QUESTIONS TO ASK WHEN BUYING WINDOWS

101

WHAT TYPES OF WINDOWS DO I HAVE TO CHOOSE FROM?

Bay and Bow: These project out from the wall, increasing light introduction and providing a horizontal surface for plants or even a window seat.

Fenestration (a fancy word for designing and arranging windows) involves a number of key terms to know. Glass panes are called glazing and are secured within a four-part frame. The independent, framed glazing is called a sash. The vertical members of the sash are called stiles, and the horizontal pieces are the top and bottom rail. The sashes are installed within a framed opening trimmed by two side jambs, a head jamb, and a sill.

WHAT TERMINOLOGY DO I NEED TO KNOW TO TALK ABOUT WINDOWS?

Awning: Hinged on top, these swing outward, usually by means of a crank. Hopper windows are similar but open inward.

IS THERE A DIFFERENCE BETWEEN REPLACEMENT WINDOWS AND WINDOWS FOR NEW CONSTRUCTION? Windows for new construction have flanges fastened to the window framing during construction. Replacement windows are sized to fit into an existing window opening without needing to remove any siding.

Double Hung: With two sashes that slide up and down in tracks, double hung windows are very familiar and very popular.

Picture: A non-operable window, generally large in size and installed in a prominent spot.

WHAT ARE MY OPTIONS WHEN IT COMES TO WINDOW GLASS? Quality window units have two or three panes of glass in the frame, separated by thin spaces filled with inert gas (usually argon) and sealed to decrease heat loss and limit condensation and Windowfrost. glass can also be treated with a lowemissivity (Low E) coating of microscopically thin metal such as silver. The Low E coating blocks UV radiation and radiant heat transfer. For hurricane regions and areas where someone could fall into the glass, impact glass (a hybrid of tempered glass and laminated glass) is often required.

HOW ARE WINDOWS RATED FOR ENERGY EFFICIENCY? A window’s U-Factor tells you how well the window keeps heat indoors. The ratings range from 0.20 to 1.20. The lower the number, the better. The Solar Heat Gain Coefficient (SHGC) describes how well the window keeps heat out. It ranges from 0 to 1, with lower numbers indicating higher efficiency.

WHAT IS THE BEST WAY TO CLEAN WINDOWS? You can simply add a teaspoon of dishwashing soap to warm water in a five-gallon bucket. Scrub with a scrubber or clean, damp sponge. Start at the top and wipe off the solution with a squeegee or lint-free dry cloth. And don’t wash in direct sunlight.

WHAT MATERIAL SHOULD I CHOOSE FOR MY WINDOWS?

Hiring a professional remodeler can reduce the chance for error, giving you peace of mind that your remodel is done right from start to finish. Their expertise is crucial — especially when making structural modifications. A licensed remodeling pro will help you identify loadbearing walls and relocate hidden elements like vents, electrical work, and plumbing, among other things.

A professional remodeler can help you upgrade boring or outdated finishes or even completely overhaul the home to better suit your style and unique needs.

A new addition can significantly boost your home’s value — as long as it’s done right. If you don’t have construction experience or the time to dedicate to this type of long-term project, you’re better off hiring a professional remodeler. They’ll keep the project moving at a steady pace and manage complex timelines, all while ensuring the completed addition is up to code.

YOU WANT TO BUILD AN ADDITION

One of the benefits of hiring a professional is their ability to manage a project timeline to ensure the remodel is completed efficiently and properly. Whether you have a clear vision of what you’re looking for or just have a vague idea and could use some guidance, a professional remodeler will be able to provide expert advice and problem solve unforeseen issues hiding behind the walls to ensure your remodel is done the right way!

Historic homes have a lot of character, from hand-carved crown molding and whimsical rooflines to original brick walls and inviting wrap-around porches. They may be a history buff’s dream, but updating a historic home while preserving all the details that make it unique can be quite complicated. It takes a lot of time, craftsmanship, and knowledge to restore the charm of an old home. Working with a remodeling team that is well-versed in renovating historic houses can make the project much more manageable.

ARE YOU LICENSED AND INSURED?

