A Premier Oceanfront Residence

Among the most exceptional oceanfront offerings on Long Beach Island, this remarkable residence at 123 Colorado Avenue is perfectly positioned front and center on the dunes in Haven Beach. Offering over 5,000 square feet on an expansive 75 x 112 oceanfront lot, the home captures sweeping, uninterrupted views of both the Atlantic Ocean and Barnegat Bay, with rare privacy and close proximity to the island’s finest dining, shopping, and recreation.

The exterior showcases timeless coastal architecture with stone accents, and expansive walls of glass designed to maximize natural light and frame the spectacular waterfront setting. Multiple levels of decks and covered balconies extend across the ocean side, creating seamless indoor and outdoor living with panoramic views from nearly every level. The generous lot width further enhances the sense of openness, allowing for exceptional sightlines up and down the coastline while maintaining a rare level of privacy.

Inside, a dramatic open-concept living and din-

ing space anchors the home, with vaulted ceilings, architectural beams, transom windows, and a wall of glass overlooking the dunes and ocean. The living area features a gas fireplace with custom surround and built-in television, creating a warm and inviting setting. The dining area is perfectly positioned beside expansive windows, offering a stunning backdrop for entertaining while fully embracing the home’s oceanfront setting.

The gourmet kitchen is a refined blend of professional-grade performance and coastal elegance. A Wolf six-burner gas range with integrated grill and pot filler anchors the space, complemented by expansive quartz countertops, a generous prep sink, and an oversized island with a Sharp microwave drawer and abundant storage, creating an ideal setting for both everyday living and entertaining. Custom cabinetry provides seamless organization, while top-tier appliances include a Sub-Zero refrigerator and Bosch and Asko dishwashers. Just beyond, a spacious walk-in pantry enhances functionality and storage.

Ask the Realtor

Specializing in Marketing Management since 1985, Bonnie Wells has built a distinguished career that began with a focus on the Eastern Seaboard for a D & B Software Company. She relocated to New Jersey in 1989, bringing her expertise and passion for real estate to new markets. Holding a Broker’s Real Estate License in both New Jersey and Florida, Bonnie has facilitated relocations for clients from all over the world.

Long Beach Island is more than a destination; it’s a lifestyle, a tradition, and, for many, a place where generations come together to create lasting memories. As such, it has developed a very competitive real estate market. One of the most common questions I hear is:

“When is the best time to sell my LBI home?”

There’s a great deal of nuance in the answer to this question. Understanding the general rhythm of the island will grant sellers discernment in the months that see the most real estate traffic. Fleshing out the perspective of potential buyers in regard to their goals, as either

an investor or personal homeowner, is another helpful piece of the puzzle. And finally, the current status of the local market provides critical insight to determining the best timing for any scenario. The art of deliberately sifting through these three factors virtually guarantees a successful sale.

The Seasonal Pulse of LBI Real Estate

Spring into summer is typically the sweet spot for homeowners looking to sell, offering the opportunity for the highest price and strongest demand.

Photos by Real Estate Cinema

Buyers are motivated and forward-thinking

Demand is high, especially for turnkey homes

Properties show beautifully with landscaping in bloom and sunshine on your side

Emotional buyers are willing to pay a premium to secure their summer

By contrast, fall typically presents challenges.

Families shift their focus to school, sports, and busy schedules

Weekend commitments limit travel and showings

The island, while still beautiful, becomes quieter and less visible in the market

Less competition may give buyers the upper hand with price negotiation

Understanding a Bit of Buyer Psychology

Investors generally base their purchasing decision on the rental calendar. They know that one of the greatest advantages to buying on LBI is immediate rental income. Purchasing in the spring or summer offers the potential to begin offsetting their mortgage immediately. Prime homes can rent for $25,000 to $30,000 per week. With 8 strong summer weeks, that amounts to $200,000 to $280,000 in seasonal income. Offering to transfer existing leases and deposits at closing holds a strong selling point. Waiting until the fall to sell your home forces investors to carry the property without income for several months.

Those buying a home for personal use are a bit less cut and dry. The spring season carries anticipation; buyers are looking ahead—dreaming about long beach days, warm nights, and family gatherings. Inventory begins to move quickly as people want to secure their place before the season begins and begin creating memories immediately.

