eet Tamraloo Music, where award-winning instruction meets affordable, local lessons. Tamraloo Music is the creation of Elly award-winner Tamra Rogers, who operates as lead instructor, as well as owner/operator. In the last five years, Rogers has grown her studio from a one-woman piano and vocal studio into a multi-discipline studio offering instruction in more than 15 instruments, including voice and its most recent addition, acting and

musical theater classes.

The movement from a small studio to one that boasts more than 275 students happened as a natural outgrowth based on positive word of mouth, individualized instruction and Rogers’ innovative student-teacher mentoring program.

From community outreach visits to amazing showcase performances, Tamraloo also provides its students with a performance component to their lessons that is invaluable.

“If a music student can’t be comfortable sharing what they’ve learned, so much is lost in the music experience,” Rogers said. “The key is to develop a love of performing early, a safe space in which to show off newly acquired knowledge. Our Tamraloo families are so warm and encouraging toward these kids, they leave their performances with huge smiles and full hearts … and usually several cookies.”

1. SIINO’S PIZZA, PASTA & GRILL “This location is awesome. I love the customers. We get a lot of great regulars … it’s more of a family restaurant,” Chelsea Caldwell, server at Siino’s Pizza, Pasta and Grill said.

It is hard to say what the most popular food item is because the menu is rather expansive consisting of burgers, steak, sandwiches, salad, pizza, pasta and more. One of Caldwell’s favorite pizzas is off of what she calls the “secret menu or table tents,” which is a smaller brochure-like menu that lists off the unique specials Siino’s offers.

“We have very yummy bacon,” Carrero said.

“Bacon is not all the same.”

The Supreme Waffle is like a dessert waffle with ice cream on it.

“Kids love it,” she said. “My mother called it ‘your eyes are bigger than your stomach.’”

Every dish is customizable to customer requests including the senior and kids menu.

While menu items are sensationally tasty, the Veggie Omelet with ham is Carrero’s favorite dish. However, the Bacon Pecan Waffle is her favorite salty sweet treat. Pecans and bacon are on the inside and the outside of the waffle.

Jansen house featured on home tour

B

ack in the 1950s, Elizabeth Jansen was known as “Mickey.” She was the only girl on the neighborhood baseball team.

“I was a rough-and-tumble girl with scabbed knees, always climbing trees,” Jansen said. “What I loved most about those days was nobody worried about you. We built tree forts, dug holes and rode our bicycles all over town. It was fun just to be a kid.”

In the summertime, neighborhood kids ended up in the Jansen’ backyard pool, she said.

“I think my mother taught every kid in the neighborhood how to swim,” Jansen said.

Jansen is the great-granddaughter of Walter Jansen, who founded a grain and feed business in 1889 in what is now the Lincoln Brand Feeds Building on Lincoln Boulevard. She is president of the board for the Lincoln Area Archives Museum at 640 5th St. in downtown Lincoln.

Walter Jansen, Elizabeth Jansen’s great-grandfather, founded a grain and feed business in 1889 on G Street (now called Lincoln Boulevard) in what today is the Lincoln Brand Feeds Building.

In recent years, Jansen moved back into the three bedroom, twoand-a-half bath brick rancher on I Street built by her parents in 1951.

Throughout the home are pale gray walls and oak floors. Furnishings include antique rugs, period pieces and art objects purchased by the Jansen family on a trip to Europe in 1936.

Jansen recently remodeled the house and will be one of five local homes featured in the Lincoln Woman’s Club Home and Garden Tour in September.

The tour is a benefit to raise funds for Americans with Disabilities Act (ADA) improvements for the 93-year-old club. The club requires $50,000 in structural changes over the next five years, according to ADA chairwoman Claire Luke.

LINCOLN MURAL PEOPLE’S CHOICE VOTING DURING SHOWCASE Lincoln’s biggest party, the chamber of commerce’s Showcase, will include an artistic element this year — the unveiling of four murals that are part of the city’s Public Art in Public Places campaign.

City Manager Matt Brower said the unveiling of Phase III of the public art campaign will also include an interactive aspect. The murals will be located along Lincoln’s Sandwich Alley.

“Showcase attendees will get to select a ‘People’s Choice’ winner,” Brower said.

“Attendees will get to vote for their favorite mural.”

“This is an exciting event,” Brower added. “We are honored to be a part of Showcase.”

The mural that wins the People’s Choice Award will be announced during the Showcase event. Each attendee will receive a ballot upon entering.

Mark Luster, president of the Lincoln Area Chamber of Commerce board of directors, said the mural contest is part of the business-advocacy group’s efforts to bring in new ideas.

“Each year, we try to up the ante,” Luster said. “From my perspective, the Showcase is a way to attract people from around the region to come to Lincoln. It helps the city’s economic development by showcasing the fine wines and foods in the area.”

