Keeping the feeling of community alive One of our local TV stations (KTXL Channel 40) ran a special last week on the lack of housing in S ac r a mento a nd su rrounding areas. The story I saw focused mostly on growth in the Sacramento reg ion, stat i ng it had g row n one-a nd-a-ha l f times in the past year.

They say the growth is coming from the Bay Area as well as newcomers into our state. Here in the foothills we are experiencing some growth ourselves. In fact, in this news story, they said Placer County is one of the fastest growing counties in the state.

People seem to be running at such a fast pace these days it can be easy to put something like keeping connected with your community and neighbors on the back burner.

Helping each other and k now ing who you live amongst is one way to stay connected with your community and/or neighborhood.

Here is a story about my terrific dentist, Dr. Lee, and his wonderful office ma nager, You ng, who understand the value of community. While at the front desk this week a woma n ca me into t he office with two boxes of chocolate and two thank you cards. She is one of Dr. Lee’s patients who is going through chemotherapy

The idea is we all need to keep the feeling of community alive, at work and at home. and against the advice of her caretaker to go out in public — due to a low immune system — she insisted on dropping off these thank you gifts on behalf of her husband.

Now, I’ve been going to the dentist a good long time and do not recall ever seeing anyone come in with a thank you gift and card; I said this to Dr. Lee and Young. This is the story I was told: A woman called their office saying she had already called five dentists, and each had turned her down. Her husband had a broken crown, was in a nursing home and unable to leave the premises. This woma n was hoping Dr. Lee wou ld come to help her husband who was here in Auburn.

This past weekend, I t hrew a neighborhood barbecue. I live near Old Tow n Auburn and our neighborhood has seen a big influx of new neighbors in the past couple of years. So, throwing an old-fashioned neighborhood barbecue seemed the thing to do. This event was about keeping the feel i ng of com mu n it y amongst the people we live and work with, and around. The event turned out great! We had more than 50 people attend, and

each family brought a side dish, chair and something to drink. I had the ribs and chicken catered, barbecued some salmon and we had a feast among feasts.

What we also had, were neighbors meeting each other and getting to know one another. They were talking, mingling, laughing and one couple even f ou nd a do g w a l k e r !

Ever yone truly enjoyed themselves and saw the value of know ing their neighbors and neighborhood.

That to me, is what I hope ever yone who attended gets from that barbecue. It was easy to do as ever yone pitched in. I live in a cul-de-sac and nearly every neighbor helped me out, wh i le everyone else took home what they brought so this made the event easy and successful and definitely to be repeated next year.

The idea is we all need to keep the feeling of community alive, at work and at home. Aubu r n a nd Placer County are growing fast, and this can be one of the Ways to Save what we all fell in love with when we came here. Problems with relocation home inspections Dear Barry: We purchased a home from a nationally known relocation company and were given a home inspection report by that company. They represented the report as a complete and detailed disclosure of all defects in the property.

According to their report, the only problem in the house was a noisy garbage disposal. After moving in, we smelled leaking gas, and the garbage disposal wasn't merely noisy, it was inoperable. That's when we hired our own home inspector, and a long list of u nd isclosed problems came to light. Our inspector found leaking gas fittings at the furnace, broken tiles on the roof, a hole in the chimney, and window pa nes t hat were detached from the metal frames. Half a dozen other problems were also found, but I'm trying to keep this letter short. We trusted the relocation company who sold us our house because their name is commonly known as one of the largest real estate firms in America. Please let your readers know how they can avoid the expensive mistake that we made.

What to ask when shopping for a mortgage Buying a home is a major f ina ncia l commit ment. It's exciting, but can also be confusing a nd over whelming.

Choosing the best mortgage that fits your needs is an important first step and first-time homebu yer s i n pa r t ic u la r shou ld resea rch t he ma ny options and know the right questions to ask. Here are some questions to ask a lender that will help you make an informed mortgage decision:

How much can I afford?

A home affordability calculator can help you get an idea of what you may be able to afford and keep your monthly payments within your budget. In addition to recurring expenses like ca r pay ments, student loans, credit cards and disposable income, be sure to consider other monthly expenses related to the new home, like association fees, homeowners' insurance, utilities and property taxes. Further, some types of mortgages have firm eligibility cutoffs related to the ratio between a buyer's total debt amounts and their monthly income.

How much do I need for a down payment?

It's a common misconception that a 20 percent down payment is required to buy a home. Let's face it, a 20 percent down payment is a lot of money, and often the largest obstacle for homeownership, especially for firsttime buyers. You can qualify for a conventional mortgage with as l it t le a s 3 perc ent dow n .

A rate lock protects you from rising interest rates while the loan is being processed and lasts for a specific amount of time. In addition, make sure you know whether the rate is fixed or "adjustable." Adjustable rate mortgages, commonly referred to as "ARMs," result in periodic adjustments in the interest rate based on the lender's cost of credit, and can be detrimental to homeowners in rising interest rate environments. Finally, ask if you are paying for "points" to reduce the interest rate. It's an added upfront cost paid at closing, but it results in a lower rate for the life of the loan.

Yes, generally stronger credit scores (FICO 720 and above) come with better interest rates, but fortunately there are mortgage options for those with imperfect credit scores too.
