Spring has sprung early with pastures greening and the Hartman Rocks recreational area opening early, following a light and warm winter. Buyers are out in full force and sellers are listing early with favorable conditions for real estate activity.
The first quarter has brought out value-oriented purchases and more to choose from than in previous years. The City of Gunnison saw a slight uptick in homes sales with seven transactions averaging nearly $530,000 with 14 available offerings. Rural Gunnison had ten sales averaging nearly $825,000 and 35 active listings.
Condominium sales lightened with only three transactions averaging $240,000, and 16 properties currently on the market. Land sales lagged as well with two transactions that averaged $195,000 and 55 available parcels at this time. Look for these numbers to widen through the summer as these value sectors have been in high demand.
Countywide, sales have increased slightly at an average price of $1.6 million. Inventory is healthy, but not abundant with 133 available homes, far less than the 200 that we had a few years ago.
Competitively priced properties are drawing immediate attention from mindful purchasers, intent on capitalizing on favorable interest rates, often with multiple offers.
Bluebird led the market in listings and sales in the Gunnison area and continues to be a leader in real estate and in the community. As we enter our tenth year in business, we continue to be driven by exceptional marketing, successful results for our clients and “bringing dreams home.”
Bluebird Real Estate is the exclusive regional member of Leading Real Estate Companies of the World, the largest global network of available properties, brokerages and relocations worldwide.

Spring and summer are arriving early due to a much warmer than normal winter. Bikes, hiking shoes and golf clubs are in play ahead of schedule. Home buyers are out and new listings are surfacing early as well, with everything greening up a month early.
Home sales in the Crested Butte area are steady in the first quarter, with another high sale approaching $10 million in Skyland, following a near $12 million sale in Smith Hill Ranches in the fourth quarter of 2025. The average home sale in the north valley is approaching $3.5 million.
Listing inventories are healthy in all of the CB neighborhoods, except in CB South where demand remains very high for value-oriented properties. The average price in Rural CB was nearly $4.5 million or $1451 per square foot for the first time ever.
The condominium market in Mt CB showed slight improvement over this time last year with 16 sales averaging nearly $925,000. Inventory rose nearly 30% to 81 available listings, the most in years.
Value purchases in the north valley led land sales in the first quarter, averaging $513,000 with 115 available parcels, still half of the offerings from a decade ago.
Well positioned properties that present favorably to the market are selling quickly, often with multiple offers. Buyers are patient, yet intent when strong properties enter the market.
Bluebird led the market with the most sales last year and so far this year of any brokerage in the Gunnison valley. The firm has also introduced the highest number of new listings to the market year to date.
As Bluebird enters its tenth year in business this spring, we are dedicated to delivering exceptional marketing, astute communications and most importantly, successful results for our clients.
Bluebird Real Estate is the exclusive regional member of Luxury Portfolio International, the largest consortium of luxury properties and top brokerages in the world.

The Crested Butte Mountain Bike Association (CBMBA) is the oldest mountain bike club in the world, founded in 1983. Its beginnings are as Crested Butte as the trails themselves are. Riders from across the Gunnison Valley, many of them building early “klunkers” and launching the first mountain bike brands and parts businesses, gathered on a porch on Teocalli Avenue and formed what would become the world’s first mountain bike club. Picture a lot of jean shorts, amazing hair, no helmets, and the earliest renditions of mountain bikes. They came together to create CBMBA in order to have a voice, and advocate for trails and access for these newfangled contraptions.

Forty-three years later, CBMBA is still advocating for trails and access, but on a larger scale. What started out as community trail work and volunteer efforts, has morphed into full time staff and seasonal trail care and stewardship crews. The heart and spirit remain the same, as CBMBA led community trail workdays are likened to ‘barn-raisings’ bringing hundreds of volunteers together in thousands of hours annually.
In 2016, the addition of full-time executive staffing expanded CBMBA’s planning, advocacy, and collaboration efforts. In 2017, CBMBA created