“We’re looking forward to new things happening at the Lincoln Showcase while preserving and honoring the legacy of Lincoln,” Castillo said. “This year, the layout remains the same but there will be increased parking and improved lighting. We want to have a classy event.”

“The Lincoln Showcase is a great alternative to Farm-to-Fork,” Castillo added, referring to the Sacramento event scheduled for the same day.

“The chamber is doing a lot of outreach to bring in visitors from outside Lincoln.”

Castillo said she is getting a great response from Lincoln restaurants and has commitments from many new restaurants. However, as of press time,

a list of restaurants, breweries and wineries participating was not available from the Lincoln Area Chamber of Commerce.

“We do have a faithful group of more than 80 volunteers confirmed,” Castillo said. “Also, the Placer County Association of Realtors has confirmed to sponsor the dignitary reception. A lot of the costs of the event are being supported by in-kind donations and that’s really helping.”

Castillo added that a cigar lounge will also be available again. The cigar lounge will be one of the few vendors with an item for sale.

Sonia Coopwood, CEO of the Lincoln Area Chamber of Commerce, said she anticipates a great party.

“We have added some new and interesting vendors to this year’s Lincoln Showcase and our team looks forward to presenting another amazing event,” Coopwood said. ❖

antique airplane Adventure Flight trains, tours in 1940s planes

It is a very common childhood fantasy to fly high among the clouds. In 1903, the Wright brothers proved this fantasy a reality and ever since air travel has evolved exponentially. Adventure Flight, in Lincoln, has preserved history in four planes that date back to the 1940s.

“We sell fun and adventure,” co-owner Andy Bibber said.

“We sell a dream,” co-owner Laurie Smith said.

For two years Adventure Flight has made dreams come true, though it originally started in Alaska where Bibber flew for more than 20 years as a bush pilot. Bibber has a record of nearly 23,000 hours of flight time recorded. Smith has her pilot’s license, too.

“The master plan was to be up north in the summer time and here in the winter, but for now we are just here,” Smith said.

Adventure Flight’s four planes are not ordinary. They own and operate aircrafts dating back from the second World War-era and have become stewards for caring for the planes’ history and longevity.

The excitement for flight may have been at its peak in the ‘40s. Soaring among the clouds was still a fairly new sensa-

tion but it slowly began to decline in the 1950s.

“Post World War II they started making airplanes easier to fly,” Bibber said.

In addition, as the years passed, flying became more and more expensive.

“There are not many opportunities to fly antiques airplanes around,” Bibber said.

“Most people that have them, use them as personal airplanes.”

“You can afford to own these airplanes or you can afford to fly them, but very few people can do both,” Smith said. “It’s a deep-pockets club.”

Adventure Flight offers a way for people to have access to these airplanes by making it as affordable as they can.

“We want them to be able to fly,” Smith said.

The 1942 Cessna T-50 is the last T-50 still working for a living. Cessna built 5,400 of this particular plane; there are now only 20 that still exists and only about half of those can still fly.

Commonly, the aircraft sat out on runways and ramps in the sun neglected, which warped their wood frames and allowed for water damage.

“That’s what happened to the bulk of them, they rotted away,” Smith said.

Aside from preserving history with their planes, Adventure Flight does everything from scenic courses to personal instruction and everything in-between.

“We can do pretty much what anybody needs to do,” Bibber said. “We are pretty flexible with what we can do.”

Adventure Flight started in Alaska where Bibber and Smith both lived for several years. They decided to move to Lincoln for CONTINUED ON PAGE 18

the mild weather, location and availability.

“There was an open hanger and it had a big enough door,” Smith laughed “It was a combination of things,” Bibber said.

Since they both have families in the Vancouver and Portland areas, Lincoln seemed like the best place to settle while still being close to family and to pull from Sacramento’s large population.

“This is about as far north as you can go and still fly an open cockpit biplane year-round comfortably,” Bibber said. “It’s a lot nicer to fly up than it is to drive up.”

Even the winters in Lincoln are mild enough to enjoy time in the sky, most of the time even the rain here is not a deterrent for flying.

“Andy has crossed the country in about every way you can imagine,” Smith said.

“Airplanes are made for traveling,” Bibber said. “Get in a plane and go somewhere. There’s no reason anybody can’t fly.” ❖

Tired of the fast-paced Bay Area and wanting to live a different lifestyle — one that “spoke to their hearts” — Cathrine and Michael Johnson spent five years looking for a community with excellent schools and a competitive landscape where their business, GoatHouse Brewing Company, would fit.

“We want to bring people to the farms. Connect people to the food,” Cathrine said. “In this case, beer.”

The Johnsons found a farm outside Lincoln with family-owned agricultural businesses and niche products.

To enhance the farm-to-glass experience, the Johnsons reused and repurposed the farm’s original materials. The big red barn was converted into a brewery and tasting room an

the old redwood siding became the interior finished walls.

