ocklin Commons officially welcomed Sunpower by Hooked on Solar into the shopping center with its anticipated grand opening on July 10.

What many don’t know about the booming business is that The Brass Tap next door is owned by the same owners, father-and-son duo Ed and Chad Fralick.

“We felt strongly about our location here that we decided to do a craft beer pub. It’s not what we do typically every day,” Ed Fralick said.

Turns out the landlord of both buildings really wanted a restaurant in the space next to Studio Movie Grill, so Ed and Chad were up for the additional challenge.

The Brass Tap is not a common franchised restaurant in the area. In fact there

is only one other in California and it is located in Vacaville. The two wanted to add a central hub for the ever-growing brewery popularity of Northern California.

“It’s kind of a link between a brewery and a fine restaurant or ale house,” he said.

There is even a door that connects between The Brass Tap and Sunpower by Hooked on Solar, opening up the location for events and mixers.

THE SOLAR SIDE While the two businesses are operated by family members, solar is where Fralick’s expertise is the strongest.

His career as a former contractor led him and his son to play a key role in shaping what solar is today. The industry is relatively new, being only around for just about a decade; Fralick has seen it change since he switched to solar eight years ago.

percent which we have done much faster than we thought we would,” Fralick said.

Even with all the warm sun in California, many don’t know that solar actually works better in the snow because it is reflective and keeps the systems cool without working so hard, Fralick said.

“The basis of solar is how many hours of sunlight you have per day,” he said.

The only time solar doesn’t make sense is in places where the shade is too much.

Sunpower by Hooked on Solar is the only company that manufactures every part of their solar system.

“You can’t take our panel and put it in another system,” he said.

Owners Ed and Chad Fralick opened The Brass Tap next door to Sunpower by Hooked on Solar with a similar décor theme.

It is now no longer a question of whether solar works, but what works best and which company to buy from.

“Everyone knows it works but what they don’t know is that there are huge differences between solar panels and solar companies,” Fralick said. “Ours (panels) are so much more robust that they make about 30 percent more power per square inch than any other panel.”

Each panel has a 25-year guarantee. Drawing power from the back so nothing blocking the direct sunlight, allows the panels to take in more power without degrading.

The new technology of micro-inverters allows for the most efficiency per panel. How it works is every panel has a micro-inverter. Therefore, if shade covers one panel during the day, the rest will still operate at 100 percent.

“That has been a big leap in solar,” he said. “We feel that solar will continue to grow very rapidly. I think solar will be the majority of (clean energy).”

The goal is to progress toward a world of clean energy and solar has brought that reality closer.

“California is leading right now as the No. 1 solar market in the United States and probably the world on the residential side. The goal was to hit 5

Family tradition heats up

What started out as a favor to a friend became the staple food of a local business.

“Shawn’s Steak Sandwich” made with fresh off-the-grill barbecued rib eye steak has been on the menu at Simple Pleasures restaurant and catering for more than 20 years, according to owner Diana Burke.

“Sometime around 1995, a friend called up at six in the morning and asked us to help him put together a fundraising barbecue for 200 people — on the day of the event,” Burke said, laughing.

Burke’s then-husband Shawn suggested that they barbecue steaks. He had a good recipe from working in a steak house as a teenager, she said.

From then on, grilled barbecued rib eye was on the Simple Pleasures’ menu.

At the same location on Fifth Street in Lincoln for nearly 38 years, Simple Pleasures specializes in farm-to-fork menus that include soup, salad, sandwiches and homemade desserts.

Diana Burke’s stepson, Aaron Burke is the restaurant’s manager and master steak-griller.

From the time he was 11, Aaron helped out in the family business.

Customers tell him that the steaks are “amazing” and “the best I’ve ever had.”

“We start with the best meat that’s locally sourced. The rib eyes are tender and marbled with fat. That’s why the flavor’s so good,” Aaron Burke said.

BARBECUE TIPS Jenny Tamayo, a third-generation member of the founding family behind La Tortilla Factory, offers the following grilling tips on the company website at latortillafactory.com.

1. Cook food slowly.

Be careful not to burn or over-cook foods on the grill.

2. Use fresh marinade.

Marinate foods in the refrigerator but do not reuse marinade on raw meats, fish or poultry unless it is boiled first.

3. Let grilled meats and vegetables rest before serving.

Cover with foil and let them set for about 10 minutes to let juices redistribute evenly.

