Western States 100 comes to town This Saturday at 5 a.m., 377 people will leave Squaw Valley in Tahoe with the intent of making it to Placer High School in Auburn within 24 hours.

Oh, did I mention they will be leaving on foot? Yes, this is the Western States 100-Mile Endurance Run, also known as Western States 100 (WS100). People come from all over the world to do this run, putting Auburn forever on the map of great sporting events.

Here are some facts about the run and its course: • This year marks the 45th year of the run.

• Three of the entrants this year are in their 70s.

• There are 23 aid stations throughout the course, with 12 of those stations having medical support. The aid stations

sake. They are not allowed to assist (unless it’s a medical emergency) or carry food, water or supplies for the runner. They are also known to be great motivators by just being there for their runner.

Festivities started in Squaw on Thursday and

wind up in Auburn on Sunday. If you are looking for something to do, come down and watch some of these incredible athletes cross the finish line.

If they finish within 24 hours they will receive the coveted WS100 Belt Buckle and I believe that will happen around 12:30 p.m. on Sunday by the finish line at the Track Field at Placer High.

This is my fourth year being a volunteer for the WS100, being fortunate enough to work at Red Star Ridge aid station, located at the 15.8-mile mark. We camp out on Friday night, setting up for the runners to come through and enjoying being out in the middle of nowhere. Saturday morning, we count runners, take their drop bags, check them for medical issues if needed and

provide food, water and encouragement.

After the aid station, we head to the high school where we set up to cook and serve dinner Saturday night plus breakfast and lunch for the runners and their crews on Sunday.

The public is welcome to join in the festivities, donations are required if you choose to eat. Come and visit me (you’ll smell the food!) and bring the family to enjoy a longtime local event. This can be a fun Way to Save some money and have some quality time with family and friends. For more information, go to wser.org. See you there.

Water: It's good to the last drop As a Californian, one of our most precious resources is clean water.

In the foothills, we are fortunate to have access to the lakes, rivers and streams of the beautiful Sierras. For those who are lucky enough to own or buy property up here, it is important to keep an eye on the water sources.

Here’s a quick primer to get started.

Well water:

Confirm the flow rate or Gallons Per Minute(GPM) and test for potable water by running both a bacterial test and a chemical test.

A “real estate panel” is a chemical test that checks for iron/hardness/ph/arsenic and manganese and can be expanded to include other items deemed necessary in the area.

Order the tests as soon as escrow is opened as they can take 14 days or longer to complete.

Bonus tip:

The well report will contain technical information, be sure to go over it with the lab technician.

By way of background, both Nevada and Placer counties are linked into a series of canals that distribute water from the Sierra Mountains. This is a key

water source for both Nevada Irrigation District (NID) and for Placer County Water District(PCWA) Public District refers to treated water from PCWA in the Auburn area and NID many areas of Nevada County. In Grass Valley and Nevada City, raw water is obtained from NID and treated in the municipality facility. PCWA this is the key supplier of treated/ untreated water in Placer County including Auburn.

There are typically hookup and meter fees for undeveloped parcels. Usage fees are charged monthly and based on user volume.

NID Water:

When you see this reference in an MLS listing, it typically refers to untreated irrigation water that can be used by the proper-

ty owner to irrigate crops, pasture land, etc. These water rights can add value to a property as it expands utility.

Note: “NID” water rights are typically conveyed with the sale of the property and fees for access are typically charged annually. Proximity to an NID water source does not mean that land owner has rights to use it.

Miner's inch:

This water measurement is a throw back to the Gold Rush days. A miner's inch is a flow rate of 11.22 gallons per minute. It is used to describe the flow of irrigation water that can be obtained from the NID or PCWA sources.

Pay close attention at how many days the homes were offered on the market for sale, prior to obtaining the pending offer, along with any price reductions that may have taken place.

• A hand written letter from the buyers, along with a picture of them, telling the sellers why and how much they like the home, will add a human touch. This can be important to some of the segmental sellers.

• Create a current market evaluation with recently sold homes and pending homes in the same area. Pay close attention at how many days the homes were offered on the market for sale, prior to obtaining the pending offer, along with any price reductions that may have taken place. This information will help the buyers make their best offer price upfront, since most likely, there will only be one shot to seal the deal.

• Talk with the seller’s agent prior to writing the offer, find out as much information on the sellers particular situation as possible. Try to find out what is important to the sellers.

Whether they want a short close on their home or a long close, have the buyers be as accommodating as possible. This will give your offer an advantage over the others.

• Ante up a “healthy,” good faith deposit, up front.

This will show the sellers how serious the buyers really are. Since the good faith money is deposited into the third-party escrow account and is applied towards the buyer’s total down payment monies, why not offer it up early?

• Shorten of the contingency time frame to 10 days instead of the standard 17 days, with regards to home inspection, roof inspection, etc. This will help make the seller feel less stressed and more at ease with the offer.

• Offer to have your buyers pay for some of the extras that the sellers would normally pay. Things like the home warranty or offer to pay some of the sell-

er’s one-time escrow closing cost fees. Rest assured, the seller’s agent will tally up all the costs in the contract to provide the bottom line price to the sellers and compare with all offers.

• If you can, offer a free rent back to the sellers until they move into their new home. This makes the move much easier and has won more sellers over then you can believe. This might be the deciding factor for the sellers to choose your offer.

• Consider your buyers purchasing the home in an as-is condition, subject to inspections. The sellers may be worried that will have to pay too many out of pocket expenses for repairs.

• Do not ask for any personal items, unless they are already listed in the multiple listing service printouts. Sometimes, a simple item requested by the buyers could be for an item that the sellers have an emotional attachment to, such as a yard fountain that could have been a wedding gift. This puts a negative feeling on the offer.

• Consider adding a buffer to the interest rate in the offer, this way if the rate goes up slightly, the seller can still rely on the offer.

• Use the Title Company of the seller’s choice. The extra cost, if any, will only vary by a few dollars more or less and shows that you are willing to make the transaction as easy as possible for the sellers.

• Keep the offer as simple and straightforward as possible. Avoid using too many contingencies or hand written changes.

Keep in mind accommodating the seller could win the home.
