Tools to help you pick the right professional remodeler for your project. Before you decide to remodel your home, make sure you do your due diligence in selecting the appropriate remodeler. This quick guide will help you find the right remodeling company to meet your needs and ensure your peace of mind.

Check for a contractor license. In Minnesota, remodelers are required to have a current Minnesota contractor license. Check online at the Minnesota Department of Labor and Industry for details. Use their license lookup tool to locate all licensed builders and remodelers and find if they have any complaints or judgments against them.

Look up online ratings. The internet can be a trove of great information about prospective remodelers. Take advantage of the many online resources to read reviews and help you find remodelers that build the type and style of projects that appeal to you. Don’t just ask for bids. If you’ve got what seems like a simple job, asking for bids can help narrow down your choices. But, for larger remodeling projects, there can be issues behind the walls that a simple bidding process can miss. Working with budget parameters while having an open mind about how to solve your remodeling challenges can result in an amazing end product you’ll love.

Contact references. Every remodeler will give you the names of past clients. Don’t ignore them. Make calls and send emails to ask how the remodeling experience went, what were the best and worst parts, and would they do it again. If you skip any step, don’t skip this one, past customers are always your best resources.

Communication is key. Make sure to meet and get to know the key people who will be handling your job. Whether it’s the owner, a project superintendent, a designer, salesperson, or project coordinator,

you’ll want to make sure you always have open lines of communication. Find out who to contact if your primary liaison is unavailable and discuss invoicing and selections expectations. Make sure all your questions are answered. Never sign a contract until you’re absolutely certain you fully understand your remodeler’s plans and promises, and you’ve confirmed you can meet all your obligations!

When a company makes the effort to be a part of an industry association, they have access to education and connections that let them keep up with the latest trends, codes, and products. Though the hot housing market continues to see increased buyer demand, a supply shortage has current homeowners worried about finding their next home, encouraging many to stay in place and remodel versus buying something new or bigger. Whether it’s an office space to accommodate your remote job, a gym to fulfill your self-care goals, or an entryway bench for guests to kick off their shoes, Twin Cities housing professionals are working with their clients to reimagine spaces to best serve their needs—no matter how small. “Small is relative, of course, but generally speaking, homeowners aren’t looking as much at big houses as they are seeking space that functions well for them,” says Matt Schmidt, coowner of AMEK Design + Build. Here, he and other local builders share their tips for getting the most out of your home.

EVALUATE YOUR LIFESTYLE. When planning to remodel a small space, first think about what’s working and not working for you in your home. What addition would make an impact on how you utilize your space? It could be a mudroom to hide shoes and clutter, or a powder room on the main level for guests, but also consider highly specialized areas to fit your individual family’s needs. Think: a smoothie or coffee center, cafe-style office, built-in buffet, pet zone, craft area, or kids’ hideaway. The possibilities are endless.

Even small spaces can benefit from the expertise of a professional to make the remodel feel cohesive with the rest of the home, keep the project on budget, and ensure you get the outcome you desire. “An interior designer can help you pick out colors, cabinet hardware, and light fixtures to make the space more homey, match your other decor, and give you direction as far as what’s trending,” says Tim Forsberg of Boyer Building Corporation. “Those little finishes are what really make a space pop.”

DON’T FORGET ABOUT THE LITTLE DETAILS. In the planning stage, think about the minute features that are going to make a big impact on how you use the reimagined area. For example, if you’re turning a closet into a reading nook, you’ll likely want an outlet for a lamp. Schmidt advises looking to Asian and European design for inspiration when it comes to remodeling small spaces. “People living in those regions of the world think about cross-functionality for multiple uses and about ultimate organization,” he says. Design flex spaces that can have many purposes, such as a laptop workstation that becomes a serving spot for a party, or bench seating in an entryway that doubles as storage.

THINK OF THE INVISIBLE SPACES, TOO. “It’s the smallest spaces that are the most clever,” says Greg Alsterlund, president of McDonald Remodeling, noting that your remodeling doesn’t necessarily have to be visible to make an impact on how you use a room. This could mean a hidden door panel on a cabinet that stores a stool, or a wall of shelves that opens to reveal a utility room. “It can be totally invisible, but when you go to use it, it’s a very powerful space,” he says.

