Living with a hot-tempered showerhead Dear Barry:

My shower is a pain in the neck; in fact, it's a hot or cold pain in the neck! Every time I use it, I have to hope no one flushes the toilet or runs the washing machine. If they do, the shower becomes scalding hot or freezing cold. I had the same problem with my last house, but that was because the old steel pipes were filled with rust. This is a much newer home with copper water pipes. Copper does not rust, so what could be causing this problem?

Unwanted shower shifting is a common grievance. For many years, the primary cause of temperature fluctuations in showers was hardening of the galvanized steel arteries, as you experienced in your previous home. In the 1970’s, when copper piping became the material of choice, this problem largely disappeared, except in older homes with obsolete plumbing. The problem, however, has returned in recent years with the advent of water-saver showerheads.

New ways of conserving water are essential, but they can bring unintended side effect in showers. Here is

why: A water-saver showerhead is equipped with a simple flow-restricting device — a metal washer with a small hole in the center. A limited amount of water can pass through this small hole; hence the reduction in water use. But here is the downside. When a toilet is flushed or a garden hose is turned on, these other fixtures have no flow restrictors. They become the path of least resistance for the cold water. It is easier for the water to flow into the toilet tank or yard faucet than through the restrictive showerhead. Therefore, the cold-water flow at the shower is reduced, while the hot water flow remains the same.

The net result is a hotter shower.

If hot water is turned on at another fixture, such as a dishwasher, the shower likewise turns cold.

Why should I sign a buyer-broker contract?

Question:

I am a first time homebuyer, and I was referred to a Realtor by one of my coworkers. On our first meeting he asked me to sign a contract he referred to as an exclusive buyer-broker agreement.

I was a little shocked about the idea of being locked in an agreement.

I told him I needed some time to think about it and I left with an uncomfortable feeling. Maybe he asked me to sign it because I am young and a first time homebuyer.

Could you tell me if this is common practice?

This contract assures the Realtor will be paid for all of their hard work and experience when the home is sold. Likewise, when a buyer wants to purchase a home, they hire a Realtor to help them through the process.

Answer:

To answer your question in short, some Realtors will only work with a buyer under an exclusive buyer-broker contract.

This decision is up to the individual Realtor’s discretion.

Let’s look at why some Realtors may have this policy. Realtors only get paid a commission when a home closes escrow.

They do not receive a salary as they are independent contractors. The companies they work for do not give them a salary; in fact it is quite the opposite. Realtors pay out-of-pocket for all their business expenses such as desk fees, use of computers, marketing, internet, insurance, health insurance, errors and

When a homeowner decides to sell their home, they hire a Realtor and a binding listing contract is written up.

This contract assures the Realtor will be paid for all of their hard work and experience when the home is sold. Likewise, when a buyer wants to purchase a home, they hire a Realtor to help them through the process. The only way a buyer’s Realtor gets paid is if they write up the purchase contract and that home sells. In the event the Realtor and buyer don’t have an exclusive buyer-broker contract, a buyer could use months or even years of the Realtor’s time, effort, energy, knowledge looking at homes with the Realtor and ultimately elect not to use that Realtor.

In this event, the poor Realtor has worked their buns off and will not receive one penny for all their hard work.

As you can see this would be a very good reason for a Realtor to want to work with a buyer using the exclusive buyer-broker agreement to ensure all of their ef-

forts, expertise, and hard work transpire into a paycheck.

A plus for a buyer working with an exclusive buyer-broker agreement is they do not have to hop from Realtor to Realtor looking for properties; the buyer may rest assured their exclusive agent is already hopping for them.

When working with an exclusive buyer-broker agreement, here are some of the duties of the Realtor: • Represent you as a true client.

• Email listings that fit the buyer’s guidelines as soon as properties hit the market.

• Call the listing agents to determine the availability, reason for selling, and so on.

• Making appointments with the sellers ahead of time to fit the buyer’s schedule.

• Show you all the homes on the market that meet your needs • Keep your negotiation and financial position confidential.

• Offer market analyses of comparable sold and pending sales of market conditions, to help keep you informed to make a correct offering price.

• Write an offer with only your best interest in mind.

• Call attention to potential negative aspects of each property so you can make a fully informed decision.

• Offer good sources of lenders, inspectors, Pest/termite companies and others.

• Get you the lowest price.

• Guide you through the maze of the escrow process to the closing date.

As a buyer, in having an exclusive buyer-broker agreement you avoid the possible conflict of interest in dual agency, which occurs when one agent represents both the buyer and seller. Before hiring a Buyer’s Agent you should consider spending some time with him or her, you would be wise to spend an afternoon looking at some homes while getting to know more about the Realtor and their qualifications.

See if their personality is a good match with yours.

There is no right or wrong answer in signing and electing to work with an exclusive buyer-broker contract. It is an individual choice for each buyer.

Buying a home is a significant financial decision and since it doesn’t cost the buyer to have their own sole representation, why would anyone not want to have their own professional in their corner with a myriad of complex decisions to be made.

