Seller disgruntled about home inspection have nothing to hide.

This promotes an environment of confidence and trust in which to negotiate the terms of a sale.

Dear Barry:

As a homebuyer, I can understand the benefits of a home inspection.

But for sellers, it’s very different. In fact, there is something about the whole process that is frustrating and unfair.

I just spent a month negotiating with the buyers over the sales price and terms for my home.

After all this haggling, we finally reached an agreement and opened escrow. Then came the home inspection report, and the buyers began asking for further concessions and price reductions. Now it seems that we have no deal after all. Isn't there some way of preventing this kind of double dealing?

Your frustration is understandable and has been experienced by many home sellers, but I wouldn’t call it “double dealing.”

Apparently, no one explained to you how the process works, so here are the basics.

Growth brings change in communities

D

riving down I-80 between Auburn and Newcastle, a billboard caught my eye.

It was a rehab center asking if the reader was tired of OxyContin and heroin. A couple of thoughts go through my head at this point: 1. "Wow! There are billboards talking about hard core drugs/opiates?"

And 2. "You mean there are people on the road who may be high on either of these drugs, perhaps beside me?"

Now, I’m not familiar with these drugs and do not want to use this space educating you

about it. Just know these drugs are very addictive and used by a broad range of people not to be discriminated by age, race or income. What I’d like to write about though is how the use of these drugs is affecting the world of Real Estate.

Auburn and our surrounding communities are seeing our share of growth which means

things are changing and the real estate industry has not been passed by.

If you are a neighbor of a vacant home (whether you live in the country or a sub-division) that is for sale, keep your eye on it. More and more we are seeing vacant homes being used by the homeless or by drug users who have nowhere to go.

I know a couple of local Realtors who have gone into a vacant home to turn lights on etc. prior to their buyer’s arrival to find they are not alone. The home has been, or is, occupied by I guess what you could

call “squatters.” One Realtor reported coming into the home and seeing beer cans, needles and bedding in a vacant home she was to show.

On the outside of the home there was not any evidence that someone being there; they had come in through a back door.

These days, a lot of agents prefer to hold open houses with a partner as a vacant home can be an invitation for trouble. Our MLS (Multiple Listing Service) has created an app for agents to use should they feel threat-

ened at any time. Going into the app store, there are several apps available which was surprising (but then not) to see.

The bottom line is this: If you are aware of a vacant home in your neighborhood, try to keep your eye on it. Look for lights that may be on in the evening, movement in and around the home or whatever may be out of the ordinary.

Then contact the police or sheriff and the agent who has the home listed.

If you see an open house in your neighborhood, be aware of the cars that are coming and going

for something that looks suspicious.

Auburn is a great community offering many wonderful things to enjoy. However, with growth comes change so it’s good to be aware of what is going on around you. These ideas are just some of the Ways to Save you, your family, friends and neighbors, as well as your local Realtor from getting into harms way.

Deliver curb appeal with a DIY mailbox There are more than 50 million curbside mailboxes in the U.S. Building an attractive mailbox column is a DIY project any homeowner can now handle using a versatile block system like Stonegate Country Manor from Keystone Hardscapes.

Steps for building a block mailbox column: • Mark off the mailbox footprint with paint and remove the dirt from inside until the hole is 12 inches deep. Level the bottom with a hand tamper.

• Add 6 inches of crushed stone a few inches at a time and compact with a hand tamper.

• Install the first course by centering the blocks inside the mailbox footprint and place 6 inches below finished grade.

Check front to back and side to side with a level and adjust as necessary with sand and a hammer.

• Lay the second course of block on top of the first course of block in an alternating pattern to make sure they fit correctly. Remove the blocks and apply two quarterinch-wide strips of QUIKRETE Polyurethane

I am buying my first home and my Realtor suggested I get my loan from her mortgage broker because this way I will get a better loan deal. My mom says that she had a problem with a mortgage broker years ago and tells me not to use one. Could you please offer some advice on this topic?

A mortgage broker is an independent real estate financing professional who specializes in the origination of residential mortgage loans.

The mortgage brokers are paid a fee to bring together lenders and borrowers that are not employees of the lending institution, but are freelance agents working for a mortgage brokerage firm. They work directly with both the consumer and the banks to help the borrowers get approved

Once a borrower and mortgage broker agree to work together, the broker will gather important information.

Unfortunately, some borrowers have suffered a negative experience with unscrupulous mortgage brokers, so be sure to do your diligent homework with regards to selecting a mortgage broker. A great lawn begins with a great engine Even if you properly winterized your mower, there are a few things you'll need to do to ensure it works like it should. To get there, follow these five steps.

1. Freshen up with a new tank of gas. It only takes 30 days for the gasoline in your mower to start to break down, which can harm your engine. If you have any gas left in the tank from the fall, empty it with a siphon and fill the tank with fresh fuel straight from the gas station.

2. Don't forget to check the oil. A new season means new oil. This will

ensure your motor will run smoothly and it will go a long way to prevent overheating.

3. Two components to clean and replace. Along with keeping your mower fed with fresh gas and oil, at the beginning of each season there are two components to either clean or replace: the spark plug and the air filter. To inspect the spark plug, simply clean the area around the cylinder and use a wrench to remove the plug. Check for any damage or black coating, and if the plug appears damaged, replace it. As far as the air filter goes, it's

best to start each season with a new one.

4. Sharpen the blade. A dull lawnmower blade rips and tears blades of grass in your lawn, making them more prone to disease and discoloration. A sharp blade helps promote a greener, fuller and healthier lawn.

5. Maybe you need a new engine? If you've gone through all the maintenance tips above and you're still having problems with your mower, it's probably time for a new one. ~ BrandPoint