4. Preheat grill to sanitize.

Preheat the grill for 15 to 25 minutes to help kill bacteria before grilling.

5. Use veggies and fruits.

Give grilled meals color: Try grilling veggies and fruits on the grill.

Vegetables and fruits that grill well include asparagus, potatoes, eggplant, peppers, zucchini, tomatoes, squash, sweet corn, peaches and pineapple.

JERK CHICKEN TACOS Prep time: 2 hours (includes marinating time) | Cook time: 30 minutes Number of servings: four to eight Per taco: Calories: 300 | Total fat: 10 grams | Total carbohydrates: 34 grams | Dietary fiber: 5 grams | Protein: 21 grams Jerk chicken: 1/4 cup olive oil 1 package dried jerk seasoning rub Juice of 2 limes 1 pound boneless, skinless chicken breast Pineapple-mango salsa: 1/2 fresh pineapple, peeled and cut into rings 1 fresh mango, peeled and cut into 1/2-inch cubes 1 small red onion, diced 1/2 bunch cilantro, coarsely chopped Juice of 2 limes Salt and pepper to taste Remaining ingredients: 1 (15-ounce) can black beans, drained 1 package tortillas 1/2 head red cabbage, shredded 1 lime, cut into 8 wedges

To prepare jerk chicken, combine first three ingredients in a large bowl. Add chicken to jerk mixture, turning to coat.

Marinate in refrigerator at least two hours.

While chicken marinates, preheat grill.

To prepare pineapple-mango salsa, grill pineapple rings two minutes on each side. Cut pineapple into half-inch cubes.

Combine pineapple, mango, onion, cilantro and juice of two limes. Add salt and pepper to taste. Refrigerate.

Place beans in a small saucepan over medium heat. Cook for five minutes, lightly mashing beans with a wooden spoon.

Keep warm.

Remove chicken from marinade and discard marinade. Grill chicken until done, about four to six minutes on each side.

Slice chicken into strips and set aside.

Heat tortillas on the grill or directly over a gas flame, flipping as they begin to bubble. Place tortillas on a flat work surface and smear evenly with mashed beans. Top evenly with chicken and cabbage. Top each taco with two tablespoons salsa. Serve with lime wedges and remaining salsa.

6. Use creative alternatives to bread.

Tortillas toasted over the open flame of a grill can help turn meat and veggies into an easy-to-eat wrap.

HOW TO GRILL TORTILLAS Sam Tamayo, La Tortilla Factory’s chief innovation officer, offers suggestions for cooking tortillas on

a grill: What are the best types of tortillas to grill?

Although flour and corn tortillas both work well on the grill, flour tortillas are a bit more user-friendly. Corn tortillas are very low in fat and don’t contain gluten, therefore, optimal heating time and temperatures are achieved within a smaller window.

Under or overheated corn tortillas can easily become brittle and break.

Grilled flour tortillas stay soft and flexible for longer periods of time whereas corn tortillas need to be eaten immediately.

Do you grill tortillas on an open grill or close the hood?

Tortilla warming is a quick process, so no need to close the lid. Your best option is to warm tortillas at a high temperature and optimally over an indirect heat source. If an indirect heat source is not available, take extra care to monitor the surface of the tortilla as they can burn really quickly. I find that flipping tortillas several times over indirect heat for up to 15 to 30 seconds total is typical.

How long does it take to get that perfect barbecue tortilla flavor?

The perfect grilled tortilla will take on sear or toast marks similar to your meat or veggies cooked on the grill. Tortillas with subtle toast marks upon heating really bring out the best of the ingredient flavors. In corn tortillas, the savory corn flavor comes through, and in flour tortillas, the salt stands out slightly as does the richness of the oil.

MIDDLE EASTERN-INSPIRED TACOS Make-ahead tip: Prep the tahini sauce and assemble the kebabs up to one day ahead and refrigerate.

Prep time: 20 min | Cook time: 10 minutes Number of Servings: four to eight Calories: 380 | Total fat: 22 grams | Total carbohydrates: 26 grams | Dietary fiber: 2 grams | Protein: 20 grams Tahini sauce: 1/4 cup tahini 1/4 cup water 3 tablespoons fresh lemon juice Salt and pepper to taste Remaining ingredients: 1 pound ground beef or lamb 1 tablespoon finely chopped fresh mint, plus additional for garnish 1 teaspoon ground cumin 1/2 teaspoon ground coriander 1/2 teaspoon salt 2 garlic cloves, minced Freshly ground black pepper, to taste 8 cherry tomatoes 1/4 cup (1-inch) cubed red onion Olive oil 1 package tortillas 1/4 cup crumbled feta cheese 1 small Persian cucumber, thinly sliced Lemon wedges

Soak eight (8-inch) bamboo skewers in water for 30 minutes. Preheat grill.