Saving water is always a great idea This past week the snowpack was measured, and the results were not stellar. Yes, this past March has been a wet one and we will be experiencing more rain (or already have, depending on when you are reading this) but it’s not enough rain and/or snow to cover this winter’s deficit.

April’s Sierra snowpack survey reports statewide water content is 52 percent — an increase from 23 percent in March — but it is still around half of the state’s historical average.

How to handle rising interest rates in 2018 The nation’s central ba n k, t he Federa l Reserve, just raised interest rates by a quarter point. The Fed is expected to raise rates at least two more times this year by the same amount.

That’s going to affect a lot of your finances, including your credit card bill, car payment and home equity line of credit. But don’t panic. Rates will still be below historical

Credit cards “These increases will be passed along to your credit card rate almost immediately — but you’ll hardly feel it if you have a low balance,” explained Robert Frick, corporate e c o n o m i s t a t Na v y Federal Credit Union.

For example, for every $1,000 in credit card debt you have, each rate hike will add $2.50 per year. If your credit card rate is the average (15 percent), you’re probably a l read y pay i ng $2,340 a year in interest payments. So, consider shopping for a lower rate — even one percentage point lower can save you more than the Fed rate hikes this year.

These rates currently start at less than 5.7 percent on average, but will probably top 6 percent with the Fed hikes before the end of the year.

Auto loans If you already have an auto loan, your rate is locked in so don’t worry about t he hi kes.

Ho w e v e r, i f y ou’r e shopping for a car, the Fed hikes will increase rates. That said, car loan rates vary quite a bit depending on your credit and what kind of deal you can get from you r ba n k or cred it union. The increase in rates has a small effect on t he tota l interest you pay on the loan c ompa r e d to t he s e other variables, not to mention the term of you r loa n a nd how much you pay for the car.

Mortgages The Fed hikes won’t directly affect fixedrate mortgages. Those are tied to the 10-year t rea su r y bond rate, w h ic h i s pr i m a r i l y controlled by supply a nd dema nd i n t he f i na ncia l ma rkets.

However, the 10-year Tr e a s u r y r a t e h a s already risen this year, a nd i s ex pec ted by many analysts to continue going up. Thirtyyea r mor tgage rates have averaged around 5.6 percent the last 20 years, and are below 4.5 percent now.

Here’s a not her tip from Frick: “You should not let the prospect of rising mortgage rates trigger you into buying a house quickly. There are so many factors to consider in such a major purchase.” But to give you a rough idea on the ef fect of rat e s, a

Now, the good news.

R isi ng rates mea n you’ll get more money on ba n k sav ings accounts, money market accounts and cert i f icates of deposit.

Savings rates are also on the move. When a year ago savers were grateful for a tenth of a percentage point increase or less, you can now find rates for some products jumping by 0.3 percent, 0.4 percent or more. Frick points out that certificate of deposit rates are starting to rise and w i l l g r ow i n 2 018 .

“Other savings products are not rising as much and the increases are mainly coming from credit unions and on l i ne ba n k s, w it h commercial banks lagging,” he said.

Lastly, Frick recommended this sav ings strategy: “Do not commit yourself to a single certificate of deposit du r at ion, u n le s s it meets a specific goal,” he said. “Buy several CDs and stagger the terms, so you’ll be able to reinvest regularly as rates rise.” ~ BrandPoint

Call 811 before digging With spring having officially begun, many eager homeowners and landscape professionals across the country will roll up their sleeves and reach for their shovels to start projects that require digging this season.

During the transition into “digging season,” Common Ground Alliance (CGA), the organization dedicated to protecting underground utility lines, people who dig near them, and their communities, reminds homeowners and professional diggers that calling 811 is the first step toward protecting you and your community from the risk of unintentionally damaging an underground line.

Every digging project, no matter how large or small, warrants a free call to 811. Installing a mailbox or fence, building a deck and landscaping are all examples of digging projects that should only begin a few days after making a call to 811.

Calling this number connects you to your local one-call utility notification center.

According to data collected by CGA in a phone survey in February, millions of American homeowners will likely do DIY projects involving digging this year, but 36 percent of them do not plan to make a free call to 811 before digging. Extrapolated to the full population of U.S. homeowners, approximately 48.3 million peo-

ple will dig this year without first calling 811.

A utility line is damaged every nine minutes in America because someone decided to dig without making a call to 811 to learn the approximate location of buried utilities in their area.

Unintentionally striking one of these lines can result in inconvenient outages for entire neighborhoods, serious harm to yourself or your neighbors, and signif icant repair costs.

As a result, CGA offers the following tips to make sure you complete your project safely and without any utility service interruptions, so you don’t become a statistic.

Here’s how the 811 process works:

1. One free, simple phone call to 811 makes it easy for your local onecall center to notify appropriate utility companies of your intent to dig. Call a few days prior to digging to ensure enough time for the approximate location of utilit y lines to be marked with f lags or paint.

2. When you call 811, a representative from your local one-call center will ask for the location and description of your digging project.

3. Your local one-call center will notify affected utility companies, which will then send professional locators to the proposed dig site to ma rk t he approximate location of your lines.

4. Only once all lines have been accurately marked, carefully dig around the marked areas.
