In the state of New Jersey, once the contract is signed by both parties, it moves into a three day attorney review period. At this juncture, the document is thoroughly examined through a legal lens. Dasti stresses that a solid foundational relationship with his clients plays a significant role in a successful real estate transaction. He works to understand their end goal and ensure that the contract addresses their unique needs, especially regarding price, contingencies, timelines, and property disclosures.

INSPECTIONS AND CONTINGENCIES

Once a firm contract is in place, the parties move through the concrete steps of due diligence as outlined in the contract. This process typically includes the home inspection or land use approval process, as well as the financing and mortgage approval. Your attorney will be a trusted confidant should any issues arise during this stage. They will also pay special attention to the title search results to make sure their buyer/seller is getting what they deserve. Dasti points out that on Long Beach Island there is a great deal of nuance in regard to wetlands buffers, right of way, riparian rights, tidal zones, and such. CLOSING

As the process wraps up, your attorney will review the closing disclosures, ensuring the final settlement is accurate in regard to taxes and payoff information. They may finalize the transfer of funds and help in any other way necessary to support their client during closing. Michael Spark Entrepreneur | Realtor

Written by Jenna Cowperthwaite Growing up in Barnegat Light as the son of a real estate professional and a respected local builder and sailing instructor, Michael Spark was immersed early in coastal living, property, construction, and life on the water. Those influences would eventually become the foundation of a career combining entrepreneurship, visual storytelling, local expertise, and real estate. After earning his Global Communications degree from Roger Williams University, Michael co-launched a yacht management company on Martha’s Vineyard. He later spent winters in Vail, Colorado, working as a cameraman for live television before earning his captain’s license and becoming a private captain for clients on Martha’s Vineyard. After meeting his wife, Kara, the couple spent several years working aboard yachts throughout Florida, Newport, and the Bahamas, an experience that shaped Michael’s understanding of luxury service and discerning clientele. Michael eventually returned to Long Beach Island while recovering from ankle surgery and began photographing homes to help his mother market her real estate listings. What started simply quickly developed into a successful architectural and real estate photography career, working alongside agents, builders, architects, designers, and property owners. “I love the challenge of creating images that make a space come alive,” Michael says. “Photography taught me to pay attention to every detail and understand how a property needs to be presented.” Still drawn to the water, Michael and Kara later launched a luxury charter business on Long Beach Island. Guests frequently asked about neighborhoods, vacation homes, investment opportunities, and what it was really like to own property at the shore.

“I naturally became a resource for people and really embraced the role of facilitator.” That role ultimately led Michael into real estate with the Beach House Group at SERHANT, where his photography, marketing background, local relationships, construction knowledge, and understanding of the coastal lifestyle became distinct advantages. Several years into his career, Michael was named one of SERHANT New Jersey’s top Rising Stars, gaining exposure to Ryan Serhant and other leaders within the company. Today, Michael sees tremendous opportunity throughout Long Beach Island and New Jersey’s coastal communities. His focus extends beyond individual transactions to connecting buyers, sellers, builders, developers, and investors with opportunities that create long-term value. From sailing and entrepreneurship to photography and real estate, Michael’s career has been shaped by an ability to recognize opportunities and connect people with them. Now a father, that ambition has taken on greater purpose. “I want to build something lasting for my family while helping other people create their own legacy here at the shore. I feel like I’m just getting started.”