PARADE OF HOMES REMODELERS SHOWCASE ® SEPTEMBER 30-OCTOBER 2, 2022 | FRIDAY–SUNDAY 12–6PM16

DO YOU HAVE REFERENCES I CAN CONTACT?

WHO WILL BE MY MAIN POINT OF CONTACT?

WHO IS RESPONSIBLE FOR OBTAINING PERMITS?

HOW DO I MAKE DESIGN SELECTIONS?

HOW DO WE SOLVE DISAGREEMENTS?

Asking these questions will give you the confidence you need to make an informed decision.

There’s a certain level of trust that comes with hiring a professional remodeler to work on your home. But that doesn’t mean operating on blind faith! Be sure to check their qualifications and request to see a copy of their business license and insurance certificate.

HOW LONG WILL THE REMODEL TAKE?

Best case scenario: your remodeling project goes off without a hitch. But if a problem occurs, it’s helpful to know what steps to take. Talking about how to handle any disputes before they happen will make them easier to resolve if something comes up.

Finding the right remodeling professional for your project may take some time, but it’s worth it in the end!

A home remodeling project can take anywhere from a few weeks to a year to complete. Make sure to ask about any unusual factors that may impact the construction timeline, such as material or labor shortages, so that you can plan accordingly.

Asking for references allows you to get unbiased feedback from past clients about their remodeling experience. Some important details to ask about include the remodeler’s quality of work, communication style, and timeliness.

Communication is key to any successful remodeling project. Typically, you’ll be assigned a project manager who will be your go-to for updates, questions, and change order requests. If possible, ask to meet the project manager in person so you can see how they work and communicate.

Some professional remodelers employ or have partnerships with interior designers who will guide you through the selections process. Others may require you to hire a separate designer. If design help is included in the remodeling contract, be sure to ask for details about allowances for things like flooring, lighting, and cabinetry.

CAN I MAKE CHANGES TO THE DESIGN LATER?

There’s always a possibility you may change your mind about the design or your selections down the road. Some remodelers will accommodate change orders, but make sure you understand the contractor’s policy before finalizing the design.

WHAT WARRANTIES ARE OFFERED?

Many remodelers offer additional guarantees and extended warranties for labor and workmanship. Ask for details on what’s covered and for how long.

Most remodeling contractors prefer to obtain permits and recoup the cost by including it as a line item on the project proposal. However, some prefer the homeowner to apply and pay for the necessary permits separately.

Trends in bathroom design combine what’s new with what we really want. A spainspired bathroom does not have to be huge, because some popular options don’t require more space. And often layouts can be reconfigured, creating the ultimate spot to relax and refresh. Joan Knight

There is a refreshed vision of the new bathroom, says Angela Barnhart of White Birch Design, LLC. “Homeowners want a light, bright, relaxing, and calm environment,” Barnhart said. “We see a lot of white, for example, in walls, for a clean, crisp feel. We’re also mixing and matching hues, like black chrome with gold polished High-qualitychrome.” paint is a must. Remodelers are seeing a return of wallpaper often in accents, but according to Jolynn Johnson of Crystal Kitchen & Bath, paint is still the choice for about 60% of homeowners. Other popular surfaces include subway tile shower wall treatments and luxury vinyl floors. Incorporating niches with a hand-thrown pottery look is artful, agree Barnhart and Kayla Vig of Quartersawn. “A touch of wood, like a walnut vanity, adds soft warmth,” Vig said. “Clients also love floating vanities for a more spacious vibe.”

In Minnesota, heated floors and heated towel bars are simply comforting and are among top priorities — along with features that create the ultimate space for relaxation.

“A freestanding tub gives the whole space an airy feeling,” said Tracy Loomis of Plekkenpol Builders, Inc. “And there are also tubs with aerated bubbles for a nice massage, instead of the jetted water.” What is vital in a freestanding tub is a hand-held shower. Steam showers are a luxury some homeowners want, but others choose other amenities first, according to Loomis. “Good ventilation is a must for plumbing installation,” she said. “If the layout permits, homeowners want bigger showers, with 15-20 square feet not uncommon.”