Whisk together tahini sauce ingredients in a small bowl.

Mixture will appear to seize up at first — that’s OK, keep whisking until it’s smooth. Chill.

Combine lamb, mint, cumin, coriander, salt, garlic and pepper. Form into 16 oval-shaped meatballs. Thread two meatballs onto each skewer, alternating with tomatoes and onion. Brush with olive oil. Grill eight to 10 minutes or until done, turning to cook evenly.

Warm tortillas on grill or hot griddle. Top each tortilla with one skewer. Holding the bottom meatball, gently remove skewer. Top with tahini sauce, feta, cucumber and additional chopped mint. Serve with lemon wedges. ❖

Does my child need a tutor?

School is nearly back in session. That means backpacks and books will soon flood homes and the halls of schools. When it comes to education, it can be hard to determine whether a tutor is advantageous for your student and which one is best suited for your child’s specific needs. After speaking to several tutors in the Auburn and Roseville areas, the insights they put forth brought clarity to the subject of tutoring.

The first and hardest step when it comes to tutoring is determining when a tutor is needed. For parents this can be especially challenging. The need for a tutor is flagged when a child receives poor grades and exudes signs of frustration and/or a lack of confidence with studies. When their attitude about learning goes south, tutoring services are recommended, said Ana Edwards of The Tutoring Center in Auburn.

“One of the most recognizable signs of danger our instructors look for is finger counting to add, which shows a lack of number sense,” Sara Nylin of Mathnasium of Roseville said.

“Obviously if a student shows interest in a topic, it would be in their best interest to support that and do whatever it takes to help them pursue and develop that interest. But more importantly when a student starts to avoid doing their homework or making excuses for why they might not being doing so well, that should alert the parents that the student is struggling and they need help.

Ninety percent of students will not admit to themselves that they need help, let alone tell their parents or teachers. Let’s face it, nobody likes the feeling that they’re not good at something or being told they’re not ‘smart,’” Anthony Reyes of Mathnasium of Roseville said.

To Reyes’ point, tutoring can be beneficial for both a child falling behind academically and one who shows a drive to excel.

“We can push them and they can advance beyond their grade level,” Edwards said.

Math is the No. 1 taught subject for tutors, followed close behind by reading comprehension and writing. However, each student differs, which is why the assessments that tutoring centers offer are so important.

“There is no one size fits most when it comes to math,” Nylin said.

“It’s no longer just black and white. You have to read between the lines,” Edwards said.

When asked about changes in learning, interviewed tutors agreed Common Core is the biggest change as of late. Adopted in schools, Common Core is a set of high-quality academic standards in mathematics and English language arts/literacy. These learning goals set forth what a student should know at the end of each school year. And, this newest structure of education has been a struggle with most parents and has caused confusion when helping their kids with learning, making tutors invaluable.

“When the schools changed to Common Core Math, we had an influx of students because the new curriculum was so different and many people were not prepared for it,” Nyiln said.

“Also we’ve found that students with online-based homework versus traditional pencil and paper homework don’t retain as much knowledge between topics. There’s something about putting pencil to paper that really helps solidify what the student has learned.”

“I definitely think Common Core has been a hiccup in our education system,” Edwards said.

The good news is that even with all the changes and new systems being implemented, tutoring can aid students in getting their grade levels back up or higher in a short period of time.

There are even some statistics that show improvement of one grade level every six months, Edwards said.

It is never too early to prepare kids for success in the years of learning ahead of them. Some have started as early as kindergarten. Back in 1966, Brian Wilson stepped away from touring with the Beach Boys, the popular band he co-founded, to focus on writing an album that became “Pet Sounds.” The album that continues to challenge today’s musical leaders has been the talk of the music nation as its 50th anniversary tour has been selling out across the nation over the past 11 months.

On Aug. 26, Wilson will perform beneath the stars at Thunder Valley Casino Resort’s Amphitheater with a special added show to his extensive tour. Wilson will be joined on the ticket by Felix Cavalier’s Rascals with their own special performance.