the Crested Butte Conservation Corps (CBCC) after recognizing a growing need for broader stewardship beyond volunteer capacity. As visitation increased across Gunnison Valley, so did impacts, including trash, braided trails, human waste, and damage to sensitive areas including vehicle impact on wildflowers areas. This made expanded management essential.
The CBCC now works on the front lines of managing the impacts of visitors to our backcountry. Crews are in the field seven days a week during late spring, summer, and fall, maintaining trails, clearing deadfall, and picking up trash and installing measures to mitigate erosion and water damage. They also engage directly with visitors, promote Leave No Trace principles, and support ALL trails for ALL users, including wilderness trails, motorized trails, and non-motorized single track.
CBCC partners with federal land managers, state agencies, municipalities, landowners, and conservation organizations to monitor and maintain over 483 miles of trails across more than 433 square miles. From the Lower Loop to 403 and 401, crews build drainage structures, mitigate water, remove fallen trees, improve tread, and build fun, shreddy features to ensure trail and resource sustainability.
CBCC crews also monitor and maintain the 208 USFS designated campsites surrounding Crested Butte, annually removing, and properly disposing of over a ton of trash. They clean and re-stock bathrooms, build fencing, move boulders to define parking and access, fix and install signage, and staff busy trailheads to provide education. They support wetland mitigation, noxious weed removal, and partner with a wide range of conservation efforts, doing whatever is needed to support land stewardship.
CBMBA harnesses the energy and drive of our community’s passion for trails through eight volunteer workdays each season. “Sexy” new trail builds can draw more than 200 volunteers, completing 1.4 miles in just six hours. Each workday is a spiritual communal bonding that celebrates this community’s and CBMBA’s love and admiration for public lands, open spaces, for trails, and the ability to experience the wild and beloved backyard that makes Crested Butte so special.

BY KENDRA WALKER
Than Acuff wears many hats in Crested Butte, as longtime local sports reporter, avalanche safety advocate, state champion soccer coach and MC extraordinaire. On any given day, Than can be spotted at the hockey rink or softball field capturing the play-by-play action for the Crested Butte News, leading scrimmages on the Crested Butte Community School field with the boys soccer team, bundled up at a backcountry trailhead handing out snacks or bellowing colorful commentary into the microphone at a local event. Whatever hat you recognize him in, one element remains consistently clear:
Than has defined his life in Crested Butte by showing up for this community he calls home.
Than grew up in Chevy Chase, Maryland and describes his childhood as a “normal, unremarkable suburban life,” where he found his rhythm playing neighborhood games, tackle football, baseball, lacrosse and soccer. “I was left to my own devices, which was great,” he says. He gravitated toward soccer early on, playing on club soccer teams, for school and traveling internationally for tournaments. He eventually moved West to attend Colorado College in Colorado Springs, because it was a school that would let him play soccer and where his advisor promised he could get in. “I firmly believe it’s one of the best places to go through school. I did horribly in school, but I got to play soccer.” Like so many who find themselves drawn to the Gunnison Valley, Than was looking for a good time and good skiing. In the spring of 1989, he was on the way to catch the Grateful Dead tour on the East Coast, first stopping in Boulder to see Phish perform. But a spring storm began dumping snow in the mountains, and the Dead tour suddenly seemed less appealing than the prospect of fresh powder. Having heard about Crested Butte from a high school buddy, Than rolled into town mid-storm and checked into the Forest Queen. “It was 14 bucks for a room and

included breakfast,” he remembers. Than caught sight of the Headwall for the first time the next day riding the chairlift, fresh tracks going right down the gut. It was only accessed by hike at the time, so he hiked and skied Headwall. Then he went back and skied it again. “I was like, ‘This place is f****** awesome — great skiing, cheap booze, cheap room and board. I’m moving here.’”Than stayed true to his word, finishing up school at Colorado College in the spring of 1992 and landed in Crested Butte that June.
Than’s early years in Crested Butte were filled with the usual suspects of mountain-town jobs: washing dishes, painting houses, and working in restaurants. He eventually took a job as the school bus driver, working the CB South, Riverland and Skyland bus routes, as well as driving for school sports. “It was a great ski job because you could ski anything in the backcountry or at the resort in that window between the morning and afternoon bus shifts,” he says.
But driving the school bus not only catered to his ski bum lifestyle, it also gave him his first true connection into the community. “I got to know the students and the families, it started my connection with the school and led
to me coaching soccer there. It was a unique way into the community,” he remembers. “The ski culture and the school culture didn’t necessarily overlap, but I would see parents on the trails and go skiing with them. Everything started intersecting.” In the mid-90s, Than began to dabble in journalism. He wrote a story about a soccer tournament and submitted it to Mark Reaman, the editor of the Chronicle and Pilot at the time. “He put it in the paper and asked if I wanted to cover more sports,” he says. That was the beginning of nearly three decades of chronicling the local sports scene. Than remembers the crew at the Chronicle and Pilot as a “kooky group of smart hippies.” But they also clashed with the out-of-town publisher and after a series of ownership changes and newspaper wars, Than was a part of the small team that went rogue and founded the Crested Butte News in 2001.
Life was good at 9,000 feet, and Than skied any chance he got in between his reporting, bus driving and coaching. But the mountains also taught him some hard lessons along the way. In 2001, local teacher Susan Hoffman tragically died in an avalanche in the Anthracites, an area Than had been skiing just the day before. The tragedy was a seismic shift for Than and the entire community. “She was a wonderful, beautiful woman. We were friends. She affected so many kids’ and families’ lives,” he says. “Susan’s passing had a pretty residual, profound effect on me.” The Crested Butte Avalanche Center (CBAC) started in 2000, a nonprofit dedicated to providing snow forecasting and avalanche safety education. “I was friends with Alan Bernholtz when he started it, and I was a fan and a supporter,” says Than. “I was using it every day, submitting observations, and Alan asked me to join the board of directors. Susan’s passing was really the impetus to be on the board. I used the Avalanche Center so much and skied so much and spent so much time in the mountains.” Than eventually became the board president and then took on the role of executive director in 2020. “I’m not a forecaster. But I’m such a loudmouth,” he jokes. “I can spend a day or two banging on doors and gathering support and those resources for people. It felt like the right thing to do to participate in some way that would help the community, and not just taking from it or using it.”