Newer shower features and products keep clean-up simple. Vig says clients love a low-ion glass surround that is seamless and stays quite clear. Storage is reported as a priority. Old homes didn’t always consider storage a bathroom must-have, and you were lucky to find even ample vanity space in “Themany.layout and use of space can create good storage,” said Natalie Velez of Great Northern Builders, LLC. “Homeowners want a clean countertop space.” Velez and other remodelers reported enthusiasm for drawers with plugins for small appliances. Storage can be ingenious, as Barnhart and Velez describe, with drawers on the bottom of cabinets, and tower cabinets. The powder room can exude fun, creativity, and personality. Vig redesigned a second bath that became a powder room that really pops. “You can do fun wallpaper, lighting, and vessel sinks because you can change things more easily than in a larger space,” she Lighting, explained.remodelers agree, should be functional while lending degrees of ambiance. “There are layers and types of lighting — all for specific uses,” said RemodelersLoomis. emphasize planning in advance. “Think about function and layout,” advises Barnhart. “Everything is usually ordered well in advance now, from fixtures to cabinetry.”

Where possible with shower and surround structure, more accessible shower space includes curbless entry and trench drainage. Benches and grab bars are included not only for aging in place but for other contingencies such as injury. Remodelers are also placing shower faucets next to the entry, and there are two-in-one hand and wallmounted showerheads.

“We actually bought our house online from Texas,” explained Kathleen. “We did a video walk through with the REALTOR® and figured if it was really awful, we’d move or we could fix it.” And fix it they did. “Overall we were really happy,” said Kathleen. “We had friends nearby and really liked the location.” While the house had a lot of positives, the family still needed some changes to suit their lifestyle. They decided remodeling would be their best move for the money and their timeline. Having had some less-than-perfect experiences with contractors in the past, the couple started slowly by adding a basement bathroom. They met Andy Sonnen, owner of Bluejack Builders, through their church and the school all their children attended. “I knew Andy’s wife, and we assumed the guy that we knew through our kids would do a good job,” Kathleen explained. They weren’t wrong. First, they asked Andy to build out a bathroom in their basement. It was a test that Bluejack Builders passed with flying colors. Then they wanted to get going revamping the main level of their 1990s Plymouth home. When Kathleen, Andrew, and their five children made the move from Texas to Minnesota, they did what many families are doing these days — bought their new home sight unseen! By Wendy Danks

They began with a rough sketch and explanation of what they thought would make the space work best for “Andythem. mocked up our idea, but he also mocked up a plan that he would recommend,” said Kathleen. “He brought us what he thought would feel natural with the space. We really liked his plans.”

The new layout provided the expanded kitchen they were looking for to host the many fundraising events Kathleen puts on. She offers cake and cookie decorating classes to raise money for charity and said that having this renewed kitchen makes it much easier for her to pursue these passions and host in the space. The new layout absorbed the old dining room into the new kitchen while they turned an unnecessary formal living room into a great dining space that boasts a table for 12. The kitchen has everything Kathleen needs for her classes: ample cabinet space, amazing appliances, a working island with a built-in step for the little ones, plus a separate island that can seat six. The look is clean, elegant, and functional and relied heavily upon Kathleen’s design sense. She worked with Andy and his trade partners on making selections and choosing styles and finishes that the family loves. She said she did rely upon the experts when it came to some of the more prominent features that can look different in a small sample than when installed in a home. “He would tell us ‘if this is the look you’re going for, you want to try these options,’” she said. The remodel took two-and-ahalf months. With bedrooms upstairs and the main-floor family room intact, they were able to make it work last summer by spending a lot of time contractorHiringoutdoors.aremodelingthatthey trusted made a big difference. Andy had already demonstrated his attention detail and quality, and that extended to every single one of his trade partners. “We were really pleased from the very beginning with all the subcontractors that Andy works with,” Kathleen asserted. “Everything was done perfectly the first time.”

“There’s nothing we would change. We’re really, really happy with everything about it.”

Planning for the primary bedroom, bath, and kitchen remodel started in early 2021, with ordering product well before the project physically began.

