How buyers can control closing costs Question:
My boyfriend and I found a house that we like. We have an appointment with the real estate agent to write the purchase agreement to give to the seller. Our question is does it matter what closing date we put in the contract? Are there any advantages of using any specific date that could help us manage our resources better? Answer:
The short answer is yes! Setting a well selected closing date will help reduce your overall closing costs. In the event you are obtaining a home mortgage, as opposed to a full cash sale, the mortgage lender typically needs 30 plus days to finalize the transaction. This is because there are many laws and rules that all lenders must adhere to. It would be wise to avoid closing on Friday or right before any holiday. Although closing on a Friday or just before a three-day holiday weekend would seem like a good idea for extra

You should also keep in mind your financial priorities with regards to your short-term cash flow and the actual closing costs. If you select to schedule the closing date late in the month, you will pay less interest at the closing. Yet, if you set the closing for early in the month, you will give yourself more time before the first mortgage bill arrives in your mailbox.

Some buyers have found this to be most helpful with managing their financial resources and minimize the amount they must bring to the closing table. Tax impound accounts allow a buyer to divide their taxes equally into every month’s payments. Therefore, they will not get slammed with big payments twice a year. These impound accounts may require up to eight or more months of taxes pre-paid at the closing of escrow. However, if you work with your lender and time it correctly you may only find that you will only have to pay from twoto-three months of impound at tax collection time. Dim-witted way to wire a ceiling fan Dear Barry:
Last year I installed a dimmer switch on the ceiling fan in my living room. This enabled me to control the brightness of the light, as well as the speed of the fan. During the summer, I used the fan nearly every day, but it gradually began to make loud humming sounds, especially at low speeds. This hum has become so annoying that I've stopped using the fan at all. Is there anything I can do to eliminate this troublesome noise? Stan Dear Stan:
The humming noise in your ceiling fan is a symptom, but it is not the main problem. Your primary concern should be the fire hazard that was created when you wired a dimmer switch to an electric motor. The use of dimmers for ceiling fans is a common practice among handy homeowners because they do not realize that professional expertise is needed to perform the task correctly. The rea-

son for not connecting a dimmer to an electric motor is basic to a qualified electrician but somewhat esoteric to most others. Here is a basic explanation in common language: Electric current is endowed with a number of measurable characteristics. These traits are commonly expressed in units of measure such as volts, amps, watts, cycles, etc. By varying these specific attributes, we can transform the very nature of a particular flow of electrical current. In this way, we can alter the functional performance of the appliances we use. Common examples would be adjusting the brightness of a light, the speed of a fan, or the loudness of a speaker. But knowing which electrical property to adjust is vitally
important, since we can affect not only performance, but safety. When we dim a light, we do so by regulating the voltage. The lower the voltage, the dimmer the light. When we regulate the speed of a motor, a different electrical adjustment is needed, involving the frequency of the cycles, rather than the number of volts. The electricity in our homes is what we call alternating current. With this type of energy, positive and neutral charges alternate back and forth, 60 times per second. To regulate these alternations, or cycles, we use a switch device known as a "varitrol." Varitrol switches are somewhat more expensive than dimmers, but they are the safe and correct type of hardware for controlling the speed of a ceiling fan. Using a light dimmer to adjust fan speed is unsafe because lowering the voltage in a motor causes a condition known as "hysteresis." When this occurs, the

timing of the magnetic field pulse gets to be out of sequence. The result is over-heating of the windings and other internal parts of the motor. This can cause the insulation on the windings to melt, resulting in further over-heating
and possible fire. Early symptoms of motor damage include loud humming noises. If your fan is producing such sounds, a thorough evaluation by a licensed electrician is advised. In all likelihood, the fan-light fixture will

New brokerage with familiar faces J. Ellen Realty gives back to the community STAFF REPORT
J. Ellen Realty may be a new name in town, but the office is full of familiar faces. Broker owners Therese Beechler and Amy Summers have been running successful local real estate offices for years. After receiving encouragement and support from members of the local real estate community, they took the next step and opened their own brokerage. They were elated when nine local Realtors who shared their vision decided to join them. “We were thrilled that we immediately had nine Realtors join us at J. Ellen," said Summers. "They are all terrific Realtors who possess the qualities we are drawn to. We feel fortunate to have them.”
Who is J. Ellen? When trying to come up with a name for their business, Beechler and Summers thought of the qualities that they wanted to project: loyalty, integrity and perseverance. They realized these were qualities that were passed down to them from their families. For Summers, it was her moth-
er Joanne and Grandmother, Julia. Joanne ran a successful bakery and deli. She was loved by the community and her customers who appreciated her kindness and the quality of the product she provided. Her grandmother, Julia, also exuded kindness long with toughness. And during the great depression she added a sandwich shop to the family gas station to help make ends meet. For Beechler, it was her grandmother Ellen. At 60 years old, her grandmother became a Realtor fulfilling one of her life-long dreams. At one point in her career, she sold Bob Barker’s home. When Ellen turned 92, Beechler asked her if there was anything she might want to do. Her reply was, “Honey, I would love to do just one more deal.” Beechler and Summers like to point out all these ladies were hardworking and generous business women who gave back to their communities. The name J. Ellen is not just a name and their tagline, “loyalty, integrity, perseverance” is not just a tagline. They believe both are a legacy which has been handed down to them. There are certain situations which may allow a home purchase to qualify for the $1 million, even if the home closes after Jan. 1, 2018.
