Located in the Model Home Park (Map #2) are several tiny houses scheduled to come from at least 4 states and even Teepees from Canada. Bell Brothers HVAC Company was founded by Brother’s Jerry and Kenny Bell in Elk Grove in 1991. They began working together on a paper route at ages of 8 and 9 in Elk Grove where they grew up. With just one year age difference between them, Jerry and Kenny have always been close. Jerry and Kenny opened Bell Bros. Heating and Air Conditioning in 1991 after earning their HVAC contractor’s license. As a small operation with one phone line and a small pickup truck, the guys decided to get the word out about the new business by putting flyers on top of Pizza boxes. Before long, Bell Brothers Heating and Air Conditioning was taking off. Clients loved working with Jerry and Kenny because they were honest, hard working and went above and beyond on

Farm fresh to you, food with a purpose The farm my parents started in the 1970s was part of the early movement of people who wanted to see food grown differently. They cared about reducing food miles, connecting with their customers, providing a healthy work environment, promoting biodiversity and growing varieties of crops that tasted better while operating an environmentally and economically sustainable farming system. Today’s organic standard does not certify for these items, but we are steadfast in keeping our farming practices true to our parents’ vision for a better food system. It’s what we call “beyond organic.” Our farm is certified organic by CCOF. We are proud to have the client code of Yo02 (Yolo 2) – the second organic farm ever certified in Yolo County by CCOF.

WHAT IS CERTIFIED ORGANIC?

“Try this; it’s organic!” As a kid, customers would stop by our family’s farmers market booth, sample the local produce this farm boy was peddling and ask: “What does organic mean?” As it was explained to me by my parents, I would

respond: “It’s grown without synthetic fertilizers or pesticides.” In the 1980s, the organic movement was just taking hold, and its roots were with small family farms that were selling produce directly to the public (like the farm I was born and raised on in California’s rural western Yolo County). In general, if an item can be found in nature, it can often be considered organic. If the item has been chemically altered from the form in which it was found in nature, it is likely prohibited for use in organic agriculture. Today the phrase “Certified Organic” is legally defined by the USDA’s National Organic Program (NOP) and certified by third-party organic certifiers that are accredited by the NOP. Organic Certification is strictly an amendment-based standard, meaning there is a list of items that can be used on organic farms — everything else is prohibited. Crops are organic when they are grown on a piece of land without any non-organic material applied to the land for the past three years. Each year, a certified organic farm is inspected by a third-party certifier who walks fields, reviews receipts and inspects existing inventory and

other records to verify that an organic farm is only using materials permitted by the National Organic Program’s standards. Before the NOP ever existed, the CCOF had the authority to expect more from the organic standard.

Add up your payments on that “zero down” solar lease and you’ll find that you’ll be paying up to triple the cost when compared to purchasing your solar system. Factor in the escalating costs and the ‘fair market value’ at the end of the lease, if you choose to purchase the system you’ll be paying close to three times the purchase price.

2. LOSE THE TAX CREDIT

The zero down solar leasing company will take your 30% Federal tax credit that should have gone to you.

3. MORE DIFFICULT TO SELL YOUR HOME

It is more difficult to sell a home with “leased solar”. The new buyer must agree to assume the lease and then they must also qualify to assume the lease. The seller can buyout the lease prior to selling the home but the buyout price is normally more than it should have been to originally purchase the system. Homes with a leased solar system sell for 5-10% less than homes that have owned solar.

4. ESCALATING COSTS

Your monthly payments may increase by up to 2.9% per year. If you purchase solar you will be protected against rate inflation.

5. DOUBLE THE COST FOR ELECTRICITY

The cost of electricity is a minimum of 15 cents per kWh. When you purchase a system your cost for electricity is around 6-7 cents per kWh(or less).

6. WHAT HAPPENS WHEN IT’S OVER

At year 20 if you owned your solar

system, your system would have up to another 15 to 20 years worth of income generating potential. When you lease a solar system, at year 20, you’ll have to give your solar system back to the leasing company or you’ll have to buy it from them at ‘fair market value’ if you want to keep it or continue making lease payments.

7. NO CHANGES

You cannot make any modifications to the solar system. Some customers may want to add battery backup down the road and with a lease this is not an option because you don’t own the system.

8. BANKS VS INVESTORS

Zero Down Solar loan options are a much better deal than a solar lease or PPA. Solar lease finance companies make a 20-30% return on their investment. If you purchase with a loan you are replacing the 20%-30% return the leasing company makes with a 4-8% return the bank makes.

9. PROPERTY TAX

When you purchase SOLAR you add significant value to your home, without increasing your property taxes. When you lease solar you don’t get the added value but you still have all the expense.

10. RENT TO OWN SOLAR

Leasing Solar is like purchasing one of your most expensive investments from a ‘Rent-to-Own’ store. Before you sign that airtight leasing contract, you had better have your attorney and your accountant read the fine print. When compared to purchasing a solar system, especially as low as prices are today, a solar lease will probably turn out to be one of the worst investments that you’ll ever make.