Wood from horse stalls were transformed to be wooden planks salvages from the old Kezar stadium in San Francisco. The stadium seating was fittingly repurposed into the tasting bar and tables.

The Johnsons chose the name GoatHouse Brewing Company for their original plan to grow hops, brew beer and run a dairy. Opening a dairy turned out to be very costly and the Johnsons hope to some day complete their original plan. But for now, they are the only brewers in California to use only their own hops, farm to tap.

GoatHouse Brewing Company is a member of the California Hop Growers Association to help the resurgence of hop growing and are dedicated to forging relationships with craft brewers and local hop growers. California used to be the nation’s largest hop growing region, before the big brewers, according to Cathrine. The brewery operates on a closed system. The hops are grown onsite and the grain feeds the livestock.

Michael taught himself to brew beer as a teenager and both of the Johnsons taught themselves how to farm hops. The farm grows 20 different varietals. Currently the brewery has a lot of fresh hopped beer because the hops are in season. The Johnsons dry the rest of the hops to use throughout the year.

In winter, local mandarins and Meyer lemons are used for flavor. However, the brewery only offers these in small artisanal batches.

Recently, the farm was featured on the television series “How it’s Made.” GoatHouse Brewing Company collaborated with Wise Villa Winery and San Francisco Bay Coffee Company for the episode.

With the episode airing in Canada first and recently in the U.S., the brewery has gained national attention. However, the Johnsons have no plans on expanding.

Each session is one hour taught by FireStar Yoga instructors. A cold beverage will await at the end of the session. Bring a washable yoga mat or towel and arrive 15-30 minutes before the beginning of the session to register. Participants must be 18 years old. Class is held outside so a make-up day will be offered if the weather does not cooperate.

“We’re not trying to take over. Some people get what we are doing, some don’t. Oh well,” Catherine said. “People come from far and wide. We love being a part of a small community. We have a great crew that works with us to do what we love.” ❖

Do you have what it takes to fix and flip?

In the last few years, there have been many television programs about investors buying residential properties, rehabbing them and then selling them for a profit. The popularity of these shows has given many people the idea that they can easily buy, rehab, sell and make a quick dollar. While many people are successful, the reality is that it isn’t quite as easy as what we have seen on TV. There are many things that a “flipper” needs to think about before getting into the game. One must not only understand the process of taking a distressed property to its former glory, but also understand the local real estate market trends. I have found that the successful individuals or groups have a knack for knowing the construction side, as well as the real estate side of these projects.

Here are some things that need to be considered when purchasing a property for flipping:

LOCATION.

The old adage, “Location, Location, Location” holds true with flip properties. Although you may not be able to find that “diamond in the rough” next to a country club, you still need to be aware of the surroundings. Are the surrounding homes in good repair?

Is the property next to a railroad, airport or busy street?

Are there other issues that may affect value due to the location?

MARKET TRENDS.

Are the homes in the area going up in value? Is your area more seasonal for real estate sales? Remember, the data that you may look at for “comps” is historical data usually one to six months old and may not be a reflection of what is really happening in the current market.

Most flippers will put a sign in the property right after they start the project and will create an interest list. If you are in a seasonal area, remember that the market will slow at certain times of year and the weather may be a factor in completing your job. Take it into consideration when buying a property in the late fall.

PROPERTY FEATURES.

Some features are great selling points and others aren’t. Some features you can easily change and some

features can’t be changed. Some interior walls might be able to be moved to make a better floor plan but yard size can’t be changed.

Understanding the construction process is extremely important as well. Estimating costs, budgeting and knowing the order in which to complete the project are aspects of the construction side that could make or break your project. Here are some things to consider:

INSPECTIONS.

Have a thorough inspection prior to closing the deal. Remember that many inspections are non-intrusive and that there may be some hidden issues. A good home inspection should see indicators of hidden issues.

TASK LIST.

Put together a list of things that absolutely need to be done and a second list of items that can add value but don’t necessarily need to be done. Examples of things that add value and are relatively cheap are things like crown molding and wainscoting.

ESTIMATE COSTS AND PUT TOGETHER A BUDGET.

This should be done prior to closing the deal as well.

You need to figure your costs so you can determine possible margin and if it is worth taking on the project.

I also recommend that buyer (especially inexperienced flippers) add about 15 percent to their estimate and put it in the budget for unforeseen issues. Also, many buyers forget to include possible permits, taxes and their holding costs in their budget. Always overestimate costs and be very conservative on possible sales price.

Taking on, and successfully selling a flip property can be very rewarding but is a lot of work. Make sure you understand what you are getting into before jumping in. Surround yourself with good people you can work or consult with, including good contractors and real estate professionals. Who knows, maybe you’ll have the next “fix and flip” TV show.