Than has been coaching the Crested Butte Titans’ high school boys soccer program for 22 years, having led the team to five state championships in the last eight years. But it’s clear he doesn’t care about the trophies nearly as much as he cares about the kids. “I like being a part of having these kids play hard, commit to a team and understand that good things happen when people work together and work hard,” he says.
“The titles are great, don’t get me wrong. But I love it so much because we ask a lot from the kids and it’s a time when they’re going to be the happiest they’ve ever been, the saddest they’ve ever been and the maddest they’ve ever been — all in one game. It’s about seeing them experiencing those emotions in a positive environment where they know we’ve got their back.”
“I joke that they keep me young but make me old at the same time. I’m very lucky to be able to experience this and be a part of it.” Than notes that Colorado’s 2A schools didn’t always have their own state tournament, and Crested Butte used to have to play against the larger Front Range schools in the 3A tournaments. “We would always play a really strong 3A team and get destroyed. Ironically, the first year the 2A tournament happened, we made it to the final game and so did Telluride. I don’t think anyone expected us to both beat all these Front

Range private schools,” he says. The two mountain town teams squared off for the inaugural 2A state final at Dick’s Sporting Goods Park in Denver in 2018. “We were absolutely beside ourselves with glee,” Than remembers fondly. “The stadium started blasting ‘Immigrant Song’ by Led Zeppelin. I heard those lyrics, ‘We come from the land of the ice and snow’ and I turned to my assistant coaches and said, ‘Dude, they’re playing our song!’ Then we beat Telluride in overtime 1-0.”
Than credits the soccer program’s success to the buy-in from parents, the Gunnison Watershed School District, the West Elk Soccer Association (WESA) and his incredible assistant coaches over the years. “They deserve as much of the credit as anyone. We’re not winning these titles because it’s me, it’s really this massive support. The community is behind it 100%. I’m really lucky.” Than also credits the tremendous support from his wife, Kristy. They went to Colorado College together, but didn’t start dating until years later while she lived in Salt Lake City. “We were doing the long-distance thing and had to figure out who was moving where. She offered first that she could move to Crested Butte, so I took it,” he says. “She moved here in the summer, and I proposed on my birthday that November. We got married in our yard next to the creek,” he says of the house that he’s lived in for 22 years. This June, Than and Kristy celebrate their 20th anniversary, and their daughter Izzy is going into her senior year at Crested Butte Community School.
Beyond the sports headlines and the coaching whistles, Than has also been the voice of some of Crested Butte’s most iconic events over the years, MCing for the Al Johnson race, Fourth of July parade and the Grand Traverse. “Whatever I can do to help. I just want to do my part,” he says.
“It’s just so obvious to me that you have to give back to be a part of the fabric of this community and for this place to survive. You can’t just be a leach. You have to participate.”
Than is grateful for his life of many hats in Crested Butte. “From school bus driving, ski bum partying, soccer coaching, the Avalanche Center, MCing…I’ve been able to meet so many people. Because of this community, I’m sober and have been for 25 years now. The community, whether they know it or not, has given me so much and allowed me to do what I love to do.”
