PROJECT DEVELOPMENT
PROCESS VISUALIZATION
Bayland’s approach is really very simple, uncover each client’s needs and goals and then study the project to understand any possible limitations and reveal the overall project opportunities. We believe the planning and design process involves the sharing of ideas between the client and the architect. The services included in the Design Visualization will consist of Need Analysis, Site Planning, Master Planning, Sustainability, and Financing if needed.
FORMULATE PROJECT TEAM With the understanding of the type of project and project goals, we can put together the right team that best fits the project. This team will include site engineers, MEP engineers, and an interior designer.
SITE EVALUATION With the information that we can obtain from the visualization process, we can determine the utilization of your existing property that best fits the predetermined goals. This site evaluation for the new structure, along with your current building(s) footprint may provide different options. Our experts will give the pros and cons of this scenario based on cost, functionality, and esthetics.
LOCAL SITE APPROVALS Following the site selected and determining the overall facility footprint, we initiate the local approvals are required for new development. 16
CONSTRUCTION DOCUMENTS
With the approved budget and design, we will complete the detailed documents needed for final bidding, building approvals, and the most important, thorough plans outlining your tailored solution. As part of the construction document phase, we will have numerous meetings to check that we are designing what YOU want. These meetings will include reviewing and approving the landscape design, interior, and exterior finishes and colors, lighting, HVAC, furniture selections, and any specialized Owner equipment.
PROCESS
At this point in the Design/Build process, we will have the information needed to provide an actuate complete budget. The information included is everything from site development, landscaping, building structure, and build-out, interior finishes, furniture & equipment, a complete “Turn-Key” project.
PROJECT DEVELOPMENT
BUDGETING AND SCHEDULING
CONSTRUCTION When the Construction Documents and approvals are complete, we will start the construction phase. Our team has the ability to self-perform concrete footing/foundations, concrete flatwork, interior steel, and structural steel fabrication, rough and finish carpentry, and steel erection work. Self-performing has allowed us to maintain total control of quality and strict adherence to the project budget and schedule, allowing us to offer customers an unmatched workmanship warranty. During this phase, we also continue to work closely with you and take every precaution to ensure that the project continues to meet/exceed your expectations.
OPENING DAY With the construction completed, we will provide the Owner with the required Occupancy Permits, Owner Operation Manuals, and Owner Equipment training.

Site Superintendents and Project Managers are the first lines; of inspection for all related quality standards. Quality expectations are conveyed to all Subcontractors at the pre-construction meeting and are continuously audited weekly during site meetings after that.
SET, QUANTIFY, & MEASURE STANDARDS Throughout a project, unannounced inspections from our Vice President of Fulfillment and Safety Director will occur; each project will be inspected, during the Punch List process. Full detailed reports are generated at each inspection; shared with the Owner, Project Team, and Company Management to ensure standards are upheld.
QUALITY ASSURANCE
EMPLOYEE EMPOWERMENT