By Joan Knight | Photography by Spacecrafting

When Shelley and Doug contacted Jolynn Johnson at Crystal Kitchen & Bath to plan a major remodeling project last year, they had already experienced a rewarding remodel with her as designer and Crystal Kitchen & Bath owner in a different house many years ago. Now empty-nesters, Shelley and Doug’s earlier remodel also inspired some design solutions for this 1980s rambler. They knew a thing or two about remodeling, having done some hands-on projects themselves, including a recent lower-level bathroom during the pandemic. Since then, they thought about further remodeling.

“People really need to give themselves enough time to plan and give the designer enough time to pick your brain about what you like — and look at lots of photos. This is collaboration, not a flyby-night thing,” said Shelley. “When it came to small accessories with hundreds of choices, Jolynn narrowed down good

“This home is unique because of Shelley and Doug,” said Jolynn. “They love design and the remodeling process.”

Flair & Function

Theoptions.”bathroom was the first finished project, but the kitchen is what you see first. This kitchen is light, airy, and sophisticated, with gleaming white custom Crystal Cabinetry warmed with wood accents and floors. It’s a cook’s dream now, and Shelley, who loves to cook, knew a reconfigured layout would bring her vision to life. The footprint was large enough to encompass a bar with floating walnut shelves, a seating area, and an island. Appliances and cookware are housed in their own accessible yet unobtrusive spaces. Design collaboration resulted in removing a second window and repositioning major appliances for a practical working triangle. “I didn’t want a cooktop on my island, for both safety and clean-up issues, so we

storage is genius. Oversized pullout drawers house sizable appliances. A row of tray dividers above the oven means no more pulling out everything to get to a baking tray. And the grandkids can easily open drawers to help out. The theme of warm sophistication flows to the bedroom, with wood floors that echo the living room. An awkward old TV niche became sleek white shelves and drawers. The new gas fireplace features a mantle that runs continuously across the wall as a countertop. The primary spa bathroom pairs luxury with function and features a walk-in, curbless, trench drain shower with a bench and grab bars. Aging in place is one thing, but as Shelley points out, anything can happen, such as when she broke her ankle and could wheel right up to the shower and bench. The walls surrounding the washer and dryer were removed for shelving. A sculptural tub replaced the bulky water jet built-in tub. This bathroom has heated floors, a separate toilet room, and custom Crystal Cabinets, including a drawer with plug-ins for small appliances. This smart space pairs white with dark blue walls, plus a marble bench, ledge, and countertops for crisp luxury. “When it comes to remodeling, it is important to us to work with people we trust,” said Shelley. “With Jolynn, things are transparent and realistic about expectations. Her project managers and tradespeople are the best, all a pleasure to work with.”

Parade of Homes First-Time Homebuyer $10K Giveaway Makes Homeownership a Reality

Like many young Minnesotans, Wyatt and Sarah dreamed of someday owning a home. After a year of renting following Wyatt’s return home from the Army, they decided to start house hunting. With the market as competitive as it is, they were nervous how long it would take to get an offer accepted and if they would be able to find a home in their price range. “We wanted to have our space with a little land to live the American dream – to have something that we can truly call our home and make it our own,” said Wyatt. While out touring Parade of Homes models in the 2022 spring event, Sarah heard about the Parade of Homes FirstTime Homebuyer $10K Giveaway and encouraged Wyatt to enter. “I thought it was a bad idea because we would just get a bunch of emails and we would never win. Turns out it was one of the best decisions we’ve ever made,” said WyattWyatt.andSarah got the call in April that they were one of the random winners of the $10K Giveaway. Soon after hearing this exciting news, they got more exciting news: their offer was accepted on their first home, a 1960s rambler on a quiet street in White Bear Lake. “It was a crazy market – we saw a lot of crazy bids that were over asking. With this extra money it helped us have a competitive offer which helped sway the sellers into accepting our offer,” said “It’sWyatt.just amazing how everything worked out with timing,” said Sarah. Wyatt and Sarah credit the Parade of Homes First-Time Homebuyer $10K Giveaway with giving them the boost they needed to purchase their home. “I cannot say how much it’s helped. In no way are we financially set, so just coming up with the money to close on a house was a lot. We used a VA loan, so we didn’t have to put money down, so having this money to cover the closing costs was so impactful,” said Wyatt. “It’s just tremendous how much it can help somebody and set us up for a better Wyattfuture.”and Sarah are excited to settle into their new home and do what they’ve always dreamed of: make it their own. “We’re excited to add some fresh paint, clean up the yard a bit, and then relax and enjoy,” said Wyatt.

