Perfecting river-friendly landscaping Last week’s column was about Placer Nature Center and what a great place it is for kids and adults alike to learn about, well, nature. While I was there, I picked up some brochures about river-friendly landscaping and stream care guide — management tips for streamside property owners. With the influx of city people coming into our communities, it is important to know how to take care of your land and waterways that run through it so we can keep our flora and fauna around for generations to come.

The following is information from the River-Friendly Landscaping guide. Next week will have management tips for streamside property owners.

River-friendly landscaping versus conventional landscaping: Why? River-friendly landscaping has the following benefits: Less long-term cost, conserves water and requires less fertilizer and maintenance, reduces soil, air and water pollution, conserves landfill space by using natural mulch and reduces use of fossil fuels.

Conventional landscaping on the other hand has a greater long-term cost, requires more water, fertilizers and maintenance, contributes to soil, air and water pollution, burdens

landfills with green waste and consumes fossil fuels.

River-friendly landscaping is a holistic approach to landscaping that works with nature, whereas conventional landscaping often consists of large lawns and non-native plants which rely on abundant irrigation and the heavy use of fertilizers and pesticides.

Here are the seven principles of river-friendly landscaping:

1) Protect water and air quality

Choose pest resistant plant varieties. Include plants that support beneficial insects and use manual tools in place of power tools.

2) Conserve energy

Plant trees to shade homes, paved areas and air conditioners and avoid unnecessary outdoor lighting.

3) Conserve water

Minimi ze/eliminate lawn areas by grow low-water use California natives or Mediterranean

River-friendly landscaping is a holistic approach to landscaping. plants. Design, install and maintain high efficiency irrigation systems.

4) Landscape locally

Consider climate, sun exposure, and soil type when selecting plants.

Avoid using invasive species.

5) Nurture the soil

Amend the soil with compost before planting. Mulch regularly. Feed soils naturally; avoid using synthetic and quick release formulas.

6) Create and protect wildlife habitat

Create diversity by choosing California native plants first. Reduce/ eliminate the use of pesticides and herbicides. Provide water and shelter.

7) Landscape for less to the landfill

Keep plant debris on site by grasscycling, mulching or composting. Choose plants that can grow to their natural size in the space allotted. Reduce, reuse and recycle construction waste (concrete, bricks, etc.) for landscape features.

to start your river-friendly landscaping: Check your irrigation systems; Look for broken or out of adjustment heads and be sure to set your timer properly for the season; Use mulch in flower, vegetable and shrub beds; Mulch is a covering of organic material which can prevent water loss, keep weeds down, and decompose to make the soil healthy.

Shredded bark, ground up tree trimmings and fallen leaves are good mulch material. Apply it three or more inches deep and keep away from the base of trees and shrubs to re-

duce damage from pests and disease. Also, use compost to improve soil health and fertility. Placer Nature Center has classes for this.

And lastly, grasscycle when mowing your lawn. This allows grass clippings and their nutrients to be recycled into the lawn and soil reducing the need for fertilizers. Replace the standard blade on your lawn mower with a mulching blade and/or remove the bag so clippings can stay on the lawn.

I'm hoping this makes you think about Ways to Save money, time and energy while planning your next garden or major landscaping project.

The gas man out-did our home inspector Dear Barry: We just bought a 20-year-old home and hired a home inspector before closing escrow. According to our inspector, the wall heater was in good working order when he inspected it. After we moved in, the gas company found the heater to be unsafe. According to the gas man, there is a hole in the heat exchanger, and the entire furnace needs to be replaced. Shouldn't this have been discovered by our home inspector?

Dear Chuck: Attic insulation should be installed between the ceiling joists in your attic, not between the roof rafters. That is why your utility costs did not go down.

The purpose of attic insulation is to contain heat within the living areas of your home during the winter, and to keep the heated air in your attic from entering the living area during the summer. This means that the exchange of heat must be stopped at the ceiling, not at the roof.

When insulation is placed between the roof rafters, heat is allowed to penetrate through the ceilings and into the attic. From there, your hard-earned utility dollars simply escape into the atmosphere by way of the attic vents.

The solution is to relocate the fiberglass bats in your attic. And be sure to wear adequate breathing protection when handling fiberglass because small strands of glass can be released into the air when the material is disturbed.

The real deal with co-signing a mortgage Question: My granddaughter has asked me to co-sign on a loan so she can buy her first home. I have always been a homeowner myself; it would bring me joy to see her in a nice home of her own. The way it was described to me makes the process sound so easy, and I would not have to ever make any loan payments. I would like to know, what is the big deal about me helping out by co-signing? I would appreciate your incite on this topic.

Answer: Many parents co-sign for their children to help them obtain their first home. The real estate market is experiencing this practice more as lenders tighten their guidelines along with their qualifi-

cation belts. The need for a co-signer takes place when a lender feels that the applicant is not a good risk or is too uncertain of a risk to qualify for a mortgage on their own.

This could be as simple as the lack of credit or the lack of job history just to name a couple. Having a qualified co-signer makes the lender feel more confident in giving the mortgage as it reduces the risk of default on the mortgage. Essentially the aid of a co-signer can strengthen the deal

The co-signer and the primary mortgage applicant have committed equal responsibility for the full repayment of the loan. so that the lender can say yes instead of a blatant no.

Lenders are not required to inform the co-signer

about any late payments on the account. Typically the co-signer is only contacted when the primary borrower is in danger of defaulting on the loan.

In the event of a foreclosure it will appear on the co-borrower’s credit also. As a co-signer there will be impacts on your credit even if the primary borrower makes every payment on time, since the monthly mortgage payments will count as a personal obligation of the co-signer. This will reduce the amount of credit available for the co-signer.

If you’re considering taking the position of co-signing you would be wise to do a little investigating to satisfy yourself with the following: Is the primary borrower reliable, do they know how

to handle money, do they have secure jobs and why do they need a co-signer in the first place? Another question would be are you confident they will keep up with the payments?

Although co-signers cannot take themselves off the loan, once the primary borrowers have a two-year good standing history this would then be the ideal time to refinance and release the co-signer from their obligation.

In the event you decide to co-sign for your daughter and son-in-law, please know that your husband can protect himself by signing a quit claim deed up-front at the title company. This way he will not be liable as he stepped out free and clear from any negative or positive outcome.

A different approach

that some folks are working with is providing gift funds to their children.

The gift funds can be used toward the down payment, paying closing costs or paying off a large debt such as a car loan.

This has been known to satisfy some lenders hence forth there is no need for a co-signer as they will then qualify on their own merits.

Becoming a co-signer is an extraordinary gift to help your child into homeownership. Keep in mind that you would get all the credit in your child’s eyes while not costing you a penny. Owning a house is a wonderful privilege.
