Anne Dear Anne: Over-reaction to the presence of radon has become common, due to inadequate information. To maintain a reasonable perspective, we should remember two basic facts:

1. The effects of radon, according to the EPA, are based upon long-term exposure (approximately 30 years of repeated contact); 2. Radon mitigation is neither complicated nor expensive.

Radon gas is discharged from the soil nearly everywhere, producing low levels of concentration in our at-

mosphere. When radon emission occurs beneath a building, it can reach higher concentrations because it is accumulating within the enclosed space of a structure.

The air pressure in most buildings is less than that of the outside environment, and radon gas is attracted to low-pressure indoor areas.

Fortunately, this natural attraction to low-pressure areas can be used to draw the radon away from your home. The most common mitigation method is to install a metal shaft, extending from beneath the floor to the open air above the roof. This is

You may have gotten away with it in the past, just as some people have managed to drive drunk without causing an accident. Sooner or later, both practices can lead to tragic results.

The creosote that accumulates in your chimney is a highly combustible fuel. When it ignites, it can become hot enough to melt a metal chimney and can cause structural cracks in masonry ones.

Without realizing it, you may already be in possession of a damaged chimney. You could even be venting hot smoke into your attic.

Top housing trends from 2017 It’s the end of the year and beginning of another one. One of my favorite times for many reasons; one of them being statistics on housing start coming out about now and it is always interesting to see the trends, both locally and nationally. I love statistics!

Zillow has come out with their 2017 Consumer Housing Trends Report 2017. Following is information derived from the 186-page report. This report was broken down into four subjects: renters, buyers, sellers and homeowners.

This week, I will focus on the homeowner. Please note this is all national information and a homeowner qualifies by owning their home for at least one year.

HOMEOWNER STATISTICS Median age: 57. Baby boomers (ages 53 to 72) top the list at 42 percent ownership; then Gen X (ages 38 to 52) at 27 percent; silent generation (over the age of 73) at 16 percent; and millennials

Reasons for staying home by income: Thir-

ty-five percent of HH’s with an income under $25K cannot afford to sell their home and move elsewhere; for those earning an income of $25 to $50K, 24 percent cannot afford to sell; for incomes of $50 to $75K, 22 percent; incomes of $75 to $100K, 13 percent;

Total homeowners who said, “I love my home:” Gen X and baby boomers came in at 58 percent; millennials, 60 percent; and silent generation, 59 percent.

Homeowners who said, “I love my neighborhood:” Silent generation came in at 48 percent; total homeowners, 45 percent; Gen X and baby boomers, 44 percent; and millennials, 43 percent.

Homeowners who said, “I don’t want the hassle of moving:” Silent generation came in at 47 percent; baby boomers, 41 percent; total homeowners, 38 percent; Gen X, 34 percent; and millennials, 27 percent.

Homeowners who said, “I want stability for myself and family:” Millennials came in really high at 53 percent; followed by Gen X, 41 percent (which makes sense since they have the kids); total homeowners, 37 percent; followed by

baby boomers, 33 percent; and silent generation; 26 percent.

And finally, homeowners who said, “I love my community:” Silent generation came in at 34 percent; millennials, 32 percent; total homeowners and Gen X, 30 percent; and baby boomers, 28 percent.

Reasons why homeowners refinance their mortgage: Of the top

three answers, thankfully for most of the groups, 63 to 67 percent, the answer was to reduce their monthly mortgage (Yay; we learned something from the past mortgage meltdown!). The millennials were at 55 percent, but still their highest number of all answers.

Reducing the length of the loan was the second highest answer with all groups coming in between 24 to 30 percent.

The third most popular answer was to help pay for improvements to the home with numbers varying from 19 to 23 percent — except for the silent generation at 15 percent.

One thing I also found interesting was that millennials stood out significantly from the other groups in the following answers regarding refinancing their loans: Help save for retirement and change loan type tied at 17 percent where other groups were in low single digits; help pay for child’s college at 10 percent then to pay for a second or vacation home, 12 percent. Other groups were in the low single digits.