When Wilson created “Pet Sounds,” he took the Beach Boys fun-in-the-sun sound to a different place where well-matched lyrics joined with deep melodies. Today, it remains second on Rolling Stone magazine’s list of the 500 greatest albums ever made, second to the Beatles’ “Sargent Pepper’s Lonely Hearts Club.”

“I never imagined it would have the impact it has had and continues to have,” Wilson said.

“I knew at the time it was special to me and now it is special to so many people I meet 50 years later. I didn’t think we would be performing it live 50 years later, let alone to sold-out venues around the world.”

Wilson wrote and co-wrote more than two dozen top-40 hits for the Beach Boys in his career. He is known as one of the most innovative and influential creative forces in popular music by critics and musicians alike. His works continue to be enjoyed by generations, something that is very special to him today.

“As I travel around the world, I see so many young people singing the words to these songs and it makes me feels so good,” he said. “Sometimes they know the words without speaking English and that just blows me away.”

Wilson is joined on tour by a cast of true musical talent. Among them is Blondie Chaplin, a former Beach Boy who played with the band as well as the Rolling Stones.

Alongside Chaplin, you’ll find guitarist Al Jardine. To Wilson, Jardine has been his right hand since the start.

“Al Jardine is like my shadow on stage,” he said. “He and I go way back to our beginning. I love his presence and he is such a great singer. It’s a thrill to have him next to me on stage.”

Jardine feels much the same about Wilson. The 73-year-old wingman credits the duo’s great chemistry on stage to years of experience together. Most importantly, the two are enjoying every minute of it.

“He (Wilson) is an amazing writer and performer. You never know what to expect from him and that’s what makes it so fun,” said Jardine. “He has this very natural sense of humor you won’t see on the outside.”

Much like Wilson, Jardine too is amazed at the generational popularity of their music. When it comes to “Pet Sounds,” he explained how the album was simply a work for the future. From “Wouldn’t It Be Nice” to “God Only Knows” and everything in between, this album and all of their hits have stood the test of time.

“This is the time where we are truly enjoying the rewards of all of our hard work. I never imagined we would still be doing this live 50 years later and to have the huge catalog of music we have to do 40 or 50 songs a night and still make our shows different.”

Jardine is blessed in another fashion. His son, Matt Jardine, is now a member of the band and touring with them. The second-generation rocker is dead on when it comes to the vocals for Wilson’s California sound and has inherited the musical talents of his father in a masterful way.

“These musicians are amazing, all of them,” he said. “To be able to play these songs on stage with all of them and Matt, it’s truly a blessing. All of them are really celebrating our music and strive for perfection.”

Every performance closes with his ballad, “Love and Mercy.” The song gained popularity after the movie, with the same title about Wilson’s fame and troubled early life hit the big screen two years ago.

2. PREPARE THE SOIL Healthy soil is the foundation of the garden. Healthy soil will make healthy plants that will be able to fight off predators.

For a summer garden, ideally that process begins in March for planting in May. “You don’t want the soil to be too soaking wet or bone dry,” Duncan said. “It must be gently moist.”

Remove weeds and rocks. Then add organic matter — compost or manure.

“You can use chicken manure or horse manure that has seasoned for a while,” she said. “You don’t want to use fresh manure. It is too caustic.”

You can add leaves and grass clippings from the yard — and let them compost right in the dirt.

3. RAISED BEDS OR IN-GROUND

Raised beds have advantages and disadvantages. The soil will warm more quickly so you can plant earlier. But you’ll need to bring in soil.

A disadvantage is that you have to import soil and it has to be quality soil.

“Much of the soil (available on the market) has a lot of wood or sand in it,” she said. “If you have heavy clay or decomposed granite, work in the soil on top that’s friendlier. You’ll have a lighter soil that helps with drainage.”

TIPS FOR A SUCCESSFUL VEGETABLE GARDEN

Because they are above the ground, there are fewer drainage issues with raised beds.

Raised beds are more expensive than planting directly in the ground.

It seems like magic — combine seeds, soil and water, add sunshine and in a few weeks you have a bounty of squash, tomatoes and peppers.

But it’s not quite that easy. A successful vegetable garden takes planning, preparation and patience, according to Placer County Master Gardener Nikki Duncan.

Duncan, a master gardener since 2009 and co-leader in the creation of the group’s demonstration garden at the DeWitt Center in North Auburn, offers the following 10 tips for ensuring gardening success whatever the time of year.