Summer brings what we affectionately call the “Disney World excitement” of LBI real estate. Families arrive for vacation, greeted by gorgeous weather on an island that feels alive. And something magical happens after spending a precious week together—grandparents, children and grandchildren all under one roof. The emotional connection inspires them to begin searching for their own home, trying to preserve the host of memories they just created with their family. They become deeply motivated to carve out summers for uninterrupted time with loved

ones, making LBI a fixture in their family life. There is also a handful of buyers who are more strategic and less rushed, comfortable with waiting until the Fall to buy. They enjoy experiencing the island in the off-season, when it is a little quieter and more peaceful. Their goal is often to take advantage of the extra time in order to renovate and personalize the home, preparing it for the following summer.

Key Market Insight: 2025 vs 2026 Inventory

Regardless of when you choose to sell, another important piece of today’s decision-making involves understanding inventory levels on Long Beach Island. In 2025, inventory was already tight. Throughout last year we saw roughly 200 homes available, dropping to approximately 150 homes by year end—a notably low supply for the island. As we have moved into 2026, that trend has tightened even further. We are still seeing:

A limited number of homes available across LBI

Fewer new listings coming to market compared to prior years

Consistent buyer demand despite these constraints

This tells us something very important: we continue to operate in a low inventory market. The limited number of listings, however, simply reinforces the long-term value of owning on LBI. Strong rental demand continues, while limited inventory supports a future of high property values.

Final Thoughts

If you are asking whether to sell before, during, or after summer on Long Beach Island, the answer becomes clear when you combine seasonality with some buyer psychology and inventory insight. Spring into summer offers sellers the highest energy, emotion, and pricing potential in our local market. Investors will buy before or during summer to maximize their income potential, and personal homebuyers are inspired by the promise of family memories.

As life evolves into marriages and children, Long Beach Island becomes even more meaningful. From bike rides and beach days, to bay sunsets and ice cream nights, LBI has earned its reputation as one of the best family beach destinations. The island is not just real estate; it represents a lifestyle, a gathering place, and a legacy investment. And in a market where inventory remains limited and demand holds strong, timing your move is more important than ever.

Residential Elevators in Coastal Homes Installation Is Only the Beginning

Capturing ocean or bay views from your own home is one of the greatest perks of living on an 18-mile island like Long Beach Island. As more homeowners build on elevated foundations and embrace reverse living layouts to take full advantage of those views, building upward has become part of coastal life. And as homes rise higher, residential elevators are increasingly entering the conversation.

It’s easy to think of an elevator as something you’ll need one day. But when you’re hauling a packed cooler to a third-floor kitchen, recovering from an injury, or welcoming visiting family members who aren’t comfortable on stairs, it feels less like a luxury and more like common sense. Elevators improve safety, accessibility, and daily life. What was once considered a specialty feature is now frequently planned into new construction from the start.

Builders throughout the island understand that incorporating an elevator early in the design phase can make the entire process smoother. Planning for shaft

space, electrical access, and equipment placement allows the elevator to be thoughtfully integrated into the home, even if they choose to install it down the road.

Companies such as South Jersey Elevator work alongside builders and homeowners during this stage, helping ensure installations meet current safety codes while fitting seamlessly into the home’s overall layout. But as important as installation is, it’s only the beginning of the elevator’s life in the home.

Regular elevator maintenance is an essential part of being a responsible homeowner. At minimum, elevators should be inspected once a year to ensure the safety and well being of everyone who uses them. Annual inspections help ensure everything is running properly and catch everyday wear before it turns into a larger issue. This helps to reduce the chance of unexpected breakdowns, especially during the busy summer season when homes are filled with family, guests, and renters.

As many coastal residents already know, salt air and humidity add an additional layer of wear and tear, and elevators are no exception. Over time, those conditions can affect mechanical and electrical components. Staying on top of maintenance, along with organized service records, helps to ensure performance and avoid headaches down the line.

Modern residential elevators also include required emergency communication systems within the cab. These systems are designed to provide reliable two-way communication and should be tested as part of routine maintenance to ensure proper function.

Some homeowners assume they need to return to the original installer for service. In reality, qualified elevator contractors, including South Jersey Elevator, can maintain and service systems regardless of who completed the initial installation. That flexibility is especially helpful for buyers who purchase a home with an existing elevator already in place.

As elevators become a familiar feature in Long Beach Island homes, understanding their full lifecycle is essential. Installation sets the foundation, but consistent care supports lasting performance. With thoughtful planning and ongoing maintenance, residential elevators can continue to provide safe, seamless access for years to come.