NO SPACE IS TOO SMALL. It can be hard for homeowners to see the potential in a house where there’s not much room for expansion, but design professionals can help you maximize every inch of your space, whether it’s a closet, dormer window, or staircase. “We just finished a project with an exterior wall that had an odd bump-out section. In the end, we tucked part of the full-depth fridge in the space and used the rest for a small, attractive beverage bar that provides a focal point plus transitions between the kitchen and dining room,” Schmidt says. “Our AMEK Design + Build team takes challenges like odd-shaped spaces and budget constraints and looks for creative opportunities to form a solution.”

French country charm meets modern luxury in this 7,000-square-foot home in Inver Grove Heights. by Taylor Hugo

When Boyd and Jamie Candee first toured their seven-bed, four-anda-half-bath home in Inver Grove Heights, they instantly fell in love with the bones of the house and the overall footprint. Situated on an acre of land that backs up to a state park, the view—highlighted by southernfacing, floor-to-ceiling windows— was a big draw for the couple and their two young kids.

“You almost feel like you’re in a treehouse when you look out the windows,” says Jamie. “You feel like you’re surrounded by nature, even though you’re in a suburb.” However, the choppy floor plan, recessed lighting, and dark wood tones—all hallmarks of the style from the early 2000s, when the home was built—needed an update, and renovations began shortly after the Candees moved in.

Working with Highmark Builders and interior designer Kelly McDermott of Ruby+Suede, phase one of remodeling focused on the main level. To promote open-concept living, a wall was removed between the kitchen and family room, where a white millwork mantle is the focal point, flanked by cutouts designed to showcase pieces from the homeowners’ art collection.

Jamie’s favorite part of the room—and the entire remodel, for that matter—are the 100-year-old reclaimed wooden beams.

In the kitchen, a light and airy aesthetic is achieved with gray-veined quartz countertops from Cambria and Designed & Made custom cabinets, some outfitted with glass and intricate millwork to mimic the circle motif on the home’s interior doors. “If you can carry little details throughout your remodel that tie everything together, it’s going to create a more cohesive look,” says McDermott. “It creates a nice visual for the eye and an overall better flow for a space.” The 11-foot island—a must-have for this family who loves to entertain—pops in brushed brass finishes and Benjamin Moore’s Hale Navy paint, an accent color that appears throughout the house. “It’s such a fun, welcoming piece that really anchors the whole remodel,” says McDermott, who describes Jamie’s style as a mix of traditional and French country. “If you can incorporate color in any way, that’s always a bonus.” A few smart tweaks make a big difference in the sunroom, where a stained wood ceiling was replaced by white shiplap, soffits were removed to make the area feel bigger, and a new 10-foot sliding door floods the space with natural light. Jamie’s favorite part of the room—and the entire remodel, for that matter—are the 100-year-old reclaimed wooden beams from Manomin Resawn Timbers, sourced from barns throughout Wisconsin, that can also be found in the kitchen entryway, foyer, and owners’ suite. “You can see the original nail holes, and there’s so much character and history in those wood beams,” Jamie says. “It blends the modern with a really classic entity.”

The Candees recently completed phase two of their remodel: an owners’ suite overhaul featuring a private bedroom entry and, in the bathroom, marble checkerboard floors, a spa-inspired shower, and a stand-alone soaker tub. The library was reimagined as well, finished in mahogany herringbone floors, floor-to-ceiling bookcases, a monochromatic blue color scheme, and, to top it all off, a gold-flecked wallpaper on the ceiling. “Don’t forget about the ceiling details,” McDermott advises. “Some people call it the fifth wall in a room. If you can do something fun with your ceilings, take the opportunity, because it can really transform a space.” The Candees’ plan is to tackle a renovation project every two years until the home is a perfect fit for their family’s needs and style. “We’ve invested quite a bit into the home and plan to continue those investments to really make it ours,” says Jamie, noting that a future phase three will address the lower level. “We love updating and taking on design projects. It’s a lot of fun.”