The History inHomeownershipofMinnesota

forhistoryKnowingisHomeownershipallofit.ourhomeownershipcouldbuildabetterfuturehomeownershipinMinnesota.

1888: Minnesota is growing rapidly, and Minneapolis and St. Paul are becoming major U.S. cities. The first platting of land and permitting of homes is recorded by cities in Minnesota. 1910: Racial covenants emerge as tools used by cities and real estate developers to prevent people of color and certain faiths or ethnicities from buying or occupying property.

1953: The Minnesota Legislature prohibits the use of racially restrictive housing covenants.

Obstacles and roadblocks threaten homeownership opportunities for many Minnesotans. A look at our history shows how affordability has slowly eroded, and how the growth in roadblocks has kept homeownership out of reach for too many Minnesotans.

Minnesota’s housing market has a complicated history. Although our housing market serves many Minnesotans and meets the regulatory goals of government agencies and cities, it fails to reach the goal of homeownership for everyone, everywhere.

HOME IS ALL OF IT.

1930s: The Great Depression and World War II strained the housing market. The homeownership rate dipped to 43% by 1940.

PARADE OF HOMES REMODELERS SHOWCASE ® SEPTEMBER 30-OCTOBER 2, 2022 | FRIDAY–SUNDAY 12–6PM30

1945-1960: Homeownership surges across the U.S. with a 50% increase in homeownership rate – to 62%. Median home price: $31,500.

1970s: Housing booms. 19.7 million housing units are constructed in the 1970s, a 29% growth in housing supply despite three recessions in the same decade. Demand soared, driven by the first wave of baby boomers, and the housing market delivered.

1971-1991: The Minnesota Legislature creates several key resource protection laws: the first state building code, authorization for cities to require land dedications for parks and trails, establishment of the Metropolitan Land Planning Act for infrastructure and land use, the state's first energy code, and the Wetlands Conservation Act. While these new areas of law were broadly supported by the public for their contribution to resource protection throughout the state, they also brought with them consequences.unintendedThesechanges,whileoftennecessary,begantotipthedelicatebalanceawayfromhousingaffordability.Rapidlygrowingregulatory

2020s: Minnesota has been underbuilding for over a decade which has led to a shortage of homes for sale. Zoning rules and unnecessary fees have limited builders’ abilities to construct homes at all price points. Minnesota's homeownership rate grows to 75.6%. Minnesota's homeownership gap between white households and households of color sits at 33%. The gap between white and Black homeownership rates rises to 52% – the worst in the country.

1980: Homeownership falls nationally for the first time since the 1930s. Development regulations surge, including the introduction of mandatory park fees and dedications, tree preservation plans and fees, and homeowner-funded infrastructure. Median home price: $105,100.

Minnesota's homeownership rate once again grows, reaching 73%, but not for all. For minority communities, the homeownership gap climbs to 38.7%

PARADE OF HOMES REMODELERS SHOWCASE ® SEPTEMBER 30–OCTOBER 2, 2022 | FRIDAY–SUNDAY 12–6PM42

The transformation of this home is nothing short of amazing! This traditional two-story home was built in 1969 and was quite literally a time warp. Wallpaper, shag carpeting, dark wood, and dim lighting left much to be desired. A full-scale main level, kitchen, and bath round out the project. Quartz countertops, Frigidaire appliances, and Mohawk LVP flooring are just a few of the amazing touches. Adding new Anderson windows and removing most of the walls on the main level drowns the space in natural light. This remodel has something for everyone and is a must-see!
