Code compliance vs. common sense Dear Barry: Our home was all set to close escrow, but the buyers' home inspector stirred up a needless controversy over roof repairs. The house is about 40 years old. It has two layers of asphalt shingle roofing, and the top layer is worn out. According to our roofing contractor, the building code allows us to install a third layer of shingles. Unfortunately, the home inspector has argued against an additional layer. He says the roof structure is already sagging and should not be loaded with the added weight of more shingles. Removing the old shingles will add $700 to the cost of the job, and that seems to us to be a needless expense. As far as we’re concerned, the roof is strong enough to support another layer of shingles. If a third layer would be detrimental, it wouldn't be allowed by code. Don't you agree?

The building code allows three layers of roofing material on a woodframe structure, but code requirements are not intended to be followed blindly. The code actually defines itself as a "minimum standard."

Therefore, codes should be applied to each situation in the light of defining circumstances and common sense.

When the code specifies a maximum of three roof layers, the inherent assumption is that the roof structure is framed and reinforced in compliance with other pertinent building codes.

If your roof is currently sagging under the weight of two shingle layers, it is reasonable to assume that there is a lack of integrity in the existing framing. The rafters could be undersized, in-

Disagreements over building code interpretations commonly occur when construction or repair work is taking place.

The best criterion for resolving these differences is to consider the original intent of the code. Limiting the number of roof layers is a case in point.

The reason for this standard is to protect the roof

framing from structural damage caused by excessive weight. If sagging is already occurring, it is reasonable to suspect that a significant problem may already exist.

The situation that is now apparent — subsidence of the framing — should take precedence over the letter of the law.

An alternative approach to the problem may be to reinforce the rafters with additional

framing members such as purlins, struts, and collar ties. But the cost of doing this could exceed the price of removing the old shingles. A better solution may be to accept the uncomfortable truth and remove the old shingles from the building, as the buyers’ home inspector has advised.

This will add to the cost of re-roofing but will protect you from potential liability problems after

4 DIY tips to get ready for winter Many people look forward to the cooler weather. The brisk autumn winds and colorful leaves signal that once again it's time to take out the sweaters and scarves. Sealing out pesky drafts around your home helps save energy while also making your home more comfortable.

It also prevents water damage from rain, ice or snow and blocks out pests that might be trying to find a warm place to spend the winter.

As you're deciding where to get started, here are four projects that will go a long way to save you money and make your home ready for whatever Mother Nature throws at it this winter.

• Interior baseboards and trim: Check for cracks and gaps where walls meet floors and ceilings.

• Pipes and vents: If there

is a gap between the pipe or vent and the surface it goes through, it needs to be sealed.

2. Seal air leaks Most cracks and gaps less than a half inch in width and depth can be filled with a sealant like DAP Extreme Stretch.

Is 4th quarter a good time to sell?

As a Realtor, I am asked if putting a home on the market during the holidays and wintertime is a good time to sell. My first answer is, “A good time to sell your home is when you are ready, and it works for you.” Trying to time the market will most likely get you in trouble so sell your home when it makes sense for you.

Then I will pull home sales from the MLS, comparing 3rd and 4th Quarter sales. Consistently, this exercise has shown home sales increase during fourth quarter.

Following is a look at Auburn, comparing home sales from 3rd and 4th quarters 2014-2017 (ytd Nov. 1, 2017).

Food prep strategies to save the holidays Think of the holiday season and answer this question: The holidays are the only time of year I do ... what?

Maybe it's the only time of year you set up a Christmas tree, hang mistletoe, travel to a certain destination or stay up all night to go Black Friday shopping.

For many, the holidays are also the only time of year that you prepare the traditional holiday meal.

And that can lead to trouble.

Each year in the U.S., one in six people will experience food poisoning.

There are 48 million illnesses, 128,000 hospitalizations and 3,000 patient deaths that can be traced back to foodborne pathogens, according to the Centers for Disease Control and Prevention. Food poisoning can affect everyone but it can cause especially serious illness in young children, the elderly, pregnant women and others with weakened immune systems.

Improper food preparation is one of the most common causes of food poisoning, and the risk

increases during the holidays when people try to make lavish meals they would otherwise not prepare. To help keep you and your family safe this season, The Partnership for Food Safety Education — supported by Cargill, Costco Wholesale and the Frozen Food Foundation - is launching The Story of Your Dinner campaign and sharing safe preparation tips for a holiday staple: the turkey dinner.

Follow the guidelines below and your holiday meal will be safe, delicious and truly one-of-a-kind.

Preparing the perfect holiday turkey this season: • Plan for one pound of meat per person. If a frozen turkey works best for you, allow the bird to thaw for several days in the refrigerator. Generally, you will need to plan one day for every four pounds of turkey to ensure your bird completely thaws. While your turkey is thawing, keep it on the bottom shelf in a rimmed baking pan to prevent unwanted juices

from spreading.

• Do not rinse your raw turkey. Rinsing the turkey is not a safety step and can increase the risk of spreading bacteria to the sink and other surfaces.

• For optimum safety, cook stuffing in a casserole. Because stuffing is an excellent medium for bacterial growth, it's important to handle it safely and cook it to a safe minimum internal temperature (at least 165 F) as measured with a food thermometer.

• For safety, cook your turkey to at least 165 F and always use a food thermometer to ensure your turkey reaches this safe internal temperature. You can find a complete turkey roasting chart at StoryofYourDinner.org.

• When checking to see if your turkey is done, insert the food thermometer into the innermost part of the thigh and wing and the thickest

part of the breast.

• Put extra turkey, stuffing and other leftovers in the fridge within 2 hours. Consume, freeze or discard leftovers within 3-4 days.
