UNIQUE ACCESS PRIVATE COMMERCIAL DEEDED ACCESS FOR OWNERS AND GUESTS INTO NATIONAL FOREST & WILDERNESS AREA LANDS

THE ACCESS One of the best amenities for the Rockin 3AR Ranch is that they have a commercial easement through 2 ranches to access 176,000 acres in the West Elk Wilderness and the famous "Castles". This easement is a ranch road and offers the ability for guests to access national forest and wilderness lands. It is a private easement with a beautiful passage-way through aspens & pines with two parking areas at the forest service gate to access the "Castles." Paying and non-paying guests can utilize this easement for horseback riding, hunting, hiking, mountain biking, snowmobiling, ATVing, etc. The location of this access is prime as the nearest other access points are either Mill Creek trail head or Swampy Pass trailhead, both of which are miles away from this vantage point offering a multitude of trails to explore, mushrooms to find, and wildlife to see and hunt.

LOCATION Situated between two large ranches and located on a scenic byway, Rockin 3AR Ranch offers 2 residences & barn on a 5 acre parcel, a separate irrigated 35 acre parcel with approximately 200 feet of frontage on Ohio Creek and an additional pond & ditch features that all attract wildlife galore.

This is an extraordinary creekfront property up Ohio Creek perfect for the outdoor enthusiast. Amazing building sites to choose from on the vacant 35 acre parcel with views of the Anthracites, Carbon Mountain & Red Mountain. Along the west end, there is a ranch road leading to 2 parking areas that provide private access into the Gunnison National Forest as well as the West Elk Wilderness Area.

GENERAL DESCRIPTION Situated up Ohio Valley, Valley of the Castles, along a scenic byway you will find the Rockin 3AR Ranch, a small enclave completely surrounded by larger ranches, most of which have been placed into conservation easements. Previously a historic homestead, the Rockin 3AR Ranch has been successfully operating as a hunting lodge/cabin rental for over 28 years! The property consists of two custom built, hand-peeled lodgepole pine log residences: a main residence and a guest residence along with a barn, corral & loafing shed on 5 +/- acres. In addition, adjacent to the homestead is a separate 35 acre tract with approximately 200 feet of frontage on Ohio Creek and mountain views in every direction. This tract has been the site of many beautiful weddings with backdrops such as Carbon Peak and the Anthracite Mountain Range. Room to expand as existing septic will allow up to one more cabin to be built on main property. And, on the 35 acre parcel, an owner could build a main home with their own well and septic. Definitely one-of-a-kind opportunity!

ACREAGE Uniquely located off of County Road 730 (Ohio Creek Road) and approximately a 45 minute drive from Crested Butte, Rockin 3AR Ranch offers all the bells and whistles an astute buyer would want: two residences, national forest access, creek frontage, majestic mountain views, mature trees, interesting topography, water rights, with 4 deeded takeouts to irrigate entire property, multiple building site options and commercial opportunities

CLIMATE Gunnison county's year-round living offers amazing summer conditions averaging in the mid 70's to low 80's with a bounty of bluebird days. Winter conditions are also sunny and warmed by radiant heat from the snow reflecting; however, temperatures can range dramatically. With an average of over 300 inches of snowfall, the average snow depth is approximately 18 inches. Precipitation per year is about 24 inches. Ohio Creek Valley is about the same with more precipitation due to uplift from the Anthracite Mountain Range.

MAIN RESIDENCE The main home is on the upper level and offers a large open/living concept with vaulted ceilings, log detail throughout, 2 bedrooms and 1 bath. There is also a covered porch off the west-end that could be closed-in to create a third bedroom, if needed. The lower level has room to convert about 700 sf into a master suite or a TV/Game room. There is also a 3/4 bath plus a 1-car garage, shop area & potential walk-in freezer downstairs.

FISHERY Historically the fishing season runs from June through November, depending upon spring runoff which can be considerable and calm down towards the end of May or even the first part of June. This stretch of river is recognized for large numbers of trout, consistent late season flows and temperatures sustaining excellent habitat.

WILDLIFE RESOURCES Rockin 3AR Ranch is located in GMU area 54, known for its abundance of wildlife. Large animals include elk, mule deer, bear, mountain lion, bob cats, and big horn sheep are not unusual to see. With private access through 2 large ranches, rocking 3AR offers deeded commercial access to over 176,000 acres of public land and designated wilderness areas.

WATER RIGHTS Both properties have ample water rights to irrigate the high mountain meadows with 4 deeded takeouts out of the Acme Ditch. There is a over-abundance of water to irrigate the meadow and provide ample hay for horses and/or cows. The pasture is fenced and is capable of running a small ranching operation.

VENUE LOCATION Endless opportunities to create a venue at this location. Beautiful backdrop locations for weddings, art workshops, etc. Plus, fantastic mushroom hunting (see pic left)

ELEVATION The property starts at approximately 8,600 feet and rises gradually at the forest service boundary access easement to approximately 9,200 feet.

AREA LOCALE Offering a rich Western history influenced by native Americans, miners, ranchers and railroads, Gunnison County is quintessential Colorado. The county, which is roughly the size of the state of Connecticut, is located in central Colorado on the western slope of the Continental Divide, an area blessed with pristine mountain peaks, shimmering lakes and hundreds of miles of picturesque streams. Some 1.6 million acres (more than 85 percent) of Gunnison County is public land, an appealingly diverse landscape that includes alpine desert, verdant ranchland, flowercarpeted mountain meadows and craggy peaks jutting above timberline. Two historic communities–Gunnison and Crested Butte–serve as jumping-off points for a variety of outdoor adventures, which include world-class alpine skiing at Crested Butte Mountain Resort. Plenty of excellent hiking, mountain biking, skiing and hunting land can be found in abundance.

TAXES Annual property taxes are estimated to be approximately $3,114 for 2021 for both parcels.

UTILITIES Electric, propane and phone are installed at subject property. They would need to brought in further depending upon what buidling site is chosen for the adjoiing 35 acre parcel

ZONING

Because the property is county zoned, there are no covenants the options are endless for this slice of paradise! The 35 acre tract is its own homesite and offers a person the ability to build a main home and operate the other properties as a commercial setup or possibly a family compound. County zoning also allows for an owner to have goats, chickens, etc.

BROKER'S COMMENT One of the most unique properties located in Ohio Creek Valley! Offering 2 homes, water, trees, irrigated meadows, water rights, county zoning, valuable national forest access, and incredible fishing and hunting! Considering the lay of the land, the opportunities for this property are numerous. The property could be a great wedding/event venue, family compound, hunting lodge, art retreat and many more options.