1. MAKE A PLAN “Whether you plant directly in the ground or make a raised bed, you want the rows to be between 3 and 5 feet wide,” Duncan said. “You don’t want to walk on them after you’ve prepared them. If you do skinny rows, you’ll have to walk in those. That compacts the soil and the roots will be squashed. Have a bed that’s wider and work around it and in the center. Fourfeet-by-8-feet beds are ideal for reaching.”

4. IRRIGATION The ideal irrigation method for a vegetable garden is a drip system with emitters 6 inches apart.

“When the starts or seedlings are small, you’ll need to water a couple of times a day for a short period,” Duncan said. “As the roots get established and grow bigger, you’ll need to water longer and at longer intervals to get water down to the roots.”

5. PLANT YOUR GARDEN FOR HOW MUCH SPACE YOU HAVE, YOUR FAVORITE THINGS AND HOW MANY PEOPLE YOU ARE TRYING TO FEED. “If you have a small space for gardening, corn is not a good choice,” Duncan said. “You need enough plants that they pollinate well. You’ll want to stay away from things that take a lot of room such as melons and pumpkins.”

6. PLANT FLOWERS IN THE GARDEN TO ATTRACT POLLINATORS.

9. ROTATE CROPS. If you are going to have a garden year after year, you don’t want the same plant families in the same spot every year.

7. KNOW THE SPECIAL NEEDS OF YOUR PLANTS.

“What happens is the pests that like (those vegetables) will overwinter in the soil and be there next year,” she said.

Tomatoes have a hard time in the blasting afternoon sun — when the temperature soars above 90 degrees.

“Put a shade cloth over them,” Duncan said. “It’s a black woven fabric that blocks out part of the sun and keeps the vegetables from getting burned.”

Cucumbers need even watering. They don’t like to be wet and then dried out.

Keep them evenly moist to ensure they won’t have a bitter taste.

Plant melons vertically up a trellis to prevent gopher damage.

Use panty hose of other light-weight fabric to create slings for the fruit.

“They will grow in a little sack,” she said.

8. DON’T LIMIT YOURSELF TO THE OBVIOUS. There are some less conventional vegetables that do very well in foothill gardens. A good choice is edamame.

“The soybeans are very easy and fun to grow,” she said.

Interested in growing a grain? Try millet or amaranth.

“They are very easy to grow and drought tolerant,” Duncan said.

10. AVOID FALLOW GROUND. It’s not a good idea to leave bare soil. The rains will cause erosion, volatility and the soil will lose nitrogen.

“It’s important to always have something there,” Duncan said.

“The roots keep the soil nice and loose. In the off season, use cover crops such as buckwheat. It grows quickly, flowers quickly and attracts beneficial insects and bees.”

Vegetable gardening is not just a summer endeavor.

“(In the foothills), we can grow year-round,” she said. “We have three seasons — you can plant in the spring, in the summer and we have a fall-winter planting time.” ❖

Or plant mouse melon.

“They are tiny. They look like tiny watermelons — about two inches long,” she said. “They are adorable and quite tasty.”

Or ground cherries.

“They are husked like a tomatillo,” Duncan said. “The ground cherry has a mild sweet flavor and is good in salads.”

Malabar spinach is another possibility.

“It’s a summer vine and has leaves you can eat like spinach or lettuce,” she said.

What to do with a lump sum There are two primary ways we receive money during our accumulation years: Earned income or for those of us lucky enough, an inheritance. But, what do you do with a lump sum? Maybe you received an inheritance, maybe some life insurance money or perhaps you earned a large bonus. Here are three ideas on what to do with this chunk of change.

Note, if this is an inheritance and it is qualified money (say an inherited IRA) sometimes the best thing to do is leave it be or continue RMDs. Don’t pull money out of qualified accounts with early withdrawal penalties and huge tax bills to do any of the things I talk about in this article.

PAY DOWN HIGH-INTEREST DEBT OK, maybe you have considered this one, but I am suggesting we be intentional about deciding what to pay down. Home mortgage rates are extremely low right now, plus, you are taking a tax deduction on the interest. If you have any credit card debt with those crazy 18 percent interest rates, let’s start there. Any debt that has more than 8 percent interest is probably smart to pay down or pay off. Anything less and you could be better off investing for growth instead and letting the interest service the debt down over time.

PRESERVE IT IN A LUMP SUM One strategy I have used with clients is purchasing a single premium life insurance policy. Single premium life insurance policies typically purchase substantial death benefit in the range of $2 for every dollar paid in, plus the cash value is usually 90 percent or more of the initial lump sum and grows 3 percent or more a year with base guarantees and no loss

provisions. Some insurance companies even offer long-term care insurance benefits in the life insurance policy as well. For some clients, these triple-duty policies are a great fit.