So, there are some things to ponder in 2018, including what will change for homeowners

4 sleep hacks to help As the clock strikes midnight on New Year's Eve, millions of people vow to eat better, work out more and lead a healthier life.

But something is missing from this equation.

While eating well and getting exercise are extremely important, too often people neglect the keystone of good health: sleep.

While few people like daily workout routines or kale salad, most everyone loves sleep. And a good night's sleep loves you, too: It boosts mental and physical well-being.

With today's stressful, highly caffeinated, screen-addicted life-

styles, millions of Americans do not get enough sleep. There are many reasons for this. A look at the 2017 Sleep in Review study by Sleep Number suggests that sleeping habits are highly individualized and need to be addressed on a caseby-case basis.

A look at the numbers This year, more than 30 percent of Americans reported they slept worse than in 2016.

A big culprit here is television. Nearly half of all respondents said that television often cuts into their sleep. In fact, 24 percent of millennials and 14 percent of all

Americans report that binge watching before bed prevents them from getting enough rest.

Nearly 70 percent say worry and responsibility are preventing them from getting the sleep they need. A racing mind keeps many Americans from getting rest, particularly among Gen Xers.

Worries about taking care of others — aging parents or young children — can often lead to neglecting yourself.

However, putting your own self-care first is often the best way to care for others. Those who sleep well say they have a healthy balance of taking time for themselves and helping others that need them (39 percent versus 26 percent). Of course, if you're having difficulty sleeping, this might sound easier said than done.

How the tax reform plan could affect you With the newly passed tax reform bill, the Tax Cuts and Jobs Act (TCJA), now is the time to start thinking about how this will affect you so that you can plan ahead for the outcomes you will start to feel in your paycheck as early as February.

This tax reform affects virtually everyone; however, families, homeowners, residents of high-tax states, the medically uninsured and small businesses will be especially affected. Most taxpayers will experience changes that could reduce or increase their taxes owed.

If you're not sure how this may affect you, here is a summary of possibilities.

Families Like most taxpayers, many families will be affected by the loss of personal and dependent exemptions of $4,050 per person. However, families with income under $200,000 ($400,000 for joint filers) will be eligible for an increased child tax credit of $2,000.

Those with income over that amount may be eligible for a smaller credit.

This, along with larger standard deductions, may or may not make up for the loss of the personal exemption. Families with dependents over the age of 16 may also qualify for a new family tax credit of $500 for each dependent who does not qualify for the child tax credit.

Homeowners and residents of high-tax states Homeowners and residents of high-tax states like California, New York and New Jersey, who typically itemize because they have large expenses like real estate taxes and state and local income taxes, may not be able to get the full tax benefit for these expenses, which are capped at $10,000.

Some may not find it worthwhile to itemize going forward. Itemizing deductions is only worthwhile if all expenses exceed the standard deduction.

Medically uninsured Starting in 2019, there will no longer be a penalty for those without health insurance. The penalty, which had become more and more expensive since first implemented in 2014, will not apply to taxpayers without insurance in 2019.

Taxpayers who did not have insurance for all of 2017 and do not expect to be insured in 2018 need to make sure to talk to a tax professional, who can help you identify if you qualify for a penalty exemption.

Small-business owners Some of the largest changes in the tax reform legislation apply to businesses, both large and small. These changes may also affect some rental activities. Corporations will see their top

tax rate reduced to 21 percent from the current top rate of 35 percent, starting in 2018. Passthrough entities (LLCs, partnerships and S corporations) and self-employed individuals will be able to deduct 20 percent of their business income, subject to some limits (based on the type of business and income) and phase-outs (based on the partner's/shareholder's total income).

Retirement Under the current law, taxpayers can reconvert a Roth IRA into a traditional IRA. This allows taxpayers to avoid paying high tax bills on an amount of money that had fallen in value after the conversion. Now, tax-