A

IN WHITE

When the Von Vetts purchased their two-story Colonial in Edina, the kitchen hadn’t been updated in decades, but this young family of three was able to see the possibilities. by Taylor Hugo

When Caleb and Emily Von Vett first toured their home in Edina six years ago, it was clear the Colonial two-story needed a lot of work. The previous homeowners had lived there for 52 years, and while everything was in good condition, few updates had been made over the decades—including the double wall oven from 1961. Still, Emily, a residential real estate agent, was able to see the potential. “People walk through, and they just don’t think about something that might be an obvious fix,” Emily says. “I love when people have been in a house for a long time because it means it served their family well. Maybe the home would work for us, too.” While the Von Vetts tackled small improvements, like removing wallpaper, they didn’t feel rushed into a remodel. It was five years before they reached out to Crystal Kitchen + Bath—whose work they first saw and fell in love with during a Remodelers Showcase home tour—to renovate the kitchen. In addition to installing modern appliances, some of the must-haves on the Von Vetts’ wishlist included new hardwood floors, a connected kitchen and dining area, and access to the backyard from the kitchen (as it was, the back patio was only accessible through the garage). “Emily definitely had inspiration photos and a clear vision of what she wanted,” says JoLynn Johnson, owner of Crystal Kitchen + Bath. “She and Caleb were very decisive, which made the process a lot easier.” Over the next six months, Johnson and designer Mary Maney got to work bringing that vision to life. The wall separating the kitchen and dining room was removed, allowing space for an eat-in kitchen. white matte countertops, while a built-in hutch displays fine china and doubles as serving space while entertaining. An expanded window over the sink—complete with a Rohl bridge faucet in polished nickel—looks into the backyard, which can now be reached by one of two Marvin patio doors that let in plenty of light. The result is a fresh, updated kitchen with a traditional aesthetic that seamlessly blends with the rest of the home. “I wanted it to match the whole house, rather than try to do something modern and what people are doing in new construction,” says Emily. “I wanted it

to feel like it’s been here, or maybe even feel older than the actual age of our house.” With the kitchen nearly completed, the only thing holding up the project were the backordered Sub-Zero refrigerator and Wolf 48-inch range, a problem for the Von Vetts, who were up against a very important deadline: the birth of their first baby in July. Caleb explained the situation to the vendor, and the appliances were delivered a week later, only 10 days before Emily had their son, Baron. Despite that last-minute scramble, Emily says Johnson and Maney made the entire project a stress-

Q:

How can we grow homeownership opportunities for Minnesotans? Experts across the board agree: Minnesota needs to build more homes to keep pace with our growing and diversifying population. We need a sustained surge in home construction over the next decade-plus. All types of homes are needed, but this moment specifically calls for a focus on starter homes that are accessible to Minnesotans currently left out of the housing market. Building starter homes releases the bottlenecks currently impacting the broader market and helps all Minnesotans.

What is limiting the construction of more starter homes? Despite strong demand from Minnesotans, it has become increasingly difficult to build basic starter homes in our market. This has happened in large part because our system of approving housing projects has become outdated. Our processes to advance projects and our approach to home size and design no longer align with the needs of many Minnesotans. Modernizing the system to open opportunities for more starter homes lifts the biggest roadblock to more construction and would have an undeniably positive effect.

What are the experts recommending? Build, build, build more homes. The community value of a healthy housing market extends far beyond the home itself. Experts cite immeasurable benefits from homeownership including better physical and mental health, enhanced educational outcomes, and stronger community investment. Homeownership also remains the best vehicle to create long-term, generational wealth. We need to modernize our state’s approach to housing—we need to build more homes.

The Dream Home on the Remodelers Showcase supports the Housing First Minnesota Foundation’s work building and remodeling transitional housing for veterans, people with disabilities, and mothers in recovery who are experiencing homelessness. Dream Homes are chosen for their high level of craftsmanship, intricate design details, and ability to inspire every visitor who walks through their doors. These select homes require an admission fee from each visitor that supports the work of the Housing First Minnesota Foundation to end homelessness in Minnesota. We designed, built, finished, and installed beautiful two-tone custom cabinetry including a peninsula featuring a large drawer stack and pull-outs in the kitchen and bench seating with large drawers for storage in the dining room.