INVEST IN YOU This is very dangerous for me to even recommend. I firmly do believe in enjoying the journey to retirement as much as enjoying retirement itself. Sometimes it makes sense to invest in you. If you are already consistently saving for retirement, if you are on track to have enough income in retirement, if your debts are already paid off, you could benefit from taking a sabbatical from work, take an exotic vacation or some other splurge. Maybe with just a piece of the lump sum.

What would I do if I received a lump sum?

I would invest in a custom-fit designer suit.

The one I have eyed for eight years now runs $3,500. I know $3,500 on a suit sounds frivolous (maybe that is why I haven’t done it in the last eight years), but I know that wearing a great fitting suit boosts my productivity and confidence.

Plus, it would last for years. $3,500 for tangible productivity and confidence that pays dividends for the next 10 years really doesn’t seem too frivolous after all.

If you see me around town in a perfectly fitted, Armani, black, two-piece, two-button, slim-cut suit, you will know that I went with suggestion number three.

3COMMON SELLING PITFALLS Selling real estate? Don’t fall into one of these typical mistakes

When selling a home, there is a lot to think about.

Generally, sellers think most about their “bottom-line” and that is the way it should be. Part of a real estate agent or broker’s job is to help sellers maximize their profits. However, there are three pitfalls that many sellers fall into. They are: Pricing, condition and marketing. As a seller, there are two out of three of these that you will rely heavily on your agent to guide and advise you.

PULL COMPS An agent should pull “comps” (comparable sales) and give you a realistic idea of what your house should sell for. In a subdivision, comps are usually easy to pull and there may be a property with your exact floor plan that has sold recently.

An agent or broker should be able to view comparables and help you understand your value. Of course, certain upgrades or location may add value, but if you are trying to sell way above the comparable sales, it isn’t realistic. Be very careful of agents that tell you that they can get more than market value for your property.

As part of a real estate contract, your property will be appraised and buyers can cancel if the appraisal is lower than contract value. Trust a local agent to give you a realistic idea of value and don’t try to push it too much. If your goal is to sell, pricing it above market value won’t help you. If the property is overpriced, you may sit on the market for a long time and end up having to take less than you may have if the property was originally priced properly.

As a note, don’t trust values from websites that give you a generated value. They are based on averages in geographic locations that may or may not (most likely not) be good comparables. For example, houses in Sun City Lincoln Hills sell for more per square foot than regular single family homes in Twelve Bridges but are right across the street and are used in figuring value on certain well-known websites.

The second problem that can arise is condition. Be critical of your home prior to putting it on the market.

Think about going through a model home and what your expectations are. Your agent or broker should go through your house with you and if you don’t want to stage it, they will instruct you regarding what you

should move or get rid of. First impressions are huge.

Make sure the yard is manicured, touch-up paint is done, home is cleaned and everything is in order.

Little things like changing all the filters, cleaning light fixtures and replacing burnt-out bulbs are important.

Be extremely critical and get the house looking great.

A clean house can make the difference in a securing a sale and in how much you end up getting. Don’t think that buyers won’t notice details or smells. They will! Put some extra money in your pocket by properly preparing your house for sale.

HAVE A GOOD MARKETING PLAN The third pitfall we often see is marketing. This is really more the responsibility of your agent or broker.

An agent should understand what their target market is. They should know where the property should be marketed to ensure a quicker and more profitable sale. If they are only putting it on MLS, it may not be enough.

You will want to ask your agent about their marketing plan for your property. Each property should have a specialized plan. Although many of the same techniques may be used in marketing all properties, there may be additional specific steps that would need to be followed to sell a unique property. For example, if you have a great horse set-up, you might want to do additional marketing in forums that are specific to people that ride, train or raise horses. Your agent or broker should be able to articulate a specific plan for your property. If they just tell you that they are putting in on MLS, they might not be the agent for you.

An agent or broker may bring in additional specialists for professional photography, staging or other repairs or projects that may need to be done prior to putting the property on the market.

Remember, selling a property is selling something that is probably one of your largest investments. Put your time in doing what you can to prepare your property for sale and then hire a professional that will actually maximize your profit. Be careful of hiring a friend or family member who has just received their real estate license. They probably don’t have the experience needed to do a great job.
