards, attract more of them and help them thrive.

In 2016, after evaluating the risk to honeybees and other pollinators, Ortho also announced plans to phase out neonicotinoid-based pesticides from all its outdoor gardening products and is investing in alternative pest control solutions. Ortho's

parent company, Scotts Miracle-Gro, has funded 125 pollinator-friendly gardens throughout the country.
