Shakes over shingles: A rotten choice Dear Barry: When my home was 4 years old, I installed a wood shake roof over the original asphalt shingles. That was about 20 years ago. I was told that the shakes would last about 30 years, but many of them are already badly rotted.

My contractor says this is because the asphalt shingles should have been removed before installing the shakes. Do you agree with this diagnosis? Stan Dear Stan: Installing wood shakes over asphalt shingles was a big mistake. Wood shakes should never be applied over a solid waterproof surface because lack of air circulation under the shakes prevents them from drying out, and water retention can cause wood to rot.

Wood shakes are typically installed over spaced boards that are overlaid with 18-inch tar paper strips. This open spacing under the shakes provides air circulation, and this promotes drying in the aftermath of

I went shopping while the buyers and their home inspector were in my Dear Barry:

After my husband and I signed the paper work to sell our home the agent gave us a list a mile long with items for us to do before the buyers will be shown our home. If we wanted to redo our home we would keep our house.

I am not sure what your Realtor is asking of you, however, to use a coined phrase from Barb Swartz, “The way we live in a house and the way we sell a house are two different things.” You could look at it this way: if you are selling your 4-year-old car, you probably would not show the car to a prospective buyer with all the kids’ spilled crackers and your paperwork all over the car. You would most likely take all the stuff out of the car and wash the outside/inside because you know that then you would have a greater probably of selling the car along with obtaining a higher price for your car.

The same theory applies when you go to sell your home. I am sure you want the most money that the

market will bear. Statistics show that when a buyer is looking at the front of your home, they will most likely decide within 20 seconds or less if they are interested in taking a further look inside. This also applies to the buyers looking online for homes for sale; you only get one chance to catch their attention as they scroll through all the other listings.

Your Realtor is helping you in the direction of not only receiving a good price on your home but also helping you get the house sold. Realtors refer to this as adding “curb appeal.” Try to look at your home through the eyes of a buyer who has never seen your house and take down notes on possible ideas to spruce up your look. I know this is hard, especially if you have lived in you home for several years.

In most cases when preparing a home to come to

market it does not cost as much as one would think, some small low costs ideas ca n ma ke a big difference.

Here are some tips: • The most common No. 1 is a fresh coat of paint on the inside and outside if it is needed. As a rule, if the paint is approximately two years old or less, have the house washed down offering a fresh clean look.

• Landscaping decisions: Sometimes, adding to your landscaping can improve the curb appeal, perhaps a splash of color.

Then there are the other times when removing the landscaping is even more effective, if it is hiding the home or if there are dead or poor condition plants and trees. Keep the lawn freshly cut and green; you may need to add some seed or other products.

Keep bushes trimmed back away from house and any pathways.

• The front porch is very important. Add a new door or paint the old one.

Add a pot with colored flowers, a cute bench or two chairs to make it look ready to sit down and stay longer.

• Power wash the hard-

scapes to offer a fresh look or add a coat of stain to the wood deck.

• Mend the gates and latches and fix any broken fence boards.

• Store any unneeded toys or gardening tools around the sides of the house.

• Wash all windows inside and out. Wipe down blinds and window sills.

• Unclutter the inside of your home and take down personal pictures.

• You may need to buy some updated styled light fixtures.

• Consider new cabinet

Preparing the home for winter Fall is here and we all know that means Old Ma n W i nter is r ig ht a r ou n d t h e c or n e r.

According to The Old Farmer’s Almanac, this coming winter will be colder than last, but not colder than a t y pical winter season. It also says we will be cold and wet.

So, w ith that news, have you been thinking about preppi ng you r home for winter? If you have some spare time, here are a few things you can do to help ensure your home will be ready for the coming season.

First, check your roof (if it is safe for you to do so) to ensure it is intact and to remove any leaves and debris that may have accumulated over the summer. When the roof is cleaned you will want to check your rain gutters next. Using a leaf blower is a good way to clean them out. Standing water in your gutters can
